The only reason I give them a 1 star is that they did have nice maintenance people.... It took quite some time to get them to come but they were nice. PLEASE READ ALL OTHER REVIEWS as they are correct and I don't need to say the same thing. The thing that pi**es me off is that I barely lived there and did't even step foot in the 2 nd bedroom as I had minimal furniture and nothing to put in there and they said there was damage and charged me over $200 for a cleaning fee on a perfectly spotless unused place (I will say however I did forget to wipe the shelf above the washer & there was some residue from my laundry soap) I willingly paid all the move in fees plus deposit but only got $300 back.... After all the move out fees, repairs and cleaning they supposedly had to do which is crap! Don't use them if you can help it I totally would not recommend them. read more

This company is in the business of charging a high deposit so they can keep it all to upgrade the place even if you're a model tenant. keeping your deposit isn't enough for these morally bankrupt crooks, they want to deny you the right to patch a small nail hole (turns out that's illegal) so they can charge $50 per hour meaning you will owe them when you part ways. Extremely shady company. I ultimately had to sue them to get my deposit back, I organized all my photos & complaints on a web page for court. I received only $55 of the original $1k that was put down back. They agreed they owed us another $600+ back, but refused to issue the refund. You'd think that after making a $600+ mistake, there would be an apology and a prompt refund. Nope, nothing but a refusal to pay & an attempt to redirect blame. I'm sure they'll respond with some lies here, so feel free to look at the some of the move out photos. I hired Dustin to fix two drawers in the kitchen that were not working correctly. After months of back and forth, he finally repaired the trash pull out, but then disappeared for the second job. I received an exorbitant bill, including a charge for a part for the drawer he never fixed. I hired someone else finally who charged a tiny fraction of what this company wanted for the work. *3rd review because they will delete them* I had to sue this company (and won) due to a certifiably crazy employee (AmyBeth) and absolutely CRIMINAL actions. I was evicted because of a disagreement with AmyBeth about not wanting anyone to enter my apartment when I'm not there because I was afraid my dog would get out. The only reason they needed to come in was to change an air filter, it should not have been a big deal for them to come at a later time. Because of this, I was evicted with NO notice, even though my rent was paid up for 6 months. I only knew that I was evicted when I called to ask about power washing and crazy britches went crazy again yelling that I was evicted. At that point I had three days of my supposed 30-day notice, which they never gave. When I left they took all of my deposit and said that my place was a mess, but of course I had pictures of everything due to all of the issues I was having with them, and knew they would lie and be underhanded. The pictures that they submitted were not even of my apartment. All of the appliances were white and my place had all black appliances, and there were many, MANY other untruthful things that they did/said. It was honestly the worst experience I have ever had with any business ever. It cost me more an attorney's fees than the deposit I was fighting for but I did it on principal because they were SO awful. NEVER deal with this place. My wife, toddler, and I rented a two bedroom apartment from Prestige for two and a half years. Prestige was a dream of a company to rent from but they quickly became a nightmare after we decided to move out. I'll start with a summary of the positive: During our tenancy, Prestige was always accessible, responsive, and quick to do repairs. In return, we kept the apartment immaculate and in great condition. They told us on several occasions how much they loved having us as tenants for this fact. However, the move-out process completely destroyed the positive relationship we had fostered. The short of it is that they not only tried to keep our $800 security deposit, but they also claimed that we owed them $600 in "damages" when the state of the apartment only improved under our tenancy. In order to recover our deposit, we had to threaten and file a lawsuit against them, at which point they finally sent us the amount we were due plus costs of filing. Since court filings are public record, I've provided copies at the following links so you can judge for yourself whether or not they were justified in holding us liable for $1,400. These were good, clean tenants, and none of them should have had to deal with Prestige illegally short-changing them. So if you rent from Prestige, be prepared to fight tooth and nail for your deposit if that's worth it to you. Many more stories in these reviews are testaments to that fact. In fact, many people probably don't share their negative move-out experiences here because once a settlement has been negotiated over a deposit, Prestige has them sign a legal release form that stipulates they cannot leave a negative online review. I had heard this in rumor before, but had it recently confirmed when an individual was astute enough to document their own process of attempting to get their settlement back from Prestige. It can all be seen here: https://11050-garverdale-case.netlify.app/ On another note, there are a number of positive reviews of Prestige on Google, but as you read them you'll notice that virtually all of them are written in the present tense; this is likely due to the fact that Prestige offers financial incentives for positive reviews to their current tenants, namely a $10 rent credit or a $10 Starbucks gift card. These are people who have not undergone the horrendous move-out process yet. We were offered this incentive during our tenancy, but did not participate. We saw the offer start being publicized as early as March 18th, 2020. Even though they shortly stop publicizing it, it was still being offered to us in private communications as late as July 24th of the same year. It was never offered to us after that, but I speculate the offers have continued privately. Providing financial incentive for online reviews is illegal per the Federal Trade Commission, so take the present-tense positive reviews with a grain of salt, knowing that they're illegally skewed in Prestige's favor (and 3.6 out of 5 isn't glowing to begin with). Another interesting note: As of 12/24/2021, Prestige was dissolved by the state of Idaho for a failure to file, meaning that, legally, their company no longer exists. They might exist anew at the time you read this, but you can verify that the dissolution happened at https://sosbiz.idaho.gov/search/business by looking them up by their legal name "Prestige Vantage, LLC". I'll let that fact speak for itself about the quality of the management company you'd be dealing with. read more

Not a good property management company. I've rented through other companies and this is probably my least favorite. I always paid rent early, never missed payments, treated the property well and was always courteous to neighbors and property. Every time I got communication, it typically wasn't very professional. The house was pretty bad condition when I moved in. I cleaned the house after moving out very thoroughly, probably better condition then when I moved in. They charged me for almost 10 hours of cleaning to have a couple of things wiped down, spider webs, etc... I could've cleaned these items within a hour. They charged excessive for carpet cleaning. I replaced all the batteries in the smoke detectors and they replaced them again and charged me. Even though the old batteries they had in there had dates/times on replacement and the new ones didn't. They gave me back 10% of my deposit. Never have I had a rental company do this. It was only me living in this house and I treated the property very well. I highly recommend if you are looking to rent to avoid this rental company. read more

I accompanied my daughter to an *openhouse* The gal that showed up late with 20 people waiting to see the appartment was late, rude, dismissive and lacked basic knowledge to do her job. VERY UNPROFESSIONAL She snapped at people and was for lack of of a better description WAS CLUELESS! so glad i did not give her my personal information as the entire experience made me feel sketchy. The now crowded open house was disgusting. It was by far the worst property we saw all week and the ONLY bad experience. DO NOT USE THIS MANAGEMENT!!! They are discriminative, rude, and do not fairly look at applications. MISTA GARDNER, Owner of the company does not care that her employees racially disqualify applicants. We where told it would take 24-72 hours for any response through email, no response. We reached out multiple times, left voicemails for weeks. Finally got someone to pick and was given incorrect information on who to contact for more information on our application. Talked to AmyBeth Fisher who is the operation director, and she kept lying to my wife and I. AmyBeth Said that they sent a email with a request of additional information with a specific date that it was sent, and that they ran out application and also did a background check as well as a credit check. Asked for proof, no proof, later backed tracked and said that our application must have slipped through the cracks, see they never ran it. Checked emails no credit checks where ran. See in Idaho it mostly a White state. Having a interracial family is not seen much here. Was shown the house by one the employees of this company and was given little information, was disrespectful, and would not look or talk to my wife. We are used to this, and let it go since we needed a place to rent and it was the ideal house for our family. Our application was never reviewed. They will take your money with the statement of no refunds. That is also a lie THEY DO REFUNDS. PLEASE DO NOT USE THIS COMPANY!!!! Worst property management company I've ever had to deal with in my life! Over a decade and a half of being a homeowner I found myself needing to rent due to a quick move with work. I found a lovely home managed by Prestige Property Management. Once we paid our application fees and deposit we got the lease agreement and talk about petty on another level! Cannot have more than 5 nail holes in the wall or you will be charged for each one. No able to have a grill, no provided with HOA regulations so a tenant can abide by them. They don't have an office and the never answer their phones and only communicate via email. When it came to the end of our lease we had agreed in writing it would then be month to month. Well, month to month meant a $200/month increase and signing another lease would not be an increase. When we communicated we would sign another year, they then decided to raise the rent by $100/month anyways! I show d them their own email detailing out what they had indicated and highlighted it and they claimed I was not understanding what was never communicated in writing on their part. I then found out they had a newer employee who "made a mistake" but they still would not make it right with us. We did end up breaking out lease due to my position being eliminated with work and having to be forced to relocate out of state. Knowing we would have an early termination fee, per the lease, I was fine with this. What they don't tell you is they require the termination fee and the next months rent be due immediately! Then they will start to market the property to be re-rented. They drag their feet so they can purposely charge you more money unfairly! They also will force you to give showings of the home when it's not convenient for you or when minors only are present. We cleaned the place from top to bottom and we're still charged for things we already cleaned! We were even charged to take a bath and body works wall flower out of the outlet because lord forbid, we forgot it! AMYBETH is an evil impossible hag to deal with! This company is poorly managed with employees who are not only clueless, but also extremely rude to potential tenants. Organizing an open house for a townhome where 15 people show up at the same time is disorganized and shows lazy effort in the employees. Open houses work, but you have to organize the open house with smaller groups showing up at different time intervals. A realtor not knowing information about the property to answer questions is shocking. Send a realtor to the open house that knows the facts to basic questions about the property for rent. For the property being shown and available for immediate move it, it shouldn't smell like cat pee. The walls were dirty, trim wasn't complete in the kitchen, and there was damages to the appliances. This was also an expensive townhome, so the standards should match the price. read more

This place is horrible. I agree with the other review. They never answer their phones! After closing our lease with this rental company they charged us beyond our deposit for damage and cleaning. I spent the last 2 weeks of our lease cleaning that house from floor to ceiling. After we were noticed that on top of our damage deposit that we owe more money I asked them to give me a detailed list of what was actually cleaned and repaired. They never responded to my email. Instead they kept sending us notices that we need to pay them or legal actions will be taken. DO NOT RENT FROM THEM! I have never not gotten back a damage despot in all of the properties I've ever lived in. Prestige is just horrible. read more

All the reviews on here are 100% accurate. You call, they text back(if you're lucky to get a response). And the office manager is the worst one there, AmyBeth. Among other issues they ran my credit and background check and came back saying I have no credit and must put first month, last month and deposit down if we wanted the place and it felt like a total scam because I do have credit and a great credit score. After going back to AmyBeth and asking her to check again of course I was right and there was no apology whatsoever ever, never even a phone call to discuss the place. Horrible Property Management Company! We considered filing a lawsuit against them for obvious chicanery because of how they swindled us on move-out but did not feel it worth the money or the time. These people are dishonest, deceitful, and underhanded. They demonstrate horrid customer service and a general disregard for decency and courtesy. Avoid Prestige Property Management at all costs. I was renting a house under a different company and the owner sold the house to Prestige. Immediately there began to be problems. First, they stopped responding to requests for repairs. We reported the light fixture in the bathroom which only had two bulbs working and it was never fixed, the kitchen sink sprayer hose was never fixed, and other issues. We were cleaning out the backyard one time and had our kids wooden play structure in the front driveway waiting for disposal and they tried to charge us $70 for a lease violation. The fee was waived when I complained so I do give them credit for that. However, when the transfer of ownership happened they "lost" our rent payment in the system and tried to charge us rent and a late fee. After I complained they discovered their mistake and corrected it but never apologized to me for the run around. But by far the deepest insult was on move out. Here they were downright criminal. We hired a professional move-out cleaning service. Replaced all the bulbs, filled and touched up all the holes, replaced damaged blinds, and even washed the concrete floor in the garage. They only gave us $46 of our $750 deposit back. They claimed light bulbs needed to be replaced which move out inspection pictures showed working except for the fixture in the bathroom which they never replaced. They claimed that the toilet in the master bathroom needed to be repaired which made no sense as it worked perfectly on move out. They had new carpet installed and the installation created dust on the baseboards which they claimed we caused. They claimed that it took 11 hours to clean a three bedroom house which had already been professionally cleaned. We even provided them with the receipt for the cleaning service. These folks are criminal. Stay away. read more

Didn't answer the phones on a property and didn't even call back after my husband left a voicemail. Real professional. They texted back but weren't accommodating at all. Said they was a showing next day, which was in the middle of the day on a work week. Totally not accommodating to us that work full time and can't just leave work. Then texted us again to say it was leased. If you want good tenants who can afford to live at your properties then maybe be more respondent and more accommodating and have a showing on a weekend. We echo the previous negative reviews on Google, Yelp, BBB, etc. We experienced the same issues & lack of ethics that the other reviews have listed. Tenants & homeowners should know the risks they face if choosing to do business with this company. PPM states that its mission is to provide integrity & compassion, both are qualities that we never experienced throughout our 3.5 years of interaction with them. With so many better companies out there, you should seriously reconsider doing business with PPM. BECOMING A TENANT: We were moving from another state & found a home which had curiously remained vacant for awhile. We soon found why it was vacant - PPM still had not completed maintenance issues from the last tenant & when we toured the property the representative was rude & dismissive as if she was not interested in our business. We still chose to apply because the rent was reasonable & it was in the neighborhood we wanted. The application process was only difficult in that we had to continually check back with PPM because they were not giving us any updates. This should have been our 1st sign. MOVING IN: We found that maintenance STILL had not been completed, including not having the smoke detectors re-installed. They let tenants move in without even having the SMOKE DETECTORS connected. We lived in the house for a week before someone finally came out to fix them, & we had called or emailed almost every day. For being a newer home it was in poor shape, the previous tenant had made a mess of things & PPM had not fixed the home while it was vacant for months. When PPM was not responding to our requests to fix the pre-existing issues, we proceeded with fixing things OURSELVES, which included painting patches, removing yard waste & trash left behind, replacing air filters at our cost, & installing missing light bulbs, to list a few. MAINTENANCE REQUESTS: Complete failure. Requests were NEVER responded to in a timely manner, so much so that when we renewed our lease we asked the homeowner to request language to be included stating that PPM would respond to emails or calls within a reasonable amount of time, to at least ACKNOWLEDGE our request. At one point we went an entire WINTER month with only sporadic heat due to a furnace problem. When we finally contacted the homeowner & maintenance arrived, their comment was on point: "If we had known your situation was this bad we would have come out sooner, PPM told us it was a low priority." In the summer when our sprinklers were broken & grass was DYING we encountered the same type of response. This was typical for all maintenance requests, so we ended up fixing things at our expense, contacting the owner for large issues, & made minor repairs as needed. COMMUNICATION: We were only contacted by PPM when there was a question about money. At one point they tried to assess a $3,000 fine to our lease which we disputed as illegal & the fine was dismissed. The homeowner commented at the time that they did not hire a management company to constantly create unnecessary drama. Also, if at any time we spoke to PPM over the phone our conversations were conveniently forgotten, to the tenant's detriment. We learned that ALL communication had to be done in writing in order to protect our rights & facts. MOVING OUT: We remained for 3.5 yrs because of a good relationship with the homeowners. When we stupidly put PPM down as a reference on our 1st application for a new home, they gave a false reference that lost us the rental. On our 2nd application we asked the homeowner to give us a referral directly so that PPM could not lie about us again. Of course, as predicted, after we moved & completed the final survey PPM tried to take our entire deposit (most likely invoicing us for more, in which case we will update this review) even though we left the home in BETTER condition than we received it. They ordered re-cleaning of areas that were already cleaned, said we would be invoiced for things in the home that are normal wear & tear, & created work orders to be charged to us for items that were in the condition we found them in or did not need full replacement & could be fixed. We have asked for pictures from before our move in to show that certain areas were as is when we moved in, but do not expect to receive a proper response, as typical. SUMMARY: PPM caused more WORK for the homeowner & more STRESS & HARM to the tenant. We never experienced integrity or compassion & after many arguments with Miste, PPM owner, we chose to never interact with her again if we could fix things ourselves or between the homeowner. Only when absolutely necessary did we speak with Miste & her staff. Ending with a comment made to us by a PPM employee: "I am new to the company & know that there has been a high turnover & a lot of issues that Prestige needs to fix. I'm hoping to help make this a better company than what it has been." That employee is no longer with the company. read more

If I could give Prestige zero stars I would. Do NOT rent from this company. They showed up at the house I was renting without notice multiple times, took over 8 months to fix a broken garage door, 6 months to repair a broken dishwasher (it was only fixed after I withheld money from my rent),canceled my automatic rent payments then charged me late fees, sent landscapers to the property at 6:30 am on a weekends without notification, and that was before our problems moving out. After moving out, I received a bill for almost $1000 in excess of the damage deposit for landscaping. They wanted me to pay for the entire property being landscaped after they told me the interior of the home was all the inspection concerned. If you choose to rent from Prestige, they will ignore your calls, show up unannounced, and squeeze every last dollar out of you they possible can. Prestige is a terrible company. read more

PPM has taken care of two of my rental properties and they've done a fantastic job. When I hired them it was because I was moving out of state and needed to rent my current home. I'd briefly been a self managing land lord and found it to be extremely stressful so I really wasn't looking forward to renting again. Miste and her team took care of everything for me. Every repair was done well and quickly, and at a reasonable rate. They even helped get my house ready for sale when I was ready to let it go. I didn't have to do ANYTHING. It was amazing. They've just taken over another property for me and I had a renter approved, signed and moving less than two weeks after listing it. PPM has made being a landlord stress free for me. read more

This is the worst property management company I have ever been with. My partner and I have lived in our townhome at Village de Chaton in Boise for two years and were personally accepted to live here by the owner of the property who we have met in person. We never had any issues until our lease was bought out by Prestige Property Management. Upon the end of our lease we were told that we would have to reapply to stay in our home but that we weren't allowed to know how much the rent would be raised to until we payed the application fee and reapplied. After some debate (and the manager AmyBeth insinuating that we couldn't afford the reapplication fee) we decided to go for it since we love our home. After waiting 11 days to hear back from them we were told that we were no longer welcome despite never having a late payment or complaint in two years. I personally believe that they didn't even keep the owner in the loop with this decision since she personally accepted us to live here. Don't apply to be with this property management unless you want to put up with shady behavior and unfair practices. read more

Wow. What an awful experience I just had. This company seemed nice and professional at first. My family is in the process of relocating from California to Boise, and as if that wasn't stressful enough, I tried for 3 1/2 hours to apply for a home through their online system yesterday. Filling it out and submitting it, over and over again, and nothing. Calling, emailing, and having a staff member on the phone, go through the process with me and make sure that I was doing everything I could on my end, because I didn't wanna lose out on a perfect little home for us to start our new lives. He was so apologetic (as was the other female employee) because apparently "this" happens at random, and they seemed mortified that it was taking up the bulk of my afternoon!! I didn't care about the time though, really...I just wanted them to know I was applying for it before anyone else!! I was assured OVER AND OVER that while this happens sometimes, and they understand how frustrating this is, they would get it worked out and they told me NOT TO WORRY BECAUSE THEY WOULD HONOR MY APPLICATION SPOT (which was 1st.) I gave them my info over the phone again, they emailed a hard copy rental app for my husband to fill out, and told me to get it back to them the next day (today), and mail them a check for $80 for our application fees. They even acknowledged that the check wouldn't be there till the end of the week. The gentleman I was on the phone with, told me repeatedly (and also emailed me) verbatim, "I'm so sorry about this debacle! But don't worry, we will honor your place as first in line for this home! Just get us the info and the check should be here by Friday or Saturday so I can run your apps. Don't worry. Im so Sorry, again." So I didn't. I felt assured that this was all going to work out. So I went to kinkos last night, printed out the app, my husband filled it out, I took my daughter (who has a disability) to her morning therapy appts, and had the check mailed and my husbands app emailed by 1pm. I didn't just buy a stamp, I paid $6 so that the check would be guaranteed there by Friday, and even got a tracking number for it. All to get home after a long, stressful, run-around morning (my older daughters birthday, no less) to get a phone call from the lady at the company, "Hi, we spoke yesterday, and I'm sorry but we've given the home to someone else." Wait...WHAT?!??!!? What in the what??!?!??!! After all that!!!??? Seriously?? After hours and hours yesterday. After your team acknowledging and apologizing because it was your online system that was failing?? After reassuring me repeatedly that my place would be held while my information was received this week, BECAUSE YOUR SYSTEM FAILED TO DO WHAT IT WAS SUPPOSED TO DO, AND ALLOW US TO ACTUALLY APPLY AND PAY ONLINE!!!!!!???? After giving your word to someone who's trying to find a home for their family, and who's children are screaming and carrying on in the background while dealing with your shoddy system for HOURS??!?!!? Why lie and tell me not to worry?? Why reassure me at all, when you know good and well you had no intention of honoring anything you said?? What kind of people do that to someone?? Unprofessional people, that's who. Greedy people, it would seem. People who can't wait a day or 2 to "get that money," I guess. People who don't honor their word, and actually try to right THEIR system's wrong. Disappointed doesn't even cut it. Livid, is a better word. I won't be using this company to find a home ever again. Deal with these people at your own risk. And if you have a problem with their system, and they tell you "not to worry"...I wouldn't take their word on that. read more

In the 8 years I have been renting, this was by far the worst experience I have ever had. We moved in expecting to be scheduled a walk through with the company. Our walk through wasn't performed for at least a week after we had completely moved in and it was obvious that nothing was cleaned before we moved in. There was still dust on the ceiling fans, the carpet was dirty, my feet were BLACK from walking across the kitchen floor, multiple lights were burned out, and at least 3 electrical outlets didn't work. We took pictures and let the property management company know, but they didn't seem too concerned so neither were we. Throughout the 2+ years we lived there, we had a few maintenance issues including the backyard fence almost falling down (they never responded to multiple requests) and the air conditioning not working (It took several requests), but other than that we took pretty good care of the place and assumed their lack of interest in us would carry over into our move out. We also found out that the house was in foreclosure and the owner hadn't paid the mortgage since the year we moved in. We were told that the owner was selling the house about 6 months into moving in. We happily agreed to let realtors show the house. We came home from work early to let them in, we spent our personal time deep cleaning the house and making it seller ready, talking to perspective buyers about how great the neighborhood was, and we were only given $50 off our rent for 1 month. We spent over a year doing this almost weekly and never complained and were never thanked. We found out not by our property management company, but through the ridiculous amounts of mail we got in the owners name as well as numerous flyers taped to our garage announcing that the home was being foreclosed on. If rent was late, we immediately fixed it and paid the late fee (this legitimately happened two times over two + years). One month my roommate was called and told that she had double paid her rent (we paid online) and so she didn't owe for that month. They then called back a couple weeks later furious saying she was weeks late and owed her rent plus late fees immediately. They took no responsibility for the fact that they told her originally not to pay it. I had receipts for two months worth of rent stating that my payment was received. Then 2 months later I get an email saying I owe late fees because my bank wasn't releasing the funds in time? I paid days before the due date, on a monday and tuesday each time (no holidays) and had a receipt to prove it and when I called to have it explained to me, they said I had no choice because it was my banks fault and hung up on me. At the end of our lease, we were handed an extensive move out cleaning list (pretty sure replacing batteries in a smoke detector isn't the tenants job...) which we completed to a T except for the carpet cleaning which we didn't have time for. We let them know we were fine to use our deposit towards carpet cleaning and they assured us we would still get some of the $900 back. We had no pets, no parties, no children, very basic wear and tear and ended up using all of our deposit plus $100 and they told my future landlord that we caused "extensive damages" and were "unsatisfactory tenants". We have never been so disgusted with such a poorly managed business and will continue to make sure everyone we know realizes how awful, deceitful, and greedy these people are. read more
