    Brown stuff floating in toilet at move-in

    Short version: Cornerstone let me move into a filthy rental (see photos) that I left in much better condition when I moved out. They tried to keep over half of my security deposit for things that were demonstrably false. I sued them and the judge ruled in my favor. If you have to rent with them, document everything. Long version: I had the unfortunate luck of renting a home from Cornerstone. When I arrived, there were 14-yard bags worth of leaves, weeds, and trash in the yard, brown stuff floating in the toilet, and nothing was clean. I cleaned everything myself but noted the mess and disrepair on my move-in inspection form and took pictures of everything. The pictures came in handy when I moved out and Cornerstone tried to retain over half of my security deposit for things like "baseboards needed a quick wipe down" and "toilet needed re-cleaning" (yes, the same toilet that had brown stuff floating in it when I moved in). Luckily, I also took pictures when I moved out and kept emails, receipts, etc. I shared some of these with their office and asked that they return the rest of my security deposit. They refused. I ended up having to sue them in small claims court (CV01-21-14111, Ada County Small Claims) and the court granted my claim. The judge specifically agreed that I returned the rental in much better condition than I received it. If you have to rent with them, take pictures of everything and save every email. Also, be aware that they have some wishy-washy wording in their leases that allows them to keep part of your security deposit for basic cleaning and carpet cleaning (i.e. "restrictive lease provisions" in the Idaho Attorney General's Landlord and Tenant Manual), which is legal but sketchy.

    Their lack of communication and follow through are terrible. The units are nice, but that's it, everything else is a mess.

I helped clean it up and took many trips to the dump. The toilets were nauseating and my husband had to make many repairs. During my daughter stay they were threatened with eviction twice on a technicality with their app! The office would not respond to their calls and when I finally got ahold of the owner of the house he was unaware of what was going on. My daughter and roommate's were students at Boise State and moving was not an option. Once I got involved the issue was straightened out which was shady. Lastly upon move-out I brought in cleaners from my business and I also helped make the house perfect including carpet cleaning. The house was left spotless but no deposit was returned nor any communication regarding the deposit. Very unprofessional and in my mind illegal as no receipts produced for the lack of security deposit return. My daughter and friends did not want to pursue so I am writing this review.

(WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!) Could be your aunt or cousin, if not your child or parent. or do you think you and yours will never experience health or government problems or that your savings will never be drained or stolen by a desperate health challenge or divorce or abandonment or death or other person or a desperate government that's run up trillions in debt for us all while claiming they're needed and even doing God's will?

They are amazing folks that are truly doing it right. They are so professional and friendly, and when I contacted them about a faulty fridge, they responded in less than twelve hours and said a new fridge was on the way! Talk about amazing service! When I was first in the market to rent, Cohesion had a perfect little property for me. I called about it, but it turns out someone had applied already, and in order for Cohesion to comply with fair housing, that meant I was second in line. I was bummed, but so impressed with that level of professionalism in a small company. They know what they're doing! I also know Heather and crew don't rent out places they wouldn't themselves be happy living in. When Heather told me this when I first looked at the property (back in summer 2017) I was really impressed. In addition, they properly ensure all tenants are fully vetted to take care of the property. What company has those kinds of standards anymore? I typically wouldn't review a management company but Cohesion has been so incredible to work with. I am going to be so sad when I leave Boise to have to rent from someone else. In short, I can't recommend Cohesion enough. They are an honest, amazing company and their dedication and professionalism to their company makes them one-of-a-kind.
