Imagine my surprise when he said he did not see activity in my attic and that he doesn't feel I need his services at this time! He felt the squirrels are on the roof and the rats activity that I saw in the garage in the past were just rodents that got in via an opened garage door or access points there. I understand that we cannot predict future animal behavior and rodents are everywhere around us. It was very expensive but we went with them mainly because the "inspector" (a salesman through and through) had excellent English and promised to personally manage the project. He answered one subsequent question and then disappeared, never to be heard from again. The estimated 3-day job took 3 weeks, with schedules shifting daily, different crews, minimal work days, redundant and often incorrect communication via text and email, and no explanations of what was going on. The crews were friendly but spoke minimal English. It was difficult to understand what was done, not yet done, or not intended to be done. Once they left, the critters remained. Staff came back 3 or 4 times to seal additional openings ... to the wrong area (crawl space rather than attic). The most recent visit by Jorge was very good. He had good English so his explanations were understandable and helpful. He found and fixed two more openings - these at roof level - and recommended a spray that can repel rodents from returning. I bought and used that (why don't they do that themselves?) and the first night at least was the first "quiet" night in months.

However, crawlspaces can get moldy and wet from lack of care. If you ever encounter rodents, there is a good chance they came via the crawlspace. After all, we do hear noises at night at times, which is creepy. Jacob visited and gave a comprehensive review and estimate. We basically went for a full package of rodent control, cleaning, and installing a new vapor shield to keep it dry. The while job took maybe 2.5 days with a crew of 3 workers each day. Outstanding quality work. First phase was sealing up the homes around the house and crawlspace, and laying traps. The attic was inspected too. This was followed up with weekly followups to ensure no more rodents. This scope was subcontracted to Golden State Critter Control. Highly recommend working with Greg. The next two phases involve cleaning and eventually reinstallation of the vapor shield. Compared to what we had before, it was day and night! I also appreciated the crew alerting me to a leaky drain pipe. I later worked with a plumber to replace a cracked 3"D drain pipe that connected upstairs to downstairs. Looking for a quick solution, I made the mistake of hiring Crawl Space Clean without getting multiple bids. I spent over $14,000 on rodent-proofing and subfloor insulation replacement, only for the rodents to return. When I called them back, I was informed that my one-year warranty had already expired. They charged me extra just to patch entry holes they had missed during the initial job. During that same visit, they claimed I now needed a vapor barrier, quoting me an astronomical $16,000--though they offered a high-pressure "$500 discount" if I signed the contract that very day. Feeling suspicious, I finally did what I should have done at the start and called three other highly rated contractors for estimates. Every single one of them came back with quotes under $7,600 (less than half of Crawl Space Clean's price), and all of them included a 3-year rodent warranty.
