We lived in the Magic Beach House on Oahu's north shore for 4 months in the fall of 2021. Overall,…read morethe house was very nice. The view is beautiful. The AC worked great, which was awesome. The beds were comfortable. The kitchen had most of what we needed and everything was clean when we arrived (although we couldn't check in on time because the maid was there for 2 hours past the check in time). It's a great place to stay on the north shore with a couple of caveats. 1) It's right on the main road. Invest in earplugs. 2) There is a leak in the master bedroom, over the right side of the bed. The owner was aware of the leak before we moved in (end of August). He called it a "small leak." Every time it rained, there was a shower over the bed. I went through a ton of beach towels trying to keep things dry. I notified the owner that we would need this issue to be fixed, especially before my partner came out to join me when we would need both sides of the bed. Despite MANY texts and calls and promises, the roofers did not show up until mid-October. Watching what they were doing, I could tell they were not fixing the problem. I let the owner know. Sure enough, with the next rain the shower was back. I let the owner know. The roofers never came out again, and the owner never offered to make things right. Luckily, we got a dry spell for a while, but in December we had a massive storm and my partner had to choose between a wet mattress or the couch. Not cool. 3) I had trouble getting the owner to respond to my texts and calls about the leak. However, when I had my partner contact him, he responded right away. (I am female, my partner is male.) So if you want a response from the owner, maybe use a man's name? This place was mostly good to us, but I would not stay here again.

I've stayed in dozens of AirBnBs over the years and have consistently had positive experiences -…read moreuntil this one. Premium Rentals property completely misrepresents their properties. What's marketed as a "luxury" home is, in reality, dirty, poorly maintained, and, most concerning, unsafe. On our most recent trip to one of their properties, we arrived to unwashed dishes, stained furniture, and a home that clearly had not been properly cleaned. There was visible black mold, and a broken railing on an outdoor staircase next to a steep cliff. During our 4 day stay, the power went out 3 times. Despite claims of two backup generators, none functioned. We were left without water, air conditioning, WiFi, or lighting for hours, rendering the home uninhabitable for hours during each incident. The host never took accountability and refused to offer any resolution. Even customer support from AirBnB expressed concern over the condition of the property and ultimately had to intervene. Avoid this company at all costs - you will lose so much more than just your money if you book with them.

Western regional sales manager for work basically only home 4-6 days a month. Never an email, phone call or bill in the mail. Paid all association dues to collections company plus late fee. They are now pursuing to sue me for over 5k.. The few emails from Amanda very nasty and unprofessional again horrible HOA . Funny Amanda saying they had nothing to do with sending to attorneys but it happens that the coworker Cindi Romans at Red Door happens to be the president of our Kelley Creek HOA! Does not even live in the neighborhood. Isn't that a conflict of interest. According to State Attorney Cindi Romans is President of Kelly Creek HOA This is just the truth no bullying. Evidence of many other complaints this is a trend of Red Door being rude and unprofessional again horrible. No office just a P.O. Box . Hard to communicate with. Who is the president of Kelly Creek HOA? So professional that you made me unlawfully be on complaint call after issue was resolved. Nasty emails telling me I had to appear even though issue was resolved? I can copy and paste all of the emails if you would like.

I reached out via email to address ongoing concerns about the pool's maintenance, cleanliness, and overall sanitation, which directly impacts the health and well-being of residents--especially children and families who regularly use the facility. Unfortunately, rather than receiving a timely and respectful response, I was met with a rude and defiant behavior. Amanda Al-Shawaf, who I was communicating with, has since ceased all communication and has ignored my request for information regarding pool cleaning schedules, protocols, and vendor accountability. As a paying homeowner, I find this level of disregard unacceptable. Not only has Amanda been unprofessional in past interactions, she has also demonstrated a rude and unprofessional attitude toward homeowner concerns. This is not the kind of behavior we should be tolerating from a group entrusted with managing our community's well-being. HOA fees are paid with the expectation that services will be managed properly and that residents' concerns will be treated with respect. Ignoring safety-related issues and cutting off communication is both irresponsible and unacceptable. I urge Red Door HOA Management to take these concerns seriously, improve their communication standards, and prioritize basic community maintenance. As homeowners, we deserve transparency, professionalism, and responsiveness.

He changed his payment system 3 times in 3 years, stressing us out with his setup mistakes (his system once spam-texted us at 4am that we were 3 rent payments late), then charged us a late-rent fee when our bank's autopay didn't recognize his newest system. He ignored damage reports we made months in advance of our move-out, and then kept the vast majority of our damage deposit to pay for them. And he charged us for painting, cleaning, and trash-hauling services that were either not mentioned in the lease (e.g., "We will schedule the carpet to be cleaned after the house is cleaned" -- no mention of this being on the renter's dime) or based on the flimsiest of excuses (e.g., "dust on the top of a doorframe: $200"). (WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!) Could be your aunt or cousin, if not your child or parent. or do you think you and yours will never experience health or government problems or that your savings will never be drained or stolen by a desperate health challenge or divorce or abandonment or death or other person or a desperate government that's run up trillions in debt for us all while claiming they're needed and even doing God's will?
