No matter what you do, stay away from Hudson Property Management (HPM). They present themselves as…read morea modern mgmt company with a flashy web portal where residents and condo board members can put work orders in, but it is all just flash. HPM has terrible service, instead of sending a person to oversee problems and repairs, they send "protocol", documents that are full of disclaimers to remind owners that HPM is not responsible for anything, and you are on your own. When water is pouring into your apartment, the last thing you need is a document called "leak protocol". When a major event occurs in your building, you need somebody from the management company on site to oversee the incident, you don't need a protocol document to tell you that you are on your own. The brothers that own HPM, are seriously bombastic AF. Ask the poor Parking utility guy that was simply trying to buy lunch at Fiore's a few months ago when he got aggressively harassed by one of the brothers who was pissed that he got a parking ticket. Or ask any of the multiple unit owners who've been aggressively yelled at by the brothers that "your building is a piece of shit, you are lucky that we are managing it for you" HPM Refuses to share financial documents with unit owners, in order to see anything financial related you must go to the HPM office in person during business hours, you must view them on a monitor, you cannot take pictures, you cannot take notes, you cannot pass go, you cannot collect $200, and they stand over you while viewing the docs. At the first sign of snow each year, many management companies will send out a notice reminding you to be careful, letting you know when your entryway will be shoveled, and letting you know how to contact them if there's an emergency. At the first sign of snow each year, HPM sends out a disclaimer reminding you that HPM is not responsible for any injuries or for clearing the sidewalks or for anything. Need your lightbulbs changed, no problem, put in a work order and HPM is sure to have the bulb changed within a few months , yes MONTHS. Moving in? Moving out? You need to pay HPM a $300 "non-refundable inspection fee", this is to have somebody from HPM come to your building to look at the walls after you move. Sure, maybe you can justify this as a service fee, but HPM will never actually show up to do that inspection. Damage in the building's hallway? No problem, just open a work order and HPM will send somebody out in 4 to 6 months to take care of the damage. Maybe they will fix it right the first time, but probably not. HPM has their own cleaning business that does things like taking your garbage out or cleaning the building. Watch out, they will make your building look worse than it looked before they cleaned. Want to rent your unit out, HPM will harass you to pay them for unit management services. HPM is shady AF, they frequently hide work orders on their portal and they have stopped showing the dates that entries were made on the portal (so you can't figure out how long it takes them to get stuff done). Have an opinion about HPM? Post a review? Want to share it on the Internet? Maybe put it on Reddit? Get ready, you will get harassing threats from HPM's lawyer "remove your review or we will sue you" They are full of excuses, their service is terrible, they are a disgrace that will run your building into the ground.

Firstly, I understand that the owner's responsibility includes paying for repairs within their unit. My original request was for the management to address issues in the common areas, specifically the hallways. Other tenants have been moving beds through these hallways uncovered, leading to a bed bug infestation throughout the building. Despite this being a clear management responsibility, my requests were ignored until I involved the health department, who then mandated immediate action. Regarding your response, you are correct that Adam was the exterminator. The manager I referred to in my complaint was Eric, who was extremely rude. As someone who works in property management, I am fully aware of the distinction between owner and management responsibilities. Additionally, I recently had a plumbing issue which a plumber identified as originating from another apartment. Despite calling at least four times and leaving multiple voicemails, my calls went unanswered. I have attached screenshots showing my call history, which contradicts your claim that there are no records of my calls. Each voicemail was over a minute long. Furthermore, I submitted several work orders that also went unanswered. It was only after contacting Donald, the president of the board, that any action was taken, and I am currently awaiting his follow-up. It is unreal for me to have to escalate issues to this level, especially when I pay for management services to handle common areas and building issues. Worse management company. I see they got sued already. I can't wait to potentially do the same! See below for each time I called and left a voicemail with no response.

Avoid RELB and Chris Burk at all costs. I would even recommend not buying into or renting in a…read morebuilding that is managed by this company. They are nothing but a total disaster. Your funds will be mismanaged, some bills will go unpaid, while other bills will be unnecessarily paid (RELB paid our Verizon bill for 8 months after we directed them to cancel). We were fined for some code violations 3 years ago, and never informed because the notice went to RELB. For 3 years late fees and fines piled up to a total of $3600 while none of the property owners were aware. Not to mention that Burk will require at least 3-5 reminders before completing any request that has to do with your building. Not once in 5 years of dealing with him did he complete a request the first time we asked for it. After owner meetings, he would promise to send minutes and follow-up documents and not provide these for months on end, until we would give up and just stop asking for them. I suspect other funny business with the money management, but cannot prove it due to the limited view of what we can see and access. If you see RELB or Chris Burk, turn and around and run away as fast as you can! I am honestly not sure if it is apathy or ineptitude, but either way the result is the same. Total calamity.

We've been in our apartment for over 2 years and have had horrible experience after horrible…read moreexperience with Hoboken Realty Management. It honestly seems like they couldn't care less that their residents feel this way. We've had several appliances that have needed repairs throughout the years (that totally happens and is no big deal at all!) but it's like pulling teeth to 1) get them on the phone and 2) get them to send someone out for the repairs. Kelly, the owner I believe, is rude when speaking to her on the phone (IF you can get her on the phone) and does not follow up as she says she will. A job is rarely taken care of with fewer than 4-5 calls over the course of several weeks. We've repeatedly had to reach out to our landlord, who will have someone come attend to the repairs nearly immediately. Luckily, we have a great place with no major issues. The biggest thing has been a broken oven, but that took over 2 weeks to fix. Our dishwasher has been heavily leaking for months now and after emails and calls, we've basically given up and decided to deal with it. I hope to see that, at the very minimum, Kelly and her team make a point to reach back out to tenants when they call or email as opposed to ignoring them. It's not really an option for us to simply find another management company for ourselves.

I'm a current tenant at DVORA Hamilton House, and unfortunately, I've had an extremely…read moredisappointing experience with how management has handled serious maintenance and habitability issues in our unit over the past several months. We moved in End of August 2024. From October 2024 through February 2025, we faced repeated breakdowns of essential systems that made the apartment borderline unlivable at times: No heat for nearly two full months (Dec 5 - Feb 2), during winter. We had to purchase and operate space heaters at our own expense. We also had to seek shelter at family's/friend's houses during really cold days because it was unlivable. Dryer malfunctioned for nearly a month (Oct 18 - Nov 13), with zero follow-up for weeks despite repeated requests. Refrigerator failed in February, resulting in about $300 in food spoilage. The response was delayed, and no compensation was offered. We also experienced ongoing problems with the stove, toilet, dishwasher, and the electronic door lock, all met with slow or no response. We submitted multiple written complaints and even issued a formal legal demand on April 10. Despite all this, DVORA failed to offer any resolution or compensation by our requested deadline. Their overall lack of responsiveness has been one of the most frustrating parts of this experience -- especially considering the premium pricing of this building. As a result, we have formally filed complaints with Jersey City Housing Code Enforcement and the New Jersey Department of Community Affairs, and we've issued a 60-day lease termination notice. We're currently planning to move out by June 25, 2025. I understand that occasional maintenance issues happen in any building, but DVORA's long delays, lack of communication, and failure to acknowledge tenant hardship are unacceptable -- especially for a property that markets itself as luxury living. I hope this review helps future renters make an informed decision.

ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me
