My family and I moved into an older home which had an issue with termites, black widows, and water bugs under the house especially under the kitchen area due to a busted water pipe. Feeling desperate, I researched and requested quotes from numerous companies here on Yelp. After receiving several quotes, I decided on this one company because they offered the best customer service, made it clear that all my pest issues would be handled, and had unbelievably affordable pricing. A time was agreed upon for a technician to come by our home within twenty-four hours to begin spraying a pesticide mix and to set off a bug bomb fogger. The technician arrived 30 minutes before our scheduled appointment, walked the entire property, and immediately got to work. The tech was on my property for less than 2 hours and crawled under the house to spray every single inch. He also sprayed our two yards, porch, patio, driveway, and around the garage. The technician also repaired all basement screens and other areas where bugs can return. While the tech was making these repairs, spiders, termites, and water bugs were seen crawling out from under the house onto my driveway and simply dying on the spot. This went on for the next hour. Needless to say, I was extremely happy and satisfied with the service I received from this company's employee (sorry, I do not recall his name). He was UNBELIEVABLE, friendly, hard-working, and highly committed to resolving this very stressful issue for my family and me. Great service! We woke up on Christmas Day to find hundreds of termites in our home, hovering around one of our window sills. Just what I asked Santa for... We first had another company come out to inspect our home and give us a quote. The other company barely looked inside the crawl space and told us it's subterranean termites and that we also have the other type of termites that need fumigation, but we can just do subterranean for now. When they sent us a quote, I think they just offered a 1-year guarantee. Josh from AABC came out a couple days later and was extremely thorough with his inspection. He walked through the entire house and even went into our attic. He educated us along the way about everything from termites, homes, etc. and answered all of our many questions. He told us that we do have both types of termites, but it's more pressing that we take care of the subterranean ones. Since we plan on remodeling parts of our house, he said we should hold off on tenting it until afterwards, in case any new wood has termites. It was comforting to know that despite our house being over 40 years old and having never been tented, there was minimal damage to our wood. Josh encouraged us to get at least a 3rd quote, but we didn't want to. Josh's quote was roughly similar to the other one (maybe slightly cheaper, but he offered a 10-year guarantee! Had a few concerns in areas of our home with suspected drywood termites and reached out to AABC for an inspection. They were helpful and responsive to get us scheduled. Joshua came out for the inspection and was great to work with. He took the time to answer all of our questions and never made us feel rushed. One of the most professional, honest and reliable companies I've ever hired. I hired this company for Termite treatment on two of my properties and Rat proofing on another. The best part about this family owned company is the free inspection and their detail oriented work. Josh is so knowledgeable, honest and thorough in how he conducts his inspections and follow ups. They gave us the most reasonable price for treating both wood and subterranean termites for a 1 story and 2 story property on our lot. A detailed layout is provided where they show you all affected areas and give you a price for each area separately which allowed us options to choose what we wanted to do. They also made recommendations on what was the highest priority to take care of first as well. The team that came to do the tenting were fast and professional, they kept everything tidy and cleaned up. Two years later, I was able to request for them to do a follow-up. Separately I also hired them to do pest proofing on my other property since my tenant reported seeing something go down into the crawl space. John Kim came out and did a thorough inspection for any rodents as well as located all potential entry points on our property, he found 22 total! They gave me a reasonable price and took care of patching up all the entry points as well as set traps in the attic and crawl spaces. Reached out to Already A Better Choice due to termite concerns and to address various areas around our house that definitely had termite activity - initially contacted them while getting a new roof installed to see if it would be possible to get a treatment of the exposed wood before the shingles were put on and they were able to accommodate us on short notice. Josh also performed a thorough inspection of our home and provided his own recommendations for termite prevention without the usual sales gimmicks from a lot of other companies, I was very satisfied with the overall customer experience and could not be happier with their quality of customer service. Jacob and the technicians were all very friendly, and their follow-up is also excellent if you have any concerns / questions about treatment. Along with the roof treatment, we also had an attic treatment as well as various spot treatments done (tenting is not possible in our particular neighborhood) - we noticed some frass still around one of the areas previously treated and they came out to take care of it no questions asked, they stand by their work and that was great to see. I've said this in my other reviews, but one of the most important things I value when getting work done at this price level is integrity and honesty of the service provider. Upon request of a quote - they came over to look at the place - I was shown clear photos of where the termites were and given a very reasonable and realistic quote of the work that needed to be done. Ultimately - we settled on a fumigation and a sub-terranean treament. There wasn't any fear mongering (like, "oh you know if you don't do this it could be really-really bad") it was just a honest assessment with MULTIPLE options to choose from. That's another thing I want to call out is that they provided two different price points, one for work that was more temporary but would suffice for now, and one that was more comprehensive, again, just appreciate the honesty and transparency. In terms of the work itself, they're ultra communicative, they answered all of our questions, they were very clear about when their teams would arrive, etc. On site, the teams were great, very friendly, answered all of our questions, and also very efficient. Josh and co came out for a termite inspection for me in 2018, was very thorough in their assessment of my house - crawl space, attic, and inside of the home. He showed me the video taken in my crawl space showing evidence of active dry wood termites and historical subterranean termites. He gave me a couple options for treatment and I went with a barrier for the subterranean which came with warranty and a spot treatment of the dry wood with no warranty. I called them back for another inspection last week (2025, too long of a gap, I know). Josh and co did another thorough inspection, found no new signs of termites but did point out some some fungus in the crawl space. He provided a quote for clean up and sealing but didn't push it like a salesman. I've been doing business with AABC Termite & Pest Control since 2018, primarily with my rental houses. The company is family-owned and managed, and the principals are very competent and honest. Usually, I work with Joshua (one of the owners, he's excellent) for termite and rodent control. But this time, we had a skunk and a possum living in the crawlspace of our home. The critters had ripped through one of our crawlspace vents and were living down there for an embarrassingly long period of time. Since AABC does not do critter removal, we needed to figure that out ourselves. [Note: My wife positioned one of her WiFi-enabled security cameras with motion sensing in front of the main access point, waited for each of the two critters to leave in the early evening to forage for food and water, and sent me out to immediately block up the broken vent. Both were male animals, so there were no critter babies left inside.] Once the critters were out, I arranged with AABC to install upgraded crawlspace vent covers. Victor and David (the guy with the mountain-man beard) showed up on time and within one and one half hours had custom-constructed appropriate and sturdy vent covers. I utilized this business to help address the rodents issue that has been affecting my household for months. I contacted them and they sent an inspector, John, to look through my home to identify any openings. He found 15 potential pathways for the rodents and then a team went to seal them all off. I scheduled a free termite inspection with AABC after the recent subterranean termite swarm and was greeted by Josh and team. They were very detailed in their inspection of my house, making sure to account for every nook & cranny, including the attic and crawl space. They did point out and document (in a provided report) some areas to remediate (e.g. rotted wood) as well as to keep an eye on (there were a couple of drywood termite alate wings), but Josh's overall recommendation was to wait and reevaluate next year since there was no active infestation discovered. They were not pushy at all and were really honest in their assessment, explanations, and recommendations. Although we did not proceed with any servicing, we will certainly reach out to AABC again in the future. read more

TLDR, 5 stars and make sure to ask for John. I found rat droppings in our basement and heard scurrying in our attic last month. I searched Yelp and had three vendors come to my home to provide a quote. I selected Already A Better Choice because John: 1. Was by far the most thorough in evaluating potential entry points to block 2. Offered a reasonable and competitive quote 3. Didn't resort to scare tactics that some folks deployed (e.g., pictures of the worst case scenarios, exaggerated health risks etc) I've been incredibly impressed with John. First, he's very respectful of our house and goes out of his way to put on booties (i.e., we're a no shoes indoors house). Second, he's incredibly thorough in his inspection. For example, he spent 45 minutes crawling around and diagramming everything while his competitors spent no more than 10 minutes taking a couple photos. I was then able to reference this diagram to double check the final work which enabled me to identify a few missed entry points. Though the rat traps have not yet caught anything, I'm pleased to say I haven't seen any new droppings or heard any scurrying so far. read more

I contracted them to spray inside and outside of a new home that I was about to move into to mainly treat against ants in December 2020. I was really surprised when the whole process took less than 30 minutes for both inside and outside. I moved in 2 weeks later and on the first day... massive ants. Lots of ants. I end up buying a lot of Terro and they worked wonders. The spraying did nothing as far as I could tell. I did contact them and they offer to come back out to try something else. However, given covid and that I was busy I couldn't take up on their offer. By the time I replied, apparently my 30 day warranty was over. So for me, the treatment was a 1 star.
