    Notice to Debtor (Hudson Property Management) that their Frozen Assets will be Levied

    Liars and Thieves: GUILTY in Hudson County Superior Court of NJ, Law Division, Special Civil Part! Our condo association TERMINATED Hudson Property Management as our maintenance service provider via phone, email, USPS, and Certified Mail on April 13, 2021. The agreement was cancelled due to months of horrendous service that got worse each week, despite reporting our complaints via dozens of phone calls, voicemails, and emails that were almost entirely ignored. The final straws that broke the proverbial camel's back were the 2 trash citations (violation 287-8-H) from Jersey City on 1/22/21 and 3/9/21 due to Hudson employees setting out trash and recycling for collection on the wrong day. John M. Russo, Senior Property Manager, confirmed our appropriate termination of services via email on April 15, 2021. He thereafter refused to take our calls or respond to future emails. Despite terminating the agreement on April 15, Hudson continued to debit our condo association's Bank of America account 6 times in 2021: 4 additional monthly maintenance charges of $243.98 each (5/21, 6/21, 7/21 and 8/21) plus 2 unexplained "ancillary charges" each quarter ($40.13 each) for a total of $1,056.18. As a unit owner, I saw copies of dozens of emails between our association's board and P. B. Burac at Hudson, in which he repeatedly asked for the same documentation over and over for Hudson's billing department and accountants. P.B. never provided answers, never followed up, and never resolved the issue. Our entire board had to meet with the local branch manager at Bank of America and enter a formal complaint to start an investigation. Thankfully, Bank of America recognized and agreed that all 6 of Hudson's debits were unauthorized and was able to reverse all 6 of them for a total of $1,056.18 as of 10/11/22. Bank of America blocked any future unauthorized debits from Hudson, with absolutely zero assistance from P.B. Burac or anyone else at Hudson to resolve this matter. Our board continued to press P.B. Burac at Hudson for $226.60 reimbursement of the 2 trash citations ($113.30 each) for 5 months. Again, P.B. Burac evaded our phone calls and emails. On the rare occasions over the fall and winter that we were able to get a response from him, he repeatedly requested the same documentation (copies of the citations and proof that we paid them) for the billing department and accountants and falsely promised to "push it through". Finally, on March 25, 2022, Mr. Burac informed us via email that reimbursement was being processed by "Chase bank online bill payment". Then, 2 minutes later, he emailed again, saying reimbursement was denied "due to improper cancellation of maintenance" DESPITE that his co-worker, John M. Russo, unconditionally terminated our maintenance via email on April 15, 2021. While our condo association board decided not to press criminal wire fraud charges against Hudson due to the expense and length of time for litigation, our board did continue to call and email P.B. Burac and Hudson for 5 months for reimbursement of the 2 trash citations but received no replies of any kind. Our board filed a lawsuit in Hudson County Superior Court of NJ, Law Division, Special Civil Part, on August 18, 2022, demanding reimbursement of the 2 citations plus court costs. GREAT NEWS! Our board WON the case and petitioned the court to freeze Hudson Property Management's assets at Chase Bank. Chase Bank seized the assets from Hudson's account, transferred them to the court officer, and our condo association was reimbursed in full for the 2 citations plus court costs ($365.60 total) on March 15, 2023. HUDSON PROPERTY MANAGEMENT, LLC WAS FOUND GUILTY AND DID NOT CONTEST THE VERDICT. JUSTICE WAS SERVED. THE LIARS AND THIEVES AT HUDSON HAD TO PAY UP AND WERE LIKELY VOMITING IN THEIR OWN MOUTHS AS THEIR ASSETS WERE SEIZED BY CHASE BANK AND RIGHTFULLY REIMBURSED TO US BY HUDSON COUNTY SUPERIOR COURT OF NJ!!!!! Lesson learned: Hudson, like other unethical property managers, clearly understand that there is no regulatory body in NJ for maintenance companies like the ones that exist for construction contractors, electricians, plumbers, realtors, and others in the housing industry. They are also aware few if any associations, boards, or individuals will bother with the expense and hassle of dozens of complex process steps to file civil or legal actions to the very end to get justice and reimbursement for theft and deception committed by maintenance companies. I am very happy and grateful that our board made the effort and did not let the liars and thieves at Hudson get away with continuing to take money out of our bank account without our authorization, and not reimbursing us for the 2 trash citations caused 100% by the carelessness and neglect of Hudson employees. COPIES OF COURT DOCUMENTS AND THE JUDGEMENT CHECK FOR REIMBURSEMENT THAT OUR ASSOCATION WON AGAINST HUDSON IN CIVIL COURT CAN BE SEEN BELOW.

Your funds will be mismanaged, some bills will go unpaid, while other bills will be unnecessarily paid (RELB paid our Verizon bill for 8 months after we directed them to cancel). We were fined for some code violations 3 years ago, and never informed because the notice went to RELB. For 3 years late fees and fines piled up to a total of $3600 while none of the property owners were aware. Not to mention that Burk will require at least 3-5 reminders before completing any request that has to do with your building. Not once in 5 years of dealing with him did he complete a request the first time we asked for it. After owner meetings, he would promise to send minutes and follow-up documents and not provide these for months on end, until we would give up and just stop asking for them. I suspect other funny business with the money management, but cannot prove it due to the limited view of what we can see and access. If you see RELB or Chris Burk, turn and around and run away as fast as you can! I am honestly not sure if it is apathy or ineptitude, but either way the result is the same. Total calamity.

I work in the insurance field and know 1st hand how a property manager can make or break your dreams of being a landlord. I'm quite the picky individual, and frankly a very demanding person, especially when I'm the customer. Among every property management firm I met and vetted, only 1 stood out as competent, responsive and knowledgeable; and that's Abacus Avenue. My strong knowledge of property insurance gave me a real upper hand in vetting out the other wannabe property managers. Honestly folks, don't waste your time with calling anyone else. This demanding perfectionist here has done all that work for you. In the year that I've been in business with Abacus Avenue, I have nothing but positive feedback, and that's not something I say often. Knowledgeable, professional, forthcoming and attentive are words that sum up Abacus avenue. The full service they provide is second to none, from finding us a tenant, to vetting the tenant, to drafting a very comprehensive and protective lease and finally placing the tenant was a pleasure. The best part (for me personally) is that I never hear from them - they take care of everything for me and I'm confident that my property and my personal interests are in very good hands. My wife and I are looking for a second investment home, and their is no doubt in my mind that Abacus will be managing that property as well.     Was looking for an apartment to rent, stumbled onto one with this agency…read more When I toured the apartment, the realtor assured me it would be fixed up after I signed the lease. Do not fall for these tricks; only the barest of the minimums will be done. It was extremely dirty, there were buckets of paint still left over. Turns out they were in the middle of their "cleaning". I ended up needing to move in 4 days into my lease. Not great. Afterwards, I noticed a ton of issues. Black mold on vents, dripping faucets, broken window screens... the repair-workers evidently didn't give it a good pass. They take a while to respond to requests and issues (usually a 2-3 week lead time, sometimes over a month), and there's a good amount of them. Their phone number isn't very receptive, and their lease agreement is extremely limiting. I strongly encourage you to read it in depth; a lot of renter rights are signed away. I would not recommend living in a building owned by this agency. The one star is for the fact that the apartment was quite cheap.

    We've been in our apartment for over 2 years and have had horrible experience after horrible…read moreexperience with Hoboken Realty Management. It honestly seems like they couldn't care less that their residents feel this way. We've had several appliances that have needed repairs throughout the years (that totally happens and is no big deal at all!) but it's like pulling teeth to 1) get them on the phone and 2) get them to send someone out for the repairs. Kelly, the owner I believe, is rude when speaking to her on the phone (IF you can get her on the phone) and does not follow up as she says she will. A job is rarely taken care of with fewer than 4-5 calls over the course of several weeks. We've repeatedly had to reach out to our landlord, who will have someone come attend to the repairs nearly immediately. Luckily, we have a great place with no major issues. The biggest thing has been a broken oven, but that took over 2 weeks to fix. Our dishwasher has been heavily leaking for months now and after emails and calls, we've basically given up and decided to deal with it. I hope to see that, at the very minimum, Kelly and her team make a point to reach back out to tenants when they call or email as opposed to ignoring them. It's not really an option for us to simply find another management company for ourselves.

His dedication and professionalism have made a noticeable difference in the quality of living in our building.     I'm a current tenant at DVORA Hamilton House, and unfortunately, I've had an extremely…read moredisappointing experience with how management has handled serious maintenance and habitability issues in our unit over the past several months. We moved in End of August 2024. From October 2024 through February 2025, we faced repeated breakdowns of essential systems that made the apartment borderline unlivable at times: No heat for nearly two full months (Dec 5 - Feb 2), during winter. We had to purchase and operate space heaters at our own expense. We also had to seek shelter at family's/friend's houses during really cold days because it was unlivable. Dryer malfunctioned for nearly a month (Oct 18 - Nov 13), with zero follow-up for weeks despite repeated requests. Refrigerator failed in February, resulting in about $300 in food spoilage. The response was delayed, and no compensation was offered. We also experienced ongoing problems with the stove, toilet, dishwasher, and the electronic door lock, all met with slow or no response. We submitted multiple written complaints and even issued a formal legal demand on April 10. Despite all this, DVORA failed to offer any resolution or compensation by our requested deadline. Their overall lack of responsiveness has been one of the most frustrating parts of this experience -- especially considering the premium pricing of this building. As a result, we have formally filed complaints with Jersey City Housing Code Enforcement and the New Jersey Department of Community Affairs, and we've issued a 60-day lease termination notice. We're currently planning to move out by June 25, 2025. I understand that occasional maintenance issues happen in any building, but DVORA's long delays, lack of communication, and failure to acknowledge tenant hardship are unacceptable -- especially for a property that markets itself as luxury living. I hope this review helps future renters make an informed decision.

    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me
