I like to use local, small businesses whenever possible, and his reviews were excellent. My mistake was not noticing how old they were. He advised it would take 4 to 4 1/2 hours to complete. He was there 5 hours when my realtor had to ask him to leave for the open house that was being held that day. He came back afterward to finish the roof inspection. He failed to complete an inspection for the kitchen due to "time constraints". However, he had time to note that there was a pet door that was a "safety" concern. He also stated that some items were issues that he was clearly wrong about ("minimal" strapping on a water heater that had 2 straps from a newly purchased kit and a third steel strap, replacement windows that he stated were the "builder type from the original construction"). While I appreciate thoroughness, spending time nitpicking every minor detail in a 61 year old house but not completing the full inspection I paid for is not acceptable. He did not get my name right on the report, even though I wrote it for him on the contract I signed. He did not provide the hard copy report that was promised, nor did he email it to me - I had to get it from my realtor. I'm giving him a 3 for thoroughness. If you have unlimited time to wait for this guy to complete the inspection, go for it. He may have been a great inspector in his prime, but personally I think he needs to hang it up and retire already.

After the inspection and finding the issues (short time between inspection and finding the issues) we questioned them and they (Ed) mentioned "... the inspection is limited to visual inspection ONLY. ..". How can a home inspection be limited to a visual inspection?? That's their job and what people pay them for is to inspect, not for excuses. Jerry was punctual but he rushed through the inspection - 1-1/2 hours for a 3200 sq ft single family residence - and missed items that should have been called out. When I mentioned some of them, including whether he tested the airflow with a meter from the HVAC vents as there is only one HVAC unit and it's a 2 story home, he replied that when he tested the heat and air, it worked fine but he never tested the amount of airflow out of the vents. He also failed to check if glass french doors were tempered or if they had the proper glazing. Previous inspections I have had with licensed inspectors that were actually less expensive than him, have always covered these things. It was a very disappointing experience.

But Hugo was super cool and called me over to show me some stuff that will prove useful in the future. I know he specializes in active leaks, but in my case I needed some fittings replaced around my water heater(picture attached), a bathtub faucet replaced and also a new toilet installed, all of which Hugo toom care of quickly and at a very reasonable price.
