Buyer beware Avoid this company 100%, they will tell you with your inspection you will receive three free services for a year. What they don't tell you is that you will hear from the concierge service about 4 months later after you've moved into your home. Five months later you will receive an email stating your home is not part of a recall. The last service will just send you and email to thank you for purchasing their product. If you're in Rory's friend circle then you can actually get a call back regarding the home inspectionhe preformed. We left six phone messages for rory and reached out to our realtor to let rory know we had questions regarding our inspection, five months later we still have never received a phone call. Stay away, we paid for an inspection that included mold and sewer lateral inspection. We had 5 days to get it done and respond to the seller. We received the inspection report but not the mold or sewer. I called multiple times for a status and got the same answer from his office. " we will send him a message" he will never respond! We hired a second company for mold and sewer just so we could make our deadline. We finally received the reports. The sewer report was a copy of an invoice that had the price and three word. "No deficiencies found" Why would that take 2 weeks? His warrantees will be worthless because he will never respond to you. Save yourself the frustration and $$$. stay far far away! read more

CAUTION: DO NOT USE! Called Inspect Pros on a recommendation from a friend. My friend worked with Rory and has known him for many years. Inspect Pros said they could do my inspection for $450 and coordinate a Sewer Scope with a 3rd party for $250. Rory came out to do the inspection and he was thorough and clear in explaining the findings. Told us that the sewer scope was scheduled and we didn't need to wait around and he'd be sending the report in an email and video of the sewer scope. Received the emailed report, but never received the sewer scope and closed escrow without it. We emailed/called numerous times and have not heard from Rory since. The office managers at his office have been apologetic, but unhelpful. They say they contact Rory but they don't have access to provide a refund or provide details of who was scheduled to perform the sewer scope. Even looking at the original contract, the sewer scope is not itemized, so I've been ripped off for a $700 inspection. I would have gone elsewhere had I known that was the flat rate. 4 days after the inspection, my real estate agent emailed Rory 2.5 weeks after, I emailed Rory 3.5 weeks after, I emailed Rory and called his office 4 weeks after, I called his office 5 weeks after, I left a voicemail on his cell 7 weeks after, I called his office 10 weeks after, I notified the friend who referred me and he said he'd call Rory 11 weeks after, the friend let me know Rory didn't contact him back 12.5 weeks after, called the office So yeah, don't contact them unless you're looking to be scammed out of money. And read your contracts carefully to make sure the services are itemized since all mentions of the sewer scope were verbally communicated. read more

In my opinion: Horrible service. Took 5 hours to do a 2 hr inspection. Found issues that were claimed that did not exist. Made normal wear sound like major problems. Left his laptop outside while doing the inspection. Broke my A/C condenser. It was on and working when he arrived, not working when he left. Even my agent was disappointed in his service. If you had asked me a year ago, I would have given Inspect Pros 5 stars. I am a realtor and have used Rory for over 15 years and have always been satisfied. Rory was nice enough to schedule in a limited inspection on a commercial building for me 6 months ago. This was for a Non-Profit theater I am involved with. They just wanted a "look-see" inspection underneath the building. I was supposed to be provided with a summary report including pictures. Rory discussed his findings verbally with 2 of the board members who followed him on the inspection and said we would have the report in the next few days. I haven't heard from him since. I have called his office at least 20 times, sent several texts to his personal cell phone, 2 hard copy letters have been mailed to Inspect Pros. Last week I sent an email requesting a refund. The inspection took less than 30 minutes, the cost was a mere $150. I have received NO response. Obviously, I have stopped using him for any of my residential inspections. Sidenote-Rory has mentioned to me numerous times how reasonable and pleasant I am to work with, so this is not a personal dismissal. Inspectpros inspected my home last fall (Sep 2016) and found only very minor issues, which were addressed between me and the seller. I am now in the process of getting solar panels, and the solar company discovered that my roof is not stable enough to install the panels. In fact, there are several tiles missing from my roof and cracks in the underlayment (see photos provided by solar company). In order to proceed with solar I will have to repair the roof ($4000+). Clearly they did not even go onto the roof and inspect it! I have emailed Inspectpros multiple times and called their office and left multiple messages over the course of the last 4 weeks. I have gotten zero replies. What a sham. This company seems to be liked by customers that have no issues, but when something comes up, Inspectrpros is not there to help. I have had a horrendous experience with this company. They came to do an inspection on a home I purchased on April 15. They missed so many MAJOR things such as the fact that the ducting and vent upstairs did not work and had to all be replaced. The ducting was covered in fiberglass and asbestos and due to the age of the ducting it posed health issues. On the report they said "new ducting" which was completely wrong. The replacement will cost me $5,850. In addition, their warranty only covers a maximum of $500 for anything not structural and a maximum of $2,000 for structural. They never disclosed this. They represented they had greater coverage than this. InspectPros also missed a cracked drain pipe from the courtyard to the street which cost $1,070 to fix. The worst part of this is that they do not have the courtesy to return the multiple phone calls or emails that I sent explaining the situation and asking for their help. The owner Rory never responds. The company is horrible. They have cost me close to $7,000 thus far!!! read more

We purchased a home in Newbury Park last August. The Real Estate agent that we used recommended Rory at Inspect Pros. After the purchase of the house the gas company red tagged our outside gas line to the backyard since the pipe is corroded. I looked at the photos from the inspection that clearly show the corrosion and no mention was made of it. I called to speak with Rory and he would not return my calls. My agent has since talked with him and he said he would follow up which he has not. The complaint process that the company wants you to go through is long and tedious and requires paperwork not necessary but probably meant to discourage follow through. If you find a problem with the home after the purchase and that is clearly in the photos don't plan on Rory to make it right. read more

I have had a terrible experience with using this company. I was provided this company for my home inspection. I trusted them to do a thorough inspection to ensure I was not making a bad purchase. I received the report and purchased my home. I found out within the first 100 days that the HVAC unit was in very bad shape. It cannot be repaired, it has to be replaced. I reached out to InspectPros and they denied the warranty claim due to the age of the unit. I have sent countless emails and made calls...they have returned none of them. I would not have purchased my home without this very very expensive item replaced or the cost of the property reduced. Inspect Pros inspected my house in May 2017. After moving in we started to have some issues with toilets and kitchen sink. These issues were not called out by the home inspector and thus the home warranty company is labeling them as pre existing conditions. Mr. Derek Rogers is VERY professional and explained everything he was going to do to make sure the house was up to recent standards and to red flag any issues that he would see. I absolutely loved this because this is the first time I'm going through the home buying process and I'm not 100% sure what I should be worried about or what can wait until I can afford to fix.
