We rented a condominium at Cays in Chandler, Arizona through Elite Properties, and our experience was extremely disappointing. The primary reason we chose this property was access to the outdoor amenities, including the pool and spa. However, the rental agent was already aware as early as August 2025 that these facilities would be closed for maintenance starting December 1 for approximately five weeks. Despite this, we were not informed prior to signing our 2.5-month lease. We only learned about the closure in mid-December after raising concerns ourselves. When we brought up the lack of transparency, the agent refused to release us from the lease, leaving us stuck paying for amenities we specifically chose but could not use. To make matters worse, the agent and other employees entered our unit without prior notice or authorization and discarded some of our personal belongings. This was both unacceptable and a serious breach of trust. Based on our experience, I strongly recommend avoiding this company. You may be better off booking through a platform like Airbnb for more reliable communication and accountability. read more

Arizona Elite Properties - 1 Star Review (Warning) I don't usually read or write reviews, but my experience with Arizona Elite Properties was bad enough that I feel I need to warn others. I booked a rental through Arizona Elite Properties and ended up staying less than one night. We checked in around 5-6 pm and left by 7:30 am the next morning because I could not get a hold of anyone from the property management company to address our issues. We had four problems in total, one of which was that the stairs were too steep for my older mother to climb up and down for a month. Two other issues were the safety of my 3 year old daughter which I will keep private for the respect of the owner of this property who I did not deal with. The fourth issue had to do with an odor that the property management team couldn't replicate... crazy enough! Therefore at 7:30 am, I finally spoke with someone at Arizona Elite Properties, and the representative told me I should leave. So we packed up everything and left the property. About 7 hours later, another representative from Arizona Elite Properties told me I had to go back and that I would not get a refund.I requested to cancel the reservation and said I was willing to pay for the one night we were there and pay for the cleaning fee because that was reasonable however we were not going back, because my mother could not handle those stairs for a month and we had already packed up and left, and we did not feel safe or comfortable at that property. Arizona Elite Properties refused and kept almost $7,000 for a place I did not stay in for more than one night. For reference we also had booked the place 3 days prior to checking in, so it wasn't off the market for a while. Based on my experience, I strongly advise you to be very careful with Arizona Elite Properties. I have been renting with arizona "ELITE" properties  for a long time never have issues. always make payments on time take care of the places we have stayed in. we moved from chandler mesa also one of the properties .The main reason we left the chandler house was because of the state it was in. the backyard was full of weeds and trash.house was not cleaned at all had roaches the first 2 weeks called pest control 3 times chemicals were not strong enough. roaches in the kitchen they were everywhere ,downstairs, both bathrooms.It took me 2 months to clean the house just to be in a livable state.rented a carpet cleaner and cleaned the carpet 7-8 passes and still the water was black steamed the bathroom floors Luckily I took all these photos of everything I was informed by the owner linten that I would not be charged for cleaning because I will do it myself ! move out date was Halloween. I had the day off and made sure the house was spotless for linten it looked like a different house.texted linten that day and told him we were ready to give him the keys!  but he cancelled of course !  told me to give the keys to the agent that was in the new house   she will bring them to the office $500 +landscaping total $1360 !!!  from what I understand, linten charged me for my own hard work ? and didn't even do his job show up ? Is this a joke or real life ? it has been 2 months now. I am still waiting for someone to contact....  me today i spoke to Chris. He hung up on me when he heard how frustrated I was said i was too sassy *this is the customer service people....  not so "elite" they don't care about the clients if this issue will not be resolved we will need to move to a different company that we can trust it's our home at the end of the day I want to feel taken care of and safe !Not living in a junkyard for a year cleaning it, taking care of it for nothing ... Beware of the Property Manager from Hell! I and 8 girlfriends (all Sr citizens) had a horrible experience with this company's property manager while renting a beautiful home in Mesa a few weeks ago. We could not close the accordion door and when reported to the mgr, he adamantly refused to send after hours help to close it. He said it was too late to send sm1 out (It was only 8:30p) and we needed to figure out on our own how to close it! That wide open door made for a scary night for us all - we got little sleep at all as we were in an unfamiliar city and neighborhood. And plenty of scorpion phobia! That property mgr was rude and obnoxious, and totally lacking in customer empathy on that night and in subsequent communication throughout our stay. When a much kinder EV employee apologized and admitted there'd been miscommunication in their office that contributed to the situation, she asked what they could do to "make up" for the inconvenience, So rather than as for a $$ reimbursement, we suggested dinner. Incredibly that same property mgr jumped on a txt to let me know they wouldn't be buying dinner and accused us of trying to blackmail the company! There is no accountability, they yell and hang up on their clients, display extreme unprofessionalism anytime something comes up. They never take care of maintenance requests in a timely manner they even go as far as lying and saying they put action to claims and come to find out they never did a single thing. After 4 years of them and this year only they were making money from our house. They ruin our property and when we decided to sell our property they turned into HELL ON WHEELS. I can list 100 spiteful actions on their part to make our life miserable because we did not give them the listing. They left the pool heater on causing us thousands of dollars in wasted propane. My mother in law died over Thanksgiving. My wife who recently has open heart surgery and 8 weeks later was in a head on collision that almost killed both of us. Me with a brain bleed and her bones came through her wrist and she nearly bled out was in ICU for a week and will take two years to get use of her right arm. She flew out here last month to do a walk through because they convinced us to put in all these internet controls for air conditioning and pool heater. They stood her up and never showed up. I regretted my decision after I signed my lease. They do not care about the properties or the property owners. Stay away from this company. The property managers do not care unless it is an emergency or they don't get their money. The second week of living in the apartment sink started leaking. Tried to call and the property managers Alex and Brianna Foley (husband and wife team) were on vacation in Europe for 2 weeks. They did give not any other information on who to call. Multiple service requests with no response or follow up. I reached out multiple times with no response. It was then I counted down the days until my lease ended. I just moved out and spent a week cleaning my apartment. The property manager came and said it looked great during the walk through. Fast forward to getting my deposit and it was not the entire deposit back. I called and they stated deposit was for carpet cleaning. The carpet was cleaned with a carpet cleaner twice. Why lie? If I could give no stars I would. Warning: long post ahead as this has been a year in the making. Take home lesson: If you or someone you know did not travel because of the pandemic and made a reservation to stay in a vacation rental managed by this company, and they won't return your money, do yourself a favor and file a dispute with your financial institution: it's the only way you'll get your money back. Otherwise, I believe these people are profiting off of the unprecedented events from COVID last year and taking advantage of the situation. So disgraceful! Also: Stefanie was the least helpful person and could really use an entire course on effective customer service, respectful communication, and the importance of follow through with her customers. If she's not the owner of this company, I have no idea how she still has a job. She is an absolute disgrace to customer service representatives everywhere. The Details: My husband and I were planning to attend a wedding last April. We found and booked a vacation property through this company. The wedding was cancelled due to COVID. I called about a month before the wedding was supposed to take place and informed them about the unfortunate cancellation. Stefanie gave me two options: Receive a refund of a cleaning fee, or place our total funds on hold to use in the future. I opted to place the funds on hold and waited to see what would happen with COVID. Fastforward to the Fall 2020 around Thanksgiving. The wedding was never able to be rescheduled due to COVID. I was in touch with Stefanie letting her know about the status of the wedding and the fact that we still were unable to travel. Stefanie told me that our funds would be honored, but that our booking window was now limited to May 2021-October 2021 and that we had to stay at the same property that we originally booked. My husband and I were not happy with the time frame limitation, but understood we would book the same property, understanding the pandemic shifted everything off kilter and were willing to work with them to use our funds. Fastforward, to January of 2021. My husband and I picked a date that fell within the May 2021-October 2021 timeline, and called Stefanie to book the property. When I finally got ahold of her (she does not return phone calls and is extremely difficult to get ahold of), she informed me that the property we originally booked, (and the only property she was willing to let us book again) was no longer available as a rental in their company. I was shocked as we had not been called about the property not being available anymore, and think if I hadn't been so diligent, we never would have received a call regarding that piece of information. I proceeded to asked her about the refund process, which she reported, "Oh no, there are no refunds. If you want one I'll have to call the owners and see if they're willing to return your money, call me back on Monday." It was Thursday morning, and I was a little confused why she couldn't call the owners same day and follow up with me later that day, but when I asked her about this she repeated, "Call me on Monday." I was floored and I requested she call me back after she spoke with the owners. At this point I was really frustrated as I had been doing all of the calling and following up with very little follow up. She replied rather sarcastically, "Okie Doke" and hung up. I knew she wasn't going to call me Monday. That following Monday, I waited until the afternoon giving her all morning to follow up with me. No call. I called around and finally got ahold of Stefanie and she said, "Yeah, they're not giving refunds. Thanks for trying" and hung up on me before I could ask further questions. I was very upset. My next phone call was to dispute the charges from this company. I made a full report of all events explaining the situation and expressing my frustration that after trying to work with this company, we were told "Thanks for trying." My credit card company launched an investigation after they received my disputes. Within 2 days of the investigation, I received a text message from Stefanie stating, "After consideration, we have decided to refund your money in full. We need to cut a check to you now. Confirm your mailing address." It was a long process and it took a lot of time, but it was worth it in the end to prove to this company their business practices are shameful. read more

Since September of 2020 I asked for maintenance because the kitchen sink was falling apart & leaking, causing extreme damage over time to the wood. It created BLACK MOLD. I've told them so many times about the issue & only thing they've done is repair the sink but haven't got rid of the mold. Also they fixed a broken window that took a month to get repaired. I have been working with Stefanie Gould for about 6 years now to manage my home in the Solera development which is located in Chandler, AZ. She was assigned to me after the last property managers were thrown out of town for some improprieties, which I was not privy, too, but I should have walked away then. She wasn't actually too bad to work with for the most part in dealing with getting tenants, but felt she lowballed me in getting a more reasonable rental income, favoring the tenants. Several times, she forgot to call the home warranty company for repairs, but she ended up making good on those. I finally decided to sell the home at the beginning of the year and I could have used the woman who sold the place to me back in 2006, whom I maintained a relationship with over the years, but felt I should be loyal to the woman who acted as my property manager and let her sell the home for me. Again, this was a mistake. I could have saved $3,400 in sales costs if I went with the woman who sold me the place since she actually brought in the buyer. I found that after listing the property with Stefanie Gould, she never did what she said she would do to market the place, i.e. open houses. Her excuse was typically the tenants didn't want her to do it being too inconvenient. I found that Stefanie was very inconsistent in returning calls. I found her to be very frustrating to deal with. The good news is that the house sold and I was reasonably happy with the price, but had to fight for the final details to work out in my favor since she was more interested in getting any deal rather than the best deal for me. But now that we have closed, I have been trying for 2 months to get the final accounting from the rental account and get my money back that was due me. She stopped returning any calls, emails and texts. When she finally responded 2 weeks later, she said she has been very busy but not too worry. Another 2 weeks pass and I get a check and an accounting in the mail. None of it made sense, so asked for an explanation. She said she will work with the office to get it cleared up. I said I was looking for invoices for all charges to prove them, the cleaning fee that was held back from the tenants per the lease and my original deposit I kept for any minor repairs that were needed. After another few weeks, she said there was an error and she would be sending me the $200 security deposit back to me. It has now been 10 days and I have not received it and she is not responding to my emails and texts. Do yourself a favor and stay away. Do not work with this woman or this agency. They are not trustworthy and not looking out for your best interests. I even warned Stefanie Gould that I would be writing reviews about her and even sending a letter to the AZ Dept of Real Estate thinking this would give her an incentive to finalize the paperwork so I can move on. I do not recommend Arizona Elite Properties! The problems began at the very beginning - I needed to meet my apartment manager to collect the keys prior to my moving day. I messaged her a few times to get together but she declined and ended up not being available until my actual move-in day, which meant more driving around and stress for me. She didn't know where the storage box was located and didn't show me to the mailbox, which I ended up finding hidden behind a neighbor's wall. I was the first renter to move into the complex during the summer "busy season" before the property was even listed and nobody moved in for months. Rent was ungodly expensive but my Dad graciously offered to help me with half of the rent as a graduation present (his idea). He helped for the first few months but from then on was unable to help due to unforeseen circumstances. As a new ASU grad, I wasn't making much money at my job and I simply couldn't afford it. They even charge a $30 fee just to make online rent payments so I mailed in checks. After a number of months, I couldn't take it anymore and I gave my notice to the apartment manager over the phone in November. She told me that they would deduct $600 for listing fees (they ended up deducting $900 instead) from my $1,900 security deposit. I told her that I needed to move right away and I couldn't afford to pay rent there in addition to paying rent elsewhere.. her exact words were "Sounds like you're in a pickle!". She always came off as rude and blunt in her text messages/phone calls and I was forced to stay in the lease until it was rented out, which took a few months. For the other units in the complex except mine, they offered a free month of rent and lowered the price of rent.. the apartment that I chose wasn't renovated like the others so it was supposed to be $100 cheaper, which didn't end up happening. The apartment manager and the homeowner stated that the cost of rent was justified based on the area and amount of windows in the unit but they're actually renting them for over market value. Instead of allowing me to pay a lump sum or monthly payments, they kept me in the lease knowing that I couldn't afford the rent and was borrowing money to survive. I did all of the apartment showings except for 3. For the showings that the apartment manager did do, I was told that my unit smelled like pet odor and I needed to buy smelly products so that people would want to rent it. So, I spent even more money that I didn't have on products to appease the noses of random people who weren't even interested in renting the apartment. I was given short notice whenever someone wanted to view the apartment so I would have to spend hours cleaning last minute after working overtime at work for nothing because the people never wanted to rent the unit. It would've been SO much easier for everyone involved if they would've let me leave but they refused. Finally, in February someone came who ended up wanting the unit and I was given a one week window to move out. This was then shortened to a few days less and then a few days less once again, which was inconvenient as I had to pack, rush to hire movers on a holiday weekend (President's Day) and take a day off from work to move out. In the end, I was only refunded $369 of my security deposit, which is ridiculous. I'm so relieved that I don't have to deal with these people anymore.. They treat you like a number instead of an actual human being! read more

Amazingly awful. My property manager signed a lease without having ever walked through the home to ensure anything was working. No heat, no water, broken dishwasher, refrigerator, etc... you name it. They have no ethics and are slow to respond to anything; if they even respond at all. They are basically investor slum-lords. Maximizing investor profits, by providing little service, the worst appliances, and service. I have never in my life dealt with more unprofessional and unethical down right jerks in my life. Trying to get in contact with anyone is worthless because they will never call you back. The B*&ch Nicole in the office is about as bright as a box of rocks. She will literally ignore you and say she will contact the property manager and get back to you but good luck with that. Our landlord is a completely mindless piece of crap and I would never say that about anyone because I try to be above that but this warrants it completely. The reason they act this way is because their owner is just as slimy and unethical as they are. Just read the BBB report responses from the owner and you will see exactly what I mean. I wouldn't wish this upon my worst enemy and so wish there was a way to prevent others from having to experience the absolute nonsense these so called managers do. I would NEVER EVER recommend renting or listing your property with these people. I would mention specifics but since we are currently under contract I am avoiding retaliation because I know damn well that would happen. Lets just say there are hazards that will cause illness to our family if not fixed immediately. We have left to stay in a hotel until things are repaired and have began speaking with a lawyer. It is unreal how these people have complete disregard for their tenants and clients. They care about money and that is it plain and simple. I wish I had something good to say but there is absolutely nothing good even remotely. I feel bad for the owners of the home because the neighbors say they are very nice people. They are going to have costly repairs if these repairs are not made soon and without a response from the property manager or the office it is hard to say if they will be fixed. We have submitted requests in writing via certified mail, over the phone and through text with no response at all. The good thing is I record every conversation and copy ever email, text and letter to my external servers. I assure you this is very well documented and the authorities and attorneys feel confident they are in breach of contract and liable for damages. Yelp better not remove this post either because this is a real review and not something made out of anger. DO NOT RENT FROM THIS COMPANY, HORRIBLE EXPERIENCE!!! Leasing Agent Charles Olinger (602) 881-8736 Property Address 32713 n. 23rd Ave, Phoenix, Arizona 85085 Rent $2500 per month Security Deposit $2600 As soon as I moved into the property I was told that the home owners association required the owner to paint the exterior of the property. I thought nothing of it and gave permission to enter the property as needed to perform the painting. The painters showed up to the house on a Saturday afternoon and began taping off the exterior of the house and once completed told me that they would return the next day... The next day came and passed with no painters in site.. This went on for two weeks with the painters never returning... The most unreasonable part of this house being taped off was that the windows themselves were covered making it impossible to see out of the windows from inside of the house.. The painters returned 16 days later to BEGIN the process!! These were not professionals and I worried about the safety of my family as I found numerous empty beer cans and empty vials of what appeared to have been cocaine on the side of the property. I contacted the property management regarding the incident and was told that they would be replacing the painting company with a more professional company that of which never happened and was clearly a lie to get me off of the phone. While I was a tenant, I had to do all of my own repairs as they would not send out people to repair anything in a timely fashion. Once, a light fixture fell out of my ceiling, I reported it, and it took them over a month to put it back in. The fixture was just hanging by wires that whole time - a total fire hazard! I called multiple times but they just said they'd get to it. I've never been treated so poorly in my life; STAY AWAY! Upon vacating the property I was told that I would be receiving a portion of my security deposit minus a releasing fee of $1000 dollars. The initial security deposit was for $2600 that of which I was expecting to receive $1600 in return. I was told by the property manager, Charles Olinger, that a new tenant would be moving into the property on the 1rst of September leaving me with no responsibility to pay the rent for the property. Upon leaving Charles Olinger showed up to the property to perform an assessment of the state of the residence. At that time Charles Olinger made no statements of there being any damage to the property and told me to expect the remainder of the deposit to be sent to a forwarding address. A week later I receive a statement in the mail indicating that I was being held accountable for 7 days worth of rent, an $800 cleaning deposit, $1000 releasing fee, and other miscellaneous fees, leaving me with an $85 credit in the form of a check. THESE GUYS ARE RIPOFF ARTISTS WITH A PRIMARY GOAL OF EXTRACTING AS MUCH MONEY AS POSSIBLE FROM YOUR DEPOSIT!!! DO NOT BE FOOLED BY THE NAME OF THE COMPANY IT IS A SCAM!!! read more

We were happy at the beginning of our business relationship. Salesperson Jonathan Kline was helpful in helping us with a rental when we were moving from out of state. We then cancelled the rental and decided to buy a home, so we decided to keep our loyalty with Jonathan since he had been helping us already. The mortgage broker he referred us to seemed ok, he helped us through the pre-qual process, explained everything thoroughly and was very professional. Jonathan sent us listings regularly and as soon as we were in town took us on several house viewings. We were happy with Jonathan throughout most of the transaction. We mentioned we were looking for a pool table when we were starting the rental process, the first day we met Jonathan. He told us that his dad had one he was trying to get rid of. When we made the decision to buy he told us he would give it to us, that we would have it as a house warming present delivered to our new home the day we close. We were thrilled and grateful for how generous he was. We made sure to get a home with the perfect space for it, confirming on several occasions this was still happening. We even confirmed with his father, Robert Kline (owning broker) during a signing at their office. One of the final days prior to closing, I followed up with Jonathan on a few things. One being the pool table he promised. He told me at that time he would not be there the final days prior to closing, however his father and brother (Robert Kline Jr and Sr) would be there to assist us with the final aspects of closing. He said they both had pool tables, would show us a picture and we could pick them one we wanted. Come final walk thru, his dad was not there, only his brother. When we asked about it, he laughed and nonchalantly stated that he had one his brother was trying to get, but he obviously had no intention of giving it to us. On closing day, the most important day of the transaction, none of them were there. A random kid (friend of theirs I guess) came to hand us keys. The more we thought about how we were deceived with the promise of a pool table we did not get and an HVAC tech that did not correctly inspect the unit and reported incorrectly, the more we thought about what else we were lied to about. During the entire process Jonathan indicated that our closing costs would be covered by our $5k seller credit, this was not the case. He promised that they would increase our home warranty coverage to their recommended $1k after closing. This was not the case. We feel we were deceived by Arizona Elite Properties, Jonathan and his family. We regret not doing business with a more reputable company for the most important transaction in our lives. I tried to follow up with Jonathan multiple times afterwards, only to hear lame excuses and then silence. We will never make that mistake again! I have been renting a home in San Tan Valley from Pamela Watson-Brown for the last 4 years. I have owned my own rental properties in the past, and I've rented from a lot of property management companies, and I would not trust any of them as far as I could throw them, with the exception of Pam. She treats me like a person. She takes care of my requests when I make them. If I let her know ahead of time that something is going on, she does what she can to accommodate. As a result, I'm an extremely happy tenant. I have a great deal of respect for the owner of the house because of her. I recommend her every chance I get. read more

I had many issues with my home including a electrical issue that affected my microwave, after reporting they told me it was my microwave and to buy another. I did and guess what it happened again after 5 months they finally fixed the issue. Now on moving out they charge you outrages amounts of money, my home was left in decent condition no holes on walls no stains on carpet I even put new flooring in, and now according to them I owe money! Arizona Elite Properties is a joke and Brianna my manager told me to call their lawyers, and offered no type of help, terrible manager skills. I have been renting from AZ Elite for almost 5 months now and they have been GREAT! Bobby Kline is my PM, he's super attentive and takes care of everything right away. He's very fair and really cares about me as a tenant. They were even pretty understanding when I had some recent financial issues, which really surprised me. The home we're in wasn't perfectly maintained prior to signing with AZ Elite, so any issues we've had related to prior management were understood and handled FAIRLY (shocker right?!). I've been with the bad property management companies in the past (I'm talking about you PRS!!) so I was prepared for what could go wrong in the PM-Tenant relationship, but so far it has been nothing but cooperation and attentiveness. Signed a lease for property on Morelos St in Chandler, were rushed in almost as old tenant was pulling out of the driveway. Serious lack of communication of details regarding move in from Pam Brown. We moved in, did thorough walk though of home noting all cosmetic issues AND more serious issues. I am a licensed plumber w 20 yrs experience. I pointed out several plumbing issues to Pam including a code violation regarding water heater T and P valve piping. She responded with, "I appreciate your opinion but it isn't broken and I'm not going to just throw money at the house." She sent her plumber over to repair an actual leak, I left the plumber a note with list of other issues including the code violation. Oddly enough when I arrived home from work, most of the repairs were made. The pool in back yard is in severe disrepair, there are several tiles missing, a cracked plastic drain cover and entire pieces of concrete missing. Several time we sent messages or e mails to Pam and NEVER received a response. The back yard vegetation was overgrown when we moved in. I purchased a lawn mower and other yard maintenance tools to attempt to manicure this sadly neglected yard. I also capped several irrigation drip lines that were watering gravel w no vegetation anywhere nearby. 1 month into our occupancy my wife discovered a scorpion in our bed. I contacted a pest control company the next day and had them spray the property out of my pocket. 2 days later I stepped out of the shower and saw one on the bathroom floor. I had the pest control come and spray again, out of my pocket. 3 days later, while getting ready for work in the a.m., a scorpion crawled out of my work shoe, our 9 lb., 3 legged rescue Chihuahua saw it and before I could kill the scorpion it stung our dog on his muzzle. I killed the scorpion and we rushed our dog to the emergency vet. On the ride to the ER he vomited and went limp. When we arrived at the ER his blood pressure was so low that the vet wasn't sure they would be able to save him. Thanks to the amazing skills of the kind staff at the animal ER he survived the sting. I had the house sprayed again, inside and out the next night. That's 3 total treatments in less than a month. After the 1st scorpion was discovered, I purchased a black light and went out EVERY night to hunt for scorpions outside the property and inside. In the span of 3+ weeks I personally killed 74 scorpions, 5 of which were inside the homes caught in some of the 24 glue traps I set inside the house. My wife couldn't sleep, couldn't eat and took the dog to our friends' house whenever we weren't home. All of these events plus the incredible lack of response of any kind from Pam Brown, led us to vacate the property after 2 months. In not going to keep my family in a scorpion den and spend MY money trying to make a safe living environment in a home I do not own. We sent certified letter stating everything I've posted here. The only response we have received to date is a form eviction letter. We have contaced an attorney and this will now, hopefully, expose even further the amazingly greedy, unprofessional performance of Arizona Elite Properties. Please please do yourself a favor and heed the posts on Yelp....they are all spot on and I could just kick myself for not reading them before we singned a lease. Wish us luck as we begin our battle with this evil entity. P.s. we cleaned the house before we vacated, leaving it cleaner than when we moved in, and turned the keys in to their office a week ago. One star is too much. I was given only a seven day notice by text message to leave. Not a letter, nor a certified letter with ample time to find a house for my family. We have school starting and now we have to move, with no legal notice. Tried calling the broker of this place no return call. Also I paid my last months rent and they are claiming I didn't, good thing I have a receipt and the lease agreement. Stay away from this preditory Realestate firm. From a REALTOR'S VIEW... I was personally ripped off by ROBERT KLINE when he ran REMAX 2000! This company *LOST* hundreds of thousands of dollars in realtor commissions, homeowner's rental payments and tenant's security deposits. He is NOW onto his next venture of which I received by email where he is selling Costa Rica property to "investors" and training realtors to sell people into off shore real estate "investments". Regarding his Property Management Company ~ TO any TENANT or HOMEOWNER ~ Do your research! It is as important to find the right home for you and your family as it is important to make sure it is being managed by a reputable property management company. When going on Yelp and finding a lot of NEGATIVE REVIEWS ~ it says a lot about how a company treats their owners and tenants!! It is always shocking to me that when your business is solely based upon how you treat your customers and your reputation is all you have, that there is so much shady stuff going on, all in the name of squeezing as much money from the customer as possible. If you are already in a contract with a shady property management company ~ there are things you need to be aware of. #1 KNOW YOUR RIGHTS!! Read the tenant / landlord Act. The best way for you to fight back is to FILE a FORMAL, WRITTEN COMPLAINT directly to the ARIZONA DEPARTMENT of REAL ESTATE!! Contact them and they will be happy to walk you thru the process. This may be your ONLY REMEDY! If you expect a dishonest company to act honestly, you are fooling yourself. If enough people file complaints, a pattern will develop and the ADRE will not tolerate the Real Estate community to be tarnished by shady brokers and their real estate agents. THEY WILL TAKE ACTION!! They will revoke licenses and put companies out of business. Just 1 complaint may trigger an AUDIT of the companies records, receipts and bank accounts. They will look for irregularities so detailed information is necessary to be included with the complaint. Be assured the ADRE is not timid in ordering a business be permanently shuttered. KNOW YOUR RIGHTS!!! Upon SIGNING ANY LEASE or PROPERTY MANAGEMENT AGREEMENT... if it is NOT IN WRITING, then it is most likely NOT ENFORCEABLE!! NEVER, EVER, NEVER... sign anything unless all blanks are filled in and all issues are addressed IN WRITING within the management agreement or Lease. Make sure you have an "out" clause if the company does NOT PERFORM! Specify deadlines with an automatic return of deposits / funding accounts. **As the property owner: If you feel something is going on with your money ~ not being paid on time; not getting proper vendor receipts (with dates, signatures, description of services, Full name of Vendor, their address, phone number and serviceman's name... there probably is something NOT RIGHT going on!! DEMAND Copies and responses!! Put all requests IN WRITING (preferable email as this form of communication is recognized by courts and is TIME & DATE STAMPED). ALWAYS give deadlines for getting requested information. Also, please know that property management companies cannot possibly make their overhead by just collecting $50 - $100 managing fees from the owner. They have to create revenue and they do this by charging for tenant phone calls, home visits, repair arrangements, etc... they can be quite creative when coming up with new fees and they don't care whether the owner or the tenant or if they can get away with it, both parties paying these fees. That is why it is imperative to get everything in writing with funding limits and limiting the company acting with/without owner's permission all spelled out. **As the Tenant: The leasing agent you meet at the property needs to be treated like a car salesman... they are there to sell you on the home and make money! They will say almost anything, (promise the moon and the stars) to rent the property. *Remember this agent does NOT work for you!! The more money they can get from you is the more money they make. Almost everything is negotiable, even the rental price! Make sure the Rental Tax is the amount for that city!! Look out for administrative fees and all kinds of "junk" fees being tossed in and will be included unless the prospective tenant questions these charges. Negotiate ALL terms. If going back to their office, try not to sign anything and take copies of EVERYTHING. If they don't want you to take a copy of a document, then that is the #1 paper you need to be reading top to bottom, word for word! You may be signing some very important rights away and you need to be clear of what that is. This will also be the greatest opportunity for the agent to pressure you into agreeing to things without thoroughly thinking it through. MOST IMPORTANT: When you are walking a property, make sure you check everything out!! Take notes and take pictures if needed, and include all repairs into the lease with a firm time frame as to when these will be taken care of. GOOD LUCK TO ALL! read more

I would give a zero if possible. Our experience with this company has been negative. Stefanie Gould was not helpful. We requested a refund for our travel do to the COVID-19 and being on a "stay at home order" per our governor, and it was denied. We were under governor orders that only essential travel was allowed. The only part that was refunded, of a almost $2000 reservation, was a cleaning fee and an additional fee to heat the pool. So, none of the actual reservation was refunded. When asked for an exception because of everything going on, the response that was given was "we are all in this together". Really?? Are you sure? Are you the ones that are out money for a service you never received? The offer was on the table to receive a credit to stay by the end of 2020. Basically, use in the next 6 months. Ridiculous. Airlines are giving at least 18 months to use your credit. I can't believe this company and how it treats its customers. Every time I tried getting someone on the phone to call me, they refused. I will never use them again and I have informed all of my Arizona family of this company and how shady they are. They would rather keep my money than provide a more flexible credit or full refund. VRBO wasn't much help either. They are leaving it up to the property owners. Please be aware of this company and use caution if you are looking to book through them. The property I booked was in Surprise, AZ, on Poinsettia DR. The rental ID is 1747773 on the VRBO site. They have multiple property listings on their Arizone Elite site. read more

This is such a poorly run company. Their customer service is terrible. When I was trying to get some questions answered, I could not reach anyone for says. When I finally did, I was told, "oh you have to talk to the property managers about that." Finally a week later after numerous calls and emails, one of the property managers called me back and gave me attitude and was completely rude. Upon our arrival on check in day, I hadn't received any notifications of property info. Gated community with a gate code? Keys? Door code? When I called, no answer as it was a Saturday. I had to call my real estate agent. She too had no luck. We had to sneak in the gate behind another car. When we got to the place, the handy man was there and we were able to get in. He put us in contact with the owners friend who helps keep the place together. He then had to contact the company to tell them I needed the info. Recently, I check to see if they gave me my deposit back and noticed it was nearly $100 less. I emailed asking why I didn't receive my full deposit. The response was "oh there was damage to the table under the placemat". Not a phone call or email stating there was any damage and that we would be charged for that. They just responded saying we will send you pictures. Property manager still being rude and can't communicate with customers. Just take their money and that's the end. read more

02/21/2020 I have had a property management agreement with Arizona Elite Properties in Chandler, AZ since 2010 for my rental unit and have to say they turned into one of the worst companies to work with in the end. My most recent property manager R. Stewart was rude and unprofessional and in the end even outrageous. When I asked him for a copy of important lease documents and explained that I would hold him responsible if I lost rent income as a result of his incompetency, he freaked out and put in writing that I was forbidden to contact my tenant. I wrote a complaint to the co-owner of Arizona Elite Properties, Mary Kline, but never heard from her despite a couple of attempts. I suddenly got an Email from Richard terminating my property management agreement in the middle of the month (Nov 19, 2019) without any notice and without any explanation. But Arizona Elite Properties still charged me the management fee for that full month. I asked for a refund for the overpayment of 11 days but the company didn't reply. I then filed a complaint with the Better Business Bureau in Phoenix, AZ. The owner, Robert Kline, replied but did not address my questions and concerns and then stopped communicating altogether. BBB closed on 2/20/20 my complaint in a manner that reflects my continued dissatisfaction with Arizona Elite Properties. It is a disgrace how this company is treating their client, especially after doing business for so long. I cannot believe Arizona Elite Properties received an A+ rating on BBB. Purchased a home in Scottsdale and AZ Elite managed it for a little longer than a year until I could relocate. They rented it out promptly and I agreed to rent to a couple with two small dogs. Renters were responsible for landscape, which was probably an error on my part. When I relocated I realized the landscape had not been care for at all, which cost me thousands. AZ Elite obviously never checked on it. The dogs ruined my carpet in all three bedrooms and instead of withholding the security deposit, AZ Elite returned it to the renters and the carpet cleaning company called me for payment because AZ Elite wouldn't pay them, which the carpet company told me was typical and why they likely would sever ties with AZ Elite. On a positive note, I did remain positive on my investment in the year+ I was unable to occupy it and for that I'm thankful. read more
