Jackson Heights

I've lived and grew up here all my life (36 years) and Northridge is THEE best value in terms of…read moreaffordable co-ops in Jackson Heights. The buildings are a block away from the Jackson HTS historic district, where a co-op in that section can run 50% more than what you pay for at Northridge. Not only are the buildings in a great neighborhood (i.e. lots of shopping, diversity of restaurants, public transportation, good schools) but maintainance of the premises are excellent and I've always had good neighbors. It doesn't matter where you live, shitty neighbors can make living anywhere a bad experience. But we've been lucky. Before buying a co-op in Northridge, or anywhere for that matter, you need to look into their rules of buying and selling. Every co-op board runs their building differently. Particularly, you need to ask about their down payment (last I checked they required 25% down), extra monthly fees for air conditioners and parking (huge waiting list), assessments and the flip tax (which gets everyone once they try to sell). There are several more rules they'll go over with you, but with any co-op you purchase, always have an attorney review their financial statements. R.I.P. PIZZA SAM . . .

When I lived in Section 3, it was managed by Delkap Management. The buildings themselves are…read moredecent, but they are old. Management/the Board changed rules while I lived there, requiring 100% carpeting, which is gross. No matter how clean you are, giant roaches will find their way in from neighbors or wherever. Hated it. Also this cluster is extremely far from the [7] train, but the area is developing, so if you don't need the train, it might be OK. You can hear most everything through the walls and God forbid you live under noisy children or heavy walkers. I could hear the woman downstairs screaming to relatives in Spanish on the phone. Not the place for peace and quiet. I left my laundry card in the laundry room (which is outside) and someone stole it. People also move your clothes when you come 1 minute after the cycle ends. Management/the Board will fine and charge you for everything. Need a copy of a document when preparing for your sale? That's $50. Want to pay electronically? Fee for that. I'm happy to have gotten out of there, though buyer beware, there is a TWENTY-FIVE PERCENT FLIP TAX, which is oppressive since you hardly make a profit after a few years and they take that away, too. There is storage which apparently didn't come with my apartment, a garage which you will never get into, and a courtyard which is a few benches in between the buildings that I sat in... twice in 8 years. I did save money, though. Cheers!

Reviewing a management company is a bit like evaluating a car dealership, there is a tainted…read moreindustry presumption they are all deceitful, so you are wary to believe or trust them, or rely upon the truthfulness of online commentary and referrals. So, it is important to acknowledge and appreciate exceptions of excellent service and reliability; praising individuals who show competency and pride in their job duties, along with respect, courtesy, and value in their interactions. VNYPM has proven themselves to be this anomaly, deviating from low expectations by restoring confidence and care, rather than sustaining doubt and apathy. As a shareholder for nearly 20 years, in a Pre-War Queens Co-op building, my comparative observations about the detached, duplicitous, ineffective multiple management companies, and unqualified absent Supers I have had the misfortune to witness; have been transformed by Anes with his conscientious responsive team. Especially outstanding, Amy with her diligence, kindness, and delightful sense of humor; and, Izeta with her empathy, flexibility, and trustworthiness. Anes, one of the owners, is accessible via email or phone, and has responded promptly with genuine concern and diplomacy to any urgent matter I have had, particularly health related required accommodations. Thanks to Anes employing Neoly, we finally have a professionally skilled, and dependable live-in Super, who is attentive, friendly, and hard-working. When VNYPM was hired several years ago by our newly elected board, they took over a huge mess; from financial debt and instability, to prior mismanagement negligence, a mendacious incapable Super arduous to fire, and many complicated major repair and maintenance issues. Throw in a pandemic, which created complex and combative lockdown and safety issues to navigate, and additional financial strain on the residents and building. Because of the smart guidance and leadership of VNYPM, and their recommendations and partnership to the Board, it is really remarkable we are now in the best financial shape this building has ever been in, with visible improvements of a modernized elevator, and demolition and installation of tiled stones to our expansive exterior entrance. Looking forward to seeing the interior painting started, and floor cleaning finished, which will make all the difference to re-establish its faded glory, Every building's situation and priorities are different, but they all have the same management needs for dedication, responsibility, accountability, consistency, transparency, prompt honest communication, and decisive action. Management companies are being hired for their expertise, but, let's not forget they work for us, even though they are managing us! VNYPM shows an understanding of this reciprocal relationship, and how properly servicing these demands guarantees mutual success and stability for them, and our residential buildings. VNYPM is receptive to suggestions to what they could do differently or better so they can continue to grow and learn, efficiently problem-solve, and provide the highest client satisfaction. This open readiness to listen, is a significant distinction for me. I applaud VNYPM's willingness to think outside the box, and knowing when to compromise wisely. They offer creative innovative solutions, using only limited available resources, that realize the individualized vision for each building. This makes them uniquely qualified in my estimation, as they are both frugal, and inventive. Hope my positive review provides clarity in your consideration of VNYPM to manage your property. ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

Questions are answered directly, updates are provided without having to chase them, and expectations are set clearly from the start. Their professional skill shows in how smoothly issues are handled and how well they navigate complex situations. It is clear they know what they are doing and take their responsibilities seriously. Based on my experience, RPPM stands out for strong communication and competence, and I would recommend them without hesitation.
