Rory Hernandez was recommended to us by the sellers real estate agent, Cindy Sorey. Unfortunately, our experience was extremely stressful and deeply disappointing. Rory tested our master bathroom and reported mold but did not disclose that toxic black mold was present. After thousands of dollars in remediation costs paid by the seller, he performed a second test and told us the mold had been successfully cleared. Because we were concerned, we paid $1,500 for an independent professional mold inspection. That test found that black mold was still present--and also uncovered mold in our hallway bathroom. We discovered that he used a $50 Home Depot test kit to ensure the mold was clear, which was quite unsettling. What was especially upsetting was Rory's lack of communication during a critical period. He ignored our calls, texts, and emails for more than six days while we were dealing with a potentially serious health hazard and trying to understand the test results ourselves, with our inspection contingency deadline approaching. When he finally responded, his tone was dismissive and condescending and he simply plagiarized an article via copy and paste. Cindy continued to refer us to Rory for answers, but he refused to respond to us. Ultimately, nearly $15,000 in additional remediation was required after Rory had told us the bathroom was clear. The seller reimbursed our $1,500 independent testing cost, and a $20,000 escrow was established for remediation. This was an incredibly stressful experience during an already complicated home purchase. When you hire someone presented as an expert to evaluate a potentially serious mold problem, you should be able to rely on accurate testing and timely communication. We also discovered that our attic insulation was not up to code at all and I now have to pay to have the insulation replaced. I found out later Rory only popped his head up into the attic, although it is fully accessible. I am unsure, based on his age and weight, if he is even capable of performing to full scope of duties for his job. read more

Simply the best. I had an opportunity to review several home inspectors prior to booking my home inspection with Rory Hernandez at Inspect Pros. I was provided one of his inspections on a home I was bidding on and was quite impressed with Rory's eye for detail and thorough reporting not to mention his fine photos. I called Rory and we spoke for a short while and I immediately asked him for his availability. I had been in the Government construction and facilities trades for 38 plus years prior to retirement and Rory is a true professional with priceless knowledge and expertise. Upon meeting Rory this morning we talked about many topics related to his tenure in engineering, home inspection and expert credentials regarding potential litigation. This man is one of a kind in the field of home inspection as over the years I have utilized approximately 15 professionals in this field and Rory tops the list, no doubt. Once we discussed the process Rory went to work and was thorough, precise and detailed in his reporting. After several hours Rory provided a full verbal assessment which will be followed up by a full report within 72 hours. If you need a home inspector who understands your needs and inspects each home as if he was purchasing it, then Rory is your inspector! Give him a call. Highly recommended 10+ for great service and value. read more

DO NOT USE THIS COMPANY. Rory, the owner, inspected our property and completely missed numerous issues that have now cost us THOUSANDS OF DOLLARS. After hiring another inspector, they identified all the issues Rory overlooked within the first ten minutes of their inspection. Rory spoke with us for over an hour, both verbally and via email, and explicitly promised us a refund. Since then, he has ghosted us--ignoring all calls and texts. We are now forced to take him to small claims court just to recover the refund he assured us. Not only are we out thousands on repairs the seller should have been responsible for before the purchase, but we've also lost the money we paid Rory and the additional inspector to correct his mistakes. AVOID this company at all costs--absolutely untrustworthy and unprofessional! read more

I recently spoke with Rory from InspectPros about inspecting my apartment building in Simi Valley. Rory was exceptionally professional, responsive, and knowledgeable, taking the time to explain the process thoroughly and offering to reserve a slot for my project. His outstanding customer service left a great impression, and I'm excited to keep InspectPros in mind for future needs in Ventura County. I highly recommend Rory and his team to anyone looking for a top-notch home inspector! read more

Buyer beware Avoid this company 100%, they will tell you with your inspection you will receive three free services for a year. What they don't tell you is that you will hear from the concierge service about 4 months later after you've moved into your home. Five months later you will receive an email stating your home is not part of a recall. The last service will just send you and email to thank you for purchasing their product. If you're in Rory's friend circle then you can actually get a call back regarding the home inspectionhe preformed. We left six phone messages for rory and reached out to our realtor to let rory know we had questions regarding our inspection, five months later we still have never received a phone call. I would never recommend this company to anyone, they don't value customers and the customer service has an excuse every time you call for rory's lack of following-up. Do yourself a favor and call another home inspector that values your business. I love how inspect pros denies knowing anyone that writes a true review regarding how horrible this company conducts business. They had no problem cashing your check or lying to you and your realtor when they wanted your money. read more

Stay away, we paid for an inspection that included mold and sewer lateral inspection. We had 5 days to get it done and respond to the seller. We received the inspection report but not the mold or sewer. I called multiple times for a status and got the same answer from his office. " we will send him a message" he will never respond! We hired a second company for mold and sewer just so we could make our deadline. We finally received the reports. The sewer report was a copy of an invoice that had the price and three word. "No deficiencies found" Why would that take 2 weeks? His warrantees will be worthless because he will never respond to you. Save yourself the frustration and $$$. stay far far away! read more

CAUTION: DO NOT USE! Called Inspect Pros on a recommendation from a friend. My friend worked with Rory and has known him for many years. Inspect Pros said they could do my inspection for $450 and coordinate a Sewer Scope with a 3rd party for $250. Rory came out to do the inspection and he was thorough and clear in explaining the findings. Told us that the sewer scope was scheduled and we didn't need to wait around and he'd be sending the report in an email and video of the sewer scope. Received the emailed report, but never received the sewer scope and closed escrow without it. We emailed/called numerous times and have not heard from Rory since. The office managers at his office have been apologetic, but unhelpful. They say they contact Rory but they don't have access to provide a refund or provide details of who was scheduled to perform the sewer scope. Even looking at the original contract, the sewer scope is not itemized, so I've been ripped off for a $700 inspection. I would have gone elsewhere had I known that was the flat rate. 4 days after the inspection, my real estate agent emailed Rory 2.5 weeks after, I emailed Rory 3.5 weeks after, I emailed Rory and called his office 4 weeks after, I called his office 5 weeks after, I left a voicemail on his cell 7 weeks after, I called his office 10 weeks after, I notified the friend who referred me and he said he'd call Rory 11 weeks after, the friend let me know Rory didn't contact him back 12.5 weeks after, called the office So yeah, don't contact them unless you're looking to be scammed out of money. And read your contracts carefully to make sure the services are itemized since all mentions of the sewer scope were verbally communicated. read more

Rory explained everything that he was doing during the inspection. He is very qualified in all aspects as a home inspector. He is so likeable and I felt totally comfortable during the entire process. I could not have done any better than Rory. read more

If you had asked me a year ago, I would have given Inspect Pros 5 stars. I am a realtor and have used Rory for over 15 years and have always been satisfied. Rory was nice enough to schedule in a limited inspection on a commercial building for me 6 months ago. This was for a Non-Profit theater I am involved with. They just wanted a "look-see" inspection underneath the building. I was supposed to be provided with a summary report including pictures. Rory discussed his findings verbally with 2 of the board members who followed him on the inspection and said we would have the report in the next few days. I haven't heard from him since. I have called his office at least 20 times, sent several texts to his personal cell phone, 2 hard copy letters have been mailed to Inspect Pros. Last week I sent an email requesting a refund. The inspection took less than 30 minutes, the cost was a mere $150. I have received NO response. Obviously, I have stopped using him for any of my residential inspections. Sidenote-Rory has mentioned to me numerous times how reasonable and pleasant I am to work with, so this is not a personal dismissal. I still don't know to this day Why he has not responded. read more

We've used Rory 3 times now for home inspection. He's always very thorough and does a great job. If there's anything that he can't inspect due to the conditions, then he makes that known and the reasons why. Got the last report within a day of inspection. Have never had any issues with his quality of service which is why we're a repeat customer. I would definitely recommend Rory and Inspect Pros. read more

In my opinion: Horrible service. Took 5 hours to do a 2 hr inspection. Found issues that were claimed that did not exist. Made normal wear sound like major problems. Left his laptop outside while doing the inspection. Broke my A/C condenser. It was on and working when he arrived, not working when he left. Even my agent was disappointed in his service. I feel it was a major contributor to buyers changing their mind. I will never use or recommend their service. read more

Great service. Thorough job done for the home inspection. They also offer mold inspections as well. I'm very happy with the company and plan to refer them to all of my clients and home buyers. read more

I really can't even begin to say how grateful I am to Inspect Pros, (specifically Rory and Alex), and their expertise, professionalism, dedication and friendliness. We spent nearly 4 hours combing our new house together and they found issues I never would have even dreamt of looking for and answered every question we had. They were patient and forthcoming and never made us feel like we were stupid for not knowing if something was a big issue or an easy fix. They took their time and looked in every nook and cranny and their report was detailed, methodical and straightforward / easy to read / digest. Highly recommended. read more

Rory was an awesome home inspector. He took the time to walk us through each of the potential issues he discovered during the inspection and he provided high-level estimates on how much each repair/correction might cost. He also appreciated how he is real basic term so that those of us with no technical background could understand what he meant. overall, I really felt like we got superior service. Thanks again, Rory! read more

We had a wonderful experience with this company. We bought a home in September and needed an inspection. I called a couple of companies, left a message and never received a call back. When I called Inspect Pros I was met with a friendly helpful voice (sorry I don't recall her name) who scheduled us right away. She was super professional and friendly. Our inspection and report was very timely and thorough. read more

Seems like knowledgeable inspector who inspected the house but when I tried to contact him within a month of inspection with simple question about GFCI switch - by email, also called the office, I've never received any response. And recently I found out from electrician whom I called to fix "Safety/Major Concerns" issue was not such (GFCI replacement on the service panel: GFCIs are installed in all bathrooms), NG! read more

Do not recommend. Claims to be a Christian but in my opinion, he will lie just so his friends can sue insurance companies for money so they end up getting remodels done for free. And again this is my opinion. All I can say is, what comes around goes around especially if your claiming to be a Christ follower. read more

Rory is amazing! He spent so much extra time with my clients & I at a recent inspection. As an agent, I rely on my inspector to be honest & thorough. Rory is BOTH! He went above & beyond to make sure myself and my clients were able to comprehend & fully digest all the information. Thanks Rory for your hard work! read more

Inspectpros inspected my home last fall (Sep 2016) and found only very minor issues, which were addressed between me and the seller. I am now in the process of getting solar panels, and the solar company discovered that my roof is not stable enough to install the panels. In fact, there are several tiles missing from my roof and cracks in the underlayment (see photos provided by solar company). In order to proceed with solar I will have to repair the roof ($4000+). Clearly they did not even go onto the roof and inspect it! I have emailed Inspectpros multiple times and called their office and left multiple messages over the course of the last 4 weeks. I have gotten zero replies. What a sham. This company seems to be liked by customers that have no issues, but when something comes up, Inspectrpros is not there to help. Like other negative reviews, this is in stark contrast to the "200% Guarantee" on their website. AVOID THEM!! read more

I have had a horrendous experience with this company. They came to do an inspection on a home I purchased on April 15. They missed so many MAJOR things such as the fact that the ducting and vent upstairs did not work and had to all be replaced. The ducting was covered in fiberglass and asbestos and due to the age of the ducting it posed health issues. On the report they said "new ducting" which was completely wrong. The replacement will cost me $5,850. In addition, their warranty only covers a maximum of $500 for anything not structural and a maximum of $2,000 for structural. They never disclosed this. They represented they had greater coverage than this. InspectPros also missed a cracked drain pipe from the courtyard to the street which cost $1,070 to fix. The worst part of this is that they do not have the courtesy to return the multiple phone calls or emails that I sent explaining the situation and asking for their help. The owner Rory never responds. The company is horrible. They have cost me close to $7,000 thus far!!! read more

Rory is the best!!! Always a pleasure to work with him and his team. My clients are always happy with his service and honesty. I have been using Rory for ten years and his work ethic is beyond strong, always appreciate consistency and this man has never disappointed. read more

Rory is charming and extremely knowledgeable! He does a very thorough inspection! He also is irresponsible and has the worst customer service I have ever seen! Once you pay him he could care less! DO NOT WASTE YOUR TIME AND MONEY! I have now trusted him twice and both times he has proven to not care and not follow up! He knows that my husband and I were waiting on his air samples to know if we need to move our 1 week old and our 2 year old out of the house.. his office spent DAYS trying to get him to call me back. FINALLY His office manager Deb was tired of me calling and just told me it looked bad and to leave the home! THREE DAYS later he called us back! He promised to get us info and a quote for a remediation company... that took over a week! The second time for follow up samples he promised to have the results on Friday. It's now the following Wednesday and I have called his office 6-10 times a day everyday! The ladies all know me by name! My entire life is on hold for the second time due to his NEGLIGENCE AND REFUSAL TO FOLLOW THROUGH!! He is irresponsible and a complete waste of time! I am now working directly with the lab he sent the results to! Just an UPDATE: Now when I call they direct me to a VM and won't pick up! After a few attempts I thought surely this company is not DODGING and screening my calls!! O but they are! I had a family member three way the call and they answered right away and sounded amazingly surprised when I I told them who I was!!! read more

I am a real estate investor in California, I had the good fortune to meet Rory and Derek thanks to my real estate agent and I recommend both highly. I have used Inspect Pros services twice to do my last two home inspections and both times they did an impeccable job. I seldom award 5 stars reviews to a company but Rory and Derek showed honesty and extraodinary professionalism in their work. They show up on time and they do not stop until the entire property has been properly inspected. I am very impressed with their work and will hire them again for future projects. By the way, their inspection reports are made available electronically and securely via Internet, very convenient. read more

I am a local Realtor that has had the pleasure of working with Rory and his team of professionals several times. Recently I, my clients, escrow, the listing agent, and the lender, all learned the Value Rory and his team bring to any Real Estate transaction. The Lenders underwriter was new to the position and became concerned with the structural integrity of the home based on a moderate amount of termite damage that was scheduled to be completed. Rory having performed the inspection personally was able to write letter addressing the concerns of the underwriter, that allowed us to move forward and close a VA loan in under 30 days. While I did not pay for his service his professionalism and expertise was worth every dollar my clients paid him ! read more

I highly recommend Rory and his team regularly in confidence. He's done so many inspections for me and my clients, I've lost count. I can depend on Inspect Pros for being honest, thorough and extremely detailed due to their extensive experience and certifications. They also offer a military discount, which my VA buyers very much appreciate. Very recently I sold a property in Village At The Park and represented the seller. We received a horrible inspection report and the buyer was trying to negotiate a huge amount for a rafter (non) issue. I hired Inspect Pros to do a separate inspection, which saved my client thousands in the long run. Rory's team also inspected my own home, and found so much we had no idea about when first placing our offer. Thank you, thank you, thank you!!!!! read more

Having been in the real estate business over 27 years in the local area I have had clients use many home inspectors over the years. Being able to refer the best resources for my clients is not only in their best interest but also what is expected of a real estate professional. Rory and his team are not only thorough, they are superior in professionalism and take the time to talk to the buyer and fully explain everything in detail. The reports they provide are emailed, the format is precise and the follow up after the inspection is second to none. I never hesitate to refer Inspect Pros. and Rory Hernandez and his team. read more

Beware. I would NEVER recommend! No follow up! All fluff and no action. Rory can write a report, but that's about all he is good for. I found my experience with Inspect Pros VERY frustrating and very expensive. read more

We purchased a home in Newbury Park last August. The Real Estate agent that we used recommended Rory at Inspect Pros. After the purchase of the house the gas company red tagged our outside gas line to the backyard since the pipe is corroded. I looked at the photos from the inspection that clearly show the corrosion and no mention was made of it. I called to speak with Rory and he would not return my calls. My agent has since talked with him and he said he would follow up which he has not. The complaint process that the company wants you to go through is long and tedious and requires paperwork not necessary but probably meant to discourage follow through. If you find a problem with the home after the purchase and that is clearly in the photos don't plan on Rory to make it right. read more

BUYER BEWARE. I feel compelled to write a review because Rory was not up front & honest like he claimed he was for an hour in my house, and obviously the 200% guarantee plastered all over their website is meaningless. Sadly I have waited over two months with zero communication from Inspect Pros on an issue that should have been settled immediately. If you want to pay a premium for no added value and be hung out to dry then these are your guys. Unfortunately Inspect Pros did not do what they said they were going to do. read more

I have had a terrible experience with using this company. I was provided this company for my home inspection. I trusted them to do a thorough inspection to ensure I was not making a bad purchase. I received the report and purchased my home. I found out within the first 100 days that the HVAC unit was in very bad shape. It cannot be repaired, it has to be replaced. I reached out to InspectPros and they denied the warranty claim due to the age of the unit. I have sent countless emails and made calls...they have returned none of them. I would not have purchased my home without this very very expensive item replaced or the cost of the property reduced. You should not use them for any service as they don't stand by their work. read more

I just opened escrow on my home and was informed to get a separate home inspection by my fantastic Realtor. Michele referred INSPECT Pros and we quickly scheduled an inspection of the home I'm buying. The company emailed to confirm the appointment the day before, which was awesome! Mr. Derek Rogers is VERY professional and explained everything he was going to do to make sure the house was up to recent standards and to red flag any issues that he would see. I absolutely loved this because this is the first time I'm going through the home buying process and I'm not 100% sure what I should be worried about or what can wait until I can afford to fix. During the inspection he answered any and all questions my father had and that I had. Very friendly and knowledgeable about the area!!! When all was said and done I was explained in detail what to expect and what the issues were. The service was beyond anything and everything I was expecting!! I would recommend this company to anyone who is looking to do a home inspection...especially to first time home buyers because they truly explain everything and categorize everything in the order of importance. THANKS GUYS FOR DOING SUCH A WONDERFUL JOB! read more
