NEW OWNER ALERT! Cockroaches, raw sewage, broken toilets, syringes. Booked 2 bdrm 2 bath beachfront 8/24-8/31 for a family reunion at a neighboring hotel. Have been a customer for 17 years as have many family members and friends. Checked in, paid my balance by check and they cashed within an hour. Arrived in room to 2 dead cockroaches and a toilet which wouldn't flush. A live roach runs into bathroom and under sink. Told mgr Lily she called maintenance man who should arrive in hour or two. In the mean time, chased 2-3 other cockroaches killed one. Wife flushed other toilet to see if it worked and it overflowed on to floor and shower backed up spewing sewage. The smell was unbearable. Put down towels called manager she said she'd call plumber now. Went to get a glass in the cupboard and found a glass full of syringes. Obviously this place has not been cleaned. BROKEN TOILETS, LIVE AND DEAD COCKROACHES, RAW SEWAGE,SYRINGES were the issues within the first two hours of our family vacation. Plumber arrived and fixed plumbing. Still nobody cleaned bathroom floor or shower. And it reeked of sewage. We asked if anyone was going to clean up the roaches and the manager finally did. Manager tried to get us to stay with discounts and other rooms but they had nothing comparable and we were disgusted and really couldn't see ourselves staying anywhere in this place. We chased a roach and moved a chest of drawers and found RODENT AND COCKROACH FECES (see photo)Final straw was my son finding roaches climbing up from the drain in the shower into the pan. That's it. We never unpacked so we put everything in the truck and drove 2 hours home. Vacation week ruined. Family reunion ruined. I called the next morning and spoke to Lily and said I was driving down to pick up my refund. She confirmed that I would be getting 100% refund and that the owner was there and valued us as a customer and wanted a second chance. All I wanted was my money back I said. Drove 2 1/2 hours to be greeted by a check for half my total. So they kept $2400. Unbelievable. I will never give uLIARS on top of it Enjoy the photos. I have more and video to be posted. UPDATE. Owner called 9/12 and said he would be sending the balance of the refund. STILL NOTHING. After a month, I received a full refund. Not pleased with what I had to do, and was prepared to do in order to effectuate the full refund. They could have tried to make it right but failed. Here is a "too long didn't read" for you: Been coming here for 26 years (renting the entire building for many of them), new owners made a bunch of changes (some good, some bad), rents increased DRAMATICALLY past three years, then they let someone book our week for NEXT year (2022) when they have always done a "re-up" at the end of our stay when we check out to give deposit for next year. Half of us are leaving due to this. Long version: My family and I have been coming here every year during the second full week of July for 26 years. I am not exaggerating. I grew up coming to this place. My family does a "reunion" in Carlsbad every year. There are 70+ of us now and we have rented out the entire building (all 11 units) many years in a row. We have been through multiple owners. It used to be own by Ocean Palms back in the day, then a woman named Sandra owned it for some years, and then these new owners bought it in 2018. They did some major renovations in the last two years including: 1. Turning all the units on the south side of the building into 2 bed/ 1 bath (good thing) 2. Adding a lot of "luxury" facade to the place that ONLY affected how things looked and didn't really address any of the underlying utility issues (bad thing) 3. Turned the bottom level into a single 3 bed / 2 bath open floor design which... is super cool but it now costs $16000 a week. (bad thing) 4. Raised the rent across the board by like 30-60% depending on the unit (acceptable because if other people are willing to pay it we should be too) 5. Turned the two units under the stairs into one unit and tripled the price. (bad thing) 6. Blew out the kitchen walls on the south side of the building making it a open floor design (good thing) 7. Put in new appliances (good thing) 8. Completely redesigned the entire building in terms of aesthetics (good thing) 9. Got rid of the shower on the deck (bad thing) 10. Got rid of all the bbq's on each deck (bad thing) 11. Made the bottom deck "exclusive" to whoever rents the bottom unit (honestly doesn't matter for us cause we rent the entire building.... however, pretty messed up for anyone else who doesn't) 12. Added GLASS doors that don't block out the light from the hallway so if you have someone staying on the couch it's still bright. (no bueno) 13. Upgraded patio furniture (good thing) 14. Stopped mid week cleaning and towel service. Yes, you read that correctly. You will pay somewhere between $6,000 and $16,000 depending on your unit and they will NOT clean your room or give you new towels during your stay. yup. (bad thing) AND FINALLY: 15. THEY GAVE AWAY OUR WEEK. Historically (as in 25 years in a row) the owners have always had us check out and put a deposit down for next year. This year, half way through the week, we discovered while asking about doing some room swaps between families that two of our units had already been booked for the second week of July in 2022. (WTF BAD THING) So, as much as I love this building because I have so many memories of being here each year and having such great times with my cousins growing up we are parting ways with Ocean Villas. It is a direct result of new ownership and that's fine. They own it and can run it however they want. But, for the absolutely insane amount of money we pay to stay there it would be nice to at least have the option to choose whether or not we come back next year... GG WP Ocean Villas. We really love this place. We've rented Sand unit K twice now and both times were fantastic. Our only regret was that we didn't stay longer. Our three year old thinks it's ours and has asked if we can go "to the beach house" several times now. My family stays here for 2 week every summer. The room is very comfortable and spacious - 2 bedrooms, 2 bathrooms, full kitchen. It sits directly on the beach which is beautiful and convenient. Staying here is really more like having an apartment. We get towel and maid service once a week, and we bring have extra supplies that we bring to make cooking and serving food to our large family easier. I appreciate that we don't have the constant bombardment of staff that comes with other hotels. The biggest down side is that you have to pay for internet and your machine is tethered to the internet box, but I've heard they're working on getting WiFi. Also, the lower parking garage is a bit tricky to get in and out of if you're not used to navigating it. read more

WOW what an amazing turn around for this property, it is beautiful inside and out. Steps away from the sand and the ocean. Beds are comfy as can be. Kitchen has everything you would need to cook or bake, it actually has more than my own kitchen. Kids loved the games provided in the villa. Brand new furniture, floors, windows, appliances and everything else. If i could i would give them more than 5 stars. Giving this 4 stars because I didn't actually stay here and don't want to give a negative review when I don't feel have the right to. Just helpful tips for those interested. - Get a written estimate if you are not booking on the spot. I spoke to different people and got different prices for cleaning fees and suite prices. - make sure estimate includes suites and lists # of people staying. I was also told I could stay in a specific suite and then I called back and was told I couldn't (She said our specific party wouldn't be comfortable there) - double check winter and summer prices as I was quoted a summer price and I was booking during the winter dates. - It also says you get a cheaper rate if you pay cash. Be sure to ask about that and then check that you actually get a discount. - don't be too difficult because you will get hung up on. -------------------------- In the employees defense I booked but at a higher rate and different suite than what I was originally told. Others in my party were not happy so I had to immediately call back and cancel. She let me cancel, which was very gracious, but also cut me short by hanging up the phone while I was still talking. :( read more

I have been coming for 10 years and have enjoyed every minute. It is a perfect location with shopping and restaurants within walking distance. My precious moments are sitting on the balcony with my cup of coffee in the morning and watching and waiting for the dolphins and whales to appear. When I return this coming year it will be exciting to see the renovation that happened after I left. The staff was very accommodating and friendly. My family has been using these rentals for years. We book every summer for a week. The rooms are nice and cozy. It's clean and the kitchen comes stocked with all necessities. Some of the rooms could use some updating but everything is still pretty nice and in usable condition. It's right on the beach. Watching the sunset on the beach every night is nothing to complain about. Rooms are usually booked a year ahead and most of the dates are already taken so it's difficult to book but if you get the chance to stay here it's wonderful! read more

We spend two months at Ocean Villas and have for the last six years. The "transformation" by the new owners has been beautiful. The new open kitchen (fully stocked with needed items), the beautiful and easily accessible double-sink bathroom, the added bedroom, all make for the perfect place to stay. If you are looking for a spot on the beach or a room with a view then you gotta stop in here! Like many of the hotels and condo rentals along the great stretch of beach these units are indeed "on the beach"...However, unlike most all the other places up and down the coast, if you stay here, you doors and window's literally open up to the beach....As in, step out of the kitchen, onto the deck and into the sand! Can't get better beach access than that! Most all the other places have decks that are on the sand, but if you want to go down to the beach you need to go back thru and out of the hotel lobby....Not at Ocean Villas...There are 2 condo's per level and I think 5 levels. Family members recently rented the lower 2 bedroom condo for a week and I can say that I dint want to leave! The unit we had was a 2 bedroom 2 bath places with a full kitchen and living room. The living room also had a sleeper sofa. The living room's double doors opened up to the deck with a private BBQ and fire pit and even a fresh water shower for rinsing off sand from the beach that is about 18in away. The decor was modern and of course beach themed...Everything was clean and worked well. Every room had a supply of towels and the kitchen was fully stocked. I think they even had a stash of beach toys and boogies boards for use by the kids at no charge. Beach living at it's best! read more

Ocean Villas is directly on the beach. It's a wonderful place to watch for dolphins, whales and the beautiful sunsets. It is walking distance (two blocks) from the village, where you can find great 'locals' restaurants and shopping. We have stayed here for many years and have made many friends that look forward to seeing each other every year. You can't find a better place to stay. The units are very clean and the new owners continually upgrade the condos. The entire staff makes you feel welcome and are always ready to take care of your needs. Many of the guests are repeat visitors. It's a family/friendly setting. Not far from San Diego, Disneyland, SeaWorld. Many things to do and see. read more

This condo is quaint and homey. It's a little dated but clean and literally on the beach. The beach is not crowded and the views are amazing. We've seen dolphins a few mornings here. The staff are pleasant and helpful. Great location. You are just minutes away from restaurants and a few minutes more for shopping, groceries and other entertainment. read more

We have stayed in the penthouse suite at Ocean Villas for several consecutive years now; Last trip just wrapped up on Sunday; Plain and simple we love the following about Ocean Villas and highly recommend them: 1. Location! Perfect short walk to the village. 2. Location! Right on the beach ie no busy road to cross to walk on the sand; 3. Quiet! Ie no pool with screaming kids 4. The bedrooms are very large and very accommodating; Kitchen is well stocked and the full size fridge/freezer is perfect; 5. Clean! The unit is always impeccable when we arrive. 6. Staff! Cindy and the rest are fantastic to work with; 7. We love having the dual patios ie one facing the beach for morning time and then when the sun gets too hot you can move to the street side patio which is in the shade at that point; The only thing I would change about the suite is I'd add air conditioning for those really warm days; realistically you never need it but if the temps get into the 90's then it would be sweet; We've already scheduled for our next October trip and can't wait! read more

We stayed here recently in the penthouse and it was amazing. We were also here two years ago and enjoyed it so much we came back. If you like panoramic views of the pacific and one of the most beautiful beaches anywhere you should check out Ocean Villas in Carlsbad. The PH unit is 2 br/2 br with a balcony that is the full width of the building and of course, facing and looking over the beach. This unit is very private and Dianna and her team made sure we had everything we needed for a great stay. We had one small maintenance issue (5 minute fix) and once we mentioned this to Dianna, it was immediately taken care of. Great loungers on deck, propane tank in fire pit on the deck was full, plenty of towels, easy late check in, and walking distance to restaurants, shops, train station (check out the Coaster Train - it runs from Oceanside with stops all along the way to San Diego which allowed us to visit the Midway, San Diego Zoo and Coronado Island - we saved on gas, parking, traffic, etc), garage parking for our car plus the outstanding daily views from our deck of dolphins and other sea life made for another fantastic, relaxing stay at Ocean Villas. read more

We stayed there over the Memorial Day weekend and it's a wonderful place. Private balcony right on the beach, catching the sun during the day, BBQ and fire pit on your balcony at night!
