They also paint if owner provides the paint. The other two contractors said they had to drill holes from inside the house (oh no, we had just patched out walls after the electrical work). So far looks like house is staying cooler in warm afternoons. We shall see this winter!

Then they use a cork foam type backing to put in the holes as a vapor barrier and close it with stucco patch. Then comes the texture followed by primer. And if you provide them your matching paint they will color the patches too. They are nice and simple folks and easy to work with. We wanted to replace our old insulation because of rat droppings and also improve the temperature difference between our first and second floors, since our upstairs would get much hotter during the summer. Sebastian performed the inspection and was our main point of contact throughout the project. He was thorough, knowledgeable, professional, and easy to work with. The estimate was very fair, and he took the time to answer all of our questions without any pressure. We ended up replacing all of our attic insulation, installing a radiant barrier, replacing some of the ductwork, and adding a moisture barrier in the crawl space. On the day of the installation, a large crew arrived right on time. They did an excellent job protecting our home and keeping everything clean while they worked, and they completed the entire project in a single day. It was very expensive but we went with them mainly because the "inspector" (a salesman through and through) had excellent English and promised to personally manage the project. He answered one subsequent question and then disappeared, never to be heard from again. The estimated 3-day job took 3 weeks, with schedules shifting daily, different crews, minimal work days, redundant and often incorrect communication via text and email, and no explanations of what was going on. The crews were friendly but spoke minimal English. It was difficult to understand what was done, not yet done, or not intended to be done. Once they left, the critters remained. Staff came back 3 or 4 times to seal additional openings ... to the wrong area (crawl space rather than attic). The most recent visit by Jorge was very good. He had good English so his explanations were understandable and helpful. He found and fixed two more openings - these at roof level - and recommended a spray that can repel rodents from returning. Communication: Ezequiel Mas spoke English well, was honest, transparent, and easy to work with when asked direct questions. While he was not naturally proactive in communicating updates, he responded clearly and openly when questions were asked directly and persistently. Collaboration: Ezequiel Mas was very responsive to requests throughout the project. He assisted me with a long ladder so I could access my attic and conduct a 1.5-hour visual inspection after the R-38 insulation was installed. He also willingly provided photos of attic areas I could not easily inspect. Workmanship: Ezequiel Mas and his crew delivered strong workmanship throughout the project. They customized and installed galvanized wire mesh to prevent rodent access to the attic, replaced the old vent soffit with galvanized wire mesh alternative, and inspected all crawl space vents, sealing gaps where needed. Ezequiel also replaced 2 crawl space vents at no additional charge using materials I had purchased, which I appreciated. Most importantly, both Ezequiel and his crew were able to maneuver efficiently within the attic's tight spaces. From insulation removal and rodent-proofing to air sealing, sanitation, and R-38 insulation installation, they completed the work thoroughly and professionally. Post-Installation Homeowner Visual Inspection: I personally entered the attic and inspected all accessible areas. Based on my visual inspection, I confirmed: 1. R-38 insulation was present throughout the attic, generally ranging from 8 to 12 inches in depth. In areas where the insulation depth appeared lower than 10 to 12 inches in depth, Ezequiel explained that the insulation was more densely packed. 2. The tighter attic edge areas were insulated and did not contain noticeable voids. 3. Vent soffit openings remained unobstructed by insulation. 4. Areas requiring additional sealing were promptly addressed when identified during my inspection. A Few Notes for Future Homeowners: Scope Clarity: Be crystal clear on your contracted scope. Promotional add-ons (e.g., complimentary air duct or dryer vent cleaning) may end up serving more as a sales funnel than services actually performed. It's best to keep your focus strictly on the core work you need. Scheduling & Boundaries: Stand firm on your own timeline and project sequencing (especially if coordinating alongside other major projects like a roof replacement). The company's administrative side may push for their own convenience. Come prepared with your own knowledge, be persistent with your boundaries, and don't let outside pressure or pushback dictate your house's readiness.
