I'm a current tenant at DVORA Hamilton House, and unfortunately, I've had an extremely disappointing experience with how management has handled serious maintenance and habitability issues in our unit over the past several months. We moved in End of August 2024. From October 2024 through February 2025, we faced repeated breakdowns of essential systems that made the apartment borderline unlivable at times: No heat for nearly two full months (Dec 5 - Feb 2), during winter. We had to purchase and operate space heaters at our own expense. We also had to seek shelter at family's/friend's houses during really cold days because it was unlivable. Dryer malfunctioned for nearly a month (Oct 18 - Nov 13), with zero follow-up for weeks despite repeated requests. Refrigerator failed in February, resulting in about $300 in food spoilage. The response was delayed, and no compensation was offered. We also experienced ongoing problems with the stove, toilet, dishwasher, and the electronic door lock, all met with slow or no response. We submitted multiple written complaints and even issued a formal legal demand on April 10. Despite all this, DVORA failed to offer any resolution or compensation by our requested deadline. Their overall lack of responsiveness has been one of the most frustrating parts of this experience -- especially considering the premium pricing of this building. As a result, we have formally filed complaints with Jersey City Housing Code Enforcement and the New Jersey Department of Community Affairs, and we've issued a 60-day lease termination notice. We're currently planning to move out by June 25, 2025. I understand that occasional maintenance issues happen in any building, but DVORA's long delays, lack of communication, and failure to acknowledge tenant hardship are unacceptable -- especially for a property that markets itself as luxury living. Absolutely terrible experience. This company only cares about taking your money and nothing else. From the moment I signed the lease, communication was a nightmare. They're impossible to reach when you actually need help, but they have no problem bombarding you with fees and rent reminders. Don't waste your money renting a Dvora property. Not only is it impossible to get anything fixed, but they are increasing the cost of our amenities from $50 a month to close to $300 a month for the exact same amenities. This review is specifically for the Dvora coworking space: Due to COVID, I was stuck in a sticky situation and needed a place to work for a couple days. When I explored the Dvora coworking space, they told me that they don't do daily passes, as I expected. I think most companies would have left it at that and wouldn't have budged, but Dvora was very accommodating and we were able to work something out for those two days. I would never recommend living in a DVORA managed building especially 366 West Side. I will be leaving the 31st of March.. my experience here has not been great whatsoever. It seems as if they just allow anyone to rent the apartments, which is their prerogative, but the constant smoking neighbors do fumes into the apartment to where the smell is so unbearable! It's any everyday thing! Management does little to NOTHING to solve the problem. Cleaning? Ugh forget about it.. they have cleaners come what seems like once a month, it is a decent job for like an hour or two then it's back to a smelly hallway and filth.. the idea of a carpeted hallway? Bad and the laundry room is never unkept by residents. It's always something new with this building. Highly DO NOT RECOMMEND! My husband and I have lived in the Art House by DVORA since November and are SO glad we chose this apartment building over others. The walls are sound-proof so we never hear our neighbors. The amenities are brand-new and never crowded. They even just got Peloton bikes for the workout room! Plus, the building offers a cleaning service called DVORA to clean your dishes, wipe down your tabletops and make your bed like a hotel! They also bring your dry cleaning and packages up daily. The building is community-oriented and everyone goes out of their way for be courteous and friendly. And the doormen+women (concierges) are SO friendly and helpful - they make my day even better when I leave and get home from work. I also work from home frequently and it's so nice having the rooftop (indoor + outdoor) to work from. I would rent here again in a heartbeat! read more

Look up reviews for Shuster Management! One star! Shuster changed its name to Dvora. As current resident at a building that Dvora manages, all I can tell you is to STAY AWAY! They have really bad service. They care about getting you Into the door and making money. They don't care about you after you already live here. They are super irresponsive to requests and arrogant. You have to wait at least two weeks for them to attend to your request. And it's as if your basic request irritates them. This business should not exist. DVORA - Reviews for Shuster, now brand new Dvora - Property Management Near Me - Jersey City, New Jersey

They charged me a 45% annual rent increase from my original slightly discounted rent, and a 27% increase even if you exclude the discounted rate. They gave me a weeks notice, and told me they would be willing to negotiate, especially since I had reached out for 2 months prior trying to get my lease renewal rate and was told over and over that they would get back to me shortly but never did. They came down $50/month from the $800/month increase, and gave me 2 days to make a decision. I asked for at least a week to look for alternatives, and when I finally resigned because there just wasn't enough time to figure anything out, they sent a follow up message 3 days later saying I'd be charged almost $100/day for every day late on signing the lease that I had already signed. This shows a clear lack of empathy for their tenants to stick someone in a position like this, and be so greedy with in increase knowing there's not enough time to come up with an alternative, and not even bothering to give a decent notice (and ignore several requests to do so). In addition, the maintenance ticket issue is slow. My building doesn't have a door person, so we rely on key fabs and the butterfly app, which hasn't been working for weeks. They have no timeline of when the system will be replaced, so it's basically impossible to receive deliveries if you're not home, or let in a guest. Yet they feel it's appropriate to charge significantly more of an increase than amenity buildings in the area, while offering no service or amenities. read more

I just moved in to one of the building complexes managed by Dvora and let me tell the entire world how happy I am to have my first place by myself in this amazing building. The move in process was stressful as everyone can imagine. Nobody likes moving it's a hassle. But then Dvora assigned me the best Property manager I could possibly ever ask for. I used to work for a property management company located in Brooklyn, and I know how hard it can get when a person is dealing with so many tenants and so many other things in between. Dennis Clarke is amazing! He helped me with every wants and needs that i had, his communication is impeccable! Fast and with the answers i needed! I have no idea how he does it, but let me tell you he's an employee that Dvora should be very proud of! I can be super insistent and impatient sometimes, but he handled everything with professionalism, kindness and care. Loved the process because HE made it soo much easier. WARNING YOUR RENT INCREASE ON YOUR FIRST YEAR RENEWAL WILL BE OF 16% ($500) AND THEY WONT BUDGE DOWN. Back in Jan 22 I was reading reviews and decided to sign my first lease with DVORA which were on the high side, price range compare to bigger buildings with more amenties but I thought I woukd have peace of mind. OH BOY! I WAS WRONG! By the way, you can't get anyone on the phone to negotiate your rent, it's a chat bot that answers you taking 2 weeks at a time. Without mentionning that they dont give zero a care in the world for good tenants with excellent track record that pays their rent even in advance!!!!!! Let me start with what you learn once you move in. They will charge you a fee to have guests IN YOUR OWN appartment. They are all about making a buck on you, if you have package heavier or bigger than normal they will charge $30/package with their new system CARGO where you cant opt-out and they enter your appartment without your permission to put the packages inside. (That didn't bother me much but its in dispute with other resident and legal as we speak) Let's talk about amenneties where the hours and number of people allowed are SO LIMITED that you cant go super early or late evening to their empty gym that is surrounded by concete walls without windows. The pool is barely open and wonder for who its even opened. Again, having friends using the amenties with you can be very pricey $$$ they have these party rooms on the rooftop where they close like at 8pm. Whatever I didnt use them. Without mentionning, that on my first day I moved in. The toilet, microwave, oven and dishwasher were broken. It took them one month to fix the dishwasher. Ok fine it was fixed... I dont think it always been like that at DVORA. My experience was not what they sold me and can't believe after costing me $3k to move my personal stuff in, not even one year in my rent increase is 16% extra ($500). Oh and they did came back with some BS of taking $50 off but this was just laughing in my face. Be aware, they will charge the big bucks when you move-in and get you the next year trying to say they follow the market increase. They are doing their own market increase. This building as nothing extraordinary and their amenities sucks! Bottom line, I lived here one year and now packing my stuff to move-out because I refuse to pay $500 more in rent that I am not getting anything for my money. Alot of GOOD and NEWER place out there were you get more for your $$$ I never leave reviews but I wouldn't want anyone to experiemce what I am experiencing today. Communication is pushed out through the most junior employees via an app. The junior employees mean well but are not equipped with the ability to make any decisions or act. My wife and I looked at a space in the 333 Fairmount location in Jersey City building when we moved from our house in Montclair to Jersey City a few years ago. We were impressed with the cleanliness and the apartment we saw was great. We didn't move in because we decided we wanted something bigger. However we looked at an apartment there with my son who has now lived in a great space there for three years now. Well maintained and competitive rents. The management is very fair and accommodating. I still talk to my wife about wanting to find something in that building for ourselves. Great location and a fairly short walk to the Path and all public transportation. read more

I filled out an application for an apartment last December. I didn't earn enough income to get approved, but I definitely could afford it since I had been paying the same amount in rent already. So I had my aunt who is a social worker co-sign for me. Dennis Clarke was really helpful and friendly at first. He took my $90 to run mine and my aunts application. He told me over text everything was good, he just had to finalize the documents before I could get the keys. I was pressed for time because my lease was ending, so I was constantly in communication with him. I felt assured I was getting the studio I had applied for by Dennis' texts, and because with my aunt as a co-signer we definitely made way more than the needed income. The day my lease ended I had all my stuff in a U haul. Dennis told me that day that there was a red flag on my aunts application, but when they looked into it everything was ok, it was just a bill paid late. Which I'm sure was a lie. During the time of the "red flag" they gave the apartment to someone else! I was left homeless on New Years and had to pay out the ass for parking fees and extended u haul rental. I was super stressed out for about 10 days while I hunted for another apartment. I think they just chose to give the apartment to someone else, if so they should not have taken my application money! We have now moved out of The Oakman/Dvora. Each and every one of these stars, is for the stars that work there---Anthony, Chris, Trevor and Skander, specifically, as they are who we had the most contact with. (I'd give them 10 stars, but I honestly can't allow DVORA to reap the benefits of all that love!!) These guys were the BOMB--truly, each one of them was sincere, helpful, friendly, went out of their way for each of us every single day. As for the rest of the situation, I left a scathing review already, no need to rub salt in my own wounds again. But my parting comments are for the staff who I am sure are not appreciated enough!! Seems a lot of people there take advantage of the place--truly messy refuse rooms in between trash days, with no regard for the person who needs to clean up after the residents.....come on people!!! And yet--there is Anthony, toiling away seemingly 20 hours a day to keep the place clean, orderly and a place to call home. AND the cleaning ladies that I would see every weekend, with a smile, keeping the public areas spotless, were so friendly! These staff members are the true face of the place and it's a shame that the owner and DVORA corporate didn't raise themselves to the level that their concierge and front staff offer to the residents!!!! I am sure there are better jobs ahead for each of them---they are all very hard workers! We will miss those personalities for sure! Cheers!! And GO BUCS! read more

Beware, this company used to be Shuster Management and if you look at their reviews you will see their very well deserved 1 star rating. Moved out of The Oakman recently. The building super and concierge team were great overall, but the building management team at DVORA/Shuster is borderline criminal. Hidden fees everywhere. Chiseled every single rental tenant at every turn. Nobody gets their security deposit back, fixes that are standard apartment wear and tear usually assumed as responsibility by the owner are passed off as the tenant's responsibility. They charge a pet deposit that they call a deposit but then they tell you it's non-refundable. I moved out almost 30 days ago and have so far have had my security deposit amount to be returned misrepresented twice and have been lied to about it being "in the mail" twice. Still don't have it and was told today "we have 30 days legally to send it back." Building also has a nice veneer but behind the walls it's a train wreck. The elevators regularly broke down - I was trapped in them twice. Water pressure on higher floors was often weak. Windows barely open. Kim Duda accused the tenants of not knowing how to use the elevator to explain the issues. They built showers that don't close all the way - so there's nothing to block water from the tiles - and then told us it was our fault the tiles were getting damaged for "showering too hard." They also treat their staff miserably. Never saw so much turnover in a concierge/doorman crew in my life. Nobody who worked there when we left had even been there 6 months and the entire team had flipped about 4 times in 3 years. Multiple concierges I was friends with told me horror stories about the treatment from DVORA. Construction in the area is also a nightmare. 5 days a week, constant noise. If they show you the apartment on a weekend do not be fooled. You will hear it all day, every day Monday to Friday. Do not rent from these people. Every tenant we knew in the building left under acrimonious circumstances and would never go back. Worst management company I can imagine. Good riddance. read more

Can't say enough nice things about Caitlin and the staff of the Art House :) We were hoping to get a unit with some outdoor space, but to no fault of her own one that they expected to open up didn't so we took a different unit. Rather than just being content knowing that she got tenants into the building, she kept an eye out for other units and we'll soon be moving to a sister building with a nice big outdoor space for our doggo! The building itself is lovely, the Dvora program is great (getting an included hotel style makeup of your apt one a week and all of your packages delivered to inside your door) and all of the folks working here are a delight. Highly recommend this building to anyone looking in JC. read more

I've been at 600 Harrison for just about a month now and loving it! Dennis made the entire process seamless, (even though the movers I hired didn't show up on move in day-thank god I found replacements!)- Dennis kept me calm and assured me that whatever time I finally got there that things would be ok and I could still move in that day even though it was much later than I anticipated. It was a long day and weekend but Dennis, Nelson and Dvora made it easier than I ever thought possible. The building is safe, clean, gorgeous and I call it home already. read more
