Have been a customer for 17 years as have many family members and friends. Checked in, paid my balance by check and they cashed within an hour. Arrived in room to 2 dead cockroaches and a toilet which wouldn't flush. A live roach runs into bathroom and under sink. Told mgr Lily she called maintenance man who should arrive in hour or two. In the mean time, chased 2-3 other cockroaches killed one. Wife flushed other toilet to see if it worked and it overflowed on to floor and shower backed up spewing sewage. The smell was unbearable. Put down towels called manager she said she'd call plumber now. Went to get a glass in the cupboard and found a glass full of syringes. Obviously this place has not been cleaned. BROKEN TOILETS, LIVE AND DEAD COCKROACHES, RAW SEWAGE,SYRINGES were the issues within the first two hours of our family vacation. Plumber arrived and fixed plumbing. Still nobody cleaned bathroom floor or shower. And it reeked of sewage. We asked if anyone was going to clean up the roaches and the manager finally did. Manager tried to get us to stay with discounts and other rooms but they had nothing comparable and we were disgusted and really couldn't see ourselves staying anywhere in this place. We chased a roach and moved a chest of drawers and found RODENT AND COCKROACH FECES (see photo)Final straw was my son finding roaches climbing up from the drain in the shower into the pan. That's it. We never unpacked so we put everything in the truck and drove 2 hours home. Vacation week ruined. Family reunion ruined. I called the next morning and spoke to Lily and said I was driving down to pick up my refund. She confirmed that I would be getting 100% refund and that the owner was there and valued us as a customer and wanted a second chance. All I wanted was my money back I said. Drove 2 1/2 hours to be greeted by a check for half my total. So they kept $2400. Unbelievable. I will never give uLIARS on top of it Enjoy the photos. I have more and video to be posted. UPDATE. Owner called 9/12 and said he would be sending the balance of the refund. STILL NOTHING. After a month, I received a full refund. Not pleased with what I had to do, and was prepared to do in order to effectuate the full refund. They could have tried to make it right but failed. Sorry to say we won't be customers again.

The unit is small but honestly the perfect size for a couple. It's an older building but that adds to the charm. You truly feel like you are living like a local. It comes equipped with everything you need. Plenty of linens and toiletries. Even beach chairs and lanterns. The high deck chairs on the patio are perfect for sitting and watching the sunset or looking for dolphins off the coast. I felt super safe the whole time. What sets them apart is their exceptional customer service. They are always quick to respond, helpful throughout the booking process, and committed to making every stay enjoyable. Our family and extended family have gone through them the past several years and rented condos at North Coast Village. We have a large family and chose to rent one with a spectacular view over the ocean a few years back. But our recent trip for Thanksgiving 2025 was an ocean front condo. We LOVED it! It was so convenient to be right next to the beach! The condo had everything we needed for setting up beach chairs down on the sand, boogie boards for us to use, and even fun sand tools the kids could build castles with. The best part was being so close. Definitely worth every penny to be beach front! From a mom who has done years of lugging beach supplies and food from some far off parking spot, and then turning your vehicle into a sand box for the way home...this location makes me never want to have to go back to that! My kids would frolick in waves and then when they were hungry for a snack, they'd simply run a few feet into the condo and grab whatever they wanted. Or we'd run back and forth from ocean to the amazing pool and spa facility they have at NCV. A touch of paradise with the pool loungers and palm trees all around. They even added on a huge hot tub that allows kids within the large gated pool area, and have a secluded adults only hot tub for those that want some peace. I like to workout as well, so it's nice they have a weights room to use. I preferred walks along the beach, however they do have lots of cardio equipment as well next to a fun large clubhouse and gaming area. The condos are equipped with nice kitchens and usually 2 bedrooms and 2 bathrooms and a large living space with balconies. They are all unique and different and it's been fun for us to try different condos each year. We Stick with On the Sand because we trust them and have always had a great experience at their properties. Clean condos even with the fun folded towels on our beds when we arrived just like cruises do! We will definitely come back. One of our kids most favorite vacations! Might I add that in years past we also bought passes to places like Sea World or Legoland which are just down the road. We've even done Disney which is a bit further. It's nice to switch up beach days and park days, and these condos are in great proximity to make that happen! As much as we like to experience new places and things, we'll stick with NCV and On The Sand when it comes to southern CA beach trips. Oceanside is very unique in that its beach right in front of NCV is IDEAL for boogie boarding and surfing. It is a very long, gradual descent out to the ocean. No scary currents to be worried about. And the kids can ride the wave for a LONG time. I've been to amazing beaches like in Kauai, and they are a steep descent with one large powerful wave that crashes you into the sand. Much scarier and dangerous currents. Oceanside is the perfect family friendly beach. Adults down to toddlers can all find fun in it while being safe at the same time. And the landscaping at NCV is beautiful! I find myself going around and taking pictures of the foliage all the time! Incredible they can have blooming plants all year round! I hope this helps anyone on the fence about where to book their next So Cal trip. I can't recommend this enough!!! We even took our family pictures down on the beach! The place is magical! I was so preoccupied with family pictures and had my phone down at the beach all the time, I didn't get condo pictures this time. But you can see how beautiful this beach is!

We were greeted by a lady who seemed to ask us too many questions about who we were & if we are "owners" & that we "needed" to move our vehicle. We found out how to ck in without the office open and moved in to our parking space related to our "condo" stay. It was an upstairs unit that was a cute little place for the location and view of the beach. The unit was equipped with all the needs for our stay. The studio had a murphy bed that needed some mattress improvement. Saturday morning we found a note put on our H2 vehicle about the measurement requirements / parking space (which we were within requirements), and if we did not comply our first offense would be $50 and second offense would be a tow away! We liked the place but felt like the people who owned their units were being too watchful and unwelcoming to us. We continued our stay for 2 days and then decided to leave. I would come back to stay because it is a delightful beach location to stay but maybe come in a different vehicle & be prepared to ignore the other tenants if they repeat their unwelcoming watchful eye.

The landscape in the entire community has lush gardens are well kept, trimmed, plenty of areas to seat outdoors to enjoy the serene sounds of the waterfalls throughout the community. On the main waterfall area is where the koi fish can be seen and feed, need to purchase with a quarter (25 cents dollar). The putting green area has seven (7) different distances 10, 15 and 20 feet away from the hole you can get putting to practice before you play golf. Free no additional charges to use the green areas. There are 38 golf courses within a 15 miles radius of Oceanside. Gated community with patrol 24/7 through 365 days of the year. Laundry Rooms in each building are available at any time. There are plenty of washers and dryers in each laundry room. The units can be booked through several websites, I highly recommend MakeMyVacation.com. Majority of units are equipped every you need to cook, work from home and to make your vacation pleasant. There are BBQ areas to cook outdoors are clean and maintained daily. Free WI-Fi no additional charges like other places and hotels is a charge per day. MakeMyVacation.com vacation management is outstanding you will be so glad you booked with them. After 21 years, coming back here is pretty safe, quiet at night and majority of guests adheres to the rules and regulations. By the way, the Home Owners Association (HOA) is not your primary source of contact. If you have questions, concerns or any else you need to contact the rental management company. Cons - unfortunately there are some guests like anywhere else will make your vacation experience not so pleasant at times. Why you may ask? Some parents do not supervise their children; However, call the NCV patrol will gladly will take care of any situation. Some guests have written bad feedback is because do not like NCV rules and regulations, they don't want to adhere to it. The Golden Rule it is common sense to treat everyone with respect, courtesy and basic manners. For all the reasons above if you plan a vacation to Southern California consider to stay in the City of Oceanside, highly recommend to book a rental at NCV.
