After inspecting the roof they found a flashing issue around one of the penetrations and showed me exactly where water was getting in. Instead of trying to sell me a full roof replacement, they recommended a targeted repair. The repair was completed within a few days and ended up costing far less than I expected. It's refreshing dealing with a company that's willing to fix the actual problem instead of automatically recommending the most expensive option.

We have a townhouse in Harlem with a roof deck that made the roofing project more complicated than…read morea typical replacement. Several contractors either didn't want to deal with it or proposed tearing everything apart. Goldenberg Roofing NYC took a much more thoughtful approach. They performed a thorough inspection and immediately pointed out several drainage and flashing issues that previous contractors had overlooked. They explained everything clearly, provided photos, and laid out a plan that actually made sense. The crew was professional, kept the work area clean, and finished the project on schedule. They carefully worked around the deck structure, addressed the waterproofing issues underneath, and improved the roof's drainage without creating unnecessary work. We've had multiple storms since then and haven't seen a single sign of water intrusion.. It's refreshing to work with a contractor that actually thinks through logistics before starting.

I am probably the annoying customer who reads every line of an estimate and asks what half the…read morewords mean. To their credit, nobody rushed me or acted irritated. They measured the roof while I was there, opened two areas to check for moisture, and showed me why another coating would not solve the problem. The replacement took four days and included removing the old material, correcting the slope near the drain, and rebuilding the hatch area. I received photos most evenings without having to request them. The dumpster pickup was late and cost us a parking space through the weekend. That part was aggravating, but it had nothing to do with the quality of the roof. The final price matched the proposal, and I understood what I was paying for.

The roof had developed widespread surface cracking, but the recurring bedroom stain appeared only…read morewhen snow melted slowly rather than during ordinary rain. Test openings found damp insulation beneath several older repair areas, indicating that the moisture had traveled farther than the visible stain suggested. The owner compared removing only the wet sections with replacing the complete roof. Because the existing modified-bitumen system was heavily patched and approaching the end of its service life, full replacement was selected. NY Roofing removed the old roof to the deck, deteriorated material around the hatch was replaced, and tapered insulation was added to improve movement toward the rear drain. A new two-ply modified-bitumen system was installed with fresh wall flashing and metal edges. Materials were lifted from the street during a restricted delivery window, while the neighboring roof and occupied rooms below received additional protection. The finished surface had a consistent slope instead of the shallow depressions that had formed around earlier patches. Following several rainstorms and one freeze-thaw cycle, the bedroom ceiling remained unchanged.

We weren't dealing with a roofing issue so much as a drainage problem. Every time it rained…read moreheavily, water would overshoot sections of the gutter system and run down the side of the building. After taking a look, they found several areas where the gutters had the wrong pitch and some downspouts weren't handling runoff properly. They replaced portions of the system and corrected the drainage layout. The difference was immediate. The next storm was basically the test and everything worked exactly as it should. No overflow, no water running down the masonry, and no surprises on the final invoice. Sometimes the smaller projects tell you just as much about a contractor as the big ones do.

Our repair shop has several exhaust openings and equipment curbs spread across the roof. Most of…read morethe leaks were concentrated around those details rather than in the open field. During replacement, the equipment was lifted in stages and each curb received new flashing. The adhesive smell was noticeable inside for part of the first afternoon. We opened the rear doors and managed, but advance warning would have helped. Walk pads were installed between the hatch and the units to protect the new PVC. The shop never fully closed, and the storage racks remained covered until the work passed inspection. The process was not effortless, but the result has been reliable.

The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

The roof on one my buildings had reached the point where the frequency of repairs were becoming…read more.. exponentially more frequent. So, it was time -- full roof replacement. Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

Our building had an older built-up flat roof that had been patched and coated so many times that it…read morewas difficult to tell which layer was still providing the waterproofing. The visible problems included surface cracking, loose flashing at the parapets, exposed reinforcement in several patches, and a broad area of standing water around the primary drain. We had also experienced intermittent staining in two top-floor apartments, particularly after snowmelt or several consecutive days of rain. The contractor inspected the membrane, drain, roof hatch, plumbing penetrations, and perimeter details before presenting any options. A recover system was discussed, but the possibility of wet insulation beneath the existing roof made a complete tear-off the more appropriate choice. The proposal was detailed enough to separate demolition, insulation, membrane installation, metal work, drain improvements, and potential decking repairs. That was important because we wanted to understand what was included before the roof was opened. Removal exposed saturated insulation across the central low area and limited deterioration in the wood deck surrounding the drain. The crew photographed and measured those sections before replacing them, and the additional wood remained within the allowance listed in the agreement. The remaining deck was refastened and prepared instead of being replaced unnecessarily. A tapered insulation plan was used to improve movement toward the drain and reduce the amount of water collecting in the center. A high-density cover board provided a stable surface above the insulation, followed by a two-ply modified-bitumen roofing system. The base and cap-sheet seams were offset rather than stacked directly over one another. New reinforced flashing was installed at the parapet walls, roof hatch, plumbing stacks, and several difficult inside corners. The primary drain was rebuilt into the new assembly, and the overflow opening was cleared and properly integrated instead of being left obstructed by old roofing material. The building remained occupied throughout the project, so interior protection and daily waterproofing were significant parts of the experience. Residents received advance notice of the working hours, and the crew checked the affected apartments after the old roof was removed. Only a controlled section was opened at one time, and every stopping point was sealed before the crew left. Management received progress photographs showing the deck, insulation layout, membrane layers, and completed flashing. Questions went through one project contact, which prevented contradictory information from different workers. Cleanup included the roof surface, lower setback, rear courtyard, shared passage, and interior access stairs. The drains were flushed and tested during the final inspection. We also received final photographs, membrane information, written warranty documents, and maintenance recommendations in one organized package. Several sustained storms have passed since completion, and the top-floor ceilings have remained dry. A small amount of temporary surface water can still appear immediately after heavy rain, but the broad ponding area around the old drain is no longer present. The clearest positive aspect was that the contractor treated drainage, concealed moisture, and flashing as connected parts of the replacement rather than simply covering the visible roof.

The flat roof over my mixed-use building in Astoria had been covered with a liquid-applied membrane…read moreseveral years earlier. Cracks and pinholes began appearing across the surface, followed by larger areas that peeled away with light pressure. The failures were not limited to seams or penetrations. Adhesion testing showed that the coating had been applied over a poorly prepared and locally damp substrate. Moisture had spread through the fiberboard below, making another coating unreliable. The owner chose to remove the liquid membrane and the older roofing underneath it. Removal required more hand work than an ordinary sheet-membrane tear-off because the coating thickness varied considerably. Once the concrete deck was exposed, it was cleaned of residue and allowed to dry. Damaged areas around two abandoned pipe openings were repaired and filled. New tapered insulation corrected ponding along the center of the roof. A high-density cover board provided a consistent substrate for a two-ply modified-bitumen system. Reinforced base flashing was installed at the parapets and stair bulkhead without relying on the remaining coating. The occupied storefronts stayed open, with removal scheduled before their busiest hours. Coating fragments were vacuumed from the roof, setbacks, and sidewalk enclosure. The finished assembly passed drainage and adhesion inspections before the project closed.

Our roof was hidden beneath a wood deck, so the first replacement decision involved more than…read morechoosing a membrane. The deck had to be removed, the roofing needed to be inspected after it was exposed, and the walking surface then had to return without damaging the new work. Water had already reached the bedroom ceiling below two support locations. We could not comfortably pay for the entire roofing project from savings after budgeting for the separate carpentry work. We paid part of the roof cost ourselves and financed the remaining approved balance through a third-party lender. The lender established the monthly terms, while the roofing business did not provide the loan or make the approval decision. The deck removal and reinstallation were covered under a separate carpentry agreement. Those costs were not described as part of the roofing financing. Numbered boards were lifted and stored on the property so reusable material could return to its original area. With the deck removed, the old EPDM membrane showed punctures beneath several sleepers and supports. Some sleepers had been placed directly on the rubber, while others had been fastened through it. Debris had also accumulated around a drain that had been difficult to reach for years. Moisture testing found wet insulation around the punctured areas and drain. The wood deck below remained sound except for one limited section near the bedroom leak. That area was photographed and replaced before the new roof assembly began. The replacement included tapered insulation, a cover layer, new EPDM membrane, parapet flashing, drain work, and a rebuilt threshold at the terrace door. Protective pads were positioned beneath the redesigned deck supports. A removable group of boards now identifies the drain-access point. The lender approved our application quickly, but final processing took another day after an additional income document was requested. That delayed the roofing start without affecting the carpentry removal. We received the revised construction date before any roof surface had been opened. Two older deck boards split while they were being lifted and could not be reused. The carpenter supplied replacements, although the new boards were visibly lighter at first. That difference was expected to soften as they weathered. After the deck was reinstalled, the roofers returned to inspect every support location. One support sat partly outside its protection pad and was repositioned before the terrace reopened. Photographs show the completed membrane both before and after the deck returned. A small amount of sawdust remained near the parapet after the first cleanup. It was vacuumed during the final visit. The access stairs and bedroom below were also checked before the interior protection came down. The terrace has now been back in use through summer heat, winter weather, and multiple heavy rains. The bedroom remains dry, and we can reach the drain without dismantling half of the deck. Using savings and financing together made the roof manageable, while keeping the carpentry agreement separate made it clear which contractor was responsible for each part.

The roof had developed a low area halfway between the front and rear drains. Instead of forcing all…read morethe water toward one side, the replacement design divided the drainage more evenly. Tapered insulation now directs water toward the closest outlet. A few shallow wet spots remain immediately after rain, but they disappear quickly. The large puddle that used to sit for days is gone.

This here is a review for Jon and the Big Apple Renovators' crew for their roof replacement job…read more(June 2022). What started out as a minor roof repair for a water leak developed into one of my better home investment decisions. As a first-time homebuyer experiencing an ongoing leak, I weighed my options for a roof repair with several roofing contractors. What stood out about Jon and his team was their positive reviews and responsiveness. An estimator came to my home in less than 12 hours for a free quote and more importantly, provided insight to where the water was coming from and options to remedy the problem. Based on my conversations I decided to go with a small, repair job. When the roofers began their work, the situation evolved into something more serious. Inside I feared this all along: that a repair would only delay the water from eventually coming back into the house. And that's when I talked it over in person with Jon. He sparked my inner financier and advised that a complete roof replacement would be a long-term investment for the home and the work would be covered for 50 years under the GAF warranty. I agreed. Unbelievably, his crew of 10 guys showed up the next morning, and like a well-oiled machine, completed the job that same day. Jon and his crew were a pleasure to deal with and I appreciate them fitting me into their schedule on such short notice. I put utmost value in customer service and Jon exceeded them completely. Only time will tell how the roof holds up, but I'm confident if there's any issues, he'll be the first to know and respond. Peace of mind goes a long way, thanks Jon and B.A.R.!

I was concerned about an issue but they came in immediately and checked it, and it was fine - I'm a first time homeowner so almost everything makes my antsy. I'm not easy to please, but I'd definitely recommend this company to others for roof replacements.
