An Architect's Review As an architect, I work with contractors on a regular basis and needless to say, I was probably more particular than most when it came to choosing someone to work on my own home. Word of mouth and research led me to ARC / Armando... and I'm glad I went with him! From the beginning, communication was clear and straightforward. We went through the scope of work, my requirements and budget. I had some very basic drawings prepared to communicate my ideas. Along the way, Armando made suggestions to work with my requirements and budget. His pricing was reasonable and, most importantly, he completed the work within the budget we originally agreed upon. Anyone who has done a renovation before knows how easily costs can start creeping up once work begins. That was not my experience here. The scope and budget were established upfront and Armando stuck to them. And this was very important to me as I had no way of accommodating an increase in cost. The work was for a garage renovation, it included interior demo, replacement of an exterior window, addition of a new exterior door, vinyl wood flooring, drywall and installation of a new gypsum ceiling. Work progressed efficiently and to my expectations with no unnecessary delays. Communication throughout the project was excellent, and mostly Armando initiating the conversations to keep me updated. He was also very easy to work with on finishes and hardware. Some items I provided myself while others were sourced by him. Again, he made recommendations to work with my budget while not compromising on quality. Speaking of quality, the quality of the work was exceptional. It has now been over a year since the renovation was completed and everything still looks as good as the day it was finished. Absolutely zero complaints! His attention to detail was very much appreciated. He constantly made suggestions when he felt something could be improved. For example, he suggested a more random tile pattern for the vinyl floor instead of the more regular stagger I had proposed. We went with his suggestion and I am very pleased with it. Armando is knowledgeable, reliable and a pleasure to work with. Coming from someone who deals with contractors professionally all the time, I don't make that recommendation lightly. ARC transformed our outdated 1960's ranch style home (~1600 square feet) that needed a lot of TLC. When looking for a general contractor, we had gotten three estimates: ARC's was not the lowest, nor was it the highest, but it was the most transparent and itemized estimate that we received. The estimate was priced reasonably and there were caveats/stipulations that were shared with us up front about potential additional costs depending on the condition of our home. Through a 4 month journey, ARC worked on probably about 95% of our home, both on the inside and the outside. Along the way, we added numerous new items to do, both small and large and it was very easy to do 'change orders' with Armando. Here are a few things that stood out the most: 1. Armando (the owner of ARC) is approachable, responsive, dependable, honest, and fair. No question was ever too 'silly' and no text was ever too early or late in the day. Armando always makes himself available to discuss any questions, concerns, or even tangential ideas of mine. Armando notified us immediately about any unforeseen issues with potential solutions and options and explained things to us so that we would clearly understood what was going on. Everything he said he would do, he would deliver! Armando strives to make sure that his customer needs are met and works with you. As one of many examples: Armando referred us to a store to buy flooring, but they were going to charge us a ridiculous amount for freight ($$$), so he took it upon himself to find another vendor with the equivalent quality of LVP for cheaper and he picked it up for us (and another customer too!). Armando also helped us by picking up other materials like doors and toilets that were too big for us to transport on our own, relieving us of stress, sweat, and additional shipping costs. 2. There is a big team of quality, respectful, and reliable subcontractors who can do a wide variety of different tasks. We used numerous different trades in our project. A few particularly stood out: roofing subcontractor (repairs that'll help us feel at ease with a rainy el nino season coming), drywall subcontractor (made drywall that had been painted over and over on look brand new again); bathroom sliding glass door (gorgeous!); tile contractor (laid 3x12 subway tile in my dream vertical offset pattern) and exterior painter (our house and metal patio looks new and fresh). Our garage door broke falling off the track and Armando was able to quickly bring someone to fix it the next day and get our new garage door opener installed! 3. Armando and his team strives for a exceptional work in an efficient manner. ARC worked on our house diligently and they take pride in the work that they do. His team works very hard and they even worked through the hot summer days. The little details do matter to them, such as recaulking shrunken cracked caulk, paint touch ups, and tidying up the worksite. Finally, Armando is knowledgeable/experienced in the construction industry and regularly provided recommendations, suggestions, and guidance to make sure that we got the best outcome. Armando and team make it a point that it is their job to do things right, so when we asked if things could be corrected or changed to meet our personal preferences, it was not an issue, but rather their own expectation and standard. A property makeover project (OC version: Kitchen). The property had a very nice vintage kitchen and antique appliances that I adored. Those old charms were roughly used and destroyed by the past tenants. I was in shock but decided to give it a makeover. I contacted several contractors via Yelp (I always seem to use Yelp to find people), and ARC's response seemed most honest one. Armando was very clear about what he could do and couldn't. I initially wanted a butcher block countertop, but he was clear that he doesn't handle it, and recommended to hire another contractor for it. He doesn't brush off my wants and needs, but tries to make it happen (I ended up with a beautiful quartz countertop though). I also modified the original plan and added so many items after the contract was signed, but Armando patiently listened my demands and provided what I needed for this project. Throughout the construction, Armando kept his professionalism all the time. One of my jobs is extremely time constraints, and my availability to communicate with him in person was very limited. He decided to catch me in the very early morning and communicated with me daily via text, which I appreciated. One thing I really appreciated was that he asked to stop by the property when rained. He was concerned if any materials were left outside and wanted to bring them inside to prevent them to get wet. It wasn't the day they were scheduled to work, but he stopped by only to make sure that everything was dry during the rainy days. Armando really cares his customers, and takes a pride of his work. The vintage kitchen turned out to a modern farm house kitchen. I am very happy about their work, and strongly recommend ARC. We recently hired ARC to help us with updates to our garage to make room for side by side washer/dryer units as well as make it a more comfortable space for a home office. The project included several "under the hood" items like electrical and plumbing, as well as more cosmetic upgrades like a larger window replacement, door replacement, lighting upgrades and painting. Armando was very responsive from the beginning to the end and made himself available morning and night to answer questions and get us timely responses. He was transparent about costs and provided detailed estimates with granular cost breakdowns, which we really appreciated. He was also direct about the scope of work he/his subcontractors would/would not cover from the beginning. Armando is a hard worker and often worked until after dark to get a task done. We found ARC Construction and Remodeling on Yelp, and Armando responded to our initial contact quickly and did an estimate on remodeling two of our bathrooms. His quotes were reasonable, comparing to several other bids we received, and we decided to work with him. The communication was easy with Armando via text, phone call and email. He communicated with us throughout the project regarding the task progress: who would be working and what time he would arrive the house the following date, as well as change orders due to changes in the plans. He has a team working on different tasks, and David was his right-hand man who was here most of the time. We were living in the house while the remodeling was going on, they covered up the construction area in plastic and swept after they were done with the day's work. Their quality of work was top-notch, and they paid a lot of attention to details. David made sure the wall was patched up before painting, and he took care of the electrical portion. The tile guys noticed our wall in the first bathroom was leaning one way, and Armando wanted to make the job gets done right, so we agreed to bring the wall up straight. In the second bathroom, Armando also noticed there's leak in a pipe, so they took care of it and made sure the shower area was waterproofed. We like how Armando is flexible, responsible, takes pride in his work, is professional and polite, and easy to communicate. Most importantly, we trust him. We recently used ARC for our full house remodel (2,400+ sf; 5 bed/3 bath) which included updates/renovations to every square inch of our house and structural work in the kitchen. Armando was wonderful to work with and, overall, turned our house into exactly what we had been dreaming of since we bought the house 4 years ago. Armando and his team did all the demo work. My husband and I picked out and purchased all the materials and Armando and his team completed the installation. Armando also helped with picking up larger materials that we couldn't fit into our car. Armando had great suggestions along the way. He works hard and moves very quickly, which is always appreciated while living in a construction zone. I mean, where should I really even start? It was an epic 8 week long journey to remodel and renovate our entire home with Armando and ARC Construction & Remodeling. First off, he is very professional and a great person to work with. Allow him to take the lead and he will let you know if he needs any additional support from you with regard to providing materials or anything else. He is well connected and knows many highly skilled individuals that helped him with the work along the way. We had the entire home re-floored with laminate flooring wall-to-wall and in the bathrooms porcelain tile. They started the remodeling on the second story and worked their way downstairs. We had our stairways customized with a white face for a bolder look. All our bathroom showers and tubs were remodeled as well and had custom frameless glass doors added as well as new vanities and mirrors. The crown jewel of the entire project was the new kitchen which included new cabinets and countertops along with 3 hanging pendent lights and a ceramic tile backsplash. There was also retrofit LED lighting installed throughout the house. These are most of the things Armando did for us. He made the process as easy as possible for us to deal with since we were still living in the home while the renovating was going on. He is a great communicator and keeps his word. Very responsive to text messages and phone calls that you make to him. If he says he will do something you can count on him to do it. He is upfront with all the charges as well in the contract. If there needs to be changes made he is very flexible to make them. He has a contractors license with the CA state board that you can verify as well. Are you having a hard time choosing a contractor to have some work done on your house? Are you overwhelmed and don't even know where to start? That's exactly how we felt! We actually had a couple contractors lined up but after they ghosted us, we frantically went to Yelp. ARC was a last minute Hail Mary call and we're so glad we made the call. Luckily, they had an opening and Armando came out the next day to give us an estimate and we immediately noticed the difference. Right away you can tell he knew what he was doing just by the detailed questions he would ask that no other contractors asked us. Armando did a complete remodel of our house . Every room was remodeled from the kitchen to the bathrooms, floors, along with an open floor concept which required a new beam in our main room.
