(WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!) Could be your aunt or cousin, if not your child or parent. or do you think you and yours will never experience health or government problems or that your savings will never be drained or stolen by a desperate health challenge or divorce or abandonment or death or other person or a desperate government that's run up trillions in debt for us all while claiming they're needed and even doing God's will?

They are so professional and friendly, and when I contacted them about a faulty fridge, they responded in less than twelve hours and said a new fridge was on the way! Talk about amazing service! When I was first in the market to rent, Cohesion had a perfect little property for me. I called about it, but it turns out someone had applied already, and in order for Cohesion to comply with fair housing, that meant I was second in line. I was bummed, but so impressed with that level of professionalism in a small company. They know what they're doing! I also know Heather and crew don't rent out places they wouldn't themselves be happy living in. When Heather told me this when I first looked at the property (back in summer 2017) I was really impressed. In addition, they properly ensure all tenants are fully vetted to take care of the property. What company has those kinds of standards anymore? I typically wouldn't review a management company but Cohesion has been so incredible to work with. I am going to be so sad when I leave Boise to have to rent from someone else. In short, I can't recommend Cohesion enough. They are an honest, amazing company and their dedication and professionalism to their company makes them one-of-a-kind. It's not the individual service and responsiveness that it started working directly with Heather. I'm sure she's too busy but her staff isn't filling the shoes. Serious Issue - On 7/14/2026 I discovered that a lease was set to expire on 7/31/26 and no contact had been made with me or the tenant. First this shouldn't happen and second I shouldn't discover it. Since then it's continued to be poor communication and me pushing. Not what I want from my property management company. Oh and they do the Residential Benefits Package which lines their pockets and effectively jacks up the rent without a true benefit to the owner in my opinion. This alone wouldn't be the issue but the above and the communication style since is not working. No phone call, no assurances, no proactively keeping me posted on progress after I brought the issue to their attention. I had to give direction and ping for follow-up. That's their job, not mine. Turn it around group!

Although it may be premature to write a review now given we have a couple of months left on our lease, it is also timely given their recent response to an evening report by us on a hot day of the air conditioning being out. I was hoping for even a forty eight hour turnaround given I expected the solution might be complicated. But it was more like a two hour turnaround with a call from the technician and solution that evening. Bravo to them. The house we're renting was maintained in good condition before we arrived but there have been the things that inevitably pop up with a house during the year we've been tenants. You know what I mean. A tree blows over on the neighbor's fence. Sprinkler heads stop working. A leak in the garage roof springs up in a rainstorm. In each of those instances the reporting of the problems was painless, on line, and follow up was swift. Not to mention all of the service people have been delightful to work with. As are the principals of the business. Before we moved to this area we heard "BEWARE property managers" when people learned we were going to need a long term rental. It was partly just good luck and partly help from our excellent real estate agent that headed us toward Advanced Asset Management properties. Next to the lockbox was a laminated handout warning us of scammers and not to communicate with individuals claiming to be the owners of the condo. We wondered if this neighborhood was as safe as we originally thought. The back patio was very small and looked unkept. Finally the inside was quite old and dark during midday, unlike the open airy well lit spaces portrayed in the photo. We could hear creaks going up the stairs. We felt like we were mislead by photos that did not truly represent the property we viewed.
