This mixed-use building had three small flat-roof levels connected by narrow exterior ladders. Each section had been repaired at a different time, leaving a mixture of coatings, cap sheets, and exposed patches. The upper roof drained onto the middle level, while the lowest section carried water to the building's only leader. The owners decided to replace all three levels together so the drainage transitions could be rebuilt consistently. Removal found four roofing layers over an older plank deck. Most of the planks remained solid, with replacement limited to six damaged boards near the lowest outlet.
