Honestly, I was going to rate them 1-star but decided 2 stars due to some good qualities. I got so much to say but I'll condense it to the important points.
I rented a short term rental that was being managed by Wright Property Management. The owner of the property advertised it on social media for a certain price. WPM had it listed as the same price on their website. Then when it was time to sign a contract, an extra $300/mo for utilities showed up. Wasn't as good of a deal but, whatever, we needed the place.
The property we rented was in a good location. A little bit run down but a nice small house. However, it was filthy. They just tidy the place up but they definitely did not clean it. The few things I found: used coffee grinds that was left in the coffee maker. Mold was growing on it so god knows how long it's been there. We found dried dog feces under the bed of one of the rooms. The floor was ashy. The bathroom had mold. The washer smelled. There was heavy stains on one of the mattress (I'll get back to this later). There was weeds all over the property. We took pictures of it all. When we brought all of this up to WPM, their reply: "Thanks for letting us know!" They didn't do anything to rectify it. We end up spending a weekend cleaning the entire house up and it was in livable condition except for the mattress.
Their communication sucks. They do send/receive texts which was convenient (why a California number?) but they never follow up with anything. They will respond to your questions within a few hours during business hours. But it will be up to you to follow up with them and constantly reach out to see if anything was done.
The property probably was also used as an Airbnb. There was an information book that says people will be coming by to do maintenance care. However, according to the contract we were expected to be responsible for the care ourselves. The whole point of a short term furnished is that everything should be included, no? I reached out to them to clarify and they made it sound like they were going to take care of it. However, weeks went back I reached out to them for a third time and they sent me a passive aggressive reply asking "what does the contract say? Let's pull it up." And in typical fashion they didn't follow up. I end up pulling up all the weeds because I didn't want them pulling BS about us not taking care of the property.
Lastly, one the mattress in the rental was heavily stained. It was covered by a mattress protector. The room smelled. Luckily the other two mattresses were fine. I asked for the mattress to be replaced. They had to ask the owner about it. Despite me following up once, they didn't get back to me until two weeks later saying the owner will be gracious enough to pay for a new mattress cover. Not a new mattress, just a cover. We would buy it and they'll comp us. So they are fine with us sleeping on the filthy mattress. It was such a slap in the face response that we didn't even respond it. We end up only using the room for storage. Of course, again, they never followed up.
I decided there was no use in bringing up concerns to them.
There was only two occasions that they did right. The heat went out and it was getting cold. We called and got their voicemail. During a holiday weekend, they got back to us and got a maintenance person to come out. Though maintenance person had to reschedule for two days later but did come and fix. Then the only positive left is that their deposit return process was really smooth. When we left, we log into their portal, give them our bank info, and they direct deposit the money into our account. It took two weeks from when we left but it was the smoothest security deposit return that I had. No checks needed. They did take out $300 as cleaning fee (which was laughable for how filthy the place was) but I didn't want to deal with them anymore and moved on.
Overall, if you're going to stay at a property they managed, just don't expect much. Expect to do everything yourself. Also be mindful of all the 5-star reviews they have coming from property owners that only seem to have 1-2 reviews under their profiles. read more
