Hired Armadillo after interviewing several contractors. Needed to replace my roof, repair water damage from the leaking roof (more so the leaking vents), and replace a couple of windows. Mark came across as knowledgeable and an all around good guy. I'm not saying my opinion of him as a person has changed but a year and a half later, we are still struggling with poor quality work. The subcontractor they hired to replace the roof was fine, though they didn't spread the load on the dumpster used for the discarded roofing and cracked my driveway. I let that go. They also didn't replace all the vents - just the roof, even though they knew the vents were most likely the source of the leak. This resulted in the "roof" continuing to leak post replacement and me having to address additional water damage as Armadillo slowly stepped through potential fixes (to save time and money) that didn't ultimately work. In the end, all issues were finally addressed and I had to personally repaint a ceiling. The windows are another story. First, I bought aluminum clad windows that they chose to surround with wood on the exterior, partly eliminating the value of the cladding. One window wasn't installed straight so allowed in air. It actually howled. Since it was in my daughters room, you can only imagine how that went over. Rather than immediately fix it, Mark wanted to bring out the window supplier because he suspected a faulty window. The supplier was able to deduce rather quickly the problem was the install. A couple attempts to fix were required to finally address. But, a year and a half later, the caulk is all pulling away and exposing paths for water. See the pics. read more

We needed some roof repairs (plumbing boot replacements, vent repairs, and shingle repairs after tree damage) and interviewed several contractors. We had an amazing experience with Armadillo Roofing and can't say enough positive things about them and Dave our sales person. They replaced or entire roof in time to put our house on the market. I started looking for roofers here on Yelp. Picked a few and called for estimates. Some were pushy and others made me feel like a number. Dave was extremely personable and had a very comparable estimate. I would much rather go with the person who explains things and is relatable. This spring was a little chiller than most and when the roofing team could get on our roof because of the temperature or because of icy rain, Dave contacted me so I knew what was going on. We have a very large roof with many different pitches and they were mostly done in 2 days. Dave did come back to roll for nails the next day as we lost light. Three days ago I posted a negative review based on my very recent and ongoing negative experience with this company which mysteriously ended up buried in the "not currently recommended" section that no one will see. This company did an incredibly poor installation of a modified bitumen roof on my property in March of 2011 and since then I have had 4 leaks, the most recent one being severe and the owner blames it on another contractor. I ended up having to hire a very expensive independent roofing consultant with 47 years of experience who identified numerous defects in the roof, confirming that the roof is the source of the leak. Yet, the owner, Mark Franz insists they did nothing wrong and blames the siding contractor who replace a small area of siding on an slightly elevated section of the roof. But what I'd like to know is why did my review end up buried in the "not currently recommended" section after only 3 days?? It makes me think this site is rigged so I would suggest taking it with a heavy dose of salt. I wish I could post all of the photos of the crappy job they did because the pictures say it so much better than words. Now I'm having to get bids to tear off the existing roof and replace it completely because there are so many defects in the roof Armadillo installed. The very last statement in the consultant's report sums it all up: "The roof was installed defectively in all areas as shown in this report.The roof should be replaced in its entirety." I have filed a claim with the BBB and will pursue legal action if I have to. I will not allow Armadillo to get away with such poor quality work which has caused significant interior damage, and huge inconvenience and stress to my tenants and me. The worst part is he denies responsibility by blaming others when there is conclusive, clear evidence that he (and/or his subcontractor) are at fault. After the latest rain storm I discovered a leak in my bathroom ceiling. I got on Yelp and found Armadillo. Gave them a call and David showed up at my place just a few days later. David is a nice guy and he knows his stuff when it comes to roofing, leaks, etc.. Instead of trying to sell me on a huge roof job, he did his absolute best to fix the leak with some minor patch work. It was clear to me that he wanted to save me money if at all possible and did not want to sell me on something I didn't need. So far, the leak has not returned and I am very thankful I didn't drop $1,500 on a major repair thanks to David and Armadillo Roofing. We had a leak between an add-on exterior cedar / glass patio and the house. Also water flow coming off the roof was hitting the side of the patio and over the years much damage was done. Armadillo Roofing corrected the problem of the leak with a torch down product. They diverted the water off the patio with aluminum. Work was very well done. Once the old roof was off, they found a damaged piece of plywood. They replaced the plywood without additional cost or me asking them to. I didn't even notice it. Also some wood trim on the side of the house was broken and the replaced on their own accord. Armadillo Roofing left the yard completely free of nails and trash. This is an updated review of the one below. Owner Mark Franz of Armadillo called me immediately after my initial review. He was extremely apologetic for the lack of attention, communication and follow through of his field man (who left me waiting all day long). Mark asked for a chance to make things right. He came out with his colleague, Doug, and gave a thorough review on my needed repairs. Due to shingles needing replacement, he actually provided a band-aid repair until I could get a new pack of shingles ordered and installed. The two spent an hour inspecting and fixing my roof. Mark brought down the defective shingle and educated me on how they are made and what went wrong. He also explained other things he noticed and even caulked/sealed exposed nails used during the original roof installation. No charge! I will be receiving a bid on that final repair later. I'll need like three new shingles. I am very pleased with Mark's (& Doug's) integrity and work ethic. I'm glad they actually care about their potential customers - especially in a culture where courteous & reliable customer service is no longer top priority, or non-existent. I called Armadillo Roofing based on the 5 great Yelp reviews. I spoke to Mark on the phone, who was very courteous and professional, for a roof replacement on our house from a previous hail damage. David, a project manager, was scheduled to come by within the next few days to provide an estimate. David arrived on time and got up on our roof to check things out. When he was done scoping the roof (took about 30 min or so), he asked if he could come inside to talk. David was formerly an insurance adjustor and he relentlessly went on and on about insurance claims and explained in excruciating detail how they worked, especially when replacing a roof. Keep in mind I've already contacted my house insurance, filed my own claim, and was just simply looking for an estimate. After sitting in my kitchen with David talking to him about home insurance jargon that I really was not interested in hearing about, I finally asked "do you have a quote?". He says "no" and that he wants to see what how much the insurance would give. He did not even take any roof measurements while he was scoping out the roof for more than 30 minutes! In my mind, I was wondering what he was doing the entire time while scoping out my roof. I felt like they were trying to see how much they could get from our home insurance. I contacted other insured contractors who did not even bring up my home insurance. The other contractors provided estimates based on their measurements and not what our insurance was going to fork up. I told Armadillo I would deal with my insurance company myself, and I just gave them the square footage for the roof replacement; they finally provided an estimate. However, Armadillo was also by far the most expensive in the quotes that we received from 4 different roofing contractors (i.e., Austin-based, insured, and experienced). I'm sure their service and quality of work is great, based on other reviews, but I felt like David was using scare tactics (he kept talking about people falling off our roofs or getting hurt during the job and suing our home insurance company) to get us to sign with them and would only provide a quote based on what our home insurance would pay. I needed roof and siding repairs for a rental property in Austin. I live out of state. I solicited three bids for the work, and Armadillo's came in the highest of the three, but only because they did a more thorough inspection of the property and detected dry rot along the roof line on the other side of the building, which the other guys missed. All stages of the work and bid were thoroughly documented with photos. Armadillo carried out the work with a great attention to detail, doing things the way they would if it were their own property. They were completely on the spot with communicating the progress to me. When they discovered some hidden damage beneath the siding, they addressed the work without charging me extra for the additional materials and labor. About a month ago, I noticed a brown spot on the ceiling of our bedroom turned office/exercise room. It was one of my nightmares as a homeowner: a roof leak. My husband made several calls to roofing companies in the area, with disappointing results. They either never returned his calls, or promised to follow up with us, but didn't. (Seems to be a theme in Austin: see my adventure to get our water heater replaced elsewhere.) Finally, --though after a lot of work ---, we got someone to look at our roof. Our roof was declared the victim of hail damage, and we were told it needed to be replaced: The worker assured us that our house insurance would pay for it. Having lived in the house for five years, and knowing our house's exposure to the elements well as a result, our "scam" radar went on high. We quickly decided a second opinion was in order. That's where Armadillo Roofing & Exteriors comes into the story. My husband scheduled the appointment: According to him, the representative was friendly and efficient. He scheduled David to come out and look at our roof at 9:00 a.m.: David, the representative assured us, was always on time. Sure enough, when my husband was leaving the house at 8:45 the day of our appointment, he saw David sitting in his truck, and invited him inside. David took a look at the ceiling where we discovered the leak, and then headed up to the roof. About thirty minutes later, David rang the doorbell. I went outside with him and he explained, in detail, the cause of the leak and how he had fixed it. Then he explained how I could fix the damage to the ceiling myself for low cost -- told me exactly what to buy, and how to do it. He said he had thoroughly checked the roof, and there was no hail damage: It was in good condition. Here's the real kicker: He did all this for no charge. Even after I pressed him several times, David refused my offers to pay him. He said that he believed in customer service, and asked me to keep him in mind when we do actually need to get our roof replaced. I was completely blown away by his kindness. Initially called Armadillo roofing to come fix a leak in the roof after a heavy rain. The repairs were made and several months went by before we had another rain to "test" the roof. It still leaked but not as bad as before. Armadillo was very responsive and sent their top roofer to come re-fix the leak. Spent some time and re-repaired the spot but in a much more extensive area. Unfortunately, as things come in threes', there was yet another hard rain and yet another leak in the same spot! Armadillo apologized and made my repairs a top priority. The third time an entire crew came and reworked a very large section of roof. Have had only minor rains since but no leaking. I called Armadillo one more time to see about a possibley misplaced shingle, and the owner called me the next day and had his man come to inspect/repair the same day. Fortunately no repairs were required. The sincere concern for total customer satisfaction is evident in Mark's handling of all my roofing needs. He genuinely wants to retain his customers and ensure the customer is happy. I cannot blame Armadillo for the unfortunate leaks as it could have happened with anyone. Was originally told it'd be 2 weeks before they could even come to look at roof (This was during ALL the October rain). But David came out after 3 days and then came back the following weekend to fix it. He was efficient and knowledgeable and ended up saving us $100 by showing us how to do something on our own, rather than waste the money and have them do it. I had a leak in ceiling of my vaulted living room that appeared to be dripping down from where the chimney meets the roof. A couple of serious rain-storms in a short period caused some damage to the ceiling and even the wall where the water had dripped down. I called Armadillo and another roofer that also had good reviews on Yelp. When I called Armadillo, no one took the call on a Saturday morning, but I did leave a message with my phone number, address, and a description of the problem. The other roofing company had someone available to take my call on that Saturday morning, and said someone would get back to me Monday or Tuesday. Tuesday rolls around and that other company leaves a message saying they won't be available for 4+ weeks after all. I was getting concerned that I wouldn't find a roofer before another deluge, as more rain was forecast. Then I noticed when I returned from work that same Tuesday or Wednesday, an estimate from Armadillo had been left on my front door. I didn't even realize they were coming out to look at it, since I hadn't heard back from them after leaving the message. That said, the estimate seemed very reasonable, so I tried to call and set a time to get the repairs done. There were a couple of days where it was a bit hard to get ahold of Armadillo to set up an appointment for the roof repair and chimney flashing fix. When I was able to get the Armadillo contractor out a few days later on a Saturday, they did a great job, and didn't up the charge even though the damage to the roof was more extensive than their original estimate had accounted for. All-in-all, I'm very happy with the work they did, and at a reasonable price. It's rained a few times and there's no evidence of further leaks. I knocked down the review one star because of the slight bumpiness in communication, but would definitely recommend Armadillo Roofing. read more

Although I have never seen the results as I live in California and had to coordinate all the repairs over the phone, I can tell you that Mark promptly returned phone calls, emails, and texts; provided pictures of areas requiring repairs; scheduled the work and completed it within a reasonable time period; and was very friendly, personal, and easy to work with. When my roof sprang a small leak, the original roofer and builder shrugged their shoulders and tapped-danced....while the folks at Armadillo stepped up in a big way. I found them via Yelp! Even though it was a small repair (and they certainly have bigger jobs to do), they committed to helping me. Tim handled the job himself and I watched him do most of the repair. Armadillo roofing was very responsive- they got a project manager to provide an estimate and a crew out to do the repairs all in a timely manner. From the several estimates we received, Armadillo's pricing was somewhere in the middle, but I felt comfortable with the level of service we were getting. Not knowing anything about roofing, it's tough finding a company that you can trust- especially when the costs range from $100-$400. Overall, I would say that Armadillo was reasonably priced and provided a great level of service. read more

Had some shingles get blown off in the recent storms. Other roofers didn't return phone calls, couldn't be bothered, or charged an extreme amount for a simple fix. I paid $1,725.00 for two hours of work, including replacement of two broken roof tiles and resetting other tiles and cleaning rain gutters. I feel violated. Mark made it sound like a lot of work would be done by a work crew (who would finish in a day). One guy showed up, did his work and left a couple of hours later. In my opinion this company is horribly overpriced. When I complained to Mark, he kept referring to his employee's "expertise" and his company's warranty. I had an excellent experience with Armadillo Roofing. I had previously talked with another roofer about re-roofing my house, but after waiting a significant time for the work to get done, he decided he didn't want the job. Another roofer said the same after I told them why the first roofer didn't want the job. Armadillo, on the other hand, had no issues whatsoever and knocked out the job quickly with quality work. They did some additional work replacing some rotted wood under some siding. Though that turned out to be a bit of a challenge, they charged a very reasonable rate, especially considering they had to come back out on a separate trip to take care of it. David was my project manager. He was a pleasure to work with and made the whole process very easy. Integrity matters to Mark (the owner) and David, so they not only do good roofing, they are committed to doing right by the customer. My husband and I had struggled for YEARS with an undetermined leak that was somewhere at the back of our house that 3-5 other guys could not find (two sets of wood floors ruined... not fun.) Mark and his guys were out fixing the roof when I mentioned this on-going problem; he had no problem interrupting the scheduled work to figure out what might be going on, developed a two-pronged approach to fixing it, gave us a fair bid and did the work quickly. I know it hasn't rained much in Austin, but when it did (back in May?) I am happy to report that we've had no more leakage!! The other thing I'll say about Mark (and I'll admit right now that I'm a type-A personality... professional organizer and everything) is that he is really detail-oriented. The finish-out on the project was as careful and perfect as the beginning and he didn't make me feel crazy for wanting everything to be perfect. I've had other contractors who can't wait to make a mess, take their money and go. Mark, on the other hand, was very focused on making sure we were happy with the results in every way... he had his own punch list before I even had mine written up! Hands-down I'd highly recommend Armadillo Roofing. I noticed a spot on the celiing of the 2nd floor bathroom and after reading reviews here, I called. David called me back immediately and came to check things out. Long story short a couple of our boots around the vents on the roof needed replaced. The shingles also needed replaced since the roof was original and had some damage, but we could get by w/ just replacing the boots if needed. David did a temporary fix to the boots, told us how to touch-up the ceiling w/ the spot, and said to think about the shingles. No charge for his services which is pretty unheard of. We did end up getting the roof reshingled and went with a solar vent to replace the other vents we originally had. With David's advice our insurance even kicked in $$ after checking out the original roof. Armadillo did a great job of protecting the landscape and getting the job done in a day. David's customer services was outstanding; he was prompt, courteous, gave suggestions, and tried to save us money where he could. He was my contact from start to finish and was on-site for the work.
