After giving me an estimate, he even came back the next day to double-check the flat roof area--even though I was only asking for an estimate for the shingles, as I thought that was where the leak was--and to make sure there was no additional damage, even though he didn't know if I was going to go with him to repair my roof. That level of care really showed how thorough and reliable he is. His crew was equally impressive--professional, clean, and clearly experienced. They set up everything flawlessly and even took the extra step of cleaning up my neighbor's area when the work was done. What really stood out was how much Gino goes out of his way for his customers. He even drove all the way from Brooklyn to New Jersey just to pick up the colored shingles my mom wanted because they weren't available locally. On top of that, he made extra installations at no cost, despite already giving me a discounted price, and even provided a brand-new gutter free of charge out of his own pocket. At last I called Verrazano Roofing and Mr. Larry came to give me an estimate. He saw what was wrong. It was during winter of 2020 but it was mild and he told me it could be done. He came with a large crew of employees who were respectful and did the work in a very neat way. Even the hatch was fixed without my asking. They brought two pieces of wood, raised the hatch, put roof material around it and even installed the two locks I had there before. Not that the hatch is more important than the roof but it is important too. They also sealed around the two new skylights which he did not install because I did not know Mr. Larry and his crew were so good at what they do, or I would have bought them from him. The roof was guaranteed for ten years against natural leaks. I think and hope the roof will outlive me. I wish I had money to call Mr. Larry again for other work unrelated to the new, beautiful, kosher roof. Highly recommended.

Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

Bill and his crews did a great job of fixing the roof leak! It hasn't been leaking so far after the fix on 12/6/2021. Although they are not the cheapest among the vendors offering to fix the roof, they were very responsive, offered a great quality of work and a 10 years warranty! While all the other contractors I talked to needed at least 2 - 4 weeks before actually fixing it, Bill did the inspection himself and was able to schedule the work in about 3-4 days! His crews, Mario and another man who can't speak much English took just 1 day to install the new valley membrane and finish all the patching. And they cleaned up all the garbage promptly. There were only 2 things I was a little bit concerned about, which Bill promptly and patiently answered. (1) It's a bit cloudy/rainy on 12/6, so I was worried that might affect their work and was wondering if Bill wanted to reschedule. But Bill, based on his experience, assured me that they would be able to finish the work before the rain, and it shouldn't have any impact. (2) It's stated on the contract that the valley roofing material will be "new Firestone roofing with black mineral surface", but eventually what's installed is "Firestone SBS White". Bill explained that the white one would be a better fit because a silver coating is needed for the black one, and with Firestone SBS White, the silver coating is not needed. I am really glad and appreciate that Bill took the time to patiently and promptly address my concerns, and explained everything thoroughly to me! And he is very flexible with the payment methods as well! Overall, Bill and his teams did an awesome job! Thank you very much for the hard work! And I will post an update in 3 months - 1 year if anyone is interested!

Both of those companies quoted me around $2,500, saying I would need to remove fascia and gutters--without even inspecting the roof properly. The owner compared removing only the wet sections with replacing the complete roof. Because the existing modified-bitumen system was heavily patched and approaching the end of its service life, full replacement was selected. NY Roofing removed the old roof to the deck, deteriorated material around the hatch was replaced, and tapered insulation was added to improve movement toward the rear drain. A new two-ply modified-bitumen system was installed with fresh wall flashing and metal edges. Materials were lifted from the street during a restricted delivery window, while the neighboring roof and occupied rooms below received additional protection. The finished surface had a consistent slope instead of the shallow depressions that had formed around earlier patches. Following several rainstorms and one freeze-thaw cycle, the bedroom ceiling remained unchanged.

I had a very recent experience with Big Rose Restoration. Let me give you a backstory. The entirety of my porch roof was in a terrible state with constantly leakage, so I looked for professionals to come and help me. The first contractor messed up dearly, but Big Rose came to the rescue. I had them replace the top layer of my roof and apply Aluminum coating which took around a day to be completed, by the end the porch roof was in perfect condition. Also we had some minor gutter installation which was done well. The workers were done within a day and were nothing but courteous. Honestly, I was extremely impressed and decided to give Big Rose some more minor jobs and eventually we had some brick-pointing done by them. All of this was for a great price, which was definitely worth the cost of the service provided. The estimate was same day, and the work had started soon after. Waras made sure that our yard was not dirty by the end of the job and made sure to clean everything up and check everywhere to make sure the aluminum coating didn't ruin my perfect backyard design. Honestly, I'd recommend Big Rose to anyone who needs their services. Big Rose already has some of the pictures from the porch roof repair up so I'll just put down an image from the Chimney repair they did. read more

My experience with Big Rose Restoration was phenomenal! I received a free same day estimate, and also a $150 discount from Waras. Here the Backstory: My roof started leaking and I needed a contractor to come and look at it. I had a few contractors come over but Waras gave the most competetive estimate in my eyes. It turned out that there was too much damage to my roof and the top layer had to be replaced (this is a flat roof btw). The Big Rose crew came over and started work asap, finishing the job up in 3 days (This is a 1500 square foot roof) which was amazing. The quality of the roof also turned out to be great. I did also need aluminum coating which was done very well since there was no leakage/spills. Waras also installed new gutters for us as the old ones were in terrible condition. Big Rose not only did this for me, they came and did masonry work including concrete repair, and tile installation. If Im ever in need of a contractor, I'm definitely going to be calling Big Rose Restoration and Waras! Im not sure how to post pictures but I will eventually get to it! read more

He was on-site within 2 days of the request and they began work 3 days later; whereas some contractors would try to upsell you on a full roofing job he told me in my case that it wasn't necessary (I know it wasn't since it was replaced 12 years back). He repaired all of the lines and applied an aluminum sealant and also went on to waterproof my chimney in another project on the same roof. Response to Request for free estimate was quick and reliable. I was given a price at the end of April 2024 but did not have the work done (due to me being unavailable) until June 3, 2024. They stuck with the same pricing, scheduled the work around my schedule and came promptly as promised. The job was thorough and Waras was very responsive to any questions or requests that I had. There is a warranty on their work and Waras welcomed me to call if any problems. _I was provided with photos of the areas they repaired that I could not see (masonry work on 2nd and 3rd floor of brick house). Waras gave us a quote 2 weeks ago and finished the project about a day ago; their team was professional and their insight was valuable. Waras also recommended us a diagnostic company which he isn't affiliated with which helped us lower the scope of work from a full basement waterproofing job down to a slab replacement and caulking application; he did still recommend us to fully waterproof the basement within the next few years so if the repair holds we'll definitely give him a call. We first met him for a roof inspection during the home purchase process. Since inspections need to be done quickly, he was able to come out by the following weekend since we lived out of state and had to coordinate it that way. He was very thorough and honest with his inspection. He never adds on additional work for the sake of it, no pressuring or upselling. I was very disappointed with my experience. I paid $12,000 to have my flat roof repaired and sealed, and I was given a warranty. When the roof leaked within the warranty period, it took months and several phone calls before someone came out. I was then told I needed nearly $10,000 in additional repairs because the roof was supposedly beyond repair. After inspecting the roof myself, I found the seams had never been properly sealed. When he added the fans, he cut into the EIFS and did a very poor job patching the channel he cut to hide the electric. This caused condensation inside the home and required immediate repair. Usman is a class act. He personally showed up to the project himself every single day. He also did certain parts of the project himself or was helping his men in any way he could by doing various tasks. The roof needed a sauna removal, which Usman and his crew did with extreme care, but also left lots of damage to the EIFS stucco. Usman and his team carefully repaired it. Upon repair, he inspected our roof and found many critical issues we were unaware of. It was not done in a "pushy contractor" way, it was done because he knows his business and his products so well, he wanted to figure out why the roof was requiring so much product and because he is INCREDIBLY detail oriented. It was because the EIFS was getting wet due to exposed limestone joints, which over time would have meant we would have to redo the entire EIFS (a very big and expensive job) and he also found an immediate future issue which would have caused a leak. We were able to fix and get ahead of both, while staying on the original timeline. I cannot tell you how much I appreciated Usman and his team's attention to detail from start to finish of the project. Over the past 8 years in my townhouse, I have put a lot of work into it. It is tricky to find a great contractor. One that is not only talented, but also cares about his work AND his workers!!! That is a true sign to me of a wonderful company. He not only ordered lunch for his crew, he ALSO ordered lunch for my housekeeper and myself! I kept calling my husband and telling him how kind Usman was and how thorough. He is EXTREMELY thorough. He is collaborative in the sense that he will listen to the owner (in this case me) and address any and all concerns or questions I had with thoughtfulness and care. We hadn't planned on restoring the front of my building, which is limestone, but I had a quick question about it (NOT part of the scope!) for Usman and after I received the answer, my husband and I decided to get a bid to do preventative work to restore the front using Usman and his team again. I will absolutely continue to be a repeat customer. Owning a building requires contractors and Usman and his team are absolute gems. Clean, courteous, professional, and talented. We have spent hundreds of thousands on "top contractors" and some have been good, some awful, Usman was great. I couldn't recommend Hi Tech Contracting & Restoration more.
