This is a condo complex with many condo rentals. The grounds are beautiful. The staff is excellent. They are polite and friendly. This goes for landscaping, maintenance and cleaning. If you love screaming children at all hours of the day and night, this is the place for you! This complex does nothing to enforce any kind of noise ordinance. If you are in an interior unit, the sound from the pool echoes through the entire courtyard. There will be screaming children and adults in the pool until 11pm. This has been the least relaxing vacation of my life. I'm leaving sleep deprived. read more

After 21 years plus at North Coast Village (NCV) in the City of Oceanside it is a pleasure to be here every year since 2003. NCV looks better than ever there has been so many upgrades over the years the pool, the jacuzzi, a few renovations at the following amenities: revamped of the gym area, new gym equipment, a new co-ed sauna room, the recreation room looked amazing just to listed a few. The landscape in the entire community has lush gardens are well kept, trimmed, plenty of areas to seat outdoors to enjoy the serene sounds of the waterfalls throughout the community. On the main waterfall area is where the koi fish can be seen and feed, need to purchase with a quarter (25 cents dollar). The putting green area has seven (7) different distances 10, 15 and 20 feet away from the hole you can get putting to practice before you play golf. Free no additional charges to use the green areas. There are 38 golf courses within a 15 miles radius of Oceanside. Gated community with patrol 24/7 through 365 days of the year. Their duties are to ensure the NCV rules and regulations are maintained. Free amenities such as the pool, jacuzzi, gym and recreational room there are no additional charges to be used during the regular occupancy. Parking spots the unit has a designated one (1) to two (2) spaces available depending on the rental unit. Plus there is available 24-hours parking spots within the complex inside the gated garage to park. Free parking- No additional charges to park inside the garages. Laundry Rooms in each building are available at any time. There are plenty of washers and dryers in each laundry room. The units can be booked through several websites, I highly recommend MakeMyVacation.com. Majority of units are equipped every you need to cook, work from home and to make your vacation pleasant. There are BBQ areas to cook outdoors are clean and maintained daily. Free WI-Fi no additional charges like other places and hotels is a charge per day. MakeMyVacation.com vacation management is outstanding you will be so glad you booked with them. After 21 years, coming back here is pretty safe, quiet at night and majority of guests adheres to the rules and regulations. By the way, the Home Owners Association (HOA) is not your primary source of contact. If you have questions, concerns or any else you need to contact the rental management company. Cons - unfortunately there are some guests like anywhere else will make your vacation experience not so pleasant at times. Why you may ask? Some parents do not supervise their children; However, call the NCV patrol will gladly will take care of any situation. Some guests have written bad feedback is because do not like NCV rules and regulations, they don't want to adhere to it. We were so excited when we got here. The grounds are beautiful. The condo is acceptable, not really nice, but not awful. The view is nice. Our major complaint is the NOISE. It starts at 7-8 am and is CONSTANT. Children screaming. It is 9 pm right now and they are still up and screaming. These condos do not have air conditioning so the windows are open. Are there not "quiet hours" here like at most places? We came here to relax and it has been far from that. I understand kids are kids, but come on! read more

A wonderful and secure vacation rental property as well as full time apartments for those in Oceanside. Amenities: Many amenities that include onsite pool and hot tub, laundry rooms in each building, game room with pool tables, full gym (closed still for covid), small putting green, koi pond, and secure parking garage for one car. Available Amenities: A little disappointed this year because many amenities are still closed including gym, library, and game room, are closed until further notice. Pool needs to have a reservation as well as hot tub for 1 hr use. There is a women who checks people in looking for reservations which is a little odd as she yells at many kids who simply don't understand. Overall, hopefully after this year, operations will resume to normal and provide that all inclusive resort feel, at an affordable price. read more

Unit B305 is well beyond tired - it's sleeping. Our third time staying here and I don't think so much as a lightbulb has been changed. This is a copy of email sent to the condo owner: The tv remote batteries died and all I could find among your tools were AAA and some other various sizes but no AA. I had to go to the store to buy some, but please be aware that I am taking them home with me, and the Cox remote will not be working. If I walked into a hotel room and found the toilet seat to have the appearance of this one,  I'd leave. It's simply not right to have a toilet seat with peoples' wear marks all over it.   Probably unsanitary as well.  The shower temperature control lever does not allow for a cool shower.  When set to cool water position It creeps down to warm water position.  Yes,  there is a footrest for the leather chair,  and yes, people put their feet on it. But this one's really seen its better days.  The door to your condo has always "stuck." Humidity, I get it. But it's pretty difficult to push, especially for an old guy with a bad shoulder.   Not your direct problem, but yesterday at about 7:30 PM I went to use the grills by the pool. 4 people were there cooking,  then 5, then 6... and 1 of the grills had a faded "out of order" sign on it.   Two working grills for the whole complex made for some late dinner. The mattress on the bed - well, I ask that you go try to sleep on it.  It's old, lumpy and has 2 major valleys and a hill in the middle. We took turns sleeping on the couch. Could not be bothered to see if an old sofa bed would be any better.  The light over the dining table is out. I mentioned before the coffee maker had OLD grinds in it, with white mold growing on it.  Certainly not from that days' guests. The toaster,  well, it's toast. The oven and the baking sheets in the oven are disgustingly old and dirty. The silverware could use a few additional pieces - 3 teaspoons and 3 forks is all we could find. Pretty much nothing to use at the grill except for 1 pair of tongs. Basically, and I'm saying this with all due respect,  the condo is very tired and needs some TLC. This is not a pet free complex as advertised. Dogs are running everywhere and defecating in public places. There is a foghorn in that blares nonstop day and night. Elevators are often out of order, as is the plumbing. Everything is very old, outdated and overpriced. Landlords do not disclose these items so buyer beware! read more

I have a lot of mixed feelings about this place. I like the fact that they have sauna, jacuzzi, pool, and direct access to the beach. That gives a lot of flexibility. I loved how green and at the same time floral the place is. Also I think fish feeding is a cool idea. Sunsets from our balcony were stunning! Their playroom is not for kids, grills are half broken, and some suites need to be remodeled (if not yet remodeled, at least don't charge so much). We had a two bedroom suite was super old, dirty, and stinky. We couldn't put food into cabinets because they stunk so bad. Door handles were old and rusty, hard to use. Privacy door knob was broken, shower also broken. What made this stay worth it was my family. Their presence made everything feel okay. I might give them another chance, don't know. read more

So the room you rent is... a bit of a crap shoot I'd guess. These are owned by people so one unit might be super updated and another just have the bare essentials. Some might be cleaned by owners and others by a paid cleaning crew. First thing to note is that the unit we had was near the back and right by the intersection. What this meant was that we got all the train noise and people flooring it after stopping at the stop sign until the early morning hours. If you're up partying or not in your room because your running nude down the beach until 3am then no issue. However for us we had young kids - 3.5yr and 19mo and so we went to bed early. Or we tried. The room didnt have AC. Which for me that was fine as I'm not picky about the room temp. However the wife needs her temperature to within a degree - 76F. Which is unachievable with no AC. And also, so open the windows to get air flow! But then more noise! Kind of a bad combo. The room was clean enough and stocked enough. And even though we were in back of complex the beach was still plenty close. Honestly if I had it my way I'd rent one of those small one room places right on the beach instead of renting here again. But the wife is the boss and probably wouldnt go for that. When on such a vacation you shouldnt be lounging in your room all day anyways. read more

We rented a beautiful, clean, updated unit on the 2nd floor of the A building for my birthday, via VRBO. The balcony view was incredible -- stunning sunsets and glorious roar of the ocean, with NO CAR TRAFFIC OBSTRUCTION! The gas fireplace made it a cozy retreat. The only reason I can't give it five stars is that the elevator was down (for weeks; we were warned right AFTER we booked it) so it was a LOT of stair hiking and there was some garbage/recycling confusion. Also, checking in was confusing, and required a LOT more of a hike in than anticipated. It was surprisingly quiet at night, and it may have something to do with where the building is located. I see other reviews mention hearing the trains, but we didn't hear one once in the four days we stayed there; that surprised me. The next door balconies were fairly close...I did say hello to a couple people while enjoying am coffee out there. The walls were thin enough to hear neighbors at times, but it was really quiet all night, and I slept the best ever on a vacation - probably the lull of the surf. I'd definitely stay again, being mindful of securing a quiet location within there. read more

Just back from a disappointing week at unit D-107. Overall, this complex is a tired old group of buildings in slow decay. (50+ year old condos do not wear well). The owners and various property 'managers, and rental agencies are doing thier best to put 'Lipstick on a Pig' as the saying goes. D-107 was a damp and cold unit with a non-working gas fireplace and a couple of ancient electric wall heaters of questionable safety. (HELLO, its November at the beach...its cold and damp everywhere!!!) On contacting the rental agent, we learned that the HOA has decreed that FP's shall not be turned on until AFTER THANKSGIVING ! (one of many 'rules' imposed by the HOA BOARD). After informing rental agent of issues with the deadbolt, the HOA solution was to remove the stricker plate (allowing the door to be breached with 1 kick). One aftwernoon on our return, a notice was posted informing us that the water would be turned off from 9am to 12pm the next day. On departure day, a notice was posted informing occupants that the entrance deck/elevators would be closed and ingress to the units would be by using the stairs at the opposite end of the building. This means Seniors need to take a perilous journey from the garage to the upper floors. Also, what kind of rental does not have at least 1 day of coffee supply? D-107 was furnished by Wayfair, with the cheapest of furniture. Paper thin towels supplied (if you dried them yourself or paid $40.00 for a new set ). Bathroom was a complete disaster with no ADA bars, slippery tile floor and an outdated commode where Billy Barty would be hard pressed to use) Despite being charged a cleaning fee of $170.00, we were requested to empty the trash, but ZERO extra trash bags. were provided All things considered, we made a HUGH mistake. As former residents of Oceanside, we were happy to re-visit the area, but regret booking this old dump. Never again!! read more

We have been coming here for over 30 years now as a family. I used to love coming as a kid and being so close to the beach. The grounds are beautiful, the pool is nice, and the hot tub area is so tropical. However, As I have grown I started to notice all the things that are wrong with this place. While the area itself is gorgeous and well maintained, the condos are not for the most part. I understand how hard it would be to maintain a condo so close to the beach with all the sand that gets tracked in and the humidity making everything rust quickly. However, when you are charging several thousand dollars for someone to use your condo for a week it should be a lot nicer. We have stayed at nearly every unit right along the beach (D Units) and several throughout the other areas as well. I can only list about 5 units we have stayed at that were nice enough for the price we paid. That's ridiculous in my opinion! So as far as the area goes, it's nice, but the condos are not even close to nice enough to charge that much money. I'd rather go to Hawaii for that price! So as much as I have loved the past 30+ years of memories at this place, we will not be coming back again unless something drastically changes. read more

We were really disappointed in this place. So loud, dogs barking, kids running up and down the hall, doors slamming. The floor above us was paper thin and we could here people walking, it was really annoying. The little ponds and streams were green. The place is really showing it's age. NCV grounds are so tropical, beautiful and well maintained. There is a large pool and a large jacuzzi, which is in it's own area surrounded by foliage. The parking structure spaces are tight and low, but it's nice to have a spot to park, then you don't need your car during your stay because the beach, harbor, restaurants, bars, coffee shops are all within walking distance. I rented through VRBO, but there are several rental companies that rent NCV units. Do your due diligence when deciding on a place, if you want to find one that is updated and in a good building. I recommend buildings E or D for the best views closest to the beach and away from the train. Review a complex map before booking. I rented at the end of June and would not do that again due to it being too noisy and busy with kids running around, taking up the pool and jacuzzi. This place would be great for adults when kids are in school, but this is also a great spot for families in the summer. The kids will love the grounds and the beach is right outside the gates. I didn't like that you are not allowed to keep your bicycle in the unit. You have to store it in your vehicle every day or pay for their storage in the parking garage. I would definitely rent again if I found a bargain... in the off season! read more

It is also good pace to take pictures, now the garden has 12 pairs of Millard duck family as uninvited guests. Hey are all year around. Mark with On the Sand that we booked this through gave us a discount because he did not realize the extent to how this place was kept. The pictures on the site are the same ones we saw back in 2015 and they are hiding all the issues. I would request new pictures of the bathroom ceilings, fireplace, flooring around tub in both bathrooms etc. The location is excellent we just ran into a rundown unit. Some of these units are great but my friends stayed in an upper unit in the G Building and had to leave after 1 month. Reasons: Kitchen was dirty- garbage cans greasy Sheets were stained They had to use a screw driver to turn on the heat The outside door looked like it had been broken into Couch was old There was dirt on almost everythng Under the sink was dirty and a moldy. This is just a sample of the problems and they complained to the owner an he said the place had been just cleaned. I couldn't believe the photos they showed me! Do not rent from this property owner. We booked this property 12 months in advance and 5 weeks before our trip he called me and told me that the rates had gone up $296. We had paid all our fees in full, and he was actually trying to change the agreement right before our trip. He is obviously price gouging because of inflation. Unit F-204. Location is great as far as proximity to the beach. Partial ocean view with view of the courtyard grounds is very nice. TV is nice. Condo is clean except for upper kitchen shelves. Kid noise from courtyard/pool is very annoying-no peace and quiet on the lanai except very early a.m and very late p.m. This unit could use upgrading, very limited space for our stuff, not even a dresser or kitchen cupboard space for food. Several cabinets locked off. The closets stuffed full of all kinds of pillows, linens, blankets. Sofa makes weird noise whenever one sits on it. We would never have planned a month long stay here. read more

This is a review of HOA at NCV. Not the unit itself or property owner. We rented a unit in the C building through MakeMyVacations.com. The unit itself was okay - in much need of an upgrade but we knew that prior to booking. What we didn't know was that HOA would shut off the water to our building with absolutely zero notice. When we called the North Coast Village HOA - we were informed that per their procedure, the notice was posted in common areas 24 hours in advance. This was absolutely not true in this case. There were four people in our unit and we were coming and going to and from the beach plenty times in the 24hours prior to shutoff and no one saw any notices until I came back from my morning walk at 9:20 (20 minutes after shutoff!). Had we known, we would have made provisions in advance. On our last full day of vacation, we couldn't make coffee or breakfast, wash the dishes, use the bathroom, shower, etc.... To make matters worse, when I called the HOA office - they were very dismissive about this gross mishandling and unapologetic about their lack of warning to the guests. Clearly, someone dropped the ball and did a horrible job of notifying guests. With such a drastic shutoff - they should've posted a notice on EACH unit affected with plenty time for guests to make accommodations. Gabby at the HOA office was incredibly rude and unprofessional, interrupting me and uninterested in anything I had to say. A supervisor by the name of Michelle wasn't available at the time so I left a message. It's been fours days and we have yet to hear back from her. So fair warning - the HOA staff is rude and unprofessional and will not own it when they are clearly in the wrong. Rented a 2bd/2ba condo through On-the-sand.com Vacations overlooking the lagoon & harbor for 7 days. No complaint about the amenities, everything promised with the exception of a VERY SLOW elevator to the 3rd floor! Confusing layout to find your way around the complex but doable. The reason for the 2 stars is the amenities. Granted, it is not their fault for Coronavirus Rules. **WARNING** The beautiful pools & spas are VERY LIMITED & basically NOT AVAILABLE as you would think. You have to stand in line for an hour the day BEFORE the day you want to go in and many spots fill up quick. Pool & spa time (only one reservation per day for each unit) are only 1 hour per day for the pool & 30 min for the spa. DONT COUNT ON ENJOYING THE POOL & SPA with the Coronavirus rules for now. The beach is open & easy to get to but if you're thinking of a beautiful, relaxing spa evening or even a swim in an awesome pool,  FORGET IT! We had kids who just watched people splashing around  and rotating every hour. You only get 1 hour of pool or 30 min of spa time & the number of people based on your condo size. If I would have known this, I would have rented a house with a pool near the beach because part of  enjoying NCV is the pool & spa. DO NOT CONSIDER THE AMENITIES at NCV! Beach access is great but for for over $3000, I was only able to use the pool one time (most slots were full after an hour standing in line) & couldn't even get a time slot When I wanted for the spa! Not worth it for the money you pay IMO. Some folks don't follow the rules & one night there were 20 teenagers in the spa, but who are you going to complain to, it's nighttime! Mind you, I know it's for safety & to slow the spread but I would wait for 2021 for a stay at NCV again! read more

BEWARE unit G313 faces the afternoon sun. It was 94 degrees inside the condo and has no air conditioning. There were fans but they only moved around the hot humid air. We had to find another place to stay and were only refunded 1 night. I was made to feel like I was lying by on-the-sand property management stating they had never heard this before and they have 55 units here. If you stay at north coast village don't stay in this unit. It did not cool down enough to sleep until midnight. The breeze blows north to south do you don't even get a breeze coming thru. Love North Coast Village. By far one of the best locations on the water in North San Diego County. I have been here for years now. It is very very well maintained - Immaculate. They have four full time landscape people, two full time painters, a full time maintenance person, etc. I have NEVER seen a place as well maintained as this place. Most of the long term residents are people in their forties and up. The abundance of vacation renters though keeps the average age at any one time closer to late 20s in the summer and mid-thirties in winter. We make all our bookings for repeated stays at S2SVacations. If I Google them I am redirected to their primary site, but it is easy for me to remember. The distance to the harbor and pier/town center is wonderfully walkable. We spend at least a few days a week sitting on the property edge watching the sunset and having a glass of wine. We walk to dinner in town, or the movies all the time. When we feel like being a little social, we walk to the Wine Bar in the harbor. There was one person that had a few negative things to say. Some of them are just untrue and it seems like she was venting because she could not handle the rules that keep the place workable for all. Here are a few thoughts as I really don't understand all her gripes. Parking: You get one assigned spot and there are plenty of "open" spots. I have never had a problem finding a second spot except on holiday weeks (Fourth of July, Memorial Day). The parking is under the buildings. It is nice to have a beach location where I don't have to think about security or finding a spot. Some postings about the complex are just incorrect. Beach towels etc. ARE allowed on the balcony. You just can't hang them over the railings. Drying them on your chairs is perfectly okay. You can imagine what a complex of this size would look like if laundry was strewn over every balcony. It is true there is a limit to the # of people in a one bedroom (4) and the two bedroom (6). There are just too many vacationers that want to cut the costs down by packing two families of 6 or 8 people into a one bedroom and sleep on the floors etc. You can imagine what that does to the wear on the poor people renting out their places as well as to the noise levels and the crowds it can cause at the pool. So we appreciate the limits. This place is a resort with a fabulous location. Like others have written, it really is a gem in San Diego. read more

after living here for 4 years i am definitly ready to move out. Unless you are over the age of 50 and go to sleep before 10 i would advise not to stay here. yes the location is great and the amenities are nice but heres a list of thing they dont tell you and you must learn along the way. -no toys or flotation devices in the pool -no sound of any kind after 10 pm or you will get a $50 ticket. if anyone complains you will automatically be written a ticket even if you are just watching tv and the screen door is open. I have even had a noise complaint at 11:30 am. so if you have kids do not stay here. -parking is a pain in the neck, you will get one spot and if you have more than one car you "might" get a spot in the front that is good till 8 am but after that youre SOL. if you stay in that spot after 8 am you will be ticketed $50, if you park in someone elses spot even for 30 mins you will be ticketed $50 or towed. do not ever park in spot 7-48!! you will be towed! the security guards are on top of it, nothing gets past them. there is free parking but you will be walking over half a mile to get to it, it is in the harbor and is super sketchy. -there are a handfull of 24 hour parking spots but they are always taken goodluck trying to find one that is available. -if you are on the east facing side of the complex the train goes by all day and all night, but dont turn up your tv volume because you cant hear or youll get a ticket. (to me the noise complaints are the dumbest things i haver ever heard of because if people can deal with the sound of the train, they sould be able to deal with the sound of a tv) the train is so close at times things on our walls and shelves would start shaking. -no towels or wet beach clothes of any kind on your balcony, you will get a ticket. -it gets hot in the summer and most of the units do not have AC - the HOA is expensive!!! -someone stole our key set while we were on the beach and it cost us over $150 to replace the set. -the elevators are slow and the majority of the time are out of service, so if you are on your way to work take the stairs! even if you have a broken leg and are in a cast it will still probably be faster than the elevators -anytime you want to invite a guest over, they have to pay for parking or walk that half mile from the harbor, or they can get a pass to park in the spots in the front of the complex but thats only good if they are visiting from 5pm-8am so pretty much thats good for booty calls only, sorry mom. it sucks every time my parents wanted to stop by it was such a hastle to to park that they hardly ever wanted to come over, i usually had to go to their house, so much for enjoying these great amenities. -you cant have more than 4 people in the 1 bedroom condos, at any time even if they arent staying the night not even to visit. -for the amount owners pay for the HOA i would think the gym would be a lot nicer. most of the equpment is outdated. I could go on for days but I dont have the time. Overall the place is nice for the price, I did live here for 4 years. I just wish someone would have told me some of these things berfore I had to learn the hard way. like i said before this place should be turned into a retirement home, if you are under the age of 50 you most likely run into some problems. some things i did enjoy while i was here -the christmas lights -the location -if you lock yourself out of your place there are keys available in the office. read more

Renee's and my first stay at North Coast Village was the month of January 2012, but as soon as we got home we reserved February 2013. We stayed in building G, unit G202. The unit was fantastic, elegantly comfortable, fully stocked, and clean as a whistle. North Coast Village is also fantastic - the grounds are excellently maintained, including the pool, the spa, the putting green, the koi pond, etc.; the staff are knowledgeable, efficient, helpful, and pleasant. This gated community, with gated parking, is very secure, and is close to everything. The Oceanside Pier, with Ruby's Restaurant at the end, is an easy walk down the beach; the commuter train, the Coaster, is about 8 to 10 blocks, and the farmers market, library, and visitor's center are all just a few blocks away. We loved our January stay at North Coast Village, and can't wait to return next February. read more

This older vacation spot is nice but it's old roots show through. There is a lot of updating that is needed throughout the resort that hasn't happened. Check in was very easy. Our vehicle was oversized for the parking structure, so we had to pay extra to park across the street. We got to our unit, opened the door and were greeted by unbearable heat. We searched around for the thermostat, only to find that there wasn't one. There's no AC here, and the ceiling fans aren't adequate. The view is lovely, and actually much better than the pictures that were posted. read more

Whether or not you enjoy this place relies on the condo you rent. The grounds are nice and lush, but they are performing construction on the pool area. It is still open, but is loud and annoying. Looked like the construction should be completed soon. read more

I love this place! We have vacationed here every year or two for the last 8 yrs. Nice grounds, pools and BBQ's, easy beach access too. Nice shopping and dining all within walking distance. Good base of operations to see So. Cali. I only wish they had air conditioning. read more

We rented this condo in June 2017 and were not made aware of the sand replenishment that was taking place. Mark Warr and the management company did not inform us that we would be vacationing with pipes and bulldozers. Please take a look at our pictures and make sure that you make an informed decision about your family vacation. We wasted almost $3000 and drove our family of five to Oceanside stayed for about two hours and left after seeing the Beach was a huge mess, stunk very badly, and there were pipes and machinery everywhere. read more

I would not come here at this time, with COVID going on. The HOA is very inflexible and creates problems when there are none. They have you book the amenities online and so, every slot gets booked up and then they are often unoccupied but the management will not yield and allow anyone to take that slot. No exceptions. Really a shame. This may be a nice spot once covid is over, but until then, my recommendation is cancel your reservations. My opinion. read more

We LOVE North Coast Village. Each unit is owned by different people. The grounds are beautiful and very well maintained. The landscaping is beautiful and lush. The pool area is kept clean and the water was heated just right. There are so many laundry rooms and it is great having some near the pool so your kids can swim while you have laundry going. The location cannot be beat. We stayed in F300 and had a great experience and will rent from them again. This was our 2nd trip to this complex and loved every minute. The beaches are great... just watch out for the sting rays and do the sting ray shuffle as they hurt horribly! My hubby was stung one afternoon (they are seasonal I believe). We traveled over Thanksgiving. read more

Wonderful grounds reminded me of a Hawaiian resort, with the landscaping, koi pond and pools. The ocean is steps away, and Oceanside Harbor and Pier were a 5 minute walk away. Downtown Oceanside was cute, and in North Coast Village you are very centrally located. The condo we stayed in was great, and check-in was a breeze....if the office is closed, the 24 hour guard shack is available to check folks in.....nice place! read more
