While shopping for multi-unit investment properties with a buyer who was purchasing this type of property for the first time, we came across a listing that perfectly matched the buyer's desired location and price point. It was a property that anyone could tell would attract a great deal of attention. I didn't have high expectations, but as an agent, I wanted to do my best and submitted an offer with sincerity and care.
Despite what must have been multiple competing buyers, the listing broker personally called me and kindly walked me through the seller's preferred guidelines. To our surprise and gratitude, our offer was accepted, and we opened a 30-day escrow.
As the transaction progressed, the deal became far more complex. What began as a single buyer evolved into four partners, and they began the process of forming an LLC. What was originally a cash purchase quietly shifted into a loan transaction--without the knowledge of the listing or selling agents--as documents were being prepared among the four buyers.
Once I informed the listing agent, Mr. Charles Picker, we requested a 10-day escrow extension. Without any per diem charge, he graciously approved it. When we needed a second one-week extension, he again agreed without hesitation. By the third extension, it was clear to anyone that the buyers were maneuvering to buy time, yet Mr. Picker continued to wait patiently. Ultimately, the escrow closed successfully after nearly 60 days.
While it is true that sellers and listing agents often cooperate to see a transaction through, it is rare to encounter someone who offers multiple extensions without per diem charges and without pressure. Throughout the process, everyone at I.X.A. Most of all, through broker Charles Picker, I gained a profound lesson as an agent. Even when dealing with the same property, no two transactions are ever the same, and unexpected challenges are inevitable. Yet he never allowed personal emotions to enter the process. He waited with steady professionalism, like a large, deeply rooted tree--calm, consistent, and unwavering.
