We are selling our rental property, JDA Home Inspection was recommended by our agent. We have not received our inspection report yet but I wanted to say that Kevin, the owner, of JDA Home Inspections was a pleasure to work with. Kevin was on time and did a very thorough inspection pointing things out to me along the way. Kevin had to check the inside of our rental property the roofs and under the house (raised foundation) not complaining once. As a first-time home buyer I highly recommend JDA Home Inspection! Not knowing much about inspections, I can tell you that these guys are very thorough! Juan was amazing! After he was done doing the initial inspection on the mobile home, he gave me a full run-through of everything that needed to be replaced or fixed. He let me know what things needed to be done right away. I never knew something like this was so easy, the whole entire experience was wonderful. He arrived on time and met with my real estate agent, he went through the entire mobile home and even underneath it to check for earthquake bracing, stability and any other problems like leaks or termites. He was very detailed when it came to all of the specifics I needed to know. He did a walk-through with me, my agent and even the seller, detailing everything we needed to know, what needed to be fixed and the priority levels. Not sure the standard amount of time for an inspection but ours was a little over two and a half hours. Aside from their customer service being phenomenal and super easy to work with, they present themselves well, come with all needed gear for the inspection and come with a pleasant demeanor. For our square footage the price was very reasonable, compared to the rest of the companies that I had looked into before deciding on JDA, their reviews were top-notch and their pricing competitive. For my 1200 sq ft mobile home, it was only $300! Juan answered all of the questions that I had at the end of the inspection and even throughout the inspection. If you are looking for an inspection company to produce an accurate and reliable report, this is not a company to use. Their inspectors don't know code requirements nor how to operator home equipment especially if you have a smart home. After speaking with the owner, John, he refused to take accountability and agree to retrain his staff. They are not an Accredited Real Estate Inspection Associate in the state. The owner John claimed that they have an International Home Inspection Certificate, but he refused to share specific information like a certification number. read more

BE WARNED!!! They are not certified nor accredited. Report is false and misleading. Things that they were unable to test due to their incompetency, they indicated in the report as "need repair" when it fact it was working. They lack knowledge of building code. The verbiage used in the was very negative and damaging. Even things that were normal wear N tear, that were not damaged nor broken were listed on the report. Hello? It's not a brand new construction home! Idiot! One would expect home inspection company to be fair, honest, and to help educate the public but not this one. First off, due to the current COVID-19 situation and the shortened inspection contingency period, I was very concerned about not only getting a quality inspection but getting an inspection at all. My realtor recommended JDA Home Inspection and now I will be personally recommending them to all my family and friends. While John had to take all the required precautions to inspect the home during this pandemic, it in no way took away from the thoroughness of his inspection. My husband and I are in the process of purchasing a 1920's craftsman style home and had so many concerns about what were getting ourselves into. With so many inspection companies out there, we didn't know where to start when picking an inspector. Ultimately, we asked a very trusted colleague, who recommended us to hire John. We did NOT regret it! He was not only early (he was already starting to inspect the exterior when we arrived five minutes early), but was working extremely hard the whole 3+ hours he was there. We received a previous inspection report that had been done a few weeks prior by another prospective buyer and when we compared that to John's report, it was night and day!! John's report was not only longer, but also 100% more thorough. The thing we most appreciated was how John examined the ENTIRE crawl space under our house and provided clear pictures and detailed descriptions of what he saw. The other inspection report was mostly cosmetic and barely scratched the surface of the stuff John picked up on. From plumbing to electrical, he gave us information on all of it, which will help us to know what we are getting into with buying an old house. After completing his inspection, John walked us through the whole house and pointed out the most important findings. John wore gloves, a mask, and shoe covers to maintain safety. I really appreciated that! He physically walked us through each section of the inspection, showed us the location of each issue, and gave suggestions on fixing it. I paid these guys twice to look at a home for me. Not at all impressed with the service I received. The last inspection I got from them failed to mention the issues with the toilets, the leaks at the water main line and they didn't even give me the discount I was promised for giving him repeat business within 30 days. Detailed and complete. John was thorough and his knowledge of inspecting a house to code was excellent. He inspected a large house for us, over 4700 sf, in an orderly manner keeping detailed notes and photos of all issues. He worked thoroughly and quickly covering all parts of the house necessary in this type of inspection. He was helpful as well as personable, and on final walk through with him he explained the issues he found with the house, and in his report there were over 150 issues, some minor, some larger. He provided an invaluable list of contractors with his report because I had asked for recommendations. He also provided all paperwork and additional reports in my preferred pdf format which is helpful in keeping all my house documents together. The inspection report is easy to read with many photos and descriptions and a summary at the end. A very orderly, attractive report. His inspection and reports are exemplary - the best.
