II have never experienced such rude and unprofessional service from a company. When I called the front desk to ask where I could submit a formal complaint, the receptionist told me she needed the property address and the name of the person the complaint was regarding. I provided the information, and she gave me the name of someone who had already been copied on previous emails but had never responded. I then asked who I could contact above that person. The receptionist told me there was no one above her. I replied that this could not be the case, as she is clearly not the president of the company and must report to someone. At that point, the receptionist told me, "I am not here to listen to your grievances." When I attempted to clarify that I simply needed the name of the appropriate person to contact, she interrupted me, said she had another call to answer, and placed me on hold. I told her that I was not trying to share my grievance with her--I only needed the correct name. She then hung up on me. When I called back and waited on hold again, she answered. I asked for her name, and she responded only with, "How may I direct your call?" When I repeated my request for her name, she hung up on me a second time. I find it unbelievable that a company of this size provides such poor customer service and continues to operate this way. Homeowners pay substantial management fees and should not be treated with this level of disrespect. read more

I have been dealing with Associa Hawaii for 6 months. 7 units above were filling the wall in between my bathroom and laundry room with sewage from cracked pipes. David Simpson, and Charles Loane have left my unit without a bathroom and now kitchen, so it's not livable. They removed walls and even backed their nightmare into my kitchen sink flooding my bottom kitchen cabinets while they said they were fixing it... They finally fixed the pipes a week ago and while David repeatedly stated my tub was going in as well as the toilet for the last 3 weeks... Surprise I wake up to a text stating they flooded my condo again...and nothing has been installed in the bathroom... SURPRISE NK plumbing was out and had the main stack drain fixed in two days....BECAUSE IT WAS AN EMERGENCY??? But my unit wasn't? I at this point I am out $12, 500, My insurance will not cover that nor will associations insurance. Since the next month is coming in a week it will be $15000. Pauli Wong the president of this office hasn't returned my call, because I asked who caused this to take so long? David was on vacation for 2 weeks during the last flood...I'm still waiting for help. They will blame the board again, altho they are hired to help the board through situations like this. My repair should have been fixed in a few days. read more

I am beyond fed up with the appalling lack of professionalism and customer service from Associa Hawaii, particularly in my community, Town Homes at Pearl Ridge. Like many homeowners, I experienced some financial hardship, fell behind on my dues, but ultimately worked hard to bring my account current. While working with my mortgage company on a loan modification, I needed specific documents from Associa Hawaii. That's when I fell into the circus show that Associa Hawaii calls its workflow--a fiasco of incompetence and indifference. I was directed to my so-called "community manager," Olivia Warner, who was newly appointed at the time--a truly unfortunate choice for a promotion. I called her numerous times, left voicemails, and gave her days, then weeks, to respond. Silence. When she finally bothered to reply via email, it was a dismissive, casual, "Oh, I was on property, what did you need?" Once I explained my request, she promptly passed the buck to their "legal department," dumping me into the equally useless offices of Porter Kiakona Kopper LLP, specifically to paralegal Kimmy McCaskey. From there, my situation went from one circus act to another. Kimmy was by far the most self-centered, narcissistic, and egotistical person I've had the misfortune to deal with in any professional context. Initially, she assured me that once my bill was paid, she'd provide the documents I needed. But after I paid my account in full, she backtracked, claiming she never said that and insisted my documents were already filed--and that I should just go find them myself on the BOC (Bureau of Conveyances). Desperate for help, I called the Associa corporate office in Texas, hoping that someone at a higher level would finally step in and address this mess. Instead, I was told they "do not have access" to my property records and therefore couldn't help. Even when I asked to file a formal complaint at the corporate level, I was simply redirected back to my local office--right back into the same chaos. The rep in Texas admitted she couldn't help me and claimed there was no manager or supervisor who could assist. So, I called the local Associa Hawaii office again to try to file a complaint. My next clown in this circus was the so-called "customer service manager." I explained my entire situation, including the months of silence, delays, and my desperate need for documents to satisfy my mortgage company. And all she could say was, "Oh, they might be busy. The community managers get busy from time to time and don't have time to respond to emails." Seriously? Busy for four to five months? Meanwhile, every time I call, I get two rings and straight to voicemail. Adding insult to injury, this manager then told me that if I wanted help, I needed to write another email and "someone will respond as soon as possible." Excuse me? I've been waiting five months already. I've begged my mortgage company for multiple extensions because of this fiasco. I needed answers, not endless excuses. For five months, from February 2025 until July 2025, I was bounced around between Olivia and Kimmy, with no resolution. I called and emailed Associa Hawaii's President, Pauli Wong, who also couldn't be bothered to reply. Ultimately, I had to track down one of their directors just to get anyone to take action. Even then, when Kimmy and Olivia finally provided the document I needed (which could have easily been sent back in February), neither one had the courtesy to acknowledge the delays, apologize, or recognize the hardship and stress they caused me. Homeowners like myself pay significant fees to this HOA, yet we are subjected to horrible service, dismissive attitudes, and blatant disrespect. Associa Hawaii clearly forgets they work for us--the homeowners--and instead treats us as nuisances they'd rather ignore. I am disgusted with how I was treated and want to warn other homeowners considering working with Associa Hawaii. They are unresponsive, unprofessional, and utterly incompetent. This experience has been nothing short of a nightmare, and I sincerely hope changes are made so no one else has to endure what I did. read more

Like so many I've grumbled about HOAs over the years...but things have changed at Associa! Leiomi handled our tree removal request professionally. Responding promptly, she kept us apprised at every step of the process with the Design Review Committee. She even conducted the inspection herself when I had finished the project. 21 days after closing, we still don't have access to our mailbox because I'm apparently supposed to be waiting for the association to give me the keys that have yet to show up. How is this even a thing? No one seems to have an answer to this and no one is responding to my emails! I feel like no one is working at all. I did not hear back from our supposedly project manager initials: D.W. So here I am, unable to get my mail, including important medications that are now just sitting in the mailbox. I've already missed doses but I will suck it up because what am I supposed to do? I am disapponted by the lack of accountability so far, I don't have high hopes.Honestly, I expected better. They don't answer phone calls or emails and they keep charging people's accounts with their bogus late fee scams after a payment was made. I do not say this lightly that if I could give Associa Hawaii 0 stars, I would. They have been unhelpful and unprofessional over the course of the last 6 months since we have been trying to address the water leak in our ceiling. Multiple emails, calls have been made to obtain status updates and guidance for next steps. Emails are not responded to in a timely manner. All calls go to voicemail. It is evident that our concerns are not a priority. The problem is frustrating to begin with, and they have only made it worse. Proceed with caution if you plan on moving or buying an apartment managed by Associa Hawaii. They should be ashamed by their lack of customer service. read more

Manager and staff were helpful in taking care of our billing issue. With recent increases of insurance and maintenance costs, fees had to be adjusted. Associa staff explained the increases and provided assistance in correcting processing late fee removal. Mahalo to Leilani and Manny. read more

Associa billed us for a couple of late fees towards our maintenance fees which we paid on time and I have proof that they cashed our checks on time but they still decided to scam us with their late fees towards the maintenance fees where we rarely see work being down by them. Time and time again, Associa Hawaii never disappoints in being a mismanaged company. I agree with the Yelp reviews. Since we moved to Honolulu, when I call about issues, I rarely get a call back. I have to keep on calling until I get an answer. When I do get someone, that person sounds lost. Getting customer service is like pulling teeth. Why hire someone for "Customer Service Supervisor" when that person does not know how to handle customer service at all? When I contact the office, I usually get an attitude (it sounds more like a reprimand) about getting the annual coupons. The positive point lies in their responding to emails. Albeit the staff responds slowly. However, within the past year, Associa started to hire some people who did care enough to respond quicker. I give that person a star. Update: I'm giving Associa overall one more star for one reason: Arnold. (If Arnold had his own Yelp page, he'd get 5 stars!) He singlehandedly resolved my issue within hours. All it took was a few phone calls, prompt follow-up, coordination, and a sympathetic ear. I truly appreciate everything he did to ensure we got our reimbursement check, from getting the approval and getting the check cut that day, to meeting my husband downstairs to personally deliver the check. He's a fixer and miracle worker! My comments about the rest of the staff and the experience still stand firm. Kona office rarely picks up phone calls. Dealing with a situation now where a company was called in for repair and weren't informed there is asbestoes in the walls. So they quickly left leaving behind asbestoe materials..Not their fault I'd leave also if I wasn't informed. No abatement has been done..water leak since May 1st..Claimed pipe was fixed only last week but i've asked 3 times who was the plumbers ( who went into a unit with asbestoe) but get no reply. Husband can't return to work as no place to stay. Seems pipe repair only became an emergency last week and not May 1st. N o accountabiliy from them or manager on site as he was to get the job done.. I could go on more.. but I'd be writing a book. read more

I received a letter from MTA (Mililani Town Assoc) that I need to repaint my home since it has been over 20 years and I understand the guidelines. When I called MTA, Leslie was so nice and even sent me emails of my home's color schemes to give to the painting company. The concern was I dont need their approval or permission to repaint as long its the same color as original, which I plan to do. I was told to contact AssociaHi and advise them also. So I called AssociaHi being they are the property mgt for Mililani Mauka, Destiny 2 subdivision. Got recorder for a woman and left msg, this was 1.5 weeks ago and no response. So I went on their "contact us" page and sent 3 emails along with message for someone to get back about needing approval for paint job. I told my paint guy to hold off until I get an approval from Associa first. Dont want to proceed, then months from now get a non-approval letter from AssociaHi. Even the paint company has expressed disgust with poor communication in the past that delayed some of his projects. Still NO response and it has been 2 weeks now. I figure this company picks and chooses who to respond to. I'm a nobody to them so why respond back?! There are other negative reviews which basically say the same thing. Shameful! read more

Bad management. Hire them at your rist. They started out with low management fee to beat other management companies on the island, then increase annually. I have Alexis Shea as my property manager, she doesn't answer emails, phone calls and her door is shut on us. The only people can get her attention is the board members. She is inexperienced and not organized, Associa Hawaii need to hire experienced managers to manage the properties on the island. read more

Our small condominium association was "transitioned" to Associa in the summer of 2023. Since the transition, at least 4 attempts have been made by Associa to hold meetings to elect members to the board. Associa is not allowing Zoom for the meetings. Owners are not voting by proxy and there is no quorum at meetings. Associa has not attempted to resolve the issue. The previous association manager had no problem in getting a quorum. Associa charges the owners for each failed attempt. read more

UPDATE: After posting this review (and another on Google), I was able to look through these Yelp comments and find the email address of a manager (Arnold, you are awesome!). He followed up with me within in an hour of my post. He directed me to the director of the representative with whom I initially had my very negative experience with. NIGHT AND DAY. This director (Rebecca, you are awesome!) called me right away and although I missed her call, she emailed to follow up as well. I was able to call her back the next day and she was very understanding of my concerns. She was extremely professional and personable and listened to my frustrations with care and concern. She provided me the information I was seeking and followed up on the bulky item pick up herself. It was removed 2 days later. The bulky item that was sitting there for MONTHS was removed 2 days after I finally got in touch with the right person at Associa. All of this to say, it really depends on who your representative is at Associa. If the person directly managing your property isn't responsive and helpful, seek someone else (seemingly higher up) and he/she will get the job done. It's unfortunate that it had to get this bad before my concerns were addressed, but at the end of the day, the bulky item dump is gone and I now have contact information for helpful and responsive people at Associa. read more

What is the purpose of a property management company that is not capable of serving the homeowners the association represents? We filed a homeowners claim for water damage. The associations insurance adjuster issued a check to the property management company who then is supposed to issue a check to the homeowners. Associa received the check from their insurance company cashed it 2 days and its been over 30 plus days and the homeowner still has not received insurance monies to repair their home. Sent numerous emails to Associa none of which responded but once your late on a association fee they'll send you immediately to attorneys for collection..Unbelievable!!!! read more

This company operates without a license. As of the time of this review this update this is the case. According to the DCCA website the license status of Associa is "LICENSE IS INACTIVE UNABLE TO PRACTICE". Also seems this company has other legal and management issues as well. read more

We loathe Associa Condo apartment flooded from above (common area supply line) AOAO sent us Premier. Small area of carpet still wet, after they finished. We had them come back with dehumidifier and fan and next day Claimed carpet was dry. The carpet was not dry and another company came and their test device confirmed it was still damp. Premier refused to come back. As usual Associa was not helpful. They refused to believe that the carpet was still damp. read more

The worst customer service. My landlord reached out several times for a coupon book to be sent to me. This was over 3 months ago and til this day still have gotten a single response other than from Lisa Morris who is no longer there. She left for a good reason. ASSOCIA Hawaii is The Worse Mis-managed Company by far! They will accept your money,post it then turn around and charge you Late Fees month after months! Now, we will have to get an Attorney to dispute the charges when ASSOCIA is in default.
