Building Specs did our inspection this past August. During the inspection we voiced our concerns about mold. Our inspector offered us additional mold testing and we decided to invest the several hundreds of dollars to go forward. After getting the report, the email response given was "The samples came back with no mold growth, no concerns!" Day one of owning the home we discovered the laundry room was RIDDEN WITH MOLD. After several interactions with the inspector and owner we walked away highly dissatisfied with their "Mold Report" and customer service. I had previously left a review and deleted it after he had offered me a refund if I took down my review. I had agreed but upon the refund I was asked to sign away all liability of Building Specs since I was receiving a refund. I declined for obvious reasons and did not take the check. Here we are 6 months later and I'm very sick with mold toxicity. Since moving into our new home, my health has declined due to this significant mold exposure. I've ran several personal labs to confirm this mold toxicity in my body. I'm also running several, accurate and reliable home mold tests. Attached are photos of mold found that should have absolutely been picked up on an air sample from the home. Their mold test is nothing but an add on money maker. I'm now left to test, remediate and detox my body from this toxic mold on my dime. All of which could have been prevented and avoided had they had reliable tests before moving my family and infant into this home. My last resort is bashing someone's business. But I'm here to warn others of the lack of accuracy, professionalism & quality of their reports. This review doesn't go on to list the many other issues of that were downplayed. Blake did a great job noting some "Action" items for our seller to fix before we closed. He also noted that our heating and air system was near the end of it's life, but functioning. That one comment prompted further inspection by our heating and air man and revealed that the sellers had been living with Fiberglass ductwork that was installed in 1978 and had badly deteriorated. We knew that a full "respiratory update" for the unit would be needed. So we are getting estimates on that and will have it done soon. If we had not had that one comment to inspect further, we might have been unknowingly breathing fiberglass the first many months that we lived there. Blake saved us from some serious health risks and we are grateful for that. I've happen to buy two homes in the last two years, using two different real estate agents, and both of them used Blake with Building Specs. After we purchased our townhome two years ago, I was impressed with his knowledge and detail in the report and our conversation to give his assessment. Blake and his colleagues conducted a thorough inspection for mold and were able to identify some troublesome areas. This is a follow up of my original review and Blake's response: This place is a complete joke. They inspected a home I purchased last year and stated the property contained copper plumbing. Come to find out after the purchase that it was PVC and only had copper fittings. I have had numerous leaks and if I would have known I would have negotiated the sale price with the seller. Now I'm out thousands. When the issue was brought up their response was take us to court. I do not recommend Blake's response: I m sorry but I can only report on what's visible . It wasn't until the seller moved out and created a plumbing leak at ice maker line that anyone knew I state is was not all Cooper. There is nothing in building standards that says you can't use pvc After you had you lawyer call me and I explained the situation and my report obviously she agreed Again I'm sorry your unhappy Follow up The bottom line is my lawyer never agreed with his position. The issue was that it was going to cost more to litigate against him than it was going to be worth. Additionally, if he was unable to see the piping he should have never put in his report that the interior supply piping in the structure was predominantly copper. He should have stated the plumbing was unknown material. It is true that at the time the house was built PVC plumbing was acceptable, but by him stating that it was predominantly copper did not allow me to make an informed decision on buying the house or negotiating the price with the seller. This was a case of legal cost to fix the problem so he got away with an egregious report. read more

During our inspection Blake incorrectly removed the HVAC panel which shorted out the system. In the report Blake claimed the HVAC lost power. We had a licensed HVAC technician fix the blown fuse and he explained how Blake yanked off the panel which caused the short. I would never use this company; Blake damaged our furnace which was working properly before his "inspection" and then lied about the HVAC's condition. He is really unprofessional. read more

Blake was referred by my real estate agent but I would definitely not recommend him. He pointed out the low-hanging fruit such as electrical outlets that weren't grounded but missed several big items that I found only after moving in. The biggest item, still unresolved, is the massive roof leak in the sun room. The roof is not slanted enough and thus water pools where the sun room meets the main house, causing water leaks when it rains. Another item was the skylight. He had been on the roof and saw it up close but still listed it in my report as being in good condition. After moving in, I'd look up and could actively see the cracks appearing. I had my handyman go up to look at it and he said it looks like it's about to disintegrate. I called Blake, he disputed the condition of the skylight but said he would come back to take a look at it. He never came out and didn't respond to any further e-mails or phone calls. He clearly doesn't stand behind his word. I replaced the skylight and after getting it down on the ground, it really did disintegrate. One good rain and the showers would have been in my living room. Of course, I almost had showers in my living room anyway. After a couple rains, I noticed that the ceiling around the skylight was starting to sag. Turns out I had several roof leaks with clear evidence of water damage that he missed. Lastly, the A/C pump's drainage line was a problem. It was plastic at the pump and changes to copper, as it should, but then changes back to plastic before entering the attic. I've since learned that this is bad. During the heat wave, I used my A/C and had water pouring from where the copper met the plastic. Turns out the plastic line had a kink in the attic, which is precisely why it shouldn't be plastic, so water couldn't get out. I had this fixed but it's another item that Blake should have found. read more

Blake was our general inspector during escrow. Essentially said everything looked great, but greatly under represented the issues. He said that some of the sub-floor insulation had fallen and just needed a handyman to place back (FALSE - majority has fallen and needs to be replaced a $3600 cost). He said that some of the drywall cracking was just settling (FALSE - there are foundation issues). Did didn't catch that one side of the house has zero drainage and slopes slightly towards the house (Major cost to add drainage and after being a homeowner now - this is pretty common sense you would look for). He says in person that things are fine, downplays issues and then essentially passes things off by writing in his report needs further inspection without providing a pov or further details. Many contractors I've spoke with now say - your general inspector should have caught this...do not use this guy or company full stop. He has cost us a shit ton of money and would definitely would not have bought this house had an inspector who tells the truth. read more

The situation called for a professional with an understanding of both the impact as well as what is required to properly fix the damage. This business is a da*n fraud!! Avoid them as much as you can!! This is what happened to us, my wife called them for a home inspection service with the Owner, on the day of the inspection, they did a swap and an inexperience inspector (the owner's son) was sent for the inspection instead!! Since we have never met the owner in person so we thought the person who appeared for the inspection was the owner. There was no clarifications from the guy who came over whatsoever about him coming in instead of the owner during the whole process (fraud alert!!). It was only in the end after my wife has made him the payment, my wife noticed that something was wrong and when she questioned the guy "Are you ***?", He said "Oh, I am his son". That's when she found out it was a f**king swap!! We then called them and confronted them about the fraud. Of course, as you can expect, the owner rudely denied our claim and said the appointment was with his son from the very beginning. What a f**king lie!! We have since asked them for refunds of the inspection and mold inspection which they suggested as add-on and still we have not received any of those refunds back. Guess we will have to pursue legal actions. Word of advice, find someone honest and qualified for your home inspection, and stay away from this bunch of douches. read more

This inspector was working for the buyers of my townhome. The report said: "13.6 Ceiling Fan: Satisfactory - There is a ceiling fan installed in this room. It appears to be functional. There is a remote control for the ceiling fan. Be sure to verify its presence at the closing walk-through inspection." First, this fan hadn't worked in 6 months and I had in my possession $100 kit to repair it. Second, this is a very expensive fan and "be sure to verify its presence" singularly appeared here in the report and was not stated regarding anything else in the house including the other 3 fans. Incinuating what? So, since this inspector chose to lie and say the fan did not work, the inspector lost out on a valuable repair for the buyer. I sent the parts back and was returned my money. Moral: Careful who is the underhanded person. read more

I had a scheduled home inspection with Blake today. He emailed me that he can meet me, and i immediately called him to confirm the appointment over the phone which he agreed to. He even told me his preferred payment method. I drive two hours to meet him and he does not show up. I call him up and he does not answer. 45 mins later he texted me back saying that he never scheduled an appointment with me and he only confirms appointment via text. I'm okay with him if he recognized that he had forgotten to meet me, but he completely ignored the fact that he scheduled an appointment with me. Super unprofessional, unaccountable and unorganized Would not recommend. Plenty of other inspectors around. read more
