Think twice before renting from Mosaic Property Management. I signed an 18-month lease at a privately owned apartment managed by this company, and from start to finish, the experience was extremely frustrating. For example, when my lease began, I had to pickup the keys from their office in Gilbert while my property was nearly 40 minutes away in North Phoenix. They could've just left them on my door in a lock-box, like most other companies do. The best part? They forgot to give me my gate fob, so had to go all the way back to their office again to pick it up. From then on, it was nearly impossible to reach anyone when I needed assistance. They rarely answered calls, and every maintenance request required multiple follow-ups before getting any response. Even then, it would take weeks before someone actually came out to fix the issue. I even had some issues that Mosaic just completely ignored and didn't resolve at all, such as my dishwasher not working. At one point, they even called me to ask why I was submitting so many maintenance requests, insinuating that the problems were somehow my fault. That question alone summed up their attitude; dismissive and unprofessional. I wasn't making these requests for fun. I made them because Mosaic had clearly cut corners before renting the unit out. Near the end of my lease, Mosaic contacted me about renewing. I agreed, but shortly afterward, they did a u-turn and told me the property owner had decided to sell, so l'd have to move out by September 30th. This notice came on July 23rd, leaving me only a few months to relocate. After moving out, getting my security deposit back turned into another ordeal. I reached out several times, but each time they gave me the runaround, claiming only the accounting department could handle it, and they refused to let me speak with that department directly. All I wanted to know was how much I'd be getting back, and when I can expect to receive it. Very simple questions a property management company should be able to answer. Mosaic finally returned my deposit 19 business days later, in violation of Arizona Revised Statutes 33-1321. When I did receive it, the amount was short by $150 for damage to standard, inexpensive window blinds, the kind that cost far less to replace. This charge felt especially unfair given that Mosaic requires tenants to pay a non-refundable $300 cleaning fee up front, supposedly to cover normal wear and tear. On top of that, before moving out, I hired a professional cleaning company, and during the final inspection, Danny from Mosaic even told me he was impressed by the condition I left the unit in. So, getting my deposit docked anyway felt like a slap in the face, especially since I didn't even want to move out in the first place. In the end, Mosaic Property Management proved to be just another careless, profit-driven company that treats tenants like an inconvenience. Each contractor they send to do the work is always professional and personable. Nicole their emergency maintance person has saved my bacon several times with AC fixes. DO NOT USE THIS COMPANY FOR YOUR PROPERTY MANAGEMENT OR TO RENT/LEASE. Mosaic property has been the absolute worst when it comes to communication, efficiency, and quality service. Throughout our time living here, we have experienced some of the worst communication I have seen with a management company. For instance, we and others were not notified about pavement being redone, and as a result, had our cars towed to an unknown location. After speaking to them, they had no idea how to resolve the situation and stated to contact the HOA when asked for the HOA information they stated that they would not give that information. It was not until I got the police involved that I was given the HOA's information. In addition they have been untimely in keeping up with maintenance request. As an exemplar, we have had tile issues for months, really since we moved in, that have gone untouched causing our infant and toddler injuries. More over the property itself is just cheaply built. , the staff themselves are some of the most apathetic people I have met. When expressing any concerns to them about any issue here, including the towing issue that many of their tenants had experienced, they try and tell their tenants to figure it out on their own and don't try and resolve the issue Furthermore, their physical property is lacking quality altogether. Overall, I would have to say zero out of 10 do not recommend. From both a business and tenant perspective, I would say take your business elsewhere. read more

In short: not the best, not the worst as a tenant. Seemed like living in a college dorm with the condition of the property and the monitoring they did. They weren't even good at tracking their own documents, as we were charged for pre-existing damages. Avoid if you can. If you have issues and need to escalate things, the broker's license and employees real estate licenses are part of the public database at services.azre.gov We were tenants of a property managed by Mosaic. For a firm as large as this, I figured they would have had their stuff together more. It started with them trying to be sneaky and slapping us with an undisclosed "trash" fee after we had paid them our application fee and deposit. We fought it and won, but the oversight seemed a little shady. After we submitted our move-in inspection, we spent almost the entire time fighting them on preexisting damages. They would also send condescending emails when they needed us to repair or clean, even if the damage was documented in our inspection. They also inspected the property multiple times during our tenancy which felt invasive and unnecessary. I'm not sure what the $300 cleaning fee is for, since we moved into a dirty apartment, and were forced to deep clean it before leaving. Their contract heavily favors the owner, late rent penalty is ridiculous, response from the company was weak. Better off renting directly from an owner. Facebook marketplace is a great source for this, just be careful. read more

I've been a renter with Mosaic since 2019. The shining star of their entire team will always be their maintenance crew. Nicole who does emergency maintance has assisted me many times in major emergencies (Usually involving the A/C unit yearly in the dead heat of summer) and always gets the plumbers or whomever out in a timely manner. Their inspector Bob the ex-cop is also very nice and respectful as they walk through your property 2x a year taking photos and making repair requests. Denny who assist with maintance as well is professional and kind. I appreciate that the maintenance team treats the tenants like they really matter and are not just a check coming in. Nicole, Bob and Denny have never made me feel like "Just a renter". I appreciate them wholeheartedly as companies can often forget and treat people as just commodity. read more

This company should get zero stars. Liz was our property manager for our house in Power Ranch in Gilbert for several years. When our current tenants moved out, Liz did the inspection herself. She told us the carpeting had just been cleaned and it was in good condition. We found out later by our new property manager that when she entered the house to do her inspection, the house smelled so bad from cat urine on the carpeting that all the carpeting needed to be replaced. So, Liz outright lied to us about the carpeting. She also told us that a new tenant would like to provide their own refrigerator so we should get rid of the refrigerator that was in the house and we paid her to remove the refrigerator. The new property manager told us the exact opposite and we had to buy a new refrigerator. So we caught her in another lie. I could go on and on about how deceitful Liz is with her clients but the mere fact that the overall rating for Mosaic is 2 stars should tell you a lot about this company. read more

They were my property manager for 3 years. They did a decent job of finding tenets and keeping it rented. Their communication was also average. Where they lacked was ensuring my property was returned to me at the same condition it was rented in. After returning from being stationed overseas and moving back to the home their lack of attention to detail became apparent. Rooms that I was charged to repaint because of "wear and tear" weren't even painted the same color or sheen causing patches everywhere. A window had been broken by the tenant and the property manager signed off on a replacement window that was clearly the wrong color (white vs tan). And apparently one of the tenants over the years replaced the garage entry door handle and when I questioned the company about why my Kwikset Smartkey lever was replaced with a generic door knob they explained the law allowed the renters to return the house in a similar condition and nothing I could do. So basically the renters are allowed to steal my stuff and replace with inferior products? I don't think that is the intent of the law. I didn't even get the keys to the new lock someone installed forcing me to purchase a new lock just so I could have working keys. Bottom line, the good: keeping it rented, the bad: their inability to pay attention to the maintenance and when I question them have the audacity to say this is a common problem with "non-investors". I would NOT recommend them and when we get stationed somewhere else I will shop around for another manager. read more

So many problems, so little repairs. No dishwasher, no disposal, loose railings, leaks, power outlets that have never worked, no doorbell and many other things that they won't address or fix. They have called everything a 'maintenance item'. Like a loose railing that falls off in the middle of the night is maintenance. Trees tipped over from the wind because they weren't planted properly is landscaping??? All for $6,500 per month. We've been told there was an update coming on the maintenance items. 18 months ago we rented a beautiful 5000 sq.ft. home from them in gilbert. Mike our property manager at the time was great, and was always on top of anything that needed to be fixed, and always available by phone. About 3 months into the lease Mike was no longer with the company, and they have gone downhill ever since. Jessica the person in charge if maintenance requests has the personality of a sewer rat, and about the same amount of customer service skills. The only contact we have ever had with Dennis our property manager was him offering to sell us a house. I have been on a conference call with the 2 owners and Charles the office manager and was assured by them; certain situations were going to be taken care of, still nothing. So now, they took 2 rent payments this month. It went out of our bank ACH on Monday, well today is Friday, and they are telling me the "check" still hasn't cleared their bank so until it does they cannot refund our money to us. Ohhh wait, but I can stop payment on the check if I like..... CHECK??????? They took the money directly from our account, there was no check involved, and according to the bank, the money is immediately transferred from the automatic clearing house (ACH), and that if I want to dispute the charge I can, but they want us to change account numbers blah blah blah.... Really Mosaic, we have paid you over $60,000 in rent in the last 18 months, never late, but you cannot refund our payment you took twice right away? Great customer service. Please dont bother yourself typing out a response, telling me you are sorry i am unhappy. Heard it before. read more

Liz, You and I both know that you are a crook with no morals at all. You have a habit of cheating your tenants and people who apply for homes with you. I've read the reviews that I should have read 3 years ago, before I gave you 3 years of faithful rent and took good care of the property while living there. The reviews show a clear history of inviting people to apply for properties you've already rented out, of charging tenants for things you demand they take care of themselves (like the non-refundable cleaning fee) then charging again for cleaning after the move-out. You've nickel and dimed and charged for unreasonable things and cheated me out of my deposit. It doesn't matter to you that I have given 3 years of faithful rent. It doesn't matter to you that I am a single mom of 5 children (I just adopted 3 children whose previous adoptive mother died on Christmas Day 2019. That's why we needed to move.). All of my money goes to caring for my kids because I am a single mom. But that doesn't matter to you because you have no morals. You're okay with cheating families out of money they need because you are not the one who has to suffer. In fact, that's just money in your pocket, so you're happy. It doesn't matter that my 5 children have to do without because you have a vendetta and the power to cheat a single mom out of her deposit. If I didn't have children, this wouldn't upset me so much. But you are cheating children, not just a woman who dared to show up to an inspection (which is my right) and inconvenience you a little bit. I have not rented through them (and will not be), but here was my experience: Last Friday I made an appointment to see a house today (Wednesday) at 4:30pm. The person I spoke with did not give me the name of the agent I would be meeting, though in restrospect, I definitely should have asked. I just called right now (3:45pm) to let them know that I would be about 10 minutes behind but I was on my way. I was informed that (1) They had no record of an appointment for me and (2) the house I was interested in was taken now. Granted, the woman I spoke to today (Jill) probably did not personally lose the appointment herself and she was apologetic and did try to find out if there was another property that would suit my needs (there turned out not to be), so my beef is not with her. But it's a little frustrating to say the least when a company is so inconsiderate of your time. Very unprofessional. All that to say, if you do end up working with them, write down who you spoke with, what time, who you're meeting, what day, and CONFIRM before driving there. read more

If I could give no stars I would. My application was accepted and once the lease was provided I had questions. They are ok with running a business that has loop holes in their lease, they refuse to provide verbal conversations in writing and they have laws they are specifically breaking. When I asked my questions and asked for the details to be put in writing, without explanation they terminated our agreement said we couldn't work together, I may be better off working with someone private. They have shown that they will not work with people who are intelligent and want to protect themselves from fraud companies like this. They charge a NON refundable 250.00 cleaning deposit but they make you clean and have carpets professionally cleaned that way they can pocket the extra money. They say in the contract your home will have a basic cleaning prior to move in. Then why am I paying a non refundable fee. They charge you money to renew your lease $150.00 if you want to stay. The specific code they violate is ARS 33-1324 Sec A sub section 4. They provide the appliances and then proceed to say in another section that they are not required to maintain them. They have vague verbiage so they can work around screwing you over. They have a buy out option but they don't tell you if your deposit is refunded or forfeited. They tell you that your information is made public knowledge however they don't say what they share. They stated they sent my application to the owner for approval however they refused to answer me if they sent the whole application, releasing my social to someone I don't know or if they sent a summary. So till this day the owner is in position to steal my identity. They provide you details about bed bugs however if they claim to find any you get charged on move out if you didn't treat the home yourself. They store their belongings on the property, old dishwashers, old mirrors, metal things that go on the top of the house. They wouldn't agree to remove them and said we had to deal with it. It belongs to the house. Glad I'm smart enough to cover myself and that I didn't get locked into a contract with this company. ** this is in regards to the companies response below. Yes we talked in great detail and Liz did all she could to justify their why without any compromise. I either signed their contract or we don't do business and in the meantime she took low blows towards my personal situation as to why she shouldn't have approved my application in the first place. I spoke to Jill Brown regarding a property I was told that I could not view the property until the weekend as it was currently occupied which I agreed to. I let her know that I could pay the entire year's rent upfront.Guess they didn't tell the homeowner that. My experience with Mosaic was not a pleasant one. I went through the process of scheduling, viewing and completing the application just to find out after that an application had already been accepted. I was advised that the application may not go through and that I should follow up on the status. All I got was the run-around after that and no one to call me back. Then I get a text 5 days later advising that the home was taken & that it would take 7-10 days to get my application fee back. As I replied I advised what a waste of time this process had been and that I would be picking up a check and would not be waiting 7-10 days. Believe it or not, the person from Mosaic Jill Carter kept arguing back & forth through text. This is the most unprofessional experience I have ever had to deal with. I am an Insurance Agent, I have hundreds of customers who I refer for rentals and property purchases. This company is one of the most unprofessional companies I have ever dealt with. Since day 1, I've had to constantly call and email to get answers to the smallest questions. Miscommunication is a HUGE issue with every employee I've dealt with and half the people I talked with last month already don't work there anymore. Liz is completely rude and unethical when it comes to dealing with and taking care of her customers. I only got a nice response from Liz when I asked to speak to another employee about the unprofessionalism I've dealt with with her. If it wasn't for the amazing location of the condo I'm renting, I would have not rented at all. I reported Mosaic Properties to the BBB (See below). They did respond however they did not resolve the issue. Please take warning if you want to rent from Mosaic Properties. View their other complaints on the BBB website. Mosiac Properties had several different stories after I reported them but it was very clear that they have zero customer service skills: I found an apartment listing of Mosiac Properties through Zillow. The house was the perfect price and location. I tried scheduling 2 viewings through their online portal. Both were declined. I tried calling the office multiple times and did not receive a response. I then had to email Mosiac Properties asking if anyone worked in the office. I let them know that I had called several times and that if I did not hear back I would leave a nasty review on Yelp. This finally got their attention. Monica called me the next morning and scheduled an appointment with me over the phone. The very next day I got an email saying my 3rd scheduled appointment was canceled. I tried calling the office again. No response. I had to email again to get their attention. Finally we got to see the house and we loved it. We went home right away and applied for it (each application was $40). I called the next day around 2pm to ask about my application. Monica said she was waiting on approval from the owner of the house. She gave no other information. I called again the next day and spoke with Monica. She let us know that our applications were approved however the owner chose to go with a different applicant. Monica admitted to running our credit knowing that we would not be chosen for the apartment. I asked if we could have our money back because that seemed very shady and unprofessional. She said "no we already ran your credit and another business has your money." I personally work in the property management industry and I know that is not how it works. I also know it costs about $10 to run an application and the rest is profit. At this point I am furious that I have been ignored and had to call multiple times just to find out they created a loophole to keep my money. I asked to speak with her manager and she gave me her Broker, Erin's, phone number. I spoke with Erin who was very polite and at first agreed that is not how they should do business. I asked if she could offer me any solution like contacting the credit company to remove the inquiry or to refund my application money. She declined both. I have been renting a house from mosaic for 3 years now. About a month ago I got a end of lease notice and I needed to contact them to tell them I am moving out . I could not get ahold of anyone for a whole month. Then I put a bad review up and then they contact me with all kind of excuses and asked me to change my review. So out of the kindness of my heart I did. I turned a app in on a new property with a different management company because I had to move closer to work. They are calling to verify my rental history and there again is no answer and the mail box is full . In order for my app to be approved they need to verify my rental history but they can't because no one will answer the freaking phone. That's shitty customer service!!!! read more

I have ever rented from. Their front office staff is very friendly and caring..While renting one of their beautiful homes in chandler, i had my air conditioning stop working and within 2 hours, head of maintenance called me at 9:30 at night to assure me that they got my request for maintenance and they would have someone out the very next morning to fix it..I was so pleasantly surprised that they were on it so quickly..Maintenance arrived the very next morning and I had cool air again. Mosaic Property Management has been managing the rental of my home in Gilbert for 9 months. I have nothing but great things to say about them. My property manager is Dennis, and he is amazing. I am a very type A person and Dennis has always been able to meet and exceed my somewhat demanding expectations every time. I am always notified as soon as any concern with the property comes up via an email or phone call. They do not move forward with anything that has to do with the property without discussing it with me first and gaining my approval. I have always been able to contact them including Dennis on my first try to discuss any questions or concerns I have. I live out of state and the amount of peace of mind this company and Dennis have afforded me when it comes to my home is invaluable. I interviewed 6 other property management companies before deciding to go with Mosaic Property Management and I clearly made the right choice. I have recommended then to friends, family, co workers, and anyone in need of property management services. Their care and concern, promptness and attention to detail is a rare find these days. One lease year ending 1/31/2018. Requested month to month from 1/31/2018 because new build would be ready February 2018. The management company refused & said I had to sign a 3 month lease. Jessica was unreasonable and extremely rude. She hung up on me. I called back and Jessica and the owner, who never bothered to give me her name, were on the speaker phone berating me because I didn't want to pay the rent for two months after I had moved out. When I moved in the place was filthy. I had the carpets cleaned, doors, baseboards & walls.Windows & screens were filthy. Place needs a new coat of paint. Kitchen needs an upgrade. I have photographs showing the all dirt, wear and tear etc. They send an inspector to the property every 5 months to make sure that the tenant is not abusing the place. Strange that it's ok to have a tenant move into a property that hasn't been cleaned and is in lousy condition but they insist on inspections. I paid through direct deposit EVERY month, the payment went through on the 27th day of the month, although it's only due on the 1st of each month. The fridge is old and the freezer iced up. The water and ice maker didnt work. The faucet on the kitchen sink was frozen to one side and could not be moved. I reported it to the inspector the 2 times that she came to inspect. It took 4+ months to get the key fob for the pool gate. I had to drive to Phoenix to pick it up. I had to lay out $50 for the fob. They reimbursed me. I never received a fob to get in through the gates. I've had to enter the code every time I come into the complex. Got my full deposit back except for the pet fee of $250 & a cleaning fee of $250. The place was spotless so why would they need a cleaning fee. Happy to be out of there and away from Mosaic Properties. read more

Have had great success with Remax Mosaic from the time we started. Efficient and punctual getting renters in the house, they even had another tenant lined up before our previous tenants ended their contract early. It really has been hands-off and they have managed the entire process for me. What a disappointment in this company. They advertised a home to rent, so I scheduled with an automated system. They texted back right away asking for a copy of my drivers license and said they would then text me the access code to get into the home. Never got it in time for the appointment they gave me. In fact three days later, still nothing. I have sold real estate in Phoenix for years, and have never encountered such bad service. I would like to know what they are really doing with the copy of my drivers license.. I have left voicemails, texts, emails, NO RESPONSE to any of them. DO NOT RENT FROM THEM!!! YOU WILL NOT MOVE IN ON TIME!! Unfortunately we have already paid our earnest deposit and security deposits so we are stuck for 12 months, but already the customer service and professionalism is lacking. I made an appt to see a property, and aftter waiting 30 min for the agent to show, I finally called the office only for them to tell me that the agent wasn't going to be able to make it! Luckily there was a lock box, but seriously?!?!? Don't you think it would've been appropriate to notify me oh...I don't know, at any point before that?!?!? So after all is said and done I decide to choose the property. I am told the property will be available to move in by the 1st of the month since the current tenants were leaving early. Perfect. So we pack up our things, give notice to our current place and prepare to move in. Come the first, the tenants still have not turned in their keys. Great. So now we have no place to live and can't move into our place as promised. I had to shell out over $500 in costs for hotel and storage because it took them 2 WEEKS for us to be able to move in! Not to mention the fact that they said it was going to be delayed because they wanted to make sure the place was clean, and upon moving in there are still holes in the walls that havent been filled, missing paint on walls, and broken doors.
