The buildings are a block away from the Jackson HTS historic district, where a co-op in that section can run 50% more than what you pay for at Northridge. Not only are the buildings in a great neighborhood (i.e. lots of shopping, diversity of restaurants, public transportation, good schools) but maintainance of the premises are excellent and I've always had good neighbors. It doesn't matter where you live, shitty neighbors can make living anywhere a bad experience. But we've been lucky. Before buying a co-op in Northridge, or anywhere for that matter, you need to look into their rules of buying and selling. Every co-op board runs their building differently. Particularly, you need to ask about their down payment (last I checked they required 25% down), extra monthly fees for air conditioners and parking (huge waiting list), assessments and the flip tax (which gets everyone once they try to sell). There are several more rules they'll go over with you, but with any co-op you purchase, always have an attorney review their financial statements. R.I.P. PIZZA SAM . . .

Management/the Board changed rules while I lived there, requiring 100% carpeting, which is gross. No matter how clean you are, giant roaches will find their way in from neighbors or wherever. Hated it. Also this cluster is extremely far from the [7] train, but the area is developing, so if you don't need the train, it might be OK. You can hear most everything through the walls and God forbid you live under noisy children or heavy walkers. I could hear the woman downstairs screaming to relatives in Spanish on the phone. Not the place for peace and quiet. I left my laundry card in the laundry room (which is outside) and someone stole it. People also move your clothes when you come 1 minute after the cycle ends. Management/the Board will fine and charge you for everything. Need a copy of a document when preparing for your sale? That's $50. Want to pay electronically? Fee for that. I'm happy to have gotten out of there, though buyer beware, there is a TWENTY-FIVE PERCENT FLIP TAX, which is oppressive since you hardly make a profit after a few years and they take that away, too. There is storage which apparently didn't come with my apartment, a garage which you will never get into, and a courtyard which is a few benches in between the buildings that I sat in... twice in 8 years.     ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me
