At last I called Verrazano Roofing and Mr. Larry came to give me an estimate. He saw what was wrong. It was during winter of 2020 but it was mild and he told me it could be done. He came with a large crew of employees who were respectful and did the work in a very neat way. Even the hatch was fixed without my asking. They brought two pieces of wood, raised the hatch, put roof material around it and even installed the two locks I had there before. Not that the hatch is more important than the roof but it is important too. They also sealed around the two new skylights which he did not install because I did not know Mr. Larry and his crew were so good at what they do, or I would have bought them from him. The roof was guaranteed for ten years against natural leaks. I think and hope the roof will outlive me. I wish I had money to call Mr. Larry again for other work unrelated to the new, beautiful, kosher roof. Highly recommended.

Bill and his crews did a great job of fixing the roof leak! It hasn't been leaking so far after the fix on 12/6/2021. Although they are not the cheapest among the vendors offering to fix the roof, they were very responsive, offered a great quality of work and a 10 years warranty! While all the other contractors I talked to needed at least 2 - 4 weeks before actually fixing it, Bill did the inspection himself and was able to schedule the work in about 3-4 days! His crews, Mario and another man who can't speak much English took just 1 day to install the new valley membrane and finish all the patching. And they cleaned up all the garbage promptly. There were only 2 things I was a little bit concerned about, which Bill promptly and patiently answered. (1) It's a bit cloudy/rainy on 12/6, so I was worried that might affect their work and was wondering if Bill wanted to reschedule. But Bill, based on his experience, assured me that they would be able to finish the work before the rain, and it shouldn't have any impact. (2) It's stated on the contract that the valley roofing material will be "new Firestone roofing with black mineral surface", but eventually what's installed is "Firestone SBS White". Bill explained that the white one would be a better fit because a silver coating is needed for the black one, and with Firestone SBS White, the silver coating is not needed. I am really glad and appreciate that Bill took the time to patiently and promptly address my concerns, and explained everything thoroughly to me! And he is very flexible with the payment methods as well! Overall, Bill and his teams did an awesome job! Thank you very much for the hard work! And I will post an update in 3 months - 1 year if anyone is interested!

Both of those companies quoted me around $2,500, saying I would need to remove fascia and gutters--without even inspecting the roof properly. The rainstorm of March 9th was terrible. We experienced leaks in the house that we hadn't seen…read moresince Superstorm Sandy in 2012. Unfortunately, we were too busy have it fixed immediately. About one month later, G. Keith Roofing & Waterproofing were working on a house up the block. While they were working on that house, they also inspected the roofs of other homes on the block, and cold-called for additional business. We chose G. Keith to fix our roofing issues because they were in the right place at the right time. Before hiring them, we checked pricing with a different neighbor who used a different vendor. G. Keith's plan and pricing were approximately equivalent to that other vendor. G. Keith essentially added a new SBS bitumen layer to our roof, sealed it, and provided a 10-year warranty. This treatment was more economical than a complete roof replacement, but not all roofs are eligible -- it depends on the existing number of layers on the roof. They did the job in about 3 hours, with an additional hour combined for equipment and supplies set-up and tear-down. George provided lots of photos of work in progress, and a video too. We were able to climb up onto the roof to inspect the work and ask questions. According to George, future maintenance might be re-flashing the sides in six to seven years, but otherwise the roof should be maintenance-free for the next few years. It was interesting to compare our roof to our neighbors' roofs, and see to how important it is to mitigate deficiencies sooner than later.

Process took about 4 weeks from estimate to completion of work (2x follow up visits for patching/touch ups post 1-day roof completion) . While the roofers that came to do the work were somewhat in hurry and didn't completely protect some existing items, no harm no foul, and quick work with only minor ding-ups that were fixed within the next week. Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.
