NEVER, EVER pay for a service under the table, even if you were going to get charged $2,100 for a 440 SQ FT studio apartment with ZERO furniture, NONE, NADDA, ZILCH, the same price for a 4 bedroom house filled with furniture. "Select a Package Whole House Heat $2,100 Heat treatment for bed bugs Time needed to be out of home : 8 hours Preventative spray done on baseboards after heat treatment. 1-7 Days for bedbugs to be eliminated in home Service includes heating all rooms in home. All rooms will be heated for minimum 4 hours between 130 and 140 degrees. Technicians will enter home every 20 minutes to move furniture and ensure there are no cold spots in home" It's NEVER a good idea to pay an employee of the company to do the job because the employee might not have the same standards, when you pay the company, the company has to honor their commitment in the quality of their work, an employee might not care. And even though the employee might do the same exact thing as he would on a sanctioned job, there's always short cuts and no boss to answer to, and someone inexperienced might not understand exactly what it is that you're looking for. You see, I live in a complex built to house the homeless, and well, those are some disgusting individuals, I'm talking people walking past smelling like urine, people washing their sleeping bag that's covered in a large urine stain, people with their balconies filled with broken things they got out of the garbage, a shopping cart with three wheels, a broken guitar, broken doll, a bike with one wheel. So, guess what, yep, that's right, we've got a huge pest problem, I'm not just talking bed bugs, we've got roaches, rats, mice, fleas. So that means my small apartment is infested in bed bugs, and I actually got to watch them crawling under the wall from the apartments on either side of me. I've had this issue for a long time, so yes, it's my fault it's gone this long, but I've never had bed bugs until here, I don't go digging through garbage cans looking for broke items, I've always been a clean person, now I'm waking up in the middle of the night checking to see if I have bed bugs crawling on me. So I did pay someone under the table, and they did give me a heat treatment, I felt it, the problem is, it's like they were never here, I've got multiple bed bug stains along the baseboards, like a dozen, but my worse infestation is my computer chair, imagine my surprise when I walked in and it was still infested, you see, I thought they would spray the entire chair, including the inside. So those stains also signify an active infestation, I still have live bed bugs in those stains, bed bugs still crawling around, and thanks to this complex it's getting worse, I'm actively searching them out and it's been two days since the heat treatment. It's going to stay the same until I can get all signs of them gone, start fresh, start from scratch, that way I can see where they're coming from. So please take my advice, pay the extraordinarily high fees, it's an investment in your peace of mind. read more

Part of each visit/inspection includes taking your bedding and pillows off to check your mattress. For some reason they decide to leave all your bedding and pillows on the ground when they're finished. They were told to not do that again yet still dumped them on the ground. Should be common sense to not put your bedding and pillows that you're trying to keep clean on the ground when you're worried about bed bugs. read more

Highly recommend!! Responsive, kind and got the job done the first time! This is my collection of dead bedbugs afterwards -- I had BABB come as soon as my first bites appeared after my return from New York City. To pair with my previous updated review of Scent Tek, the fact that I got a seemingly positive hit on the initial inspection had me scrambling to find a PCO. In came Jeremy, at the recommendation of Scent Tek (which, again, doesn't handle pest control themselves). And while I ended up not needing Jeremy's services in the end, he was a great resource throughout the entire process, giving me a lot of helpful information, as well as pointing me in the direction of other providers that may have been able to help treat my car in the scenario that I wasn't able to do it myself. I certainly hope I won't need to call upon him again, but I absolutely would not hesitate to if necessary. If you find yourself in a similar situation, give him a ring! read more

After posting an online inquiry followed up with two phone calls we never heard back. This isn't they way to eliminate bed bugs guys.

We thought we found a bed bug and called Bay Area Bed Bug. Felipe asked me to text a pic of the bug and he confirmed it was not a bed bug, saving me money, time and stress. Excellent customer service. 10/10! read more

Extremely helpful with a bedbug problem. Excellent advice, quick scheduling, and a very fair price. The work they did was thorough and excellent, and Ivan, who took the lead was extremely helpful and answering questions, providing the extra assistance we needed with some heavy things, and being cautious to ensure there was no unintended damage. For a problem like this it was great to have someone we could completely count on. read more

My bed bug invasion was real and intense. I tried DYI measures from special insecticides to ultraviolet treatments, all providing minimal results. I read about eradication companies charging $5000 with no guarantee and having to be called back continuously. The nightmare is over. One call and one visit on the very day of treatment just a few days out, allowing me to prepare my house and belongings with detailed instructions online. We used quality storage bags. We took clean items and ran them through the dryer, washing soiled items first. We left the laundered items in tied storage bags outside or in the garage. Items sensitive to heat such as candles, aerosols, gels and certain medications were also removed from treatment areas. BABB came to our house at 8am. We had to leave. We were advised not to return until 4:30 pm, which we did. The house was very warm inside. We allowed the house to cool down naturally. By bedtime, we went to bed and slept bed bug free for the first time in months. We had the whole house treated (single story detached with three bedrooms). The treatment is mostly HEAT with a small amount of chemical treatment for outlets and base boards. The cost was $1600. End your nightmare of bed bugs thoroughly, affordably, quickly and safely now. Oh yeh. The package comes with a six month guarantee of no reinfestation. read more

I called every single local exterminator when I discovered a bedbug in my room and these guys were absolutely the most pleasant to deal with by far. They were responsive, gave me a quote immediately over the phone, didn't make me jump through hoops to talk to someone and were direct and transparent about their offerings, pricing and schedule. They were also one of the cheapest available. A lot of places capitalize on customers in stressful situations, making you schedule an in person consultation before giving you a quote so you're "bought in" with them, make you listen to their entire spiel about how their products are different (they're not), trying to further disempower you when you're down so you'll pay a premium for them to save you. It was absolutely maddening navigating all of this. Just call these guys and they'll get it done. They offer heat treatment, "aprehend" fungal spray and hybrid. Their prices in 2025 for a 2,000sq ft home with 7 bedrooms was $1/sq ft for heating, $1,450 for hybrid (heating affected rooms and spraying the whole house) or $950 for just the spray. Also when I gave their number to a friend whose house I'd worried I'd contaminated instead of just taking their money they suggested a much cheaper bedbug sniffing dog (different company) to confirm an infestation before they did any work saving my friends probably around $1,000 and lots of stress. Anyway Fellipe was great and so was everyone else at the company we talked to and the treatment was effective! They seem younger than other companies in the game, didn't misgender anyone etc etc. Okay thats it, I can't say enough good things. choose these guys and save yourself the trouble. read more

Overall, I had an amazing experience with the customer service at Bay Area Bed Bug - especially Felipe! We have traveled frequently for the past ten years and had our first run-in with bed bugs this summer. Thankfully we caught it maybe a month or so in, but I did have a ton of bites and uncomfortable itching. It occurred while my partner was out of town and while I was managing my job, our dog, and other activities without any support, so it was an incredibly distressing experience that took a toll mentally, physically, and financially. Felipe spoke with me by phone at least 4-5 times and was warm, friendly, and very patient each time. What stood out to me was how he took the time to consult me on the heat preparation guide and address all the nuanced questions I had about applying the action steps to our duplex. I must have asked him questions for 30 minutes on one of the calls, and he patiently answered each one so that I felt confident that I knew how to prepare the home for treatment. The technician who completed the treatment was also very warm and knowledgeable. The only reason I knocked my rating down from 5 stars to 4 stars was because there was a faulty wire on the heat machine on the morning of our scheduled treatment, which was only discovered at our home, after I had taken the day off from work and paid for daycare/boarding for my dog. It was stressful, and also financially impactful and inconvenient to have rearranged my week for the scheduled treatment, and then have it cancelled and postponed day-of (and after my bedroom was in disarray). That said, they offered to reschedule to the following day, so it was a quick turnaround, and they ended up giving me a discount on the services after I shared about the financial impact, so I am appreciative of the quality customer service! I would definitely recommend them! A quick note on the treatment results: We had our bedroom and living room couch heat treated + the duplex baseboards sprayed on 8/9/25. We've only found one live bug since then (8/12/25), which can be normal in the first week. But that was it. Now it's 8/21, and no more bugs, plus NO new bites since the treatment day. After having close to 50 bites, this is a welcome reprieve. Thanks, BABB! read more

As of today, we didn't use their service. However, during the interaction until now, Jeremy was very knowledgeable, very helpful, and not in a rush to sell something. Dealing With bedbugs is a very stressful situation. Not wanting to deal with a full on infestation, I researched my options after finding a live one in my home. I compared different prices and methods between various companies in the Bay Area. These guys were very patient with me. After calling them on multiple occasions, with my anxious felt questions they continued to sound happy to answer my queries. Their quotes came in a little lower than another company for the same type of treatment I received. The only reason why I don't give them a full five stars is because they did not prepare me of what my house would look like when the treatment was done. It was literally flipped upside down. I'm OK with it because I want the job to be done thorough, but a warning would've been nice. I like that they explain the preparation process in detail. The preparation process is huge, but dealing with them was very easy. They would answer any questions I had up until the day of treatment, via text. I hope you never have to call them, but if your having a problem, they are the ones you want to call! read more

If I could give more stars I would. I was super stressed when I confirmed I had bed bugs in my apartment, as I'm allergic to them and was getting horrible swollen bites. Managing it myself or going with a solution that killed them slowly over multiple weeks was not an option - I needed them gone ASAP. Jeremy answered my calls and texts extremely promptly and was professional, calm, and reassuring, even though I probably sounded panicked. He was knowledgeable and answered all of my questions with a lot of patience. We scheduled a heat treatment for a couple days out from my initial call, and it was awesome that I could get it done so soon. He was even able to accommodate the fact that I was an hour away from my apartment on the day of the treatment, and we arranged it so that I didn't even have to be present for it. The prep process definitely took a lot of thought to make sure we removed all heat-sensitive items from our home, and I absolutely expected it to look like a tornado came through after the treatment, but it ended up being way less of a mess than I though it would be, and Jeremy communicated afterwards about any items that were moved during the process. He even sent a picture of a temperature gauge in the house to prove that it reached the intended temperature. I came home after the heat treatment and haven't seen a bed bug or received a bite since, and it's been a month and a half. So happy with the results, and hopefully they're gone for good. I actually told all of my friends that they shouldn't be scared of bed bugs because there are great solutions like Bay Area Bed Bug! read more

Jeremy and Thermal Solutions are a LIFE SAVER. We had tenants in my property and I am very diligent and when I shop for quotes I go through various companies. I went through Advanced IPM (Quoted me $4800 WTF), TERMINIX (gave me a verbal quote but still to this day never officially sent me a quote which sounds SHADY to me), A-PRO PEST CONTROL (the shadiest company of them all who I would NEVER work with and made me waste my time). I eventually got to Jeremy through a search. The moment I first called him on the phone he was very professional and very nice. He was responsive and kind and he knows his $hit. I also like the fact that he is a mom and pop business unlike those other big businesses. We made an appointment and he was ready to roll. He gave clear and detailed instructions on what they needed to do to get ready for the heat treatment. On Friday March 27, 2020 they came in (earlier than their appointment time) and they did the treatment. they were very helpful and gave full explanations on what they did and also offered a full one year warranty in case we run into any bed bugs in the future. He is simply amazing along with the other guy (forgot his name) who came with him. I will definitely be referring JEREMY to ANYONE! read more

Thermal Solutions is one of the best companies we've worked with. We were mortified to find that we had bed bugs last month. My wife had been getting bit for a few weeks but we did not have any of the other tell tale signs of bed bugs. We had a dog come to sniff everything out but my wife had been so thorough in cleaning the house, the dog didn't pick anything up the first time. After we had a treatment by Planet Orange for what we thought were mites, my wife was still being bit. That's when we had the dog back and they found some bed bugs. We considered doing a chemical or heat treatment and wanted to make sure to eradicate the bugs for good so we went with heat. We spoke to three different companies and Thermal Solutions was our clear choice. They had availability when we needed them, answered all of our questions and had reasonable rates. When the Thermal Solutions Team arrived at our home they helped identify additional items that would be damaged by the heat and should be stored in our garage. We discussed our LVT flooring and they did not think it would be an issue as it was higher quality and thicker than most but they said they would do their best to keep the direct heat off the floor. We left once they were set up and while they worked they stayed in touch with us sending heat readings on each room. When we got home the house was still warm/hot but we were confident that all the bugs were dead. The only problem was that one piece of our flooring has buckled where the main heating duct had been. They had seen this and told us ahead of time. When the flooring cooled it came down a bit but not all the way. Thermal Solutions said they would cover the cost to fix it. Even when the estimate came in higher than we expected, they supported what they had said and covered all the repair cost. Overall, Thermal Solutions did the job we hired them to do and acted with integrity. It's rare to find a company that meets our expectations and it was nice to find one that did. read more

If you're suffering from a bed bug problem, you've come to the right place. I've got nothing but good things to say about this business. We were dealing with bedbugs for weeks, thinking we could handle it ourselves (seriously, you can't). After resorting to sleeping on cots with Vaselined legs in the living room to avoid being bitten, we decided it was time to call in the professionals. I requested quotes through Yelp from maybe 12 businesses. It was very difficult to get quick responses and most of the few that called me back seemed flighty and unprofessional. About half of them only offered a solution in the form of spraying chemicals. I'd read in many places in my research on how to deal with these nasty bugs that chemical-only treatment is never 100% effective. Some combination of heat and spray is needed to get to full extermination. So these were out. I actually ended up finding Thermal Solutions from a Google search after striking out with Yelp. I filled out the contact form on their website and waited for a callback. I was floored that my phone started buzzing after only 10 minutes. I spoke with Jeremy (the owner) and was immediately put at ease. It was obvious that this guy knows his stuff. He was very clear about the plan of action and just a pleasant guy in general. He agreed to come by the next day to do a free inspection. During the inspection, he attentively listened to my concerns, made sensible suggestions, and was nice to my cat. We decided to book him. Fortunately he had an opening within just a few days. Jeremey and his crew arrived at exactly the time he said they would. We had followed his prep instructions and left the house for the day to allow them to do the treatment. He texted me when it was safe to return (about 8 hours later). I'm thrilled to say that we're bug free and finally back to a normal life. If you're serious about actually getting rid of bed bugs in your own home, this is the company to work with. Plus, these guys have a 60 day guarantee, so if the first treatment didn't work, they'll be back to make things right. read more

I'd give 100 stars if I could. My Mom is 96 with 24/7 care using 5 caregivers. One caregiver noticed the bugs on love seat. My Mom is on the other couch all day and sometimes sleeps on it. Never dealt with anything like this. I called a national know company and they came out next day & confirmed they were bedbugs. Suppose to get back to me next day. Didn't hear from them. Starting searching & found Bay Area Bed Bugs. From first contact Jeremy was awesome. Explained different treatments & answered all my questions. Went with the heat treatment for whole house & spraying base boards. Sent him so many texts with so many questions. Answered them all quickly & thoroughly. When I talked to him, always so patient. On treatment day I called their main number as I forgot to remove some meds from a cabinet & wanted them to forward message to techs at house. Felipe answered the phone. Told him my issue & he said no problem he was there! Said he would move them to refrig, although most likely not an issue. He reiterated he would call me when done & I asked how soon we could enter to open windows & start portable AC so we could cool house off & bring Mom home. He said he if we wanted he would do it! That was so helpful as my husband & I didn't have to come over as early as we thought to open things up. Following up they sent a report and also answered a few questions I had. The heat treatment is pricey, but worth it. Went with it as they were found in living area that wasn't able to be closed off, like a bedroom. Comes with 6 month warranty, a bought an additional 6 months at a very reasonable price for insurance. I am so thankful I found them and highly recommend them. They also referred me to Scent-tel to have my home & caregiver homes check for bedbugs. Use dogs. Came today and Charlie was great and cute (I'm not a dog person, but he was sweet). Took 20 minutes and were given the all clear. Thank you BA Bed Bugs for the referral. read more

Thermal Solutions was professional, easy to work with, and experts with diagnosing our bed bug issue and treatment. I spoke with Marcel on the phone who was super knowledgeable and helpful. Jeremy came out to the house to set up all the heating equipment with care, consideration, and efficiency. I live in a large 8-bedroom Victorian house in San Francisco and he knew exactly how to prep the rooms effected. Talking with other pest control companies, one mentioned there is a risk that bed bugs can travel away from the room that is getting heated but this is simply not true. Jeremy showed us how bed bugs stay put in the area effected and don't know what's happening until it's too late, once the target heat is reached before they die. We had an infestation of at least 7 weeks, maybe more but this took care of it completely. I highly recommend Thermal Solutions to anyone who is dealing with this nuisance of a pest. You will have peace of mind with Thermal Solutions' method of heating a room for 24 hours in order to properly penetrate even the walls with heat to ensure complete eradication of bed bugs. Thank you, Jeremy and Marcel! read more

A family's worst nightmare is to have bug bites and you're not sure exactly what's biting you! For the past several months we would get bites on and off. We didn't think much of it and thought maybe the problem would just go away on its own since we couldn't find any signs of infestation. But then the problem started getting worst the last 2 weeks when they started biting my toddler. I started to panicking and spent everyday steaming, drying, washing and vacuuming nonstop. The scary part is these bugs are invisible, you can't see them and only know they're in your house from evidence of their bites. Thank god I found Thermal Solutions on Yelp. Jeremy was very kind and informative from the start. He answered all my questions promptly and was very empathetic to my concerns. I wanted to make sure the solutions to killing the bugs were safe for my children and preferred the heating treatment instead of chemical treatments. Jeremy offers the heating treatment with a 90 day guaranteed to back it up which was perfect. Also he's very reasonable with his pricing which we appreciated since we are currently also dealing with covid-19 "shelter in place." Jeremy was able to come the following day. They arrived at 7am and helped us moved some heavy boxes out of the house. Jeremy and Marcel were very professional but mostly they gave me a sense of trust and hope that when we return home later we will be BUG free, meaning no more bites! We left at 8am and returned home at 2:30pm. House was warm and I saw some dead spiders which I was happy to see cause I know the heat was killing whatever it was that needed to be killed.
