If my name was up on the building, I'd care about my reputation and want to provide a fantastic service with a smile. Apparently her reputation isn't taken that seriously... My recommendation is to find someone else that rents/leases homes. Once you sign the lease, you're in for a bunch of added stress you don't need. It's just not worth it people... Best of luck to everyone and sign a lease with someone that truly cares. I want to go picket...

She leases the house next to me and tenants always complain about how poorly she manages and takes…read morecare of them. She's left them with no heater during the winter and won't fix anything that is broken in general. Expect to have dead grass because there are no sprinklers or gardeners. Once I called her to complain about our previous neighbors (we have had a lot since they all eventually leave the second the lease is up) they were parking over 8 cars in our driveway and would constantly block us out and I've been been late to work and scratched my car twice because of how close they would park. I told her it was a fire hazard and that legally she cannot have more that one family living in that home (I guess the neighbor would rent out rooms to her sons friends). I would knock on their door constantly and leave notes and even went to City Hall to see what I can do but thankfully I woke up one morning to see a moving truck and it was the best day of my life. They left and now our new neighbors only have 2 cars no more than 3. When I contacted Alma herself on the phone she told me "I don't give a crap, call the cops for all I care I don't have time for this" and hung up on my face. That's Alma Smith for you, I would stay away until she finally forks up this house and sells it because obviously she's doing a terrible job because at one point the house was on the market for a long time before someone even leased it and when someone signs a lease with her they always end up regretting it.

What stood out most was his willingness to make necessary corrections to the vesting/title exactly as the buyer had requested before filing--rather than simply relying on an amended letter. This level of diligence mattered greatly to me, as I needed to see those corrections reflected clearly throughout the documents prior to signing. Coming from a background as a paralegal, I understand how critical it is for documents and contracts to be accurate and properly executed. Issues that are overlooked can create serious problems down the line. Jimmy respected that perspective and never pressured us to rush. Instead, he honored our request to carefully review every document, giving us the time and space we needed to ensure everything was in my mother's best interest. I also want to acknowledge Janici Pan, who served not only as our agent but as a true advocate. She consistently ensured that every step of the process aligned with what was best for my mother. We deeply value her commitment and her belief that we are stewards of what belongs to God, and that such responsibilities should be handled with integrity and care. In my experience, the way the company presented itself before we signed the management contract felt noticeably different from how things went once they were actually managing our community. Before hiring, communication felt positive and accommodating, but after the contract was in place, their responsiveness and overall attitude toward homeowners seemed to change in a way I found disappointing. Work orders were sometimes delayed, disregarded, or not completed. Communication was not always punctual, and at times interactions with homeowners felt argumentative rather than collaborative. I also had concerns about financial management. From my perspective, some contractor bids appeared higher than expected, and the accounting we received did not always feel clear or transparent. This left me uncomfortable with how funds might be allocated. Important due-diligence notes for boards considering this company (or any management firm): Carefully review the wording of any proposed repair scopes and contract terms. I encountered line items that felt vague to me. Do your own diligence: ask for detailed breakdowns of materials, labor, and contingencies. Obtain multiple competitive bids before approving repairs, and compare like-for-like scopes. Request regular, easy-to-follow financial reports and ask clarifying questions until everything is clear.
