Where to begin? We signed a lease on a home in Eagle with DJW three years ago. They seemed professional and courteous at the time, but their application and move-in process was extremely rigid and really felt quite punitive in fees and documentation. I've rented many homes and this was by far the most egregious contract. Over the period of three years, we had to place a few maintenance calls. They generally responded in a timely manner, so I will give them credit for that. Fast forward to the present; we were recently asked to vacate the property (after 3 years of perfect on-time payments) due to the owner wanting to see the home. We made the move-out deadline and they sent in an inspector. She should have worked for the FDA as a food inspector. We left the home in better condition than we found it and she spent over 2 hours on the inspection (when they didn't even perform an inspection prior to move in) taking pictures of virtually everything in the home. She told us they would have a carpet cleaning company professionally clean the carpets, which never happened, as the owner of the home decided to replace the carpets for the new buyer. They deducted $400 from our deposit for carpet cleaning THAT DIDN'T HAPPEN and also charged us another $150+ for changing light-bulbs on a chandelier that was too tall for us to reach safely. They will respond to this saying this is all in their documentation and was clearly communicated, but at the end of the day, as a renter, do you really want to work with a company like this, especially when there are so many options out there? Here's a clincher...we researched the Carpet Cleaning Company invoice they sent us (So Klean Carpet out of Kuna). The company doesn't have a website or is even listed as a business, so it's likely them using fees like this as a profit center. Can you say investigative reporter? I would also caution home owners as well given the many negative reports you find on Google Reviews. DJW, you need to seriously reconsider your ethics policies. read more

Do not rent from them unless you have a lawyer look over your lease agreement. The verbiage in the lease agreement is misleading and possibly unlawful. Also ensure you are present for the move-in walk thru and the move-out walk thru as they charge a premium for minor repairs and cleaning thru a company that doesn't actually exist. While renting, they are unresponsive and rude. Most property management companies are shady, but this company is completely ignorant and unfair. It is always amazing to me when a company comes within an inch of getting a superb review, and then completely falls on their face. We rented a townhouse near Eagle and Ustick in July of 2020. We had just moved here from Georgia to be near our daughter, son-in-law, and grandson. We were in an Air BNB, and basically had 10 days to find a place to rent while we looked for a home. When we viewed this unit and like it. The agent Debby took us to the side and told us if there were no applications yet, and if we put in a qualifying application, we would get it. We immediately sat in our car, and submitted an application. We were approved the next day, and moved in two days later. We did have some challenges, but the management company took care of them based on the approval of the owner. We spent a year in the unit, and had a pleasant time. We purchased a house, and moved into it in June. That gave us a month to clean the unit, and prepare it to be returned to DJW Management. And clean we did, top to bottom. Any hanger hole was filled and sanded. We had paint matched to fix any mark that would not wash off, as well as touch up any spot we found. We cleaned and deodorized the townhouse top to bottom. It was in better and cleaner shape then when we moved in. On the day of the walk through, my wife met with Debby. The ONLY thing Debby said was that the carpets needed to be clean. We do have a Dog and a Cat, of which both hardly shed and never ever marked the carpet in any way. We conceded to having the carpets professionally cleaned. Debby said that was all that needed to be done. Imagine my surprise when I receive the final statement. There was also a $70 charge for cleaning! Of course the owner will get on here and say something about me, yet I don't care. When I confronted Debby about this here response was, and I quote: "Good Morning, unfortunately I do not determine charges. I take my notes, and turn in the photos and then turn ithem(sic) into the office". Well Debby, you have no integrity. And neither does DJW Management. Debby I pay your fee, not DJW Management. Zero stars not available. In every ad on zillow, rent.com, their website, and even the woman who showed us the house said that pets were OK at the specific property. I asked multiple times as well and she continued to say yes that my two declawed and spayed/neutered cats were ok. So we decided to apply. After a very ridiculous and over the top application we got a call the next day stating that we got declined because that house didn't allow any animals. It was very misleading and we wouldn't have applied if they were honest with us from the start. They said that we can switch our application to a different address so we don't waste our money. I was grateful and we looked online, called back, and switched it. She then called back the next day and said none of their houses available would accept pets. Again, they could have just told me and not wasted my time and money. Very frustrated, but at least I didn't get the house and have to deal with them all the time! read more

Djw was ok up until the covid had impacted my locally owned business and I had to do the unexpected and ask for assistance with rent. Then they immediately wanted to do inspection after inspection come in to the property and look at certain things via furnace ect. And then not even look at those areas of house. They then tried charging me a ridiculous amount for a repair that was done. The damage was done by a windstorm which I said I would repair myself but they sent maitance inside.. then when I asked for the receipt for the repair they refused to give to me and stated they didn't have to provide me that documentation..The issue didn't arise until I had got help for with the assistance they then knowing I was in the process and was approved for the assistance snd they would be paying 3 months in advance still charge late fee until the check arrived to them and then take over a month of the advance rent for the late fees and said I still owed. Then told me they wouldn't resign my lease and wouldn't provide me with an adequate answer they stated they don't have to provide me that information. Regardless of this being in the lease you would think with the covid going on they wouldn't be so greedy and would want to be known as a company that help their community not take from them. PLEASE DO NOT RENT FROM THESE PEOPLE. THEY ARE CROOKED CROOKED CROOKED. they will seem exceptionally nice and accommodating for the first two months and then look out. They don't take care of the outside of their properties. I might have been falling apart since I moved in six years ago. Not my fault. Six years a good tenant because they say I accrued over $1200 in late fees for being late 30 minutes one time. These are four Plexes so over the six years I've talked with about 20 tenants and everyone of them have been screwed over and over by these people. They charge you for the pleasure of paying for your rent. There is no one that you can actually talk to. That is to say if you wanted to speak to somebody that's not reading a script over and over. Different girl every couple of months but the same script words over and over don't expect any help from them they're only in it for the money and I guess just to be done just dishonesty. During this time of WORLD WIDE EPIDEMIC Challenges there was no consideration they just kept charging late fees that I didn't really owe. I am an older disabled woman with an adult disabled son with agoraphobia which means he can't leave the house and yet although I beg then they kicked me out With the highlighted message that if anything was left in the apartment past the 30th they would confiscate it. After a horrible experience with another property management company, DJW took over my home and absolutely came to the rescue! They had a renter in within a couple weeks, after completing extensive repairs at incredibly reasonable prices. They've had my home for 5 years now and I will NEVER let anyone else manage my rental. They contact me for approval on all needed repairs, and have even done some amazing upgrades on my rental at my request. All work done has been incredible and more reasonably priced than I could get it done myself. Most of the time, the only contact I have with them is when they send me my monthly deposit statement. It doesn't get any easier than that! If I ever decide to move back into my home, it is significantly better than I left it - kudos to the DJW Property Management team for that! read more

Even if their fees are lower, you will end up paying more in repairs because they do not care about who they put into homes or how homes are treated. This company puts on a great act trying to get new tenants to sign a lease with them. We discussed my 18 lbs 9 year old Pomeranian being approved before any fees were changed. They had no problem getting my dog approved, however they failed to let me know that I was going to be changed a $400 non refundable pet fee even though we have excellent pet rental history. DJW decided to run everyone (3 adults and 1 - 18 year old senior in High School) charging my card $120 without being honest about all the hidden fees. Not to mention the lease has a paragraph (4) with a sale of property or foreclosure stating if either of these happen you are still legally bound to the contract and if sold everything would be transferred to the new owner. Taking a chance on signing a binding legal document that might leave my family homeless is unethical and goes against the Idaho Landlord Tenant Laws. Not to mention that I would still be financially responsible for the lease contract. Paragraph 56 includes a carpet cleaning fee, but does not give a set amount. When I asked DJW to set an amount they refused, even though Idaho Landlord Tenant Laws state that moderate dirt or spotting on carpet is ordinary wear and tear and responsibility is on the landlord. Paragraph 65 is attorney fees stating if landlord employs council enforcing any of the terms of the lease agreement, all of the landlords reasonable attorney fees shall become payable by the tenant on demand. Yes, we were approved to move in, but based on all the issues and lies, we ran from this property management company. I don't have a problem with a refundable pet deposit and would of happily handed over $400 knowing I would get it back. DJW also listed my deposit $1500 as a security/cleaning deposit, once again this goes against the Idaho Landlord Tenant Laws. DJW removed the sent application from my email, but not before I had a chance to print it. I pray other people ask for the rental contract upfront. Do not sign until you read all their hidden clauses. Best of luck. Sounds like I got off better than most only losing $120 because yes I refused to sign their unethical rental contract. read more

We began renting from this company in March 2016 and ended our lease early in November 2017. We were aware that we forfeited our deposit, but were shocked when we were charged over $300 for maintenance that is considered "normal wear and tear" per the Idaho Tenant Landlord provisions. We were also charged for filter cleaning, which is ironic, since the property owner's company had come out and serviced the AC/Heating system no more than 2 weeks prior to our notice being given. In addition, we were charged an additional $200.00 for carpet cleaning (the lease agreement stated that we could not hire our own company to clean the carpets). Then, tenants moved in mid-November and we were not automatically credited for the overpayment of rent that we paid for the entire month of November and had to email them to get this corrected. We then received an email stating that our balance, after the credit was less than $100.00, which we were ok with. Then, the last straw was receiving an email at 6:12 a.m. on Sunday morning stating that we were being charged an additional $137.00 for cleaning....ironically the company we were billed from for maintenance and cleaning are ALSO owned by the owner of DJW. We responded to the email, disputing the additional charges that were added to our account on 12/3/17 in the amount of $137.00 and went onto the website to pay the $94.40 that we agreed to pay. We did not receive a response from the email sent and then went onto the company's website to see if the adjustment had been made to the account and low and behold our credentials have been cancelled and we are unable to access our account. I emailed them again to request an email showing that our balance is paid in full and finally received an email stating that they adjusted off the balance and that the account was closed as it was a zero balance. I would be VERY cautious to rent from these people again! They are dishonest and deceitful. You have to keep an eye on your account because they will add things and just act like "tough luck". Let's start with the good...Debbie was a pleasure to deal with. When something needed fixed on the property the office was prompt about getting people dispatched to fix the issue. Now let's deal with the bad. If you want your deposit back, I would not rent from DJ W. Debbie actually did a walk-through and said the place looked good and thanked me for keeping it in such great condition except for a few minor items. The office so ever charge me $500 for landscaping as itwell as Over $300 to get the carpet replaced in one of the bedrooms. A couple of days before I moved out there was a leak and it leaked into the bedroom carpet and stained it. I notified Debbie of this. The office told me that I should not have notified her even though she was doing my move out walk-through inspection when I moved out. So they did not give me credit for reporting it. I cleaned and cleaned and clean this place and had a professional cleaner even help me. I had the carpets cleaned as well. I ended up getting $100 back on a $1200 deposit. I've been renting places for over 25 years and I've never run into something like this before. They charge me for that carpet on what comes down to a technicality of who I reported it to. Ridiculous. When I was looking at places I saw a guy moving out of another house and he warned me about renting from these guys...I should've listened to him. I was not allowed to be present at my move out inspection due to covid. Reading through all of these negative reviews it is interesting that in each rebuttal by DJW they admit no wrongdoing in any of these cases. I find that very hard to believe. If I could give less than 1 star I would. This company loves to play games. For example you must give a 45 day notice to move, which is fine, except for the fact that they only process move out notices on the first day of each month. This is simply a legal game that they are playing. Is it legal? Yes... is it right? No. Its just a way for them to get an extra 1/2 months rent out of you. Want your deposit back in the 21 days that idaho law requires? Too bad, they have a 30 day return policy. Seriously think hard before you rent from these guys. Made a 10am appt w/Irina via text. Showed up to another family there at the same time. There was no indication or mention it was a group showing. When I questioned the girl showing us the house (I have no idea if it was Irina or not as she never introduced herself to us) she just simply stated "that's how we do all our showings" as if I was supposed to know that. The house itself was disgusting. It looked like the current tenants changed the oil of their car on the carpet or something. When my husband asked if the carpets would be replaced she kinda shrugged then said they are always shampooed before and after a tenant leaves. When asked a few other questions this gal did not seem to know the answers. Perhaps this home will be better suited for the other couple that was there at the same time. As for us, we were in and out in 5 minutes. There was no way we were going to rent a house like this from a property management company like DJW. read more

The WORST company I have ever rented from. They claim to be professional which I guess they are, but they are RUDE and not personable AT ALL. Every time I would ask a question or try to work with them on something they would respond like a robot and just send a screenshot of my lease. They don't care about their tenants AT ALL. Everytime they did an inspection, they would slap me with multiple "violations", I would do what they asked, then they would still charge a $100 FINE just for having to deliver the notices. The last inspection, there were minor things that needed done, which I DID and did a good job at, they came and looked, and everything was exactly how they asked, then two hours later they put a non-renewal notice on my door with NO explanation. I explained that I have two kids and no where to go, and they just respond by , per section 25...bla bla bla. I'm honestly glad I won't have to deal with them anymore. THE WORST!!!! Don't rent from this company. They are the worst. After renting from them for 2 years,they took all our deposit​ and say we owe them money. They changed us for things that were wrong with the house before we moved in. We have proof with our walk through paperwork. We also have proof of things we fixed,yet they turned around and charged us for it. They also charged us for normal wear and tear. We will be taking them to court to get our deposit back. When we did a walk through with them on our way out,they told us two things that were wrong with the place,yet they changed us with all kinds of stupid stuff. The place was in way better condition when we moved out then before we moved in. Thank goodness we took lots of pictures,saved receipts,and kept our walk through. I'm​ taking this company to court with all my proof. I guess they get to keep what's ever left of your deposit,so they try to get you on every little thing. I typically don't like writing negative reviews but I've been so floored by this company's response that I wanted to warn other owners. This review is coming from an Owner of a property managed by DJW Management Company. We've been extremely disappointed in not only how canceling their services has been, but how rude the managers are. We have to sell our home due to financial reasons and this management company is making that anything but easy. They're management agreement stipulates that the agreement between owner and management company will automatically renew for 12 months unless 90 day notice is given prior to the anniversary date. This was my first time renting out my home, so this in itself is a warning to other owners. Unless you know exactly what you're planning on doing as far as a long term rental or selling, don't ever sign an auto-renewal for 12 months. If you ever end up needing to sell in an emergency they'll rake you over the coals with their termination fee if you don't give 90 day notice. Our management agreement expires June 2, and I gave notice March 23. I understand this is only 72 days notice, but thought that since the lease agreement goes through August 31 that I was giving 5 months notice. While this was my mistake, the total for canceling without giving the 90 day notice turned out to be $1848 because they charge for the remainder of this term (72 days) plus the following year at 8% of the gross monthly rent. When I asked if there was a way to negotiate or work something out so I didn't have to pay such a large sum (especially during tax season), they responded rudely by saying they don't negotiate policy, that they "must abide by the terms of the agreement." I was willing to pay a termination fee, but was hoping it wouldn't be so high. Not only that but they mis-quoted me at $1320 to start, only to correct the amount later to $1848. Overall, paying the fee sucks, but dealing with these people was even worse. Had they at least been nice about it, or sympathized with my situation things may have been different. Additionally, they won't return a $95 fee they charged for an after hours electrical call. I authorized them to do any repairs under $500 without my consent, however I guess that means that they can spend that $500 however they wish. The electrical issue had to do with a problem on Idaho Power's end, who showed up at the exact same time as their electrician, who ultimately charged a trip fee of $95. Instead of having their after hours call center make a 5 minute call to Idaho Power (which logically you'd think they'd do), they dispatched their electrician which ended up costing me almost $100 for nothing. Another fee that was not refunded once I took over the tenants was their pet deposit, it was kept as well which was $600 and I was told they were considered "termination fees." This was kept on top of the money they had already collected from me. If you're an owner looking to have someone manage your property, keep looking elsewhere to save yourself the hassle and money. I'm sure they'll respond to this post by saying they're sorry I feel this way, but... because rather than try and appease their owners or leave on the right foot they'd rather be combative and make a quick buck. read more

Everything is "a little dirty" even though it was 100 times cleaner than when you moved in. Your last month there....knowing you are going....they add charges to your account....Service Fees, etc. Not Recommended. beware! moved into a dilapidated rental property and documented the damage before moving in, took my security deposit because the owner had enough of the property managers mismanaging his property and wanted to sell it. despite replacing blinds and floorvents and leaving it cleaner then we recieved it they still took our deposit. upon reading reviews it seems the owner of djw is slimey who has defrauded renters numerous times in the past. i would definitely be wary of this company. also they dont even have a location to go in the office because the owner is scared of confrontation so instead they list the address of a po box. haha place is a joke. shoudlve taken them to small claims upon consulting with a lawyer but i figured karma is a dish best served cold. so to all potential renters go to any property management company but this one. also the 5 star reviews come from people who were bribed into giving them whether it was in the form of a discounted rent or giftcard. run far away! read more

My apologies to all those who accurately described their ordeal in their reviews. Now I can correlate to each one of the one star reviews. My apologies to not heeding to those voices/reviews while choosing DJW to manage my property. Calling DJW a worst company is kind of understatement. I wish I can give -10000 stars. If you have absolutely no stress in life and if you are living life of your dream and you want to experience something awful then DJW is for you. They will make sure to put your life in misery with their actions and replies. Last one year has been the worst year for us. Luckily our tenants were much better than the DJW and they managed to keep the home in decent shape. To give a glimpse of our ordeal: 1. Most likely they will never respond to your email. 2. If they respond, they won't answer your question/request. 3. Customer service and courtesy is nonexistent. 4. Even though you sign a written document, you are pretty much at the mercy of their thoughts and they can change their rules overnight. Horrible horrible horrible company! If I could do negative stars I would. When we moved in a year and a half ago they were fairly good nice people good communication but now they are absolutely horrendous. Took several months and a couple reminders for them to fix my dishwasher after requesting it to be fixed. Upon moving in we filled out all necessary paper work for our 2 dogs and no pet deposit was required or demanded from us and they tried a YEAR later telling us they had no idea my dogs were on the property and they lost all of my paperwork I filled out including stuff not related to the dogs and tried saying we owed $400 each and the agent we went through conveniently wasnt working there any more. I should have taken them to court for that but I instead decided to get companion letters for both of the dogs and I only sent one and they dropped the other charge because they knew they were wrong. Now lastly upon moving out I had to send them a demand letter saying I was going to sue because they had not sent my deposit within 30 days. Now moving out the agent has you sign the form and put a return address at the bottom funny thing is apparently the only thing the office didnt get was the return address that I signed on the move out form that they got to make charges with? They told me they sent a deposit and statement to my old address as they didnt have a forwarding address which was the house I moved out of but I know they didnt send anything because I have an all mail forward to my new address from usps and I never received anything even 2 weeks after 30 days of move out. After dealing with them over email and fighting them 3 different times I gave up and shouldn't have and i should have sued them but I wanted to put out a warning to everyone else to double check everything take pictures of everything and I did but just as a warning they will cheat you out somehow, horrible horrible business and horrible people. I have proof of everything to back up all these statements if anybody wants to see and they try commenting it's not their fault when all these negative comments are on here for s reason. read more

I've rented before and I haven't had as much issues with a property management company as I have had with them. Told us we couldn't move in until such and such date causing us to pay additional at old rental to find out we could've moved in when we wanted. Then took forever to repair important things at the beginning. Finally got their act together about 3 months in to our lease... They took pretty much our whole deposit even though we cleaned and kept the home in way better condition than what they left it in... They do not take care of their properties because when we moved in we had to take care of the out grown and half dead bushes and trees. DO NOT USE THEM!! They do not honor contracts, and Linda is a terribly rude person to speak with. So, I originally rented from Verity Property Management, but DJW took over about 5 months into my contract. I informed Miss Linda that I was subleasing, and she quickly tore my head off to tell me they don't allow that. What she failed to accept was that the contract I signed told me I could sublease. She also told me that I would get none of my security deposit back, however, that was stated nowhere in my lease. I was informed when I signed the lease that if I subleased, the new tenants would pay me the security deposit, and they would get whatever was left at the end of the contract. Some of that security deposit was supposed to go to carpet cleaning, but Linda told me that was entirely my responsibility. I explained to her that was no where in my lease, but she rudely told me to read it again. They also didn't maintain the property at all! There were leaves everywhere, and then it snowed right over the leaves. And still no one was there to take care of it. Now it's icy and dangerous in the parking lot. Also, the on-site laundry room has been an absolute mess since they took over the building. They spend absolutely no money on courtesy. They are a horrible company! Do not rent from them. read more

Owners and Tenants: Run, do not walk from dealing with this company. Their "screened" tenant left my property with considerable damage. Their representative assured me that they "would take care of everything", proceeded to do only as much repair and cleaning as the deposit covered, left the property and didn't have the courtesy to at least inform me of what was left unfinished (I'm located in another state). They were adversarial with both me and the tenant for the majority of the contract period, and simply repeat the same paragraphs from their shady contract any time they fall short (I'd gladly post pics of emails but based on previous reviews they will most certainly begin a barrage of defamation and nondisclosure threats). I have first-hand evidence that they play owners and tenants against one another to avoid taking responsibility in nearly all circumstances including but certainly not limited to allowing the tenant to have two large dogs when I clearly stated 1 dog under 20 pounds (the dogs destroyed the backyard, scratched the paint and finish from the back and front doors, chewed the corners from the baseboards, and scratch the heck out of the hardwood floors). Unprofessional and lapsed communication, no willingness to take responsibility for poor service, and a contract that, as my lawyer put it "is on a level somewhere between a payday loan and Rent-A-Center", "makes clear just how often owners and tenants are unhappy with their services", and "exploits every opportunity to extort money from good people, both tenants and owners". The $6235 in checks for repairs I've had to write in the last 24 hours is strong evidence that I was a fool for hiring this company to protect my investment. Still thinking about it? From an owner's perspective and one that has used other property management companies in the past, I highly recommend avoiding DJW property management. My personal experience is that there are some unethical business practices going on with regards to the terms for the owners. If I had to do it again, I would go elsewhere and will recommend to everyone else to do the same (and will continue to do so until something changes). read more

The only reason I'm giving one star is because there is not a lower rating available. This company has demonstrated itself to be unethical, dishonest and unprofessional in their business dealings with us. We rented a townhome for a year, and gave notice 3 months in advance that we were not renewing our lease. They would not let us out and were going to charge us and increase the rent by $100 until I threatened to leave them a bad review. Well, I'm sorry to say that I still have to leave them a bad review, because they only returned about 30% of our deposit - claiming that there were repairs and cleaning, etc. We left the place in pristine condition, with ZERO repairs needed. They will tell you they are going to have to pay a cleaning company to clean, yet they won't. They will take your money and keep it. The place was filthy when we moved in, and yet they'd claimed to have had it professionally cleaned. There is no way that was done. We also had to hunt down our deposit refund, only to tell them tell us they didn't have our forwarding address. Yet the very next day the check was in our mailbox. Please do yourself a favor and research this company before doing business with them. There are many other options in the Valley besides these unprofessional and dishonest people. Also, please be sure to scroll down to the bottom of the Yelp page and click on the "37 non-recommended reviews" link. This will show you another 30+ negative ratings about this same company, but for some reason Yelp did not publish them all. And one more thing - Debbi gave me a $25 gift card if I would post a positive review for them last year. I would have to question how many of the positive reviews are genuine... Per your response - thank you for proving my point regarding your lack of ethics and dishonesty. Of course the gift card was not an "incentive" - why would we have needed one? We had already signed the papers and had begun the move-in process. The fact that you are calling it that helps to prove my case. Also, we were told by Debbi that our apartment was "One of the best move-outs she'd ever seen". Which is why I am wondering why you charged us for TWELVE hours of cleaning. This is not possible, even if the place was a disaster which it clearly was not, based on Debbi's comment. We paid to have our place cleaned when we moved out. So either Debbi was being dishonest, or the person who writes up your invoices is. Just one more thing I haven't mentioned: you also charged us for carpet cleaning including "heavy traffic areas". We had BRAND NEW carpet installed before we moved in, and were there for nine months - two people who never wore their shoes in the house. How is it that there would be "heavy traffic areas?" I believe this verbiage used on the invoice is standard language for you, regardless of the condition the carpet is in. I'm sure you have had some less than "savory" tenants during your tenure; however we are not they. You must really have needed the $700 you dishonestly took from us, which is sad. It proves your business is shady, and probably also explains why you don't disclose a physical address or allow your "office" to give your real name. This is why I have left reviews with the six major sites who specialize in this, and continue to find any and all other avenues to make sure everyone knows what a sham of a business you are running. Thanks for your reply, though - it was very professional-sounding. Clearly you have had a lot of practice over the years with your share of dissatisfied customers. It's very clear that people are being paid for their positive reviews of this business. I was given a $25 visa gift card from Debbi for giving a good review. There are no ratings in between 1 and 5 stars - people are either completely unsatisfied, or they rate five stars, always rating their initial experience - not their experience AFTER they've rented. I give this company ZERO stars because they were so horrible to work with. While we were living in the rental, there were things in the apartment that needed fixed that were broken before we moved in (we lived with a giant hole in the ceiling of our laundry room, a hole in our fence, and a crack in our wall that were there before we even moved in). We sent many emails requesting that they fix these items as we were paying a hefty amount in rent each month. They never responded! THEN, our ceiling started leaking water into our kitchen and it took them an entire week before someone came out to fix it. Oh and if you have any problems and call their office.. NO ONE will call you back, ever. When we finally were in a position to move out, they kept our deposit and charged us every fee you can think of. We ended up paying roughly $3000 JUST to move out. And keep in mind that there were no damages in the apartment and we kept it very clean. As posted previously, don't walk away from this rental company... RUN! DJW managed the property I rented for over a year. The staff is very professional and responsive. Unfortunately 1 month after renewing my lease for a second year, I had to move back to Seattle. Not only was I told I had to forfeit my deposit, I was on the hook for paying until rerented. Debby understood the urgency to get a new tenant in ASAP. She waisted no time, She had it listed and a sign out front within days and a showing within a week!! She worked with my aggressive move out schedule and managed my walk through within hours of my departing Boise. I left on a Saturday and she had a new tenant moved in on Monday! I would give a "0" on the star rating. I currently rent from them and my experience has been horrible. You can tell that they don't care about the tenants, they exist to make money and that's it. I actually got to know the owners of the home I'm renting and they said they would like for me to stay and keep renting because I take good care of the house. The owners also said they would lower the rent a little to make it more affordable for me. When Gwen from DJW heard of this she called me and said "that's not going to happen"....then she told me not to talk to the owners anymore. I called the owners and told them about Gwen's phone call and they were upset about how I was treated. Now we both wish we could have nothing to do with this company. Very dishonest company to deal with, I caught them in lie after lie regarding my property. A constant battle with them over every little thing, and tenants cannot pay their rent without paying at least a $3 fee (add's up over time)-is that even legal?! Probably not knowing their business dealings. Stay away, no property is worth dealing with these shady characters. read more

I have been a renter and a landlord.. I have used multiple different companies because of my husbands work and having to move a lot. I chose DJW to manage our home and really should have seen warning signs. We had tenants sign a year lease and we received our monthly rent, no problem. Except, this original tenant had moved out and we weren't told about it until 7 months in to a new tenant. We were basing the sale of our home off of when the original tenant would be moving out, how ever we were told by management we were basically SOL and we shouldn't complain because we always got out money. This was one of the many times I spoke with their operations manager and was given an aggressive attitude. As a landlord I PAY for property management, it is by no means a FAVOR to me.. Which was how they made it seem. We ended up canceling our services with them, and the tenants had said they moved in and the previous tenant moved out hours before them and the house was filthy! What happened to that security deposit??? Oh, DJW kept it because the lease is between them and the tenant and has nothing to do with the house! Isn't it a CLEANING/security deposit??? But according to DJW they do not do move in or move out inspections and they are at the "digression of the tenant, if they wanted to complete them." What was I paying for then???????
