Incredible! I would definitely recommend using On The Sand Vacation properties if you are wanting a great Southern California beach trip. Our family and extended family have gone through them the past several years and rented condos at North Coast Village. We have a large family and chose to rent one with a spectacular view over the ocean a few years back. But our recent trip for Thanksgiving 2025 was an ocean front condo. We LOVED it! It was so convenient to be right next to the beach! The condo had everything we needed for setting up beach chairs down on the sand, boogie boards for us to use, and even fun sand tools the kids could build castles with. The best part was being so close. Definitely worth every penny to be beach front! From a mom who has done years of lugging beach supplies and food from some far off parking spot, and then turning your vehicle into a sand box for the way home...this location makes me never want to have to go back to that! My kids would frolick in waves and then when they were hungry for a snack, they'd simply run a few feet into the condo and grab whatever they wanted. Or we'd run back and forth from ocean to the amazing pool and spa facility they have at NCV. A touch of paradise with the pool loungers and palm trees all around. They even added on a huge hot tub that allows kids within the large gated pool area, and have a secluded adults only hot tub for those that want some peace. I like to workout as well, so it's nice they have a weights room to use. I preferred walks along the beach, however they do have lots of cardio equipment as well next to a fun large clubhouse and gaming area. The condos are equipped with nice kitchens and usually 2 bedrooms and 2 bathrooms and a large living space with balconies. They are all unique and different and it's been fun for us to try different condos each year. We Stick with On the Sand because we trust them and have always had a great experience at their properties. Clean condos even with the fun folded towels on our beds when we arrived just like cruises do! We will definitely come back. One of our kids most favorite vacations! Might I add that in years past we also bought passes to places like Sea World or Legoland which are just down the road. We've even done Disney which is a bit further. It's nice to switch up beach days and park days, and these condos are in great proximity to make that happen! As much as we like to experience new places and things, we'll stick with NCV and On The Sand when it comes to southern CA beach trips. Oceanside is very unique in that its beach right in front of NCV is IDEAL for boogie boarding and surfing. It is a very long, gradual descent out to the ocean. No scary currents to be worried about. And the kids can ride the wave for a LONG time. I've been to amazing beaches like in Kauai, and they are a steep descent with one large powerful wave that crashes you into the sand. Much scarier and dangerous currents. Oceanside is the perfect family friendly beach. Adults down to toddlers can all find fun in it while being safe at the same time. And the landscaping at NCV is beautiful! I find myself going around and taking pictures of the foliage all the time! Incredible they can have blooming plants all year round! I hope this helps anyone on the fence about where to book their next So Cal trip. I can't recommend this enough!!! We even took our family pictures down on the beach! The place is magical! Just an update to the property managers response. 1. If we had been informed before arriving that there was an ant infestation, we would have stored our food differently and not had almost a complete loss. 2. We were provided a cooler while waiting for a refrigerator part replacement. Once again, if we had been informed before our arrival that the fridge didn't work, we would have planned accordingly. Also, the part never arrived while we were there so we had to rely on a cooler for the duration of our stay. 3. I wouldn't consider offering us 10% off our next stay if completed within the following year compensation. We weren't able to use that so we weren't compensated at all. 4. We did go back this last fall and had no problems with ants or appliances. Communication seems to be the biggest problem between management and renters. read more

We had such a great stay at North Coast Village in unit D313. Being able to hear the waves from the balcony while I drank my coffee every morning was definitely my favorite part of the trip! We rented scooters from Ride O'side and had the best time cruising up and down the Strand. It's such a fun way to see Oceanside. Highly recommend! If you're there on a Thursday, do not miss the Sunset Market. It's packed with food vendors, live music, and local shops, and the whole place has this energetic, beach-town vibe. SUCH AN AMAZING STAY!!! The condo was perfect. It was equipped with everything you need for an enjoyable stay. The information provided on attractions, restaurants, and things to do absolutely made the trip even more amazing for us. Steps away from a beautiful sandy beach, an adorable hot tub, and a stunning pool made it feel like a resort. The grounds feel magical. Tons of streams and cute bridges to cross as you go from pool to condo to beach. We were in unit G33. One bedroom with a pull out couch. We used the bedroom along with the pull out. Everything we needed to make the place our own and super cozy for a restful night's sleep was easily accessible. THE BEACH TOYS were an absolute hit! You don't realize how nice it is to have beach chairs, fluffy beach towels, and a stack of fun beach toys until you get to a place like this and it is all there and ready for you. We used all of it! The condos also have showers when you come back from the beach so keeping sand out of our condo was very easy. The views were amazing all around the property. Customer service was absolutely amazing. North Coast Village is a great value for all the amenities and ocean front location. We were here for a destination wedding with our group of 50 from Wisconsin. The wedding was at this resort and we used the party room for the reception and the beach for the ceremony, it was lovely. We loved our condo rental "Pacific Pearl" for our family of four. Our teens liked the bunkbed room and having their own bathroom. The rooftop deck was our favorite place to enjoy the view. G312 was furnished beautifully and we love the open living kitchen area. Underwhelming would best describe the D19 unit. The unit sits on the beach which is stunning and that is where the positives end. The unit is outdated and has multiple issues. We stayed for 3 days and had plumbing issues 2 of those days. The child's bunk bed had no ladder to get up and had a ceiling fan over it that you can see in the pics. Dangerous and frankly dumb. Couldn't use the top bunk because of it. Kitchen faucet was coming off, the ceiling fans were peeling, lots of cosmetic issues. We saw two other units that were a little more expensive and wish we had stayed in their units. read more

We discovered North Coast Village last year and just loved it, but weren't thrilled about the unit we rented. This year we came back but to a different unit. The unit is tastefully decorated, clean and well stocked and maintained. Blinds have been an issue on a previous rental of a different unit with on-the-sand. We were so delighted to discover upon our arrival new blinds being installed on the doorwall. Once we were settled in and ready to relax on the patio, we discovered an umbrella stand but no umbrella. We notified on-the-sand and had an umbrella before the end of the day. Our first two nights, sleeping was not so great. It turns out that the standard linen set does not include a fitted sheet, rather it's a flat sheet on the bottom and a flat sheet on top. Unfortunately, the flat sheet on the bottom was not sufficient in size to be tucked in under the mattress therefore, it would bunch up with the slightest of movement. After contacting on-the-sand we had a fitted sheet two days later. So we had a few issues, which is understandable, however these issues were promptly addressed and resolved. Kudos to on-the-sands and the owner of the unit. Also, we were very pleased with a customer service enhancement for this year. We were provided with text message contact info which facilitated in communications and prompt replies. read more

Thank you! Our family of six had a wonderful time at this (C-303) lovely get-away! Our check-in was easy and the staff was very helpful and friendly. We opened the door to our condo with soft music playing and windows slightly opened, letting in the fresh ocean breeze; the condo was sparkling clean and the whole atmosphere was very welcoming. The condo comes fully equipped with everything you could possibly need. Usually cooking in other kitchens other than my own, I am all thumbs! This kitchen was so convenient and has everything at your fingertips, which made it a pleasant experience cooking for a family of six. So much fun playing card games and eating our meals together and enjoying all the comforts, along with the lovely atmosphere this condo lends. From the balconies there are amazing views of the ocean and we were able to watch the surfers catching the waves! The grounds are beautiful, truly a paradise boasting with lush green tropical plants, flowers and waterfalls, as well as Koi Ponds! Then to add to all that you have the beach just steps away for a day at playing on-the sand! This condo has all the beach toys, umbrella and chairs; making it so nice to grab want we need and head to the beach. The pier is in walking distance providing lots of good food! the location is perfect. I never know if anyone has reported problems to you, but there are several things that could use attention in D11. The carpet in the bedroom is beyond dirty. The shower does not drain and backs up. The couch is very dirty with black arms. I hesitate to even sit on it. The throw carpets are worn and very used. There were no drinking glasses when we arrived, but that had been handled and I thank you for the new ones. The TV did not work on arrival, but that too has been fixed. There is no pitcher to make ice tea. I washed the floor when I first arrived because it was spotted and sticky. The kitchen is not a gourmet kitchen with a lot of disorganization. The BBQ was not cleaned. It is now, but it took lots of scrubbing. The curtain in the bedroom is ripped hanging off the rod for about 4 inches. I have rented condos in this complex for 20 plus years snd I would have to say this one is the most unkempt. I can tell someone put some money into this condo at one time, but it needs some attention to keep it nice....maybe it has end of summer blues. You asked for feedback, so I have given you some. After staying 6 of our 14 day planned vacation due to the complex and whole state of California shutting down on the sand offers is a 50% refund on the days we couldn't use. After a bad experience in one of their condos last year we opted to give them another try thinking it may have been a one off situation . Definitely will not rent from them again. They should do what's right and give 100% on the days we couldn't use. They definitely value money of life. Flatten the curve and do what's right. read more

Stayed with my daughter after her early graduation(I know y'all don't care about that tidbit of information but proud parent here) Unit-G-125 Ocean views and breezes for days, so much to do within the community(pools, golfing, waterfalls, coy fish feeding and more)which was friendly and welcoming. Literally with in walking distance to everything, downtown, library, restaurants, the pier and coming from Vegas, that's very refreshing! Had an issue with the patios screen door that never got fix during are week stay (Reported it but no one ever came)had to burn bug candles because can't resist the views, the ocean breezes , crashing waves which you hear from the patio. So the bugs got in but worth it. Will be returning with my grandchildren in June. North Coast-village is very child friendly community and Oceanside CA is really laid back. Rented a 2bd/2ba condo overlooking the lagoon & harbor for 7 days. No complaint about the amenities, everything promised with the exception of a VERY SLOW elevator to the 3rd floor! Confusing layout to find your way around the complex but doable. The reason for the 2 stars is the amenities. Granted, it is not their fault for Coronavirus Rules. **WARNING** The beautiful pools & spas are VERY LIMITED & basically NOT AVAILABLE as you would think. You have to stand in line for an hour the day BEFORE the day you want to go in and many spots fill up quick. Pool & spa time (only one reservation per day for each unit) are only 1 hour per day, each. DONT COUNT ON ENJOYING THE POOL & SPA with the Coronavirus rules for now. The beach is open & easy to get to but if you're thinking of a beautiful, relaxing spa evening or even a swim in an awesome pool, FORGET IT! We had kids who just watched people splashing around and rotating every hour. You only get 1 hour of pool or spa time & the number of people based on your condo size. If I would have known this, I would have rented a house with a pool near the beach because part of enjoying NCV is the pool & spa. DO NOT CONSIDER THE AMENITIES at NCV! Beach access is great but for for over $3000, I was only able to use the pool one time (most slots were full after an hour standing in line) & didn't even get a time slot for the spa! Not worth it for the money you pay IMO. Some folks don't follow the rules & one night there were 20 teenagers in the spa, but who are you going to complain to, it's nighttime! Mind you, I know it's for safety but I would wait for 2021 for a stay at NCV again! read more

Don't let this happen to you!! Warning!!!! PLEASE read our review and look at the video and pictures before renting from Mark Warr and Shana Warr from On-The-Sand.com (Management company for condos in Oceanside). They advertise on VRBO, AirBNB, Facebook , FlipKey, Trip Advisor, Expedia, etc. After searching VRBO, we found one of the condos that they manage in Oceanside, CA. The pictures of the unit were beautiful and was ocean front (condo D-17)in the North Coast Village community. I immediately reserved the unit for June 10-17th 2017 after reading all of the great reviews. My husband and I even drove out in March to make sure that we were renting in a nice area. We noticed that there were tons of large rocks, branches, and debris all over the beach and we became really concerned. (we have three kids under 8 years of age!) ---I emailed Mark Warr's management company the very next day and told them that I was worried to bring my three young kids to this location with it being in this condition. (Please read the email that I included!) I was assured beach clean up happens every year and the beach would be "pristine" and maintained by the time our vacation took place. ---We arrived on our first day of vacation (June 10th, 2017) and couldn't believe what a nightmare! The large rocks and debris from a couple of months ago were still there, but now there were gigantic construction vehicles, large pipes that were running parallel with the ocean for several city blocks, and water and sand being sprayed everywhere. The stench was awful, they were relocating old/stagnant sand from the harbor to the beach. The noise was really loud, and we were literally in the middle of a construction zone. There was NO place on the beach that my three kids could play safely at all! --My husband was furious and we started to call Mark. Mark began giving us the runaround that the construction should be cleaned up in a couple of days but after talking to the people in the HOA office that was not the case at all. Mark Warr told us that he would get to the bottom of things and call us right back. We waited for over an hour in the condo (with three kids who were tired and hungry) and no call back. We started calling and texting him repeatedly. He wouldn't respond. We turned our keys in the office, sent him pictures and video of what we were dealing with, and left. PLEASE look at our video and pictures! --Mark finally called us back and refused to give us a full refund. He told us that he would do the best he could to rent the unit out to someone else and give us a partial refund. We told him that was unacceptable. When we looked at the VRBO website later the next day, the unit was still rented out under us, how could anyone else rent out the unit unless he opened up the calendar and made it look available?!? --Mark knew how concerned we were about the condition of the beach, he withheld/lied about that information and is now refusing to refund our $2,700. Do NOT make the same mistake with this management company!!!! Do NOT rent D-17! GO SOMEWHERE ELSE!!! You don't want to be in our shoes, ruined vacation, disappointed kids, and refusal to give our money back!!!!! I am furious at the time, energy, and money we have spent on this wasted vacation. ******Keep in mind that I emailed him two months prior asking him about the condition of the beach!!! ***Red Flag: One very interesting point was that when I told him we were going to dispute the charge with our credit card company and that he could expect to hear from them soon he told me that he had been through this before and what "normally" happens is that the credit card company questions him, but it basically never gets anywhere due to his "cancellation policy and contract." It definitely makes you wonder how many other people have been unhappy with his services before?! *****Red Flag: A week before our vacation took place, we kept getting emails from Mark saying that if we came the week before and extended our stay, we would get a huge discount because they had an opening. I thought this was incredibly strange since June and July are their busy season. After seeing the condition of that beach, it is not strange at all on why they had an opening. ******Red Flag: We checked into the condo on Saturday June 10th, Mark said the construction and equipment would be gone by Monday. We called the HOA every day and asked if the construction had been cleared, it was there the entire week. read more
