We lived in the Magic Beach House on Oahu's north shore for 4 months in the fall of 2021. Overall, the house was very nice. The view is beautiful. The AC worked great, which was awesome. The beds were comfortable. The kitchen had most of what we needed and everything was clean when we arrived (although we couldn't check in on time because the maid was there for 2 hours past the check in time). It's a great place to stay on the north shore with a couple of caveats. 1) It's right on the main road. Invest in earplugs. 2) There is a leak in the master bedroom, over the right side of the bed. The owner was aware of the leak before we moved in (end of August). He called it a "small leak." Every time it rained, there was a shower over the bed. I went through a ton of beach towels trying to keep things dry. I notified the owner that we would need this issue to be fixed, especially before my partner came out to join me when we would need both sides of the bed. Despite MANY texts and calls and promises, the roofers did not show up until mid-October. Watching what they were doing, I could tell they were not fixing the problem. I let the owner know. Sure enough, with the next rain the shower was back. I let the owner know. The roofers never came out again, and the owner never offered to make things right. Luckily, we got a dry spell for a while, but in December we had a massive storm and my partner had to choose between a wet mattress or the couch. Not cool. 3) I had trouble getting the owner to respond to my texts and calls about the leak. However, when I had my partner contact him, he responded right away. (I am female, my partner is male.) So if you want a response from the owner, maybe use a man's name? This place was mostly good to us, but I would not stay here again. read more

I've stayed in dozens of AirBnBs over the years and have consistently had positive experiences - until this one. Premium Rentals property completely misrepresents their properties. What's marketed as a "luxury" home is, in reality, dirty, poorly maintained, and, most concerning, unsafe. On our most recent trip to one of their properties, we arrived to unwashed dishes, stained furniture, and a home that clearly had not been properly cleaned. There was visible black mold, and a broken railing on an outdoor staircase next to a steep cliff. During our 4 day stay, the power went out 3 times. Despite claims of two backup generators, none functioned. We were left without water, air conditioning, WiFi, or lighting for hours, rendering the home uninhabitable for hours during each incident. The host never took accountability and refused to offer any resolution. Even customer support from AirBnB expressed concern over the condition of the property and ultimately had to intervene. If I could give this company zero stars I would!! They are scammers and crooks! My sister rented from them and they took complete advantage of her! She booked a stay with them in Eagle,ID and they gave her the wrong house. She contacted them about one house and they sent her to stay at another. Thats only the first of their mistakes! Then after after her stay she got a reimbursement request from the owners, Kacie and Tiffanie, stating that they wanted $620 for "unexpected cleaning" purposes which resulted in "damage". My sister is quite the neat freak and would never leave a house in disarray, especially one that is not hers. The house cleaners even complimented her stating how nice the home looked on the day of her check-out. The three images sent to us were outrageous and I will explain why. Please note the homeowners do NOT respond in a timely manner at all and were not communicative when handling the matter. They also sent the reimbursement request A WEEK after her stay. A handful of tenants could have stayed there in that amount of time. So the three pictures are attached, two of which are on city easements managed by the subdivision's HOA. Those pieces of land OUTSIDE the home, mind you, have no connection to the homeowners what so ever. If the homeowners have legitimate damage they actually would need to file it with the HOA. The photos show a bright pink chunky substance on the black portion of the road in front of the house and on the road verge (piece of grass between the sidewalk and curb/road). It seriously looks like dog puke or that the owners smushed ground beef into the grass and into the road. The third and final picture is of the side of the kitchen island in the home and it looked like a drink accidentally tipped over. Which am I wrong to say drinks spill accidentally and it's not "unexpected" to place them on a kitchen island? And it's not "unexpected" for drinks to spill? I don't see where any of this, were it legitimate, to cost $620!!! My parents house is 3,600Sqft and to get it deep cleaned is $250 for a single cleaning! So we denied the request and of course Airbnb sided with the homeowners because they make a profit for the homeowners using their company. They did not even give warning for the charge to be taken out of her account or that our appeal for the reimbursement request was denied! Now she's out $620 because these scammers took advantage of her! It is disgusting how Kacie and Tiffanie do business!! She is a young girl in her early 20s and they probably thought she was an easy scam. There was no real damage done and none that costed that much money. Not only that but we had a family member go to the house where the pictures were taken outside, she stayed on public easements, and she noticed they have cameras covering the area in front of the home. If this was really my sisters doing why didn't the owners send us video footage of it happening? Why only pictures? Quite shady if you ask me! I have attached the pictures she took and you can see the lines in the concrete match where the homeowners boots are and you can see the sidewalk running across the piece of grass. Confirming these areas are not their property!!! They have no right to ask for money regarding a portion of property they do not own!! Especially when it is on public easements where anyone can walk their dog, go for a walk, or just pass by! I will never be renting from Airbnb and will continue to not recommend this company to extensive family and friends in the treasure valley! Disgusting way to do business!!! May 1, 2023 YELP REVIEW Kacey the owner pulled a classic bait and switch maneuver on me when I contacted Premium Rentals and asked to add one extra night to our Airbnb reservation. He literally instructed me to "cancel" the Airbnb reservation rather than "modify" it, and texted me a link, for me to re-book my stay. Having never booked through Airbnb before (as I usually stay in hotels) I didn't realize in the moment, what was actually happening! I was simply following his instructions and once I'd cancelled the booking through Airbnb, I was stressed I could lose the reservation to someone else if I did not move quickly and rebook the dates immediately, so I did as Kacey instructed me and re-booked the reservation but right after making payment and seeing the invoice, I realized I had not paid Airbnb but Premium Rentals. Clearly, Kacey got out of having to pay a commission to Airbnb, but more importantly he also took total control of the situation. From the moment I paid for the rental, that left me with no support or recourse to make a cancellation without penalty, whereas the booking with Airbnb provided me a no-penalty cancellation. Moreover, I would have had Airbnb as an alley in the event of any problems. And what happened? Problems happened! When we first entered the house, we had rented, it was obvious it was not as advertised! It was in disrepair and dilapidated, so we called Premium Rentals immediately and told them we would like a refund and would like to leave. They said we were welcome to leave but there would be no refund. So, we were stuck! We called around to hotels and most of them were full. The next day, we asked Premium Rentals for immediate repairs to be done for our safety, but were told the maintenance guy is out of town. We had bi-fold doors in the kitchen that had fallen off the railings and was not attached to the door-jam /railings and was just left sitting on the floor. The garage door opener did not work, so we couldn't use the garage, and our groceries to which should have been offloaded from the garage directly into the kitchen was not an option, so we had to park outside, walk down the driveway, and carry, load after load, lugging it through the living room, around into the kitchen. In summary, things were broken, not working, in disrepair, and our safety was compromised! At one stage I fell into a floor vent because they were not attached to the floor. There were holes in the balcony deck as well. Suffice to say there were so many issues, it's going to take me at least 5 hours just to write a full accounting of our experience. In the end, we were basically stuck in this decrepit home, because Premium Rentals would not provide us a refund of any kind and allow us to leave. This will be the first and last time I ever rent a house through a company like this, as we had absolutely no power but to suck it up and suffer in the said conditions or just say goodbye to the sum of $4000.00. read more

I had a terrible experience with Premium RV Rentals and specifically Kasey (owner). I would not recommend working with them as a business. I summarized my experience with them below. · The day before I was scheduled to pick up my rental, I reached out multiple times to arrange pickup and finally got an answer from Kacey telling me that the RV I had reserved was being repaired but I could "upgrade" to any of their other RVs. He suggested one and I accepted it. He also pushed me through his personal site instead of using the RVShare platform that I originally rented from. He didn't want to give me price parity and I had to push him on it multiple times. · I tried multiple times to coordinate pickup and even offered to drive further to Nampa to get it as early as possible. I didn't get a definitive response from Kacey until 10am on the day of pickup. · The pickup/walkthrough process wasn't organized. There wasn't a checklist or any documentation that was given to me to help answer any questions that came up when I was actually on the trip. I wasn't notified of any issues with the van which there clearly were (outlined below). · Here is of the things that were broken on the van that I wasn't notified of: o Sewer: There was a hole in the black water sewer line that was duct taped. They said it was completely functional but I found out it wasn't as I was emptying it at a dump station and all of the blackwater went out the wrong side of the vehicle. I took a picture of the tape job and called Kacey who sent me to voicemail. He had one of his staff call me and essentially told me that it does leak and to add more water pressure into the toilet as I'm flushing it to help push it out. Below is a photo of the "functioning" system. o Small things broken in the van § Table was broken and unable to be used § Awning lights § Window shades for the front and back were not provided § Windows shades on the rest of the van both rattled (were missing the plastic grommet) and some were unable to be lifted up after being down § Sliding screen door § The sewage pipe was in a plastic bin that was too small to actually close causing a bad odor in the van. I purchased a new one to resolve this for them. · My drop off was just as bad of an experience. I was told to drop the van in a cul-de-sac. Noone met me to do a walkthrough. To my surprise, I was charged a few days later for a completely new tire and missing hub cap (~$500). I called Kasey to talk through this. I had just driven the van over 500 miles the day before and I would have noticed a tire issue. I had also only driven the van on paved roads and didn't have any collisions/issues. He wasn't willing to give me any more information and said he would follow up and call me back. I followed up via a phone call and text message but haven't received a response. Such a great vacation on O'ahu's Northeast Shore in Hawaii. The finishes of the home are beautiful and inviting, the king bed in the master is a 5 star rating for sure, so comfortable! The recommendations from the host were super helpful and their communication has been spectacular, you can tell they really wanted us to have a wonderful time, it's kind of like they're your personal friends :) They offered recommendations for everything from the grocery store up the road to excursions that they thought would be fun, it was perfect. We've snorkeled in other locations including Mexico along the Riviera Maya but this was our first experience ever seeing a pod of dophins swim right by us! So cool! We absolutely loved the experience of having the beautiful ocean right outside of the home with beach-combing, sun soaking, and playing in the waves anytime we wanted. The sunrises were incredible, the whole experience has just been wonderful. It truly is a magical place. read more

Our experience at this property was less than stellar. Upon entry the interior was in need of cleaning (filthy) and sheets were dirty. Upon request cleaning crew did arrive and did a surface clean and said sheets were fresh. Bugs were found in a bed after they left. Oven did not work and apparently could not be fixed until after our stay. There was no cleaning products (dish soap, counter cleaner....etc). No paper towels or trash bags. As mentioned in previous reviews there are holes in the walls from door handles, broken spindle, laundry room door broken and various unprofessional repairs within the house. Be aware, bathrooms maybe connected to two bedrooms with no locking doors in between. read more

Our experience with premium RV rentals was very unprofessional. Our pick up time was delayed. The RV itself had the following problems. Awning lights did not work Screen door was busted off the track No blind or screen on back and that track was busted Bed busted Hose leaked In addition we were told that we could reach out at any point and get help with problems. The check-in was not only 3 hours late but the house hadn't even been cleaned. We paid to arrive early. They never responded to us wanting to rent the UTVs at the correct price we were quoted. When we walked in and we were greeted with garbage on the floor. As we walked further, everything was dirty, no, filthy. Food and liquids on the floors and table tops. The microwaves are both filthy with food and baked on things. Both fridges were dirty. Downstairs the "amenities" of Foosball and air hockey were untouchable. There is dried liquids on them both, appearing to be beer and what I hope was milkshake, at least I hope that's what that was. The extra blankets are unfolded and shoved in a closet. Presumably uncleaned and previously used. The downstairs closet reaks of something I can't explain. Every single window was disgusting on the inside of the house. In the house there is literally feces all over one toilet and over full of toilet paper. All the toilets are filthy and covered in body hair. The sinks nor mirrors had been cleaned and had hair. The bathtub is COVERED in long black hairs and body hairs. Clearly it had been uncleaned. The condition of the house is pretty run-down. Many light switch plates are broken. The handles on cabinets are falling off. There are chunks out of the shower wall. The steps to the hot tub are broken cinder blocks. The fire pit area is mostly a mess. It is not private as you have neighbors very close in proximity. There is an apartment over the garage so that definitely diminishes privacy even more. We did have a few issues but nothing worth detracting from our experience overall. When we reached out to owners they responded timely and did what they could to accommodate us or resolve issues the best they could. LOCATION LOCATION LOCATION! We loved this place! We will stay here again. It was great and close to good local eats and right down the street from BYU/Cultural Center and grocery store. The home is cute and cozy and enough room for the eight of us adults/young adults plus! Only one bedroom could have benefitted from an AC unit but fans were available and my son was fine the whole time. One of the best things about this place are the views! The whole back and side of the home has windows with ocean views...amazing! It felt like we had the beach behind us all to our selves, plenty of sand but a little rocky in the water the further out you go so boogie boards worked but not ideal, but overall so much fun! And plenty of other beaches very close by to explore. First and only morning we saw whales about a 1/2 mile or so out and second morning had an encounter with a sea turtle on the beach about 30 yards down from the house. I dont know how common this is but it was awesome for us. One of our favorite spots on the island for great views was only 10 minutes away, Lā'ie Point, a must visit! This is the windward side of the island so it always a little breezy at minimum. Overall we truly enjoyed our stay here and will likely stay here again. THANK YOU! read more

The property managers were great. My only complaint was the bed in the downstairs room for the 9 Sunset Loop, Cascade was uncomfortable. The mattress needs replaced. It leans in on the side everyone sleeps on. The headboard must not be attached to frame correctly because when you move it hits the wall. Downstairs had no heat I could find other then space heaters. I ran two but it was still chilly. Kitchen was great, bathrooms good, lots of clean towels and bedding. read more

If I could give them less than 1 star I would. We included that this rental would be for a festival and needed to be dropped off in Vegas in our initial request. We were in contact with Kacey for almost two months about this rental. We paid for and discussed that this rental would need to be delivered to Vegas. One week before our rental, Kacey tried to add $1500 because he claimed to have no idea about these terms. These terms were clear in our initial rental request. He was unwilling to negotiate with us, when it was his fault he didn't thoroughly look through our request. When we tried to negotiate, he completely canceled our reservation without contacting us. His behavior was completely unprofessional and I would advise against using their services. read more

They responded very quickly to my RV request and even found the "perfect" RV - but much higher than I wanted to pay. They said they gave me a "discount" and there were no other rentals available. But they were on vacation and could not contact me until the following week. I never heard back from them - I must have texted, called 10 times and they finally got back to me, but extremely rude. I told them I would take the RV but needed it delivered. They charged my card within an hour - then crickets.......... Tried several days before to get ahold of them.... crickets. Finally got them to contact my contact person. Which took hours for them to connect. Once we got the RV the water tank was empty, no instructions, called for a technician to come by - crickets. The last step on the door was broken and my elderly 70 year old friend FELL!!! Called......you guessed it...crickets! HE FELL!! It has been a week since returning the RV - they took more money out and NO PHONE CALL BACK TO ME!!! I have asked for a refund .... crickets. I told them I would report them because of elderly man fell...crickets. You want a company that is quick to take your money and never call you EVER - then go ahead and book. ne of my worst stays in a vacation rental. The following is a list of all the things that went wrong with our stay: there was a fly infestation when we arrived - had to go buy fly swatters and fly traps to get rid of them ourselves, the bedding had bleach stains all over it, when we arrived it was obvious that the bath mats had not been washed, the garbages were completely full to overflowing upon our arrival, and had been sitting in the garage so that the entire garage stunk. The garbage was never properly removed during our entire stay (which was 5 days/4 nights) and we had to move it to the curb ourselves, the garage itself was filthy with tons of dirt/garbage not the floors, one of the kitchen chairs was broken, the throw pillows on the couches were stained, one the final day, the main bathroom only had one working light bulb which went out on the final day that we were there, so we were unable to use that bathroom, the baseboards were filthy and grimy, the walls needed to be wiped down (which was done by us when we arrived), there was pet hair/human hair everywhere, dog poop was left in the yard, the carpets were stained and had obviously not been vacuumed, we found TWO sewing needles in one of the sitting chairs, the master shower had mildew, towel rack broken in the main bathroom, two of the closets wouldn't open properly, vacuum wasn't working and there was no broom to be found, and we found BLOOD on one of the pillows on the bed, and the screws came out of the front door so that the door actually came off the hinges. The owner, Kacey, was unresponsive for two days, and when we did reach him, did nothing to remedy the problems except to send out one cleaning person to try and clean (which was two days in to our stay and didn't do much to help). On the third day, Kacey showed up to mow the lawn and we walked him through the house showing him all of these problems. When asking him for a refund, he gave no response. This company is not providing what they ask for, and the owners are unresponsive. I would highly recommend NOT using them when booking a vacation rental. read more
