Oh how I wish there was an option for negative 10 stars! As a homeowner I was constantly frustrated with the unprofessionalism at DJW. Firstly, they don't do regular home inspections to make sure everything is as it should be. The house was rented to a lady with a small child. Any additional adult tenants should have been on the lease. I discovered there were 3 other adults living there not on the lease. One of them was her drug selling boyfriend. I say this since neighbors reported constant traffic of people stopping by the house for a few minutes and leaving at all hours. Also it was a no pets house and there was a large pitbull living there. He was so neglected that he heaved his body at the fence day and night trying to escape. Poor lonely dog! Ruined my fence in several places and woke the neighbors. The tenants contacted me about a severe leak in the bathroom that DJW was not taking care of. It ended up rotting out the entire bathroom floor since the water leaked for so long. There was also extensive mold damage. This could have been prevented if DJW did their job and got things fixed quickly. They also took ages to get a broken door knob replaced. They charged me over $200 to replace a door knob and then never got a key to me! I tried to schedule an appointment to pick one up but they said they did not want me coming by their office. Weird! There was a lot of drama between the tenants, DJW and me. I had to evict due to non-payment of rent. The crazy boyfriend punched holes in every interior door in his insane rage at being evicted. It cost me $1,200 to replace them. If DJW had done their checking of the house we could have had him out sooner and possibly saved the damage and drama. read more

They took over the management of a place I lived in with my kids as roommates, after I moved out, and were horrible when it came to fixing anything. They told the kids that they were responsible for watering the lawn and keeping it litter free. They lived in a 4-Plex! That is just one of several issues. Again, do not rent from these guys. Oh! And there is a FB page that has been created for "Victims of DJW", what does that tell you? When you Google this management company, you will also see lots of bad reviews. If I could give zero stars I would. Worst property management company I've ever had the displeasure of dealing with. Rude office employees who hang up on you when you have a question or issue. The women answering the phone are literally the most entitled, rude people I've ever had to deal with. They probably hate their job, I wouldn't be surprised. Unresponsive management with emergency issues. After 1 year our sprinklers still weren't fixed. A week to fix the house's 30 year old AC, in the dead of summer. They send sketchy people to your house to fix appliances, probably because they are contracting the cheapest labor possible. They will raise their admin fee every year you sign a new lease with them. They also raise their so called "move out fee", as if we didn't pay a deposit. They will squeeze every penny they can from you and you will get very little if any of your deposit back. If anyone is on the fence and are faced with dealing with these clowns, I implore you to go elsewhere. You will feel trapped and will be dealing with an absolute nightmare. read more

Shady, shady shady. I don't even know if I need to include my review after reading all the horrible things other people have said, so true. Horrible reviews on yelp, mapquest, google, victims of djw Facebook page, literally everywhere you go to look at reviews(they've turned the option on their Facebook page off) the bad reviews greatly outnumber the good, and honestly the good reviews look like they are staged, and the bad reviews look honest and open, and their response is probably saved in a sticky note to copy and paste considering it's the exact same all the time. ‍ Screw over enough people and it will destroy your company. Not ethical, no customer service, definitely filing a complaint with the BBB and I urge everyone to do the same! If you want to know. Signed a lease over a month before moving in. Decided after a week that I didn't want to move in there, still almost a month before my move in date. I called asked them to re-list it and they gladly said no problem. I called them a week later (still a few weeks before my move in date), to check and see if they had rented it, they very kindly said I was good to go, and they had Re-rented it! So let's just recap, I never stepped into the house as a tenant and when I viewed the home the current tenants were in it. They were notified over a month beforehand I would not be moving in and they re rented it weeks before my move in date. Then months later I received a call from the collection agency, that I owed djw, first months rents, and a $900 refundable cleaning deposit. Totaling $1700+. Then after telling the collection agency my story of what actually happened, they called djw, to which they responded by taking off $700 from the bill and adding a $520 admin fee. ‍. Shady slimy company. They refuse to talk to me, I even got a girl that said talk to the collection agency byyeeeee and hung up. They say they strive for customer service, but they do not. They write their lease to allow them to be as slimy and shady as possible. Do your research people! Was a renter for two years property in Nampa ID. They are a JOKE the house i moved into had the previous tenants DIRTY UNDERWEAR inside still, i called and complained and initially they said "We can have someone out there IN THE NEXT FEW DAYS to reclean and it will take 2 DAYS AT LEAST", this is while Im sitting outside with a trailer full of my house.Tthey then had the Gall to charge me for cleaning upon termination of the lease. they TOOK 1300$ deposit and then charged me 800$ on top for CLEANING. on top of that the owners son broke into our home on multiple occasions to check out air filter. one of these time I WAS HOME AND CAUGHT HIM. My son was a tenant and recently moved out of an apartment located on Roosevelt St. in Boise, ID. He just received his deposit, minus $257.50. According to his move-in agreement, Section 1. Security Deposit, states that, "the Owner may legally claim from the Security Deposit only such amounts as are reasonably necessary to pay the reasonable costs of cleaning necessary to return the house to the same level of cleanliness it was at inception of tenancy." At inception of tenancy, the apartment was filthy with a multitude of damage. This was stated on the walk-through document sent in and I also have pictures showing the filth found throughout the apartment. When my son vacated said apartment, it was left cleaner than when he moved in. I personally helped to clean the carpet with a professional grade carpet cleaner and cleaned the entire apartment. I also have pictures that show the cleaned carpet. Since he complied according to the agreement of his lease, I fail to understand why he wasn't given a full refund of his deposit of $500.00. read more

They falsely listed a property with an additional room that does not exist but forced us to sign a lease agreement before seeing the house in order to see the lie on the listing. DJW does NOT manage my brother's property. I don't even have a brother and if I did I definitely would not allow him to use DJW. The deposit should have been able to cover repairs to the property after DJW allowed it to be trashed. Instead they took it all for their fake companies and left me to have to pay out of pocket to repair/clean everything. Don't believe them when they say they check up on your properties, the do not. Then about an hour later called and said we were denied. No answer as to why. But why would they care. They take your application fee. And move on to the next fool and take their money too. Written on a fake invoice from a fake maintenance company was a bill for nearly 500 dollars for "repairs". We leased a place from this outfit for 2 years and they saw fit to fleece us on the way out for repairing nail holes, despite them being allowed in the agreement (and several of which were present when we moved in), replacing light bulbs, replacing batteries in smoke detectors, and "removing trash and debris left throughout the property". Rest assured that while we didn't have surfaces professionally cleaned before we vacated, we had the carpets professionally cleaned and didn't leave so much as a piece of paper anywhere on the property besides in the city garbage can. We expected the usual exorbitant "cleaning fee", but this scam repair "invoice" from a company we can't find on Google takes the cake. ​5 Big ones isn't worth taking any legal action and they know it. We are just fortunate that we are homeowners once again, and no longer have to contend with lying thieves in order to find a place to live. If you can help it, rent property directly from the owner, don't go through these scam artists, especially this crooked outfit. read more

I find it suspicious that the majority of the reviews for this company are listed under "not currently recommended". Dealings with DJW lead me to believe every single negative comment posted are spot on. They are the worst rental company I've ever dealt with. First, none of the house listings matched. Price, square footage, etc were different numbers on each ad. Fine. Lazy employees happen. We apply for the place before even personally touring seeing as anything we've been interested in have disappeared from the marked immediately. Pleasantly surprised of the condition of the home, and even more so interested due to location. Our applications were being ran and somehow came back as though I had zero credit. I explained to this "L" lady from the company that the information received was incorrect. "L" would not even entertain the idea that I could be right, she just kept repeating, "it's not necessarily a BAD thing to have zero credit.". But I knew for a fact that I do have credit... and DECENT credit at that. I am even more clear of my credit because I had been accepted by two other rental companies just within the last few months with absolutely NO issues. I asked "L" to send me a copy of the report. She said, "I can't do that." So I contacted one of the previous rental company and she didn't hesitate to send the report to me. (Let's keep in mind this "L" woman had been snarky and demeaning from the very first form of communication... and was consistent with her rudeness through this entire ordeal. Not at all pleasant person to work with.) We were told that it would be necessary to have a co-signer apply, and with the sense of urgency to get into a decent home we had found one, paperwork done, extra fees paid. I forwarded my proof of credit to "L". She had no response to that. We were contacted another day letting us know that they decided to decline us. No explanation. So I emailed to ask for one. Nothing made sense. Of course "L" had no rush with responding, but when she did the excuse was used that something bad came up on my rental history, and that a co-signer couldn't work in that regard. I have NEVER had any issues with previous rentals. Ever. I reached out to this previous company again(the one that was more than happy to provide me with my credit report), and she did not receive anything negative for my rental history. I emailed "L" again to get clarification on this.... of course, NO RESPONSE. I am somewhat shocked that this company can stay in business, with the scams they are running and the many many many people they have taken advantage of. They are dishonest, and terrible to work with. We also found out that they bribe people with gift cards to write positive reviews. I would recommend steering clear of DJW. read more

I've only been renting with this company for a few weeks and I already know I won't be renewing my lease. Upon moving in, I had a list of concerns I was told would be addressed. These include a leaky faucet causing continual damage to my drain in the bathroom and imposing on my water bill. The garage door is also broken, the house was not cleaned very well at all, the microwave is broken, etc. Additionally, after a few days I noticed a pet urine smell that I couldn't smell before even though I have no animals and haven't let animals in the house. I look at the vents and low and behold, there are air fresheners in the vents to cover up the smell. That's some next level deceit right there. There were spiders I noticed immediately and wrote down on the move in inspection (yes, I could have killed them myself but why should I have to when we are paying so much and the lease is so extravagant about every single thing). The company ignored this as well and when I found more bugs within 3 days of moving in, the company said you're on your own to have pest control come deal with this, even though I had a professional determine these pests were here before we moved in. A maintenance person came and addressed about 1 of the maybe 20 issues I made upon move in. He said he would have to check with the owner on the rest (including the leaky faucet - how is this not a no brainer to fix??). Anyway, the office keeps avoiding addressing these issues and they still aren't fixed almost 2 weeks into living here. All of the reviews that state similar things, the company replies saying "you should have told us when you moved in and we would have fixed it". That's a LIE! They will avoid fixing any issues you address at all costs. Everyone was very nice, UNTIL we signed the contract. Then they treat you like literal crap. Yes, they bribed me with a gift card for a 4 or 5 star review, but there is no way I can ethically do that. People need to be warned. DO NOT RENT FROM THIS COMPANY. This is my first Yelp review because I feel that I have a DUTY to warn people that no matter what, do not rent from this joke of a company. No matter how good the rent is or how nice the house is or how low their fees are for owners, they are a joke, almost a scam. *I also want to mention to read your lease carefully. DJW is a dishonest and tenant gouging company. We expressed a desire to leave our lease early. We paid the needed fees of $1000, plus marketing $200, plus transportation to and from for their agent to show of $200, plus $200 for yard maintenance. We also forfeited our $1600 deposit. That's a loss of $3200. The walk through was concluded with a "looks good" there is a lightbulb out in microwave- NOTHING MORE. We paid our own final utilities carefully and asked repeatedly for a final bill. After weeks with no final numbers and hearing they rented out the home already,(leaving us responsible for only 8 days of due rent), I pushed for a formal statement. What we got was another $1996 in final bills owed. When I called and expressed our strained financial situation and asked for details on all of the "misc charges" of $1544 for extra cleaning, carpets, and other repairs,(rent due was only $452 plus late fee), they would not tell us any details, only demanded we pay or receive more fees. They told me I can send a letter? No manager would talk to me? Marley is spoke with me and Amanda manages the office.Debby was our leasing agent(we liked her- sad she is part of this company) I at least got first names as they refused to give their full names which shows they are running a dishonest company. I begged for just a verbal understanding of the $1544 dollars being charged and they offered me nothing. I wonder if home owners know they treat tenants like this or if DJW keeps all the ridiculous fees or not. We are pursuing small claims and to involve the owner and other reviewers who have had these experiences. We should go to small claims together and shut these guys down before they hurt other people. RENTER BEWARE!! I moved here from out of state and found a brand new house for rent online. I didn't think much about the property mgt company because it was a new property and why would I care. I have excellent credit, income etc. I could get any property I chose, provided it was available. I received the rental with no problem. Well, my issues came when I had to break the lease early. I already knew I would forfeit my full $1500 deposit and have to pay rent until they re-rented the property. No problems with that. We paid that with no concern. My issues came about when I received a $300 carpet cleaning bill and nearly $300 in repairs. Mind you, I stayed in this brand new house 6 months. I work full time and barely used the house. I hired a professional cleaning service to insure the house was spotless and in the same condition I received it in. When I did the final walk-through check out with the rental agent, she even remarked how the unit looked perfect and she found no issues. We signed off on the final walk through form and thought we were done. So, why did after the fact we receive a bill for carpet cleaning and repairs?? Good questions, right? I called the office hoping to speak with someone about this. I was quickly told by the person who answered that they do not take any questions over the phone and that all questions must be made through email communication. OKAY!?!?! So, I put together a detailed e-mail trying to understand why we would be charged all these various charges that were not disclosed in our final walk through. Their response - they referenced the lease which basically states that every property will be subject to a carpet cleaning fee. It doesn't disclose for how much and the way it's written seems to imply that it only happens when there is more than average wear or soil. In our case - these carpets were as new as the day we moved in. The repairs - they sent us an invoice showing very minor repairs that were not pointed out in the walk through and the invoice didn't even look like it came from a professional company. The parts and labor for the repairs were insanely inflated and unbelievable. As I continued to email back to the property mgt company, they continued to respond with "we have provided you everything we are required by law and will not make any changes". They didn't even have the courtesy to answer many of my specific questions. They wouldn't even give me a copy of the walk through form that I signed!! Upon many requests in email I asked for a simple phone call to discuss the matter. It never happened. After weeks of emails, I feel forced to pay the fees because the last thing I'm going to do is hurt my credit over a stupid rental. But, the fact that this company couldn't give me a simple phone call or come us with any type of resolution was absolutely the worst example of management I have ever had to experience. I gave them numerous opportunities to call me and work towards a resolution that would be fair. They never did and their communication is very dry, cold and non-caring. Now reading though some of their other poor reviews and seeing their indifferent, unconcerned and unemphatic responses - I wish I would have been aware of this poorly managed company before I agreed to rent from them. DJW informed me that a property was available and that it would take 72 hours to process my application which I paid $80 and sent it over. Within two hours I received an email stating the property had been rented. I tried calling and emailing to get a refund to which I never received a response. I had the dissatisfaction of working with this company twice over the 8 years of renting the property I used to live in. In between times of dealing with them, I had a brief respite where one of the owners used a different company (one that treated tenants well and had policies that were not specifically designed to screw the tenant over as much as possible). What policies did DJW have that are horrible? They require 45 days written notice to vacate and that written notice can ONLY be given on the first of the month. They make sure they can get an extra 15 days of rent out of you no matter what. Additionally, there was NO way to pay rent that did not tack on an additional charge, Debit card? Sure, for a fee. ACH Transfer (their preferred way)? Yes, but also for a fee. Cash, for a very large fee they will accept cash. Cashier's check? Fee. There were no drop boxes available. I even asked if I could just bring the payment to their offices directly - Gwen said no. I had to send it to a PO box instead. For a fee. I have no idea how that is legal since it seems to me they are charging more rent than it states in the lease through all of these fees, but I was so relieved to get away from them that I never pursued legal action against them. What else? Don't complain about any neighbors - if they make an unfounded complaint back against you, you both get warnings. Several of those, and they will evict. Also, when I moved out, I never got a cent of my security deposit back - AND i did not get a statement detailing how that money was spent. They had my phone number - they could have called me. They had my email address, they could have sent the statement to me electronically, or asked for my new address (and I had a forwarder set up with the post office in case they tried to send me something in the mail). Nothing - jut kept the deposit for themselves. I'm sure they would say I was lucky to not get a bill instead. To which, I'd reply - show me the itemized statement showing how you spent the deposit money. They were always rude when I spoke to them on the phone. They wanted to do the minimum amount of work possible and just ignore problems rather than deal with them. The pity is that I was so happy to just get away from them that I never took legal action against them to perhaps help out a future tenant or owner. There is a real reason this company has 1 star here and a history of negative reviews/complaints with the BBB as well. Update (7/12) - This is not in retaliation of anything. If you gave me a reference that you think would result in retaliation, this is news to me and I knew nothing of it until your admission right here. If you had a dropbox location, you need to tell Gwen that - she is the one that said there was NO dropbox. I am not the first tenant to say there is no dropbox, so instead of making lame excuses you should fix the communication problem that clearly exists between you, Gwen, and your tenants. Also, I WAS in attendance at the final inspection, and the lady that did the inspection did not find anything that would have used up the entire deposit. I now wish I had recorded the entire final walkthrough and made copies of her inspection paper for proof in this instance. You DID NOT send me a statement of how you used my deposit. Not to my forwarding address. Not to my old address which had a forwarder set up. Not anywhere. You need to take these negative reviews to heart, instead of falling back on things like "It's not illegal" or "It's in the contract if you had read it" or "no, you're just angry, we really did do what we were supposed to do" that do not absolve you of the core problem that you have of not being trustworthy. It is like dealing with the stereotypical used car salesman. Skirting the letter of the law and doing things that aren't the right way of doing business, but aren't exactly illegal either. There are simply too many negative reviews that hit the exact same points of complaint for this to solely be retaliatory. You have some core, systematic problems with the way you do business, the way you treat your customers, and the way you handle disputes that you seriously need to address. Just your responses to these reviews show how you are incapable of taking criticism - you unequivocally throw 100% of it back on the former customer and say you did absolutely nothing wrong, that the reviewer is completely wrong, that you are a great company, yadah yadah - it's practically a canned response how similar all of your "rebuttals" are. Take some boilerplate affirmation of how good a job you do, throw in some accusations to try to invalidate the character of the reviewer, and follow up with faux concern over their lack of satisfaction with the job you did. read more

DJW Property Management managed my executive home for 21 months. DJW did a great job finding tenants for my home. They communicated regularly and responded to all my queries quickly. DJW contacted me when the tenants had a request and performed the work quickly and reasonably. They performed an annual inspection, sent me photos taken to see the condition of my home, identified items which required attention and fixed them right away. DJW provided annual tax information which enabled me to fill out my tax returns promptly. Every DJW employee I spoke to was helpful, respectful and nice. CROOKS CROOOKS CROOKS. we had the water heater burn out and it needed replacement, after multiple calls to djw with no results we found the owners number using the county registry and got it replaced, the owner told us not to call them because we wont get anything from them. after the water heater was replaced we got a random notice on the door for house inspection less than 2 months into our lease they assured us it was to protect our interest, because there where prior issues with the house before we rented, the notice stated to call them and set up an appointment I called twice, and left messages, I never got a call back. then about a week later we get a knock on the door early in the morning, we are all sleeping still and took us a minute to get to the door. meanwhile the lady has already let herself in at this point I was quite mad and sent her on her way and told her to set an appointment. I have been with DJW Property Management for several years as they manage 4 of my properties. As an out of state owner, I can say that I am pleased with the response for repairs and for re-renting after a vacancy. They are easy to work with when I want several bids for more substantial repairs. It helps when the tenants and DJW can work together to quickly get repairs completed before they become big repairs. read more

Wish I could post no stars. By far the worst property management company I've ever had to deal with. Their office is disorganized, the fees to pay rent are unbelievable, and our agent is extremely disagreeable. The prices for properties are outstanding and they dont keep the properties out of slummy shape. Will not be renewing my lease (especially since they charge you more to do so) and I will be sure to inform anyone looking to rent with them of the dangers that come with dealing with this company. My son just tried to rent with them. They were up front about having two pets. They took the application fee and then came back and stated they didn't receive the property because they had two pets and only one is allowed, even though their posting said pets negotiable...nothing about 1 pet!!!! Scam to receive as many applicants as they can and rake in the fees for making a couple phone calls!!!!! read more

I rented from DJW for 2 years. Worst rental company ever. Don't do it you'll regret it in the end.

Just received notice the DJW is taking over management of the property I live in. The first email I received from DJW states that I can pay rent with my checking account for $3, pay with my debit card for a 3-4% fee, or drop off a check with a $25 processing fee. Oh, and we are no longer allowed to use the rent drop off box. This means that there is literally no way for us to pay our rent without an additional fee. This is BS! read more

This company treats tenants as if they are a burden instead of the customer of both the owner and DJW. There is very little communication that doesn't leave the tenant completely frustrated and feeling like a hostage in their home. This company is geared towards benefiting the owner and DJW exclusively. Our rental was taken over by DJW around four months into our original lease. Unfortunately, the owner passed away and his wife needed help managing the properties. The first communication that we received from DJW was to sign their lease or move out. Absolutely zero consideration for how the death of the owner may have affected the tenants. He was not only the property owner, but he was also a very kind person that made his tenants feel more like family than just a number. Night and day compared to DJW. I do not often leave reviews, but I felt compelled to make sure everyone knows how horrible this "company" is. I hope you never have to deal with them. This is absolutely the most unprofessional, rude joke of a company that I have ever come in contact with, in my 27 years in Boise! Do NOT do business with them--you have been warned! I am a successful, professional woman who owned my own home for many many years previous to going through a divorce and moving into one of their rentals. I have 4 grown, very successful (professional) children, so perhaps not being a typical renter, I was naive to believe that people like this didn't exist in Boise. I wouldn't treat ANYONE the way they treat those that they are supposed to be serving. I am a tenant and as a tenant, they work for me, as well as the property owner. The staff is beyond rude, condescending, and have zero understanding of what it means to operate a professional business that is supposed to serve their clients. They are thieves and liars and have absolutely no people skills! I have been friends with many of those who have lived around me and have watched this company bully them any chance they get, especially upon move-out. These tenants are kind, wonderful people who have taken good care of the properties they lived in, but I have watched them get taken advantage of and their security deposits have been stolen from them by this unethical company. I have seen neighbors hire cleaning companies and carpet cleaning companies, and their rentals look immaculate. However, this company will find any tiny spot or mark, so they can keep part or all of the deposits. Many people need that money and have worked very hard to be able to get it back. There is normal "wear and tear" that is allowed when someone lives in a home. Stealing their deposit is cowardly. As other people have mentioned, they do not have an office. I have asked multiple times when I have called, for the address but have rudely been told that I don't need that information. So as a tenant, I am never able to make face-to-face contact with the staff. If they have an office why won't they tell anyone where it is? Possibly because with the way they treat people, someone might confront them, and they wouldn't be able to hide behind the phone--their scam of a so-called business would be exposed. As an example, each month when you pay your rent, you are required to pay a fee and there is no way to avoid it. If you pay by check, they charge you a $25 fee, which I didn't realize until the first time I did it! I got a nasty call from them telling me that I owed them $25 and threatened to add on additional fees if I didn't pay it immediately. If you pay on their website, you have to pay a $2.95 fee! What company charges you to simply make a payment and provide you with no other option? They act the way they do because they can-their actions and comments toward their renters (customers) is all about them having the power and not only are they bullies, I would characterize their actions as abusive. To Mr. djw (it is interesting you won't even use your real name): your comments to all of those leaving bad reviews are insulting to me personally. You are a liar and a thief and operate your business completely unethically while barely balancing the line of operating within the law (my guess is you actually don't). What goes around comes around. You have yours coming---and when it does, just remember, you have NO ONE to blame but yourself. You do NOT operate a professional business so please stop saying you do. You are a con-man and I am embarrassed that Boise has someone like you taking advantage of good people. Your staff operates in a completely inexcusable and unacceptable way, which is a direct reflection of you. You are as slimy as they come, and I cannot for the life of me figure out how you are still in business in this wonderful city. You are one the bad apples that does not belong here. We recently relocated to Eagle, ID in June. We rented the house only by looking at the photos online. DJW Management was extremely helpful. We were coming into Eagle after hours and they provided a lock box with code so we could get the key and not have to stay in hotel. A few months later Irina from DJW scheduled a walk through to see if we had any concerns. Irina was very professional and very friendly.
