He let me know which would need immediate attention and others to watch out for, and what kind of service contractors to call. I like to use local, small businesses whenever possible, and his reviews were excellent. My mistake was not noticing how old they were. He advised it would take 4 to 4 1/2 hours to complete. He was there 5 hours when my realtor had to ask him to leave for the open house that was being held that day. He came back afterward to finish the roof inspection. He failed to complete an inspection for the kitchen due to "time constraints". However, he had time to note that there was a pet door that was a "safety" concern. He also stated that some items were issues that he was clearly wrong about ("minimal" strapping on a water heater that had 2 straps from a newly purchased kit and a third steel strap, replacement windows that he stated were the "builder type from the original construction"). While I appreciate thoroughness, spending time nitpicking every minor detail in a 61 year old house but not completing the full inspection I paid for is not acceptable. He did not get my name right on the report, even though I wrote it for him on the contract I signed. He did not provide the hard copy report that was promised, nor did he email it to me - I had to get it from my realtor. I'm giving him a 3 for thoroughness. If you have unlimited time to wait for this guy to complete the inspection, go for it. He may have been a great inspector in his prime, but personally I think he needs to hang it up and retire already.

Avalon inspected the home we purchased in Ojai July 2022 and made a significant oversight that…read morecould have cost us thousands and thousands of dollars. When we received the inspection report, it did not mention significant sidewalk damage in front of the house caused by a tree root. (we live out of town and are buying from afar) Luckily, we noticed the sidewalk damage before we purchased the home and wrote to Avalon to state our concern that as potential buyers we were not made aware of a significant hazard in front of the property that could cost us thousands of dollars. (The HOA informed us that the owner could be sued if anyone tripped on the raised sidewalk). See attached photo, this was not a small issue. Avalon responded to our email and said, "the sidewalk is not your responsibility, it belongs to the city", which was completely wrong and again could have led to us being stuck with thousands of dollars in repairs if we didn't notice before purchase. I corrected Avalon in another email and they wrote back and said, "we agree and have added the issue to the inspection report". No apology or offer of refund was given. A home inspection company should be aware of who owns the sidewalk of a home and whose responsibility it is (if that is the town they service). Furthermore, a home inspection company should let potential buyers know about any damage or problems connected to the home, even IF the issue is not the financial responsibility of the home owner. The fact that this company's oversight potentially set us up for significant risk and a large "fix it" bill is unacceptable. The attitude and lack of apology was also quite disappointing. The inspector that came to our home is part of the family who owns this business and was very kind and respectful, but his significant oversight combined with the responses we received left us very concerned and turned off. After our experience, I would never recommend using Avalon for a home inspection.

We received our report later about 9 hours after our inspection was complete (and received our expedited mold report a day later), and the report is very thorough and easy to read. Once again, if you want the best inspectors and best customer service, this is who you want.
