I booked this hotel for as part of a business trip. It came highly recommended due to its swanky interior and thoughtful art pieces. Upon arrival, the doorman opened the entrance and the hotel receptionist was helpful in communicating the hotel features. The hotel is secure with requiring guests to use their key card to their rooms. They upgraded my room to a corner suite with a balcony (awesome perk). When I arrived to the room, it was clean and well stocked. The odd thing was that the closet that held the minibar and snacks was unusually hot inside so it made me question if the snacks were affected. They partner with Aesop (which were the complimentary hand lotion, soap, body wash, shampoo, and conditioner) which elevated the experience. The room also has features that automatically cover the shades and turning lights on. It was a comfortable stay and would recommend for folks looking to stay somewhere unique. read more

Nine months later they still suffer from poor staff and service communication -- perhaps still short-staffed -- and also billed my stay using a deceptive average nightly rate in a way that clearly made my "complimentary" night nearly meaningless. Leaving a better rating since the experience at Peacock was great and food was delicious, however we chose to valet the car and upon getting it back, it reeked. I am not sure if the valet guy was experiencing some health problems, but I paid a wellness charge on my restaurant check so he should be able to seek medical attention. The valet was $21. They asked me if I wanted to tip on top of that. I reluctantly paid an additional $3. Unfortunately, I paid $24 for someone to sh*t in my tesla. It was so bad we had to pull over and air out the car. We searched for a dead animal since that was the only logical explanation for the rancid smell but we didn't find one. I am shocked this caliber of hotel has this level of service and I'm upset I tipped ahead of getting my car back. I am disgusted to say the least. We were ready to order, there was only another table at the time, and the waiter never came back. I'm a bit conflicted about reviewing this place, but I'm going to give it a shot. Yesterday was my birthday, and we met up with my aunt and cousin who were in town for a concert. When we arrived the lobby was packed with people waiting for a private dinner all dressed up in their finest clothes. We joined my family at their table and enjoyed some wonderful service and drinks. When we went up to the Piscina on the fifth floor, things weren't so great. Because we had dinner reservations later, we just ordered their version of guacamole which was not great. The small amount was just mashed avocado without any lime or salt at all which came with a bunch of unnecessary vegetables. Odd. My relatives ordered queso that they both said was too salty, and I saw it starting to coagulate and get thick and rubbery in a few minutes. It's a beautiful place but I'm not sure it's worth all of the hype. For a place that has such high prices, one would expect more consistency across all parts of the hotel and experience. read more

Nothing about my wknd felt luxurious so Remove luxury from their description. I was super ecstatic about visiting this chain. it had been bookmarked for over a month and I made it a mission to visit each location that they literally have. (when I find boutique hotels I love I literally make it a thing to include a collection of visits just to compare the cities aesthetic and service). Austin was first on the list but boy did they put a bad taste in my mouth. I understand they're new but it's definitely room for improvement in MANY areas. The design and interior beautiful! but I kept having weird uncomfortable unhelpful interactions with employees. we arrived and the room was not ready so the front desk assistant offered a food credit of $150 to compensate for the delay. Mind you I have been traveling and just got off of a plane so I'm just ready to relax and lounge and get a really good meal. We got our keys got situated came downstairs to eat & the restaurant host informs us that we cannot sit on the patio. (Although No one is outside) then he informs us that the reservations for the inside were uncertain. I'm confused now like what does that mean. We're hotel guests we didn't walk in off the street. Keep in mind there are literally three tables with two parties apiece sitting yet he could not fit us in until 8 o'clock (it's now 630). My first thought was oh maybe it's a Covid restriction but when I noticed the interaction with the next guest it was the same. He corrected the gentleman on his reservation being for 7:15 instead of 7pm & told him to wait in another area lol like really your being a jerk to someone's grandfather for a 15 min early arrival. we opted to sit at the bar and wait. Order drinks the bartender returns and says they ran out of grapefruit juice which was needed to make our palomas. at this point I'm getting irritated and hunger pains are kicking in so we decided to exit and find another restaurant within close walking distance. Next day, ordered in room dining but they did not bring all of the essentials for breakfast so we went to the pool deck to lounge because another restriction stated no employees were working the deck so you could only have in room dining delivered to the pool deck. this guy was the only lifesaver throughout this whole experience , although it took him 30 minutes to take drink orders and then another 30 to come upstairs and place food orders he comped the first round and apologized a million times. & assured us that he would rush and get the food out. Upon checking out we noticed that the bill was higher & the room upgrade or downgrade (whatever they decided to do) nor the food credit had been applied. there was just always a constant bump in the road for the 48 hours that I were there. I hope that my visit at the San Francisco location next month is nothing like this. super disappointing. read more

A friend recommended this hotel. It's a high priced tier 2 hotel. The rooms are small w very poor function and amenities for the price. The TV is internet tv and does not work. I prepaid for 2 night but leaving after the first night to go to the four seasons. The lobby bar is full of people that obviously have bought into the hype but clearly have not stayed in one of these poorly designed rooms. I feel like every single dish that we ordered (which was four different dishes) had absolutely no sugar in them, and to be completely honest if you were trying to be healthy fine...but if you are trying to indulge, no ma'am! Every design detail of this hotel was stunning. We eat and drank at every restaurant bar and did not have a bad experience. Top tier service, especially Alexis G. At the Peacock Bar near the lobby. Could easily spend the day utilizing all of the hotels amenities. Hope was also so helpful in Spa services with referring a yoga studio in the area. Incredibly disappointed in my stay at this hotel. Had very high expectations given the buzz--and the price. Did not live up to either. The rooms are cramped and there is not a single drawer anywhere in the room. Do not expect to unpack your clothing--there is nowhere to put it. Also--and this is key--refuse any room that overlooks the alley. The sun literally cannot get into these rooms because the hotel is so close to the building next door. It's suffocating. On the plus side: the gym is the best I've ever seen in any hotel anywhere. And the bar scene is fun, but be prepared to pay Manhattan prices for a cocktail. Once upon a time a hotel like this could get away overcharging for a crappy room because of a perceived "cool factor." No more. We have stayed here twice while escaping to the city and I'm in love. I just sit in the first floor areas and stare at the architecture and decor. The entire place feels like a spa and a European getaway. (Designed, of course, by the famous Kelly Wearstler.) The staff uniforms are like nothing I've seen at another hotel; I'd actually love one myself. The rooms are gorgeous and the bathrooms are huge, which is wonderful since a lot of people who live around here are used to Texas-sized bathrooms at home. If I weren't loving my beyond-city-limits lifestyle, I'd take up residence here. Ps. Order the pancakes at Peacock. They're incredible. read more

We stayed here for one night on our trip to Austin and loved it. It is in downtown and walking distance to many restaurants and pretty central. Across the street is Flower Child, a healthy restaurant we had frequently a couple of times, and North Italia, Italian restaurant with good weekly happy hours. Customer service was superb like a five star hotel should be. Staff opened doors for us when entering hotel, and front desk staff was courteous and professional. The Proper is hip and trendy with a cool bar and swimming pool. We enjoyed eating at the Mexican restaurant, La Piscina, on the 5th floor, same floor of the swimming pool. The pool had bar service and we enjoyed some drinks there. I was most impressed with the gym. There were two reformer machines, Peloton bikes, water rowing machine, Stairmaster, two sets of weights, and weight machines. It's like a little Equinox minus the cold towels. Impressed! As other reviewers mentioned, the room is on the smaller side, but it fit our needs. The bar scene at the Peacock is full of what looks like stylish and trendy people and very cool. Had a juice here and coffee and service was great. We wanted to stay here for an extra night and would definitely recommend!! read more

The staff was incredibly friendly, everyone was 100% on-point with social distancing & masks, other Covid protections... and the pool appointments made it so easy to be outside on a gorgeous afternoon without worrying about it being packed. Our corner King with a Balcony was just adorable; and the bed SOOO INSANELY COMFY! There *is* construction going on right next door, but thankfully that didn't cause an issue. We enjoyed lunch at The Peacock with delicious food, and fully took advantage of the delightful toiletries. Can't wait to go back for another stay! read more

I have stayed at some amazing hotels around the US and the world. Really disappointed in this one. Room 823 is the size of my walk in closet facing the parking garage. You cannot open the shades for natural light as drivers are looking directly into your room. Therefore with closed shades and small nature of the room, it felt like a prison cell. All rooms on north side of building seem to be the same. Also since the room faces garage and alley, trash truck picks up bins at 5 am! Good luck getting any sleep! Was woken up with what seemed 10-12 bins being emptied. For the price per night, you expect a lot more. Upon checking in, was told room is not ready and I will receive a text in 10 minutes. 1.5 hours later, I asked front desk and the clerk says it will be 10 minutes. After 20 minutes we finally get a text. Throw in $59 valet parking, and $35 resort fee (all gouging the guest), not disclosed or highlighted when you make the reservation but in small print to purposely hide it. On check out day rang Guest Services for bell captain. Kept ringing and ringing with no answer for more than 5 minutes. Overall, big disappointment- will not return. read more

This is the second time I have attempted to have a positive experience at the Proper hotel. The visuals are wonderful, the design is wonderful but the service is like a scene from lost in translation. The room I booked and paid for was not the room I was given. They claim they upgraded us but in no universe was it imaginable that the room we were given was better or an "upgrade" . It was our one year anniversary and I asked for champagne and flowers to make it a special Night and none of that was done for us. I had numerous emails about what I needed to make the night special And I was assured it would Be handled. It wasn't . The Four seasons down the street would assuredly handle all of this. Service is everything in a 5 star hotel. The Proper poses as and charges as a 5 star hotel but has no concept of or offers the support staff To offer anything of the sort. I would like to say that Johnnie who works in the bar / restaurant is impeccable at his job and service!! Tiffany, the bartender is also an A+! Those two should be running the place!! If you had their care and spirit you would be winning!! We arrived and were impressed with the atmosphere and vibe. We were initially impressed with the staff (boy were we wrong!!). After a fun and low key girls night, I left three new and costly articles of clothing in the room. I was hopeful that I'd receive help from the hotel locating my items. Unfortunately, the staff has been extremely unhelpful in locating my belongings- to the point that I was promised multiple calls back and only received one. Once the items were deemed missing, and after a brief staff "investigation", management told me there was nothing more to do. If you can get past the cleaning staff theft, be sure to bring noise-canceling headphones and a white-noise machine. The noise pollution from the street all the way up to the 10th floor was astounding. A visit to the downstairs bar The Peacock will provide cool ambiance, but I'd probably skip the mediocre food and trendy, disgusting drinks. There's a cocktail called the Strawberry Rosé Shrub- I think I'd rather eat an actual shrub than take a sip of that again. Another cocktail called the Ruby Jewel Buck was stomach-ache-inducing. Around 7 pm, I heard a patron in the ladies room calling out for toilet paper - she had asked the staff several times for it, but never received it. This business has conducted one of the most unethical practices I've ever encountered and has therefore left me with no further choice but to report their reprehensible behavior. We had a SIGNED contract from them for our wedding date which is currently seven months away. When we originally tried to sign, they were difficult to work with (missed appointments, unreturned emails, etc.), but they blamed it on being a new property, so we assumed the problems would be worked out by the time our wedding came around. They have now contacted our planning service to cancel our wedding without any explanation, reason, or effort to try and follow through, citing that "they don't believe they will have enough staff" ...seven months from now. When asked by my planner to reconsider, or reevaluate much closer to that time (both reasonable requests), they refused. This is a major Marriott property in the heart of downtown Austin; I have visited recently twice and they have had plenty of business and staff on the average weekday; I do not believe this location is being honest or forthright with us. This staff and hotel management is immoral, unprofessional, and shameful. We have now lost money and opportunities as a result of their disgusting and unethical practices. read more

We stayed here last new year's, and we eat at MMH restaurants regularly. This one we are calling the "New Year's Eve let down." We booked here with their assurances they were taking Covid seriously. We learned upon arrival they were at 60% capacity. And ... our suite was not ready when we arrived, although told via phone it was prior to our arrival. We were asked to "hang out" for an hour and we found Goldies. After that time lapse, we were asked to move to the second floor because they needed the overflow space for additional problems with other guests. When we declined and said we did not feel safe (the lobby and bar were packed, too), they then told us the real reason to move us was they did not want our dogs in Goldies (where they originally directed us, and we had already agreed to the hefty pet fees to be there in the first place). Unreal. The way they handled it was disappointing - to say the least. Upon leaving, we observed people approaching the door not wearing masks and staff not performing any temperature checks or Covid protocols - the rush of people told staff they were "cold" and appeared very demanding. It grew more packed by the minute. The only - and I mean only - reason we will ever go back to The Proper is to dine at MMH restaurants. read more

Steer clear of this place as a wedding venue. They are unresponsive, unprofessional and unethical. We had a signed contract and had selected and put deposits on a florist, dj, photographer and videographer based upon our venue choice. We had also sent save the dates in the style of the venue. Now they have decided to cancel our contract without any good explanation or consolation . Through the entire process they rarely responded to phone calls and emails and had minimal communication with us. Wow- very disappointed in this KWID designed, KOR hotel. Upstairs bar is barely finished and dull. The Lobby and public rooms designed for cocktails and dining are sufficient but lacking in the usual Kelly Werstler style. Bland. Longhorns colors of rust and white seemed cliche in this town and as a seasoned designer in LA for many years, having stayed in many of her and KOR's hotels, I wonder if she's just called this in. Very dirty, bad lighting and don't even bother with the upstairs bar and restaurant as it is unfinished ( I hope?). The downstairs bar and restaurant had nothing available we wanted to order off the menu. Why did they open too early is our first thought ? Our second thought was let's just to go to the Four Seasons for comfort and good food. If you bring in a hotelier like KOR and KWID, please make it good? Great service at the front desk, friendly hosts in the restaurant and bar. Food was quite good. My biggest issue is with the rooms - the room was relatively small and dark and the walls between rooms are very thin. You can hear people talking in the room next to you. There's also construction happening across the street, so be prepared for some noise in the morning. Quite expensive for such a small room. read more
