I like to use local, small businesses whenever possible, and his reviews were excellent. My mistake was not noticing how old they were. He advised it would take 4 to 4 1/2 hours to complete. He was there 5 hours when my realtor had to ask him to leave for the open house that was being held that day. He came back afterward to finish the roof inspection. He failed to complete an inspection for the kitchen due to "time constraints". However, he had time to note that there was a pet door that was a "safety" concern. He also stated that some items were issues that he was clearly wrong about ("minimal" strapping on a water heater that had 2 straps from a newly purchased kit and a third steel strap, replacement windows that he stated were the "builder type from the original construction"). While I appreciate thoroughness, spending time nitpicking every minor detail in a 61 year old house but not completing the full inspection I paid for is not acceptable. He did not get my name right on the report, even though I wrote it for him on the contract I signed. He did not provide the hard copy report that was promised, nor did he email it to me - I had to get it from my realtor. I'm giving him a 3 for thoroughness. If you have unlimited time to wait for this guy to complete the inspection, go for it. He may have been a great inspector in his prime, but personally I think he needs to hang it up and retire already.

Juan Morales and Edgar Olivares spent nearly three hours carefully evaluating the property. Just as importantly, they took the time to explain their findings and patiently answer all of our questions, making sure we fully understood the condition of the home and any areas requiring immediate attention. For context, the inspection was for a two-story single-family home in La Crescenta with a finished/converted garage. We also included sewer system inspection at the same time. The inspection report was exceptionally organized, detailed, and easy to understand, allowing us to quickly prioritize the findings and make informed decisions. Booking was quick and seamless, and the entire process was professional from start to finish. Juan and Edgar set a new standard for what we expect from a home inspection. We highly recommend them and their company to anyone looking for a knowledgeable, thorough, and professional home inspection team.

I gave them 1 star only because I could not give them zero star. They inspected a home I purchased based on availability only as I have used other inspectors in past, but they were not available. Eagle Eye Home Inspectors did inspection my home and missed several critical issues with major appliances, which eventually cost me money. After the inspection and finding the issues (short time between inspection and finding the issues) we questioned them and they (Ed) mentioned "... the inspection is limited to visual inspection ONLY. ..". How can a home inspection be limited to a visual inspection?? That's their job and what people pay them for is to inspect, not for excuses. He actually gave us more insight into our roof than our specialized roof inspector did, which says a lot. His reports were also delivered quickly and clearly, which was crucial for us since we were on a fast closing timeline. Jerry is also very friendly and easy to work with, which makes what can be a stressful process feel much more manageable. His son, Kyle, handled the sewer inspection and was equally punctual, detailed, and professional. Together, they spent a significant amount of time going through everything thoroughly and never made us feel rushed.
