The photos of a property we viewed were misleading. The condo did not seem well-kept from the outside and the boards and windows were dirty. There was an over abundance of cars on the street unlike the spacious area portrayed on the photos. We had minor issues with the lockbox. Next to the lockbox was a laminated handout warning us of scammers and not to communicate with individuals claiming to be the owners of the condo. We wondered if this neighborhood was as safe as we originally thought. The back patio was very small and looked unkept. Finally the inside was quite old and dark during midday, unlike the open airy well lit spaces portrayed in the photo. We could hear creaks going up the stairs. We felt like we were mislead by photos that did not truly represent the property we viewed. read more

We rented from Smart Move for almost 4 years. There were some things we didn't love about them but overall it was ok. Then we moved out. Not only did we not get any of our deposit back, but they tried to charge us an extra $52. They lumped all of the repairs together into one long paragraph and didn't itemize anything. They said they had to replace a bathroom floor that cost about $930 but didn't say which bathroom floor or why. The floors looked great when we left. Thank goodness we took pictures of everything because we now have to fight them on it. We left that house is great shape and they took our entire $2,300 deposit and still want more without any walkthrough or explanation. We cleaned the house for a few days and pressure washed the deck and outside. We did every single thing on their move out list and then some and we are still being charged more. We have rented for years and have always gotten our entire deposit back because we leave homes clean and in great working order. Super frustrated with how they do move outs and that they take your deposit no matter what. read more

I recently left a review on Google about SMPM. !00% positive and wanted to leave another regarding my residency thus far. I just had 2 issues occur about the same time. Tile in the shower came off and the control board for the heater failed. My experience moving in was great! Now my experience with have maintenance done was great as well! Andrea responded right away. The work was scheduled in a timely manner. The shower was done by Infinite Maintenance and Cleaning. Personable guys. They did a really good job of replacing the entire shower with an insert and even stayed late to complete the job in one day after indicating 2 days. Prospective renter, be very careful what you sign. This company is absolutely unpleasant to deal with and will cost you a lot of money and hassle. They will take advantage of you unless you take them to court, which we did. The name of the company is an oxymoron. There is nothing "smart" here just cunning, if you want to be nice. Someone else wrote about their condescending attitude. I 100% second that. They spend more energy into finding ways to rip you off than providing the service you pay them for. I could write entire pages to expose their tricks and lies. Don't get stuck with them, Boise has plenty of great options and honest rental management companies. But if you are already doing business with them and they start using their ridiculous intimidation tactics, don't let them bully you. read more

very disappointed, I reached out to them about a house that I toured fell in love with the house. I emailed them seeing if I could work with them and my eligibility. It took them two weeks to get back to me to tell me that the house was off market as well as offering me in a house that was nowhere near it. I felt like a slap in the face. Capital Property Management recently took over a rental property adjacent to my residence. They sent out a landscaping company (Green With Envy Yard Care) to trim the trees. I authorized them to come into our back yard if necessary to better access them. As they were leaving, they damaged our side gate. I called Capital Property Management to track down the landscaping company and Andrea provided the name and contact information. I attempted to get it resolved with the landscaping company but failed to get anywhere and did not get any response after an initial review of the damage. I called Andrea back to see if she could get them to return my calls. She told me that she would call them but couldn't do much more than that, which I didn't challenge at the time. I expected it would suffice. However, after a few more days and another voicemail to the landscaping company with no response, I called Andrea again. She said she would call them again but that was it -- the conflict was between me and the landscape company and she wasn't going to get in the middle of it. Frankly, Andrea, that's ridiculous. You started out in the middle of it. You are accountable for damage done by workers that you hire. They didn't come on my property to provide services to me -- they did it in service to you and I was trying to be helpful by permitting it. If I hired a company to work on my house and they did damage to your property, you would not put up with me claiming I didn't want to get in the middle of it. Neither will I. I own several houses and you will never manage any of them. I expect my property managers to be good neighbors. I'm more disappointed in you than I am the landscaping company. read more

Almost $100 later, we find we've been denied because no occupants can live in the house without a credit score over 600 even though the applicant had a score in the 750 range and income was 6 times the monthly rent. I hired Capital Property to manage renting out our personal home while we are away for an extended period of time. Andrea surveyed our home, provided great advice about how to prepare the house for renters. She got pictures and videos onto rental sites within a day of when the house was ready to be rented. She identified and managed some repairs that were needed after we left, but before there were renters in the house. She was able to find many potential renters who previewed the house, screened those who applied and placed qualified renters in the house about a fast as could be expected, especially since this was during the winter. She has been quick to communicate, proactive on taking care of problems. My wife and I own a home in Meridian, Idaho that we've been leasing since 2010. Our first experience with a property management company wasn't the best. Then we hooked up with Andrea at Capital Property Management. Words cannot truly or fully express just how extraordinary Andrea has been in first, finding great tenants, and then promptly and professionally handling any needs or issues that occasionally come up with the tenants or with us. She truly cares about being fair to both parties. Since we live hundreds of miles away, it's absolutely crucial to have a property management company that functions in such a highly competent manner. In the five years that Andrea has been with us, there hasn't been a single time that she hasn't promptly returned an email or a phone call, usually within an hour, often within minutes. Her rates are also lower than most and rent funds flow into the landlord's account more quickly than the two other property management companies we have dealt with. I have also personally met Scott, her No. 1 handyman, who's very skilled at completing a multitude of odd jobs. He, too, is reasonable with his rates.
