They say they work "for the Board of Directors" not the homeowners. They state that they support the decisions that the Boards make. This is unacceptable. I understand that they provide operational support for the boards but ALL HOMEOWNER'S pay for this company, not just the board. A representative attended our HOA meeting in December, 2025. She was useless. She took us completely off topic and wasted valuable time. read more

More homes being built = a necessary increase in HOA dues? Of course, dues can't remain the same year over year regardless of funds not used (for instance snow removal, there is no snow to be removed and that $2k a year). More homes = more money, but first, let's increase the dues for everyone!!... yes, what a brilliant idea... I can't drop off cash for my dues. I can't write them a check and drop it off for dues. I have to use one of their two "service" options that is of no service to me and I'm forced to pay money in order to pay money, ridiculous. Their budget appears fabricated, no backup to substantiate multiple bids to provide the best value. They are just a money collection device for CBH with minimal, if any, "service" to the residents in the development. read more

There's a reason they have a TON of 1 star reviews... They work for CBH, not you, remember that. Communication is poor, transactions and record keeping is awful. Emails go unanswered and unresolved. You never talk to a human with your problem, they prefer text or a buffer person, until you get pissed and demand that a high level manager gets involved to resolve issues. BUT that guy, he'll get testy and offended when you tell him his staff is incompetent. Glad we fired them, finally. Now, we have an amazing company that's done more in less than a week, than MGM did in 3 years. read more

The company they have hired to take of the common areas are destroying my fence, instead of picking up the trash and they pick it up and through it over my fence. Our subdivision looks terrible from junk cars, camp trailers ,boats ,RV's ,and they refuse to do anything about it.They have me waste my time by taking pictures of the damage then do nothing about it.I called the office in Meridian today and got ahold of person that I could not under because of her English was hard was terrible. I'm not picking on her but if you have someone answering the phone to communicate with paying customers you should be able to understand them.I would pay more in HOA's if they would help me take care of my investment.I really don't what they do for our subdivision. They won't tell who our president is of our Association. read more

BEWARE, this company is NOT honest and highly secretive! All Americans can identify a shady business, we've seen them our entire lives. MGM will tell you their "board of directors" has authority, but when asked to NAME who the board members are, they can't. Of course, we all know they COULD, However, they're being shady on purpose. This company doesn't serve ANY real purpose. This company is just a leech, feeding on the fattened mortgages coming out of CBH homes. If you're already chained to this "thing," I hope you fire them as quickly as possible. I wish I was wise enough to AVOID CBH homes at all costs. Having a secretive company manage your money is not smart. Hiring a secretive company to manage millions of dollars of assets? Suspicious, to say the least. read more

MGM property management has a practice to use homeowners money for paying expenses those the developer is responsible. They absolutely don't care about managing your HOA, only putting money in their pocket. Never completed audit, never show invoices for work that has been done at HOA. read more

In bed with CBH, horrible job! Over priced and do not take care of the grounds. Hire the cheapest gardeners and they have an old lady that drives around to ensure your garage cab in put away. Literally all they do. They only worry about out making their money, they do not care about our neighborhoods. read more

As an update, the irrigation pump has gone out five times in a few weeks. Since there is no way to speak to a human, only leave a message, I just text. They did reply one time that the issue was reported and resolved (almost 9 hours after I texted them).... The past two times they do t even reply anymore. What is the point of a management company you cannot contact? If they could fix the problems, I'd be more patient but they are not even able to complete that task. Common area looks horrible.... Brown from lack of water and lots of weeds. Definitely interview HOAs that use them to learn what they're really like...... read more

If I could give negative points I would. This is the most unresponsive and unprofessional company I've dealt with in a long time. They don't answer emails, phone calls or texts. At this point I will be filing a complaint with the better business bureau as well as the state! read more

Southridge Subdivision Common area's grass brown Dead tree's no action from MGM. Wish I could leave 0 stars or even negative stars. MGM Associate Management is an unprofessional company that I have had no pleasure working with. If you're looking for a new home in Idaho I would stay clear of any community that lists them as the HOA management company. We are in our first home with an HOA and boy if I knew this was going to be our experience we would have thought twice about purchasing our home. read more

They do not respond to emails - they are letting our common area including lawn just die and be overrun by weeds. No response to emails or calls with concerns! Trash and weeds are taking over. The worst! read more

So far MGM has addressed all the issues I brought to their attention in the Greyhawk Community in Kuna, Id. Although I never received any communication, it was not long before the park in Elk Creek was brought back to a very acceptable condition. Thank you! read more

MGM Association Mis-Management. I can't find anything nice to say, so I',m just going to put it out there. MGM has been the association management company since our home was first built. Over the last six years, we have had nothing but issues with MGM and their lack of involvement. Our common areas are all in disarray. We've got an association manager, Crystal, who is fantastic at the classic "I'll get right on this and follow-up with you shortly" lines. Mr. Madson is the owner of MGM and is about as concerned with how homeowners as Crystal is. I know of two others who had to leave bad reviews in order to receive a call back from Mr. Madson. So, the ball is now back in your court, Mike. My emails to you haven't worked. Let's discuss on social media, shall we? Please response here....please????? read more

Absolutely terrible. They do not respond when there is an issue. Our pool is closed with no date to be fixed. Last time I went to the pool it was full of weeds, the gate was broken, there was no first aid kit and the access to the bathrooms was off. The neighborhood landscaping also looks terrible -full of weeds. Very disappointed. Can't believe that I have to pay for this poor service. read more

This company is terrible. I had to replace my main sewer line on my house. The plumbing company's trucks were parked in front of my house and on an extra parking pad to the side of the driveway. The enforcement person took a picture of the dashboard of her car and of the trucks parked in front of my house, sent me two compliance notices stating that 1) any trailer parked at the house needed to be behind a six foot fence and 2) that I was not to do any landscaping without prior approval, so I was to stop work immediately and submit a request to the architectural review committee. Seriously? These people do not know the difference between a sewer line replacement and a landscaping/construction project. Incompetent. They also are quite happy to write homeowners up (and fine them) for having a few weeds in the yard, but they do not keep the common areas weed free or maintained nicely. Their focus seems to have become to harass the homeowner and not uphold their own responsibilities. Would love to convince my board to use a different company. read more

Whatever you do, don't buy a CBH Homes that has a MGM Association Management. MGM doesn't give two craps about the people in the subdivisions they oversee. They are negligent in upholding their side of the contract, and when confronted about it pass the blame along. Completely unprofessional. If CBH or any other developer works with them don't move into that subdivision. We moved into our house last August, and one of the reasons we chose this house over the other one in North Nampa we were looking at was because of the community pool. MGM closed the pool down almost a month early last year because someone(s) spread fecal matter all over. Fine. We were just moving in. It happens. We paid our dues all $300 after we were billed after the first of the year. I called April 1st of this year, almost 7 months after submitting our pool application, to get the key for the pool. They lost the application. Again fine it happens, and resubmitted the application. I also asked when the pool was going to be open. I was told it was typically open from Memorial Day to Labor Day. May rolls around, and no pool key. I have to call again to get them to send the key. We get a letter in the mail that says enclosed is the pool key, and no surprise, no key. Another call to get the key, and we finally get it. May 27th, we get an email stating that the pool will be open the following day at 8am. May 31th, we get another email stating the pool will be closed until further notice. No explanation, no nothing. June 9th we find out the pool will then be open on the 15th. After the 15th we realize our key doesn't work. We call them and give the key fob number, so they can reset it or whatever they do. Still doesn't work. My husband calls and leaves a voicemail for a return call on a Friday, and nothing until he tries calling again at the end of the following week. He finally get a call back from them, and he is told that kids broke the lock on the gate. The gate works for some, but not all. With having to just wave the fob over the lock, wouldn't that make it a system problem? That means it's the system not kids shutting rocks in the lock. I know that having rocks in the lock doesn't help. I called to speak to an officer manager on July 13th, and I didn't get a call back until yesterday. That took me sending an email letting them know they are violating the CC&R's. My husband did call them the same day before I sent the email, and they have no notes about any of our previous conversations, or the fact we have called. I did tell them I wanted part of our HOA dues back because they help cover the maintenance for the pool we cannot access. I was told no. Jen, who called me yesterday, laid all the blame on the homeowners and their children. She said she is doing everything in her power to fix this, and I pointed out that no she isn't because she doesn't return phone calls. I was informed that the part is on back order, and "do I know what's going on in the world?" MGM also doesn't have to stick to the CC&R's, but we do. She also hung up on me, and yes I was pissed and going off at the end. Mike called me today because of the negative reviews I've left. Yes he actually told me that he called because of the reviews. He just wanted to explain that it's not their fault, and the pool isn't their job. Oh and I should take my money and go after those that are vandalizing the pool. I thought that is what was covered with our HOA dues. They bill us, all applications go through them, and the key fobs came from them. Our subdivision is about 2 years old. I'm waiting to find out how to get in contact with the HOA board. I've sent two emails requesting the information. One was last night, and the other just a little while ago. We will see. I've attached the emails we've received about the pool. An explanation is only given for the pool closure once, and that was the most recent. read more

MGM Association Management - Property Management Near Me - Meridian, Idaho

I have called 15 plus times and nobody answers, I would rather burn my house down than ever have a management company this useless.

The team at MGM Association Management in Meridian ID has been very responsive each time I've had to call about an issue. In one instance, I called to report that my sprinkler control box had torn lose from my house. it was fixed within a couple of hours. Each time I've called, someone answered the phone then or returned my call timely. Every person I've talked with at MGM has been professional and pleasant and helpful. Joanne G. read more

The worst management company ever. Ridiculously unresponsive. If they ever did a drive-by they would see dead grass and trees in the common areas and numerous parking violations. When contacted about these concerns, we hear nothing from them! read more

This contractor has zero communication with communty members. Emails or phone calls are not returned to community members. This contractor has no concern and could care less for the communities or it's members. Mike Madison the owner is very combative, rude and and a bully to HOA members. His famous quotes are "I'm not getting paid to do that" or "I'm not responding to that individual". A very poor property management group. read more

The ratings say it all they do not return emails or voice messages it takes weeks to get any kind of response then immediately whatever the problem was goes back to being the same problem. But don't u dare leave a trash can out never mind the flooded mosquito infested common areas. Why is it that after multiple calls and emails I cannot get an answer to a request anyone with this company should be able to answer. I can't even get an answer from the account manager. She told me last Thursday she has to "ask the board". The question? Who's responsible for the rain gutters. Home owner or HOA? Today their website tells me the account number they assigned to me is not valid. How is that even possible? I've logged in a bazillion times without issue. I am not interested in this crap. I know my rights and who to reach out to. Heads up. This company is MIA. read more

We have been reaching out since the beginning of May to get a simple landscape issue resolved in the common area, it is now August and all we receive is the runaround, the same exact reply each time or they say they'll review and get back to me in a few days, which never happens. On top of that, they did not show up for the HOA meeting they scheduled and 1/3 of dues have not been collected, although at this point it's probably pointless considering they don't utilize the budget funds for what they're intended for anyways. Nobody at this company has any experience managing any sort of community and we will not be paying our dues until a competent management company is hired. It's unfortunate it came to this extent but I'm not sure how else to be heard since our home owners continue to be ignored by this company. read more

They have kept driving by my house and taking pictures ever since I called to complain about them. When you ask them who they are, they roll up their window and drive away, or just lie to your face. (Hint, your license plate gives you away!) They are not following the protocol set by our president. We bought an older home, and in just 4 years, we have spent over $60k in renovations, along with having a new baby and kids, health issues, and a bad economy. They should be ashamed of their behavior and lack respect for what their clients have requested of them. Oh, and they NEVER call back, but they have the time to stalk you. And our house looks great considering they won't let us water with 109-degree weather and they continuously turn off our irrigation. I can't imagine the type of person who would work for such a company. Their reviews are terrible! No wonder they don't answer the phone or return phone calls. I guess Vanessa was too busy. read more

These people manage the CBH developments. When I was given their number by CBH no one answered. Hours later I got a call back from a Michael Madison and he was rude, combative, and called me an idiot and then chastised me for buying a CBH home. I have no idea why CBH uses this company but they are horrible. To add insult, they never sent anyone out to fix the problem that out entire neighborhood has with flooding. I do not recommend this company. read more

They unfortunately manage our HOA at Oakwood Estates. They, along with Lee Centers the HOA president, are useless. MGM is awful about responding and rude when they do. MGM and Lee Centers don't hold the required annual meetings and are not transparent with budgets/financials. Have never even provided financials to HOA members in the three years we have lived here, regardless of requests via phone and email. The landscaping in our common spaces is full of weeds, in some areas a majority of the plants are dead. Good luck getting any kind of response or accountability from them. read more

Absolutely no star rating, they take our money and run. Our brand new neighborhood has dying trees, which they will not replace, we are told by the actual owner of MGM at our association meeting in January that it's not their responsibility. He said it so smug and matter of fact! Today I'm looking across the street at the neighborhood they also handle and the are out there edging, mowing and manicuring and nothing is dying over there? Is it that CBH sells shit homes at a high cost and then drops you ass with this shitty HOA company? read more

There is not enough space on the internet to chronicle all the ways in which MGM was the worst decision our subdivision ever made. I'll make a start: Residents hated the useless online portal and could never get anyone to answer calls, bill paying was a tactical nightmare and cost each homeowner ridiculous fees, CEO MIke Madson gave us a manager (a person who would have access to all our funds and bank account info) that he had hired only 2 weeks prior and had not vetted at all - her social media contained vulgar profanity and pics of her all night partying. Then he accused us of "stalking" said employee b/c we googled her name and clicked on her public Twitter profile. Mike Madson and MGM then worked AGAINST our HOA board members (if you can believe it) to colluded with difficult, non-compliant homeowners who were completely ignoring our architectural standards and building sub-par structures (one of the reasons we hired MGM), because it turns out he had business connections with these homeowners and their friends - something which he did not disclose until after we had signed on. If our HOA board or anyone in our neighborhood cared to devote one more second of our life on Earth to this scumbag and his completely unqualified cretinous crew, we would sue him and MGM into oblivion. It is still an option. Run don't walk from this recklessly useless organization. read more

Horrible customer service, horrible followup on problems, and complete lack of respect for the homeowners. We had an issue with the landscaper hired by the HOA (Whitney Springs neighborhood) to take care of the common area lawns, but the landscaper decided to mow part of my front yard without permission. In doing so, the broke a sprinkler head but never bothered to mention it. I called the HOA office, was told they would handle it, but nothing happened. After numerous phone calls, I had to threaten legal action against the HOA and the landscaper (Blue Ribbon Landscape Services). Suddenly, my broken sprinkler head was fixed. Did anyone call to tell me they fixed it? No. Did anyone call to apologize for the problem and my inconvenience? No. These people are only concerned with collecting the dues and that's it. Don't count on them if you have an issue. read more

They are a terrible Home Management Company. They do NOT address the issues that are presented to them. They do NOT return calls. Our Common areas look terrible, landscaping is crap and all MGM does is make excuses. Their staff need to grow up, and realize they are in an industry that has to address complaints. If they don't like your tone of voice, they stop returning calls. Mike, the owner, keeps his head in the sand. He is full of excuses as well. read more

I have never worked with a management company that cared so little (absolutely zero!) about the community that they serve. If we get a response to an email (very rarely and usually only after follow up) the response is usually vague and useless. It's sad to see our beautiful community turning to trash because the management company doesn't care to enforce the CC&Rs. We purposely bought in a community with an HOA and CC&Rs because we wanted to live in a nice community where homeowners take care of their homes. read more

This entity is allowing the HOA's they assist to place and keep invalid liens on homes. Per Idaho State Statue 45-810 they are required to serve by personal delivery or certified mail to the reputed owner notifying of the lien, the service is not occurring an and in turn the lien should be listed as invalid and action to place a new lien is required. This business is putting HOA's and their board members at risk of litigation as they require the board to sign and certify all of the lien information is valid. The board members are not educated on the statutes and potential implications they may face by MGM Association Management who is supposed to be assisting in all aspects of this process. I would not recommend utilizing this entity to assist in HOA needs. read more
