I like to use local, small businesses whenever possible, and his reviews were excellent. My mistake was not noticing how old they were. He advised it would take 4 to 4 1/2 hours to complete. He was there 5 hours when my realtor had to ask him to leave for the open house that was being held that day. He came back afterward to finish the roof inspection. He failed to complete an inspection for the kitchen due to "time constraints". However, he had time to note that there was a pet door that was a "safety" concern. He also stated that some items were issues that he was clearly wrong about ("minimal" strapping on a water heater that had 2 straps from a newly purchased kit and a third steel strap, replacement windows that he stated were the "builder type from the original construction"). While I appreciate thoroughness, spending time nitpicking every minor detail in a 61 year old house but not completing the full inspection I paid for is not acceptable. He did not get my name right on the report, even though I wrote it for him on the contract I signed. He did not provide the hard copy report that was promised, nor did he email it to me - I had to get it from my realtor. I'm giving him a 3 for thoroughness. If you have unlimited time to wait for this guy to complete the inspection, go for it. He may have been a great inspector in his prime, but personally I think he needs to hang it up and retire already.

I say this because he is thorough without being alarming. Too many Home Inspectors let their ego get in the way and alarm and make a catastrophy out of any little thing on the inspection. Gary is great at explaining details to the clients and easing their minds, when needed. He is also very patient with the client's questions. Something I can not say about some other inspectors I have used.

    High hopes that came crashing down…read more This inspector came highly recommended and I expected excellence in each part of the inspection. Needless to say he fell short of those, but not just once but twice. On the first inspection of the home Gary missed obvious call outs such as broken windows & screens and also a slider door with a crack in it as well. There was a ray of hope as my relator and I called him up asking to come back to reinspect the home and he agreed. Unfortunately this was short lived. Gary's second review of the home included some of the items missed that we pointed out along with more issues observed the second time around. Note, all of that was missed on the first pass. However, he completely missed the large note written on the furnace stating the safety switch had been bypassed. Assuming all the details would be dialed in the second go around my relator and I missed this and didn't address it during negations. This brings us to current day where I have yet been able to have our gas turned on at the furnace and am now faced with a repair. When bringing this up to Gary and walking him through the report he chose to punt on the situation instead of remedy it by paying for the fix. There were parts of Gary's report that were detailed and dialed in, but when I buy a home I need all of the pieces noted not only some.

    THIS "COMPANY" IS A FRAUD!!!!! Back in 2020 I found mold in my apartment. I had been sick for…read moremonths and months, coughing and hacking and having terrible breathing issues. Once I found the mold in my bathroom I contacted my apartment management company. I also tested the mold myself, without my apartment managements knowledge. I did this because my management company tried to push back on me because they didn't want to pay for mold testing and remediation. They sent out this "company" . The Sunrise man would not allow me to be in my own apartment while he did the testing. He made me wait outside of my own home while he did "testing" . That was my first red flag. I used an outside company for an at home test kit, and sent them A swab of the mold. "Sunrise" conducted their own test. A week later sunrise sent me a one-page review saying there was no mold. I got my own test results back that proved that there was 100% without a doubt mold in my apartment. My apartment complex would not validate the results until I hired an actual mold remediation company and paid them $800 to come out and test it. They found mold exactly where I did, and then they found mold in another place in the exact same room that "SUNRISE" says they inspected. The legitimate mold company sent me a 10 plus page comprehensive outline of exactly what types of mold it was and how to get rid of it. This company "Sunrise" tried to bill me for $400 for a fake and phony mold testing that came back "negative". My apartment complex tried to get me to pay for it as well. I know my rights, and I refused to pay it. I forced them to remediate the mold with the test results from the OTHER legitimate mold company. If I really wanted to pursue it, I could sue Sunrise and my own management company, but I don't want to take the time to do that. (You're lucky) Sunrise really needs to be careful as to who they go into business with because they really think that they can get by with these fraudulent "testings". The only reason you got away with it was because you told me I had to wait outside because it was 2020 and it was covid. You really used covid as an excuse to fake a negative mold test result. Otherwise you would have been found out as the frauds that you are. YOUR COMPANY DISGUSTS ME. How dare you take payouts from an shady management company to fake fraudulent molds tests. You people make me SICK!!!! I ended up moving out of that apartment as soon as I made them remediate the mold. I knew my rights and I forced them into remediation. But it was no thanks to this company. This company gets in bed with fraudulent management companies and they make their money by faking tests. I have the paperwork to prove it. Trust me I have saved EVERYTHING. So please... try me .. because bif you even try to rebuttle me with a phony " that wasn't us, we didn't do that" I'LL PULL OUT ALL THE PAPERWORK I HAVE and post it here. (I still have your fake negative test results, and the real test results showing there was actually mold here. And everything is dated. You will look like an idiot if you try and come at me. ) I This all happened years ago and I have been meaning to make this review for a long time, I have just now remembered to do it. Don't worry, karma will hit you eventually, If it hasn't already. You are extremely lucky that it was during covid and that I had other things on my mind, because I considered pursuing suing. You guys better be careful who you decide to get in bed with and cheat. Us honest renters are sick of it. Your company is absolutely disgusting. I can't even believe that you're still in business. Don't worry, like I said before, karma is patient... And you will get yours. How dare you prey on the weak and misinformed renters. You're in bed with "the man" and I promise you... your wrongdoings will catch up to you. And if you want to look up to know exactly who I am, The address was 15477 Moorpark St Sherman Oaks CA 91403. Feel free to look me up and remember what you did to me. You really tried it. But just so you know, you didn't win. I forced them to remediate the mold and I moved out immediately after. And I never paid the $400 fee that they tried to charge me on your behalf. And when I refused to pay it, they couldn't legally come after me because it was a fraudulent charge. I hope you meet your demise. In fact, I'll change that, you will meet your demise. Because preying on the weak and unfortunate, is exactly what you did. You are the scum of the earth. One day you will have to answer for what you did. How dare you pile onto a situation that was making me physically ILL FOR MONTHS. You are the bottom feeders of the earth and one day if not already KARMA WILL COME FOR YOU... Watch your back. Because you deserve all the bad things coming your way

    We hired this inspector to perform a professional home inspection on a large residential property…read moreand relied on that inspection in making a significant purchase decision. Unfortunately, the inspection fell materially below what is expected under generally accepted industry standards, including those set forth by CREIA (California Real Estate Inspection Association). After taking possession of the home, we discovered multiple serious issues that were visible and accessible at the time of inspection but were not identified or reported. These included: * Major defects in the exterior deck system over an indoor pool, including improper slope, defective drainage, and failed waterproofing, which resulted in active water intrusion * Safety hazards such as inadequate or missing railings in areas where fall protection is expected * Improper routing of electrical wiring and irrigation lines through deck drainage systems * A garage door component that was broken despite being reported as operable * A bathroom where a shower handle was missing, raising questions about whether plumbing fixtures were tested at all * A carbon monoxide detector without batteries, despite safety devices being noted as present * A non-functional dehumidifier and visibly damaged control panels in the indoor pool room, including one panel hanging out of the wall Additionally, there was an active leak in the living room that was visible during the inspection, which we had to point out ourselves in order for it to be included in the report. This raised early concerns about the thoroughness of the inspection. These are not concealed or latent defects. These are observable conditions that fall squarely within the scope of a standard visual inspection of accessible areas. CREIA Standards of Practice require inspectors to report on observable deficiencies in systems and components, including roofing, exterior elements, decks, safety features, and built-in appliances, as well as to identify conditions that may indicate water intrusion or warrant further evaluation. The conditions listed above were plainly visible and should have been identified or at minimum flagged for further inspection. Equally concerning is the apparent lack of diligence. The inspection was completed in approximately 3 hours despite the size and complexity of the property, which includes multiple levels, extensive exterior decking, skylights, drainage systems, and an indoor pool environment. This raises serious concerns about whether the inspection met even a basic standard of care. When we raised these issues in writing and requested a response, the inspector refused to engage in any meaningful way. His responses were dismissive and unprofessional, and he declined to address the substance of the concerns raised. Instead, he offered a refund only if we agreed to sign a broad release of liability. Conditioning even a partial refund on a full release while declining to address the substance of the concerns is not consistent with professional accountability. As a result of these omissions, we have incurred substantial and ongoing costs to investigate, design, permit, and repair conditions that appear to have existed prior to our purchase and should have been identified during the inspection. This experience has been extremely disappointing. We relied on this inspection in good faith, and the level of diligence, documentation, and follow-through did not meet reasonable expectations for a professional inspection service. Based on our experience, we strongly caution others to carefully evaluate whether this inspector's practices align with recognized industry standards before relying on their work.
