If you're considering DJW Property Management in Boise, ID--think twice. We were long-term tenants who always paid on time, handled small repairs ourselves, and made sure to maintain a respectful relationship with the property owner.When it came time to discuss our final out statement and some questionable charges, DJW refused to speak with us over the phone. They insisted everything be done via email, shutting down any chance for a real conversation or resolution.Their dismissive attitude and lack of professionalism fractured a relationship we had worked hard to build. By reading the lease in full, I find it quite contradictable. You can tell that they yearly they have their lawyers go over the lease, unfortunately, those lawyers add clauses to the agreement without following the same guidelines previously mentioned in the document because nothing makes sense. I have had other landlords read it and they couldn't believe that it was even legal. (It is probably not a lawyer, but several different lawyers, or someone who took a law class in 1988.) They seem to have bullying tactics in order to keep their tenants from being able to speak fairly and have their voices heard. The owner responds to every bad review trying over and over again to defame the person reviewing as I expect for him to do to me. Whether it is by word of mouth or a review on Yelp, the response will be the same. This company is corrupt, unprofessional and not willing to work with their tennants. The reason most people stay renting with them is because they feel bullied by the company and not able to decipher the lease that they are being pressured to sign. (Either sign by the end of the day or lose the place) I encourage anyone that is on the receiving end of the lease and being pressured, take your time in reading that lease. Pay close attention to everything that is being outlined in the document including their 45 day notice that must be received by the 1st of the month which would put the move-out day half way through another month, but paying for the full month. There is also a non-disparagement clause (Number 71 in the document) telling you to keep your mouth shut or they will pursue legal action (Oops on my part! And kind of violates Freedom of Speech that is in the constitution when we are clearly stating facts that are of public concern. Which when it is an issue of public concern, it is unconstitutional) BULLYING! This owner is incredibly defensive and states that they are the best in the business when they clearly have AI submitting the good reviews, which if you noticed, is very low compared to the bad reviews. As a consumer when I see the difference in numbers and the response of the owner, who should be exemplary professional in his responses and doing what he can to resolve issues, instead is making excuses for how he does business and hides behind each contradictory clause in his lease. He tries to intimidate people from behind a computer screen and threatens lawsuits when people don't like the way he does business. It reminds me of the kid on the playground that is mad that even though he is at the end of the line for the swings, will threaten to tell the teacher that it was unfair, throwing himself on the ground and kicking and screaming. As someone who has been in the business sector for over 25 years it should be known that each one of these reviews should be taken seriously so the business can make changes to become better not making a bed that even they would not sleep in. Taking this to the BBB is helpful in every way, but even they state that the company is not competent enough to provide reasonable answers to their tenants and owners. He is nonresponsive to complaints made which is why they are not a part of the BBB. They may have been at one point but clearly had that backing taken away and for good reason. Every day is an opportunity to get to know your consumer better and respond with dignity. It is never too late. But if enough people tell a few people their experience (not even here, just social media or to just one friend) that gets shared with more and more people. Pretty soon, the company dissolves. So in response to things being posted here by DJW M. : "Who hurt you? Why are you this way? Big man syndrome? Not hugged enough as a child? Did you learn business practices in prison? The suggestions those people were giving you, were a warning of what NOT to do. Prisoners don't go to prison for no reason. They weren't contributing members of society and should be avoided at all costs and not be given a copycat. If you haven't been to prison yet, give it some time because you're a crook. read more

I connected with DJW back in 2005 when I first purchased my property. They have been managing for me ever since. I've been thrilled with the management and trust that my home is always well taken care of. They do semi-annual inspections and send me detailed photos and make recommendations for any needed wear and tear repair or replacements. Whenever they find a need for a replacement or repair they document everything and include a quote. I have found their recommendations to be reasonable as well as their pricing. I've never felt taken advantage of. I also feel that my tenants have been well taken care of. I'd recommend DJW to anyone. read more

BEWARE TO OWNERS; This place is a scam, they try to charge ridiculous prices to get your home fixed even when it doesn't need fixing. As soon as I fired them, I got 7 people to view my home and I had a renter moved in within a week, where the management company did not do anything. They even put a crappy white for rent sign and noone could even tell what number to call. All I did was buy a big red stick in the ground for rent sign, and got call immediately. When I fired this stupid company, they tried to take money out right away out of my bank, and they haven't even returned my keys yet. They are a joke, and trying to get money from owners by not doing there job and when you quit they want to charge you a early cancellation fee. So that's one way they make their money, the other way is charging such high prices to repair your home. I showed these prices to another management company and they laughed, they told me, that these company's should be giving the owners a better price, because they work with the vendors, instead this company is trying to put money in there pockets. I have been renting 8830 W Pine Valley Lane. Upon move in the property had cat urine smell. DjW refused to clean it or replace the carpet. Maintenance has missed 5 appointments. DJW charged me for their maintenance man having no access because he came a day after scheduled... I have requested a new screen door, the replacement door is stuck, Maintenance was notified. DJW never sent them back out to fix it. Washer broke, DJW replaced it. Dryer currently broken. Walls and hard wood floors are heavily scratched and damaged, carpet is heavily stained and smells of urine. DJW charged me a late fee on my electric utility which I do not even pay to them, I pay Idaho Power.. (DJW gave No explanation) While I was out of town for work, DJW entered and showed the property twice, I am now missing $100 and don't know what else was compromised. They never contacted me, I found out when i got home with two notices on my door. DJW was asked not to contact me further and that my attorney would be contacting them soon, they emailed me and called me once each after this request & began showing the property without my notice. I'VE NEVER FELT SO UNCOMFORTABLE AND BETRAYED BY A MANAGEMENT COMAPNY IN MY LIFE. DO NOT RENT WITH THEM IF YOU HAVE THE OPTION. read more

We decided to move to Idaho from California and applied for rentals through DJW. Over and over again they delayed saying they need so much information then a co-signer and only would email and I missed one email and lost out on the house we wanted to rent. My mother is elderly and wanted to co sign for us and was having problem with the application they wouldn't call her directly to help her so we lost out on that rental too. Then every house that says dogs allowed decides they don't want animals! We decided to go with ABM properties didn't need a co signer just put extra deposit down and it was so smooth and easy like it should be! So happy we found a workable property management! read more

Owners-- please read this review of my experience working with DJW over the past 3 years. It highlights the onerous nature of their contract, poor business practices, and "hostage" style of partnership. Feel free to reply if you have any direct questions or are considering a partnership with them-- I promise, it's not worth it. 1) In order to terminate the agreement, you must give a 90 day notice prior to anniversary renewal date otherwise you're on the hook for projected rent for the next 12 months.  After speaking with 8 other companies in the Boise area, DJW is the only one with this strict of a policy. 2) During a recent tenant move out, there were a few tenant repairs that they initially charged me for, then reimbursed me from the tenant's security deposit, claimed it as income on my 1099, and then added their 8% management fee on top of it.  This not only contradicts their brochure which advertises they collect 8% of collected rent, it's an incredibly backwards method of accounting aimed to extort money from the owner. Again, other management companies laughed at this and said they would never operate in that manner. 3) During tenant screenings, they would only process one application at a time, so if multiple parties submitted apps, instead of running all of them and choosing the most qualified tenant, they would only give me the choice of one. 4) Company manager, Amanda, will not return phone calls and only communicates via email.  Both Amanda and her team have openly stated this will be her only method of communication. 5) They are supposed to share repair invoices directly from the contractor and impose no markup.  They have provided some invoices from "Action Maintenance" that appear self generated: they have no company address or contact information and the amounts seem egregious for the service.  When I requested the company's contact info, they said they will not share it with me. This is a huge red flag and a breach in their agreement. I hope my experience prevents other owners from incurring the same level of frustration. I've spoken with a lot of great companies over the past month, one of whom I'll be switching to, and encourage owners to do the same. These are our homes and we shouldn't feel hostage to management companies that we hire to support us. read more

I WOULD GIVE 0 STARTS IF I COULD - BEFORE RENTING FROM THEM, DO YOUR RESEARCH. I don't know if you can attach links to reviews and don't want this taken down due to some small technicality but look up the article online titled: "Boise nonprofit Jesse Tree finds illegal clauses written into leases of Treasure Valley tenants" By: Mia Madonado. - This article talks about DJW Property management and they things they do to their tentants that are absolutely illegal. And they get away with it because people don't know their rental rights. Out renting experience was fine. Nothing bad nothing good to say. When we rented from them, they asked us if we would be willing to sign a 10 month lease as they wanted to move the lease date. After the 10 months we would have the option to re-sign a lease with them for a year or not renew. Upon the lease ending they wanted to raise our rent $1,000 to renew, which was a little much in my opinion but that was not up to me to decide. We did not renew with them as my husbands job was moving us to another state and we would not be in Idaho anymore. This is not the reason we would never recommend this company. First I would like to point out that the person who did our move out walk through was amazing. She stated herself that she would NEVER rent from them. She said they are a horrible company and will absolutely screw you over at any chance they get. My husband and I have experienced first hand why the above statement is true: After our move out, they returned our deposit (exactly 30 days after our move out date, not a day sooner of course) with an itemized receipt showing all deductions. Great! However, 2 months later they sent us an email with an attached invoice stating it was missed on their end and that we still owed them more money, for additional cleaning. I called them immediately about this to dispute it and they said any issues need to be handled over email. I responded to this email letting them know that, per Idaho law, any money requested more than 30 days after we vacated the property was no longer our responsibility, to which they never responded. We have since rented one place, and are in the process of renting another place and have used them as rental history for both. The place we are renting currently did not receive any correspondence from them regarding a balance due at the time of renting. The place we are applying for now, however, jus received something back from them stating we had a balance due and that if we did not resolve this issue, we would be denied for renting from them. I immediately called DJW to figure out what was going on. I spoke with someone at the front desk who then spoke with the people who typically handle this and would not let me talk to them. She then came back to the call and told me that this was sent to a collections company and that they would not handle this issue in office as it has been almost a year since they asked us for the money. I asked why they would send something to the rental property that we are attempting to rent through stating that we have a balance with them if they won't handle this issue in their office. She stated that I must call the collections agency and that I need to settle the debt with them and then hung up one me. I attempted to call back as I was trying to get more clarification and they would not answer my calls. I did call the collections company that they told me to call and they stated they did not have anything in collections for me or my husband. So I was able to confirm that. I attempted to call DJW again to which they still did not answer my call and I left them a voicemail regarding this issue. I also emailed them and had my mom call them to which they also hung up on her. This company is a lawsuit waiting to happen. It absolutely baffles me that they are still in business and get away with this stuff regularly by ripping people off who do know their rental rights. I also own multiple units in the state of Washington and over the year have dealt with three other property management companies. None of them have operated at the level of DJW. I suggest before you hire this company, you contact the Idaho Attorney Generals Office and request all reports on DJW. They will happily email all of the reports to you. Also review the following websites: www. mycourts.idaho.gov, Angie's list, The Boise Better Business Bureau and check the various sites available on line to review poor companies like these. Additionally there is now a Facebook page dedicated to victims of DJW. DJW did not manage nor did they maintain our house. We learned quickly to hire our own vendors as the vendors hired through DJW lacked the skills needed to complete the task correctly. Our tenant did not renew her lease. DJW emailed us move out inspection photos. Damage to our rental house was disappointing and blamed on various previous tenants. A repair completed by DJW's maintenance person was atrocious. In asking them to correct their work, they received an estimate from their own maintenance person and attempted to charge us an exorbitant fee. After further requests from us to correctly repair their poor work, they simply ignored our emails and calls altogether. We were notified by our tenant that had just moved out that her home (our rental house) was broken into and our tenant was robbed. I contacted the Boise Police Department and received a full report plus pictures of our rental and the damage to our rental. DJW DID NOT CONTACT US REGARDING THIS SERIOUS MATTER. This is unacceptable! A professional property management company does not behave in this way. Please note, your tenants safety and your investment are both at risk with this company. After our tenant moved out, DJW stated that they would send in a crew to clean the house the day before a new tenant moved in. We walked through the house, and I emailed the office noting specific things that needed attention. My requests to complete simple tasks were again ignored. In screening new tenants for our rental, the office staff became quite secretive and refused to tell us anything about the tenants or how many tenants and animals would live in the home. I was angrily told that a woman, her daughter and companion animals were approved to move in. We FIRED DJW Property Management. In hiring a new reputable agency that we found via the "20 Best Boise Property Managers / Expertise" on line, we learned that the new tenant that moved into our rental included two women, four kids and a dog for our 3 bedroom, 1 bathroom house. Not, two women with animals. DJW lied. Our new tenants were left with a move in inspection sheet to complete. They filled it out in great detail documenting damage, repairs needed, cleaning etc. and returned it to DJW. The office staff lied to the tenant and my new agency stating, "they never received it." DJW is a company that lacks honesty, transparency, experience, customer service and relationship building skills that are needed to become an outstanding member in the community. Only enter into an agreement with this company if you have no concern for your health, safety, or wellbeing. SERIOUSLY. Below is an actual email chain from me to the landlords and their response. This is how you will be treated: "I received my keys today to xxxxxxxx and did not spend more than 30 minutes in the apartment before a FISH HOOK stabbed into my foot. I have now had to dig that out of my foot and will likely need to go get a tetanus shot. After peeling the hook from my foot and putting my shoes back on I took a closer look around the apartment where I also found GLASS, tacks, and nails.. THIS IS ABSOLUTELY DISGUSTING and extremely unsafe. What if I had children? Please see the attached photos for documentation. You can see in the above email chain that I had already warned you that the apartment had not been cleaned. In addition to the sharp items, there were also shrimp tails, playdough, coins, earbud replacements, and food all around the carpet. There was also food still in the drain catch in the sink. Again, please see the photos for documentation. This was only what I was able to document during my 30-minute lunch.." This is how I was given my keys after they had ASSURED me the apartment would be cleaned before me moving in. So I went ahead and signed their lease agreement, naively, trusting that they would ensure it was sanitary. Here is their response to this: "It is unfortunate there were missed items yet again, however, DJW is not liable for any injury to tenants, as noted in the lease agreement." Unfortunate... unfortunate! Luckily I do not have children to have entered that apartment before me. I did end up having to go get a tetanus shot which they refused to reimburse for. Then they did send out the SAME cleaning company, that did an equally terrible job the 3rd time.. SURPRISE. I eventually just cleaned the apartment myself. STAY TUNED! The saga continues.. A mix up occurred between my roommates and I and some how $2 was left over of our rent after we all paid our portion. There after, a $100 late fee was added to our account and another $100 administration fee was added on top of that. We called and were told to send them an email. We sent an email explaining the situation hoping to get the fee removed since we had all paid on time and only missed the $2. We were told that waiving the $200 fee for being short $2 would be against state and federal law and a breach of the lease. We find this ridiculous and seems like a sad attempt to price gouge three college students who haven't had any problems the entire duration of our lease. We understand that if it were a consistent thing and we were missing hundreds of dollars it would be a different story but this is our first offense and only $2. Update: they left a notice on our door today to inspect the property due to the unresolved $2 on our account. Update/ response to Djw: the law you refer to is for discriminatory late exemptions, such as if you were to waive fees for one type of person over another just based off who they are. No where in the law does it say you can't waive a late fee for a simple mistake! read more

Absolutely don't do business with these people! We had a rental previously contracted by another company which was taken over by this one. We refused to sign DJWs lease because it's meant to be against renters in every way. We did month to month till the company told use sign the lease or leave, at which point they lied about non existent damage, non existent pets and unkempt lawn in March. They took every cent of our previous deposit and made the whole months working with them a nightmare. Look at the remarks made by the company to negative reviews. I was told by the person showing the place none of that should be a problem. When I finally got a response on income requirement I was less than $50 low. Her response..... I'm afraid I would have to agree with many of the low ratings that DJW has earned; they truly are very bad at their jobs! I have been a professional property manager in California for over 35 years and have had numerous issues with them since hiring them to be our local manager of one house. I won't bore you with all the things that have been handled poorly by them, but to name a few: slow and ineffective response to important tenant concerns; incorrect and self-serving interpretation of Idaho rental housing laws; grossly inflated invoicing for simple service requests often from their (in-house) "preferred service providers"; etc., etc. I also realize that the difficulty they have had finding tenants for us at turnovers is due in part to applicants being scared off by the numerous tenant-generated complaints on Yelp and elsewhere. If you have any other option, I'd suggest you take it. read more

My perception of their business conduct based on having the misfortune of buying a home next to one of their rentals is that they are total slumlords. The owner appears to have plenty of time to respond to negative reviews, but when I asked to speak to someone regarding some serious problems I was told to send an email to their generic info email. That was my consumer experience with them and that's what this forum is for. I am a good tenant and always pay on time but when I call the office everyone is so rude once they have you in one of their units. I called today to find out about any upcoming rent increases so I know if I can afford to stay or if I need to give a 60 day notice. I don't want to leave but cannot afford a huge increase. I was given an attitude by the person on the phone. She tells me I have to give my notice by 8/1. I told her I understand and that was why I was calling. She said we will get to it when we can since we have hundreds of rentals...I am sorry but isn't that your job as property management? Every time I have reached out (like 2-3 in a year for minor questions) they are rude. Yet they are full of rules, demands and fees. This is the worst property management company in Idaho. DO NOT source them to manage your property and DO NOT rent from a property managed by them. During our 1 year tenancy, we came to find out that DJW was pitting us against the owner of the home. Anytime we had an issue, DJW would tell the homeowner we were awful tenants (completely untrue - rent paid 100% on-time, pristine care of the rental home, etc). They would tell us the homeowner was non-responsive and a generally awful client. Because the homeowner lives out of state, DJW did not anticipate a connection being made between us. When we compared notes, it became evident that DJW was attempting to extort both parties for the purpose of increased top line revenue, profit margin, and financial gain. Active litigation is being instituted by both parties against DJW. Again, if you rent from this company, expect that they will: 1. Refuse to communicate with you via phone. They will tell you 100% of correspondence MUST be done in writing. 2. The written correspondence will be SOLELY in the form of DJW quoting excerpts from your lease, with no context or willingness to explain. 3. They will attempt to withhold 100% of your security deposit (no matter how well documented you are on the move-in / move-out sheet - we had video and they still advised the owner that we trashed the property and encouraged them to allow a withhold of our deposit). We ended up receiving 100% of it, as we thankfully had the direct connection to the owner of the home. You are absolutely making a mistake by allowing DJW Property Management to represent your home or by renting from a property they manage. You WILL be extorted for the purpose of financial gain. read more

You were not forthright from the begining, you would not answer questions, kimmi(djw employee ) knew we would be occupying once the lease was up, you took pet deposit, you charged tenant ridiculous amounts of fees,old owner told you to turn fees over several times we were all on the emails, no one ever met tenants to initially view property, tenant was not given mail box key or garage door opener for a month after moving in, Amanda was incredibly rude and non transparent...... They never even got the initial move in inspection docs from tenants which does not protect homeowners! The old owner emailed you a bunch of times frustrated with your vauge responses. You and your company are clearly not reputable based on these reviews and an entire facebook page devoted to unsuspecting victims, you hide behind your keyboard instead of addressing the real issues at hand. From our initial home viewing to our current living situation they have been honest, up front, timely and handled any challenges quickly. *** UPDATE AGAIN, regarding the landlords 2nd response, since they insist on continuing to defend instead of doing their job. It has been almost 20 DAYS since my fridge stopped working and I STILL have not even seen the "dispatched company" at my residence, and DJW has not checked in with me even once. Again, they do not care about the well being of tenants and DO NOT rent from them. **UPDATE REGARDING BELOW RESPONSE: I did not email 3 days before the holiday, I emailed on the 20th. To which they responded that they would request permission to dispatch a technician. Then did not say anything else until this morning when I EMAILED THEM again to request immediate attention 8 days later. Even if I did email 3 days before the holiday it is still the responsibility of a GOOD property manager to ensure their tenants are taken care of. My family and I then had to eat out for Thanksgiving dinner as I did not have a working fridge to store any food in. I am sure this would be an "emergency" to you and your staff if in a similar situation. I still have not received any contact for the repair of the fridge that is not working at all now. NEXT, if you are curious about the accuracy of the comment "they do not care about their tenants", check out the slew of 1 star ratings with complaints to which they respond with EXCUSES instead of accountability for peoples living environments. DO NOT LET THEM FOOL YOU. I personally had the owner of the home reach out to me and apologize for their terrible behavior as property managers. They do not follow owners guidelines, they do not care about tenants. Period.** If I could give 0 stars I would! This property management company is so terrible I literally had to find the actual owners name and send him an email detailing all the terrible things they have done. In which the property OWNER sends me back an apology card with TWO gift cards for dinner because he felt bad for how awful they have treated me! DO NOT RENT HERE!! In addition, they provide appliance to the tenants but write in the FINE PRINT that if anything breaks, they are not obligated to fix or service it. So be prepared to be stuck without appliances if anything breaks because they WILL take their time to get it fixed. "Additionally, the lease does state a fridge was provided, however, it is at owner discretion to repair, replace or remove any appliances, as outlined in section 52 of the lease agreement. AMENITIES: Use of washing machines, dryers, refrigerators, or other equipment, if any, are furnished by Landlord for the pleasure and convenience of the Tenant and are not to be construed in any manner as part of the rental paid by the Tenant. Landlord, at their sole discretion, may repair, replace, keep or remove from the premises. Tenant agrees to change the refrigerator water filters every 6 months or as needed. Tenant(s) also agrees to maintain water softeners and the salt levels." The worst property managers I have every encountered and I have lived in Seattle and LA.. That is pretty impressive. read more

DO NOT do business with this company! DJW property management is the worst rental company I've dealt with in a 21 year history of rental experience. When my wife and I moved into their property it was extremely dirty with some small holes in the wall. My wife and I had professional cleaners and also professional carpet cleaners clean the place when we vacated. They sent us a bogus statement stating they had to pay $600 to clean the carpet and repair all the things that we had repaired for them. They will not communicate over the phone just via email. All the surrounding neighbors had similar or worse experiences than we had. We thought renting from DJW would hurt our chances of renting our next house because we were assuming they would lie if contacted about us, luckily for us our new landlord had DJW manage their property before and knew what a horrible company they were and understood what we went through. 0 out of 5 stars!! They are completely without professionalism, empathy, and basic business skills. They run a mean con game. I am pregnant. My neighbors smoke in there apartments because djw allows them too. Asked them how to break the lease or if they had another apartment for me. I have had ant problems, this smoking issue, and everytime I call they're HORRIBLE PEOPLE. Do not let this property management company take care of your rentals. They are slum lords. It is so freaking disgusting. I have never hated people so much in my life and reading all these other horrible comments about them really backs up my claim. Horrible horrible people. Emailed and called Debby about a nice rental- no response for 10 days. After 10 days got a generic text telling me to apply online ignoring all my questions. I requested a call to discuss a few details. A week later Debby finally called answering a few questions reiterated they would only hold for 2 weeks which makes out of state timelines very difficult. 3 weeks prior to our move was told to "apply online" so we did. Filled out their application, paid $78 for both applicants, within mins got a response back saying "sorry the property you're interested in is off the market but you can apply your application to one of our other properties it is good for 30 days" (bait and switch)... even at this moment it shows available on their site. Total scam. They knew it was not available yet requested us to apply and pay a fee for something knowingly not available. I'll be reaching out to the BBB, state attorney general, and any other entities notifying them of this highly fraudulant business. We're demanding an immediate refund already called my CC informing them to decline charges should they attempt to ram it through. ***Despite my immediate email yesterday they went ahead with processing my card for a property they knowingly don't have available. this will ramp up quickly. Received a snarky email saying "If I disagreed with paying a service fee with them then I shouldn't have applied", I applied because I was told the property was available! There are refusing to refund all my money. I also reached out to the prior tenant for their feedback on both the property as well as mgmt co - was told the property was exceptional however DJW was totally unresponsive as well as outright rude when it came to dealing with them. For a company that deals with the public to earn their keep I've not had such horrendous customer service in decades. Sadly this review is nothing new for them this is systemic not a fluke. Those few positive reviews are most likely sham reviews from owners/employees in a feeble attempt to try and bolster their standings. Unfortunately I had to give them one star instead of zero or negative. Liars, cheats, rude, very unresponsive... We're very fortunate it turned out this way and we're not locked into a long lease with them. Stay away! BTW - we are no kids/smoking/pets/debt, incomes exceeding $200K so we're ideal tenants not someone upset because of inability to qualify. read more

First of all, you can only reach this place by email. There is no office, just a UPS store p.o. box. We were never given the option to rent month by month to house hunt, but we could cancel and pay an extra $500. At the start of this years lease they wanted to up our rent another $100, like they do every year, but this year add another $100 for "admin fees". Now we've moved and instead of getting my deposit back, they want to charge me for repairs that needed to be done before we moved in and a garage door opener we never received. I'm paying for repairs that aren't even mine! This company will gouge you for everything it can. Looking at the other reviews on here, I'm glad it wasn't just me, this company is the worst. Oh how I wish there was an option for negative 10 stars! As a homeowner I was constantly frustrated with the unprofessionalism at DJW. Firstly, they don't do regular home inspections to make sure everything is as it should be. The house was rented to a lady with a small child. Any additional adult tenants should have been on the lease. I discovered there were 3 other adults living there not on the lease. One of them was her drug selling boyfriend. I say this since neighbors reported constant traffic of people stopping by the house for a few minutes and leaving at all hours. Also it was a no pets house and there was a large pitbull living there. He was so neglected that he heaved his body at the fence day and night trying to escape. Poor lonely dog! Ruined my fence in several places and woke the neighbors. The tenants contacted me about a severe leak in the bathroom that DJW was not taking care of. It ended up rotting out the entire bathroom floor since the water leaked for so long. There was also extensive mold damage. This could have been prevented if DJW did their job and got things fixed quickly. They also took ages to get a broken door knob replaced. They charged me over $200 to replace a door knob and then never got a key to me! I tried to schedule an appointment to pick one up but they said they did not want me coming by their office. Weird! There was a lot of drama between the tenants, DJW and me. I had to evict due to non-payment of rent. The crazy boyfriend punched holes in every interior door in his insane rage at being evicted. It cost me $1,200 to replace them. If DJW had done their checking of the house we could have had him out sooner and possibly saved the damage and drama. read more

Only because no stars is not an option. Don't rent from these guys, they are the worst Property Management company ever! They are incredibly unresponsive to any issues a renter has. They took over the management of a place I lived in with my kids as roommates, after I moved out, and were horrible when it came to fixing anything. They told the kids that they were responsible for watering the lawn and keeping it litter free. They lived in a 4-Plex! That is just one of several issues. Again, do not rent from these guys. Oh! And there is a FB page that has been created for "Victims of DJW", what does that tell you? When you Google this management company, you will also see lots of bad reviews. Do your homework and save yourself some grief and just keep looking if you see a place they manage. read more
