Matthew Johnson has not managed my property to my satisfaction. Being a property manager for a property owner requires action rather than lip service. On two separate occasions he has been the property manager liaison for locally licensed contractors who have created hinderances directly in front of my property causing me financial loss. Matthew's response: "I understand your frustration". No you don't, Matthew, no you really don't. It doesn't affect you personally, you are still getting paid. I expect my property manager to take responsibility for my financial loss, which he does not recognize. I'm only leaving 1 start because i cant leave a 0 star. I would STRONGLY encourage AGAINST considering Johnson Property Management and to HIGHLY RECONSIDER. Their lease agreement is riddled with UNAVOIDABLE FEES and CHARGES you for nearly EVERYTHING you could and couldn't possibly imagine. My move-out experience has been THE WORST experience I have ever had in my nearly 20 years of renting. After moving out, I was CHARGED for professional carpet cleaning despite personally renting carpet-cleaning equipment and cleaning the carpets myself before vacating the unit. When I requested the photos showing the carpets were dirty enough to require additional cleaning, Johnson Property Management DID NOT provide any photos showing the condition of the carpets that allegedly justified the charge. Instead, they provided invoices showing that work was performed. An invoice proves someone was paid. It DOES NOT PROVE the work was necessary. Their lease explicitly states that (quoted directly from their rental agreement) "Cost of professionally cleaning carpets will be charged to the Tenant's Rental Account when Tenant vacates." In other words, TENANTS ARE CHARGED for professional carpet cleaning upon move-out REGUARDLESS of whether they cleaned the carpets prior to moveout. They further state that they do not conduct move-out inspections with outgoing tenants, meaning tenants are not present when these determinations are made. They do this purposefully so there is no way for you to dispute their ALLIGATIONS and CHARGES. The lease contains numerous TENANT-UNFRIENDLY provisions that should put you on HIGH ALERT. It includes a clause claiming tenants owe $1,000 in liquidated damages for making PUBLIC STATEMENTS or POSTING REVIEWS the company doesn't like. However, according to the court of law, consumers have a legal right to leave honest reviews of their experiences. But they do this in an attempt to discourage criticism through financial penalties, and that's HIGHLY ILLEGAL. The lease also includes broad violation fees, PERMANENT RENT INCREASES (yes you heard that right) for repeated late payments, collection fees up to 50 PERCENT, and numerous provisions that SHIFT COSTS and LIABILITY onto tenants. DO NOT choose to rent from Johnson Property Management, UNLESS you want to throw away your money! Even if you take extensive photos and videos at move-in and move-out, keep records of everything, YOU WILL NOT be receiving a large chunk of your deposit back because cleaning or repairing something yourself WILL NOT prevent you from being charged for it later. read more

I gave 3 months notice notice on a month to month and they charged me $1000 for breaking lease. I don't have copy of the letter I sent them . They charged $250 to replace light bulbs that were already there. $250 to cleane the air in my apt and they had their own purifier which was needing used the week before I moved in . I had professionally shampooed before I moved and I cleaning in every room. I cleaned behind the refrigerator the stove everything that I could move out I moved out and cleaned underneath it. I had my own house cleaning business for know how to clean the place. It looked perfect except I did leave a couch there that I was unable to move out myself and they charged me $1000 plus the 700 deposit and then they added $1000 for freaking the lease when I was on a month-to-month I didn't have any proof of any of these things so now haven't been able to rent an apartment house since that time and that was 2022 I am 78 years old and my husband has been getting dementia and we don't have a place to live where I can take care of him. I don't know how to fix this. they are deceptive dishonest don't rent from them. They charge my daughter $10,000 a rental she had from them she took him to court and they lost. They accuse you of things you don't do and charge you for things you didn't break or never had. read more

If I could leave less than 1 star, I would. This is a company with very shady business practices. We lived in one of their properties for 3 years. We paid a deposit, a pet deposit, and a monthly pet rent. When we were getting ready to move out, we gave a 30 day notice. I was then told that we had to fill out a form, and have it mailed via certified mail. According to their form, the notice has to be until the end of the month and they do not prorate. Initially, we said we were moving out on 2/19, but because of THEIR rules, we changed our notice, in writing, on their approved form that we mailed via certified mail, to 2/29 (it was leap year). Their maintenance people entered the property at least 10 days prior to our move out date, placed a lock box, and started showing the property. They proceeded to tear out carpets. They chased away the professional cleaners that we hired. They then told us that we owed over $1200 in damages, even though the house was in better shape than when we moved in. They would not give us an itemization of the charges and what went toward the deposits. They only gave us a handwritten cost of supposed damages. They charged us for cleaning and for carpets, citing pet damage. Our dog was 13 years old and housebroken. They also charged for raking leaves and deep cleaning. We also paid $1000 pet deposit, along with $50/month pet rent that is supposed to cover damages. There is no way in the world that there was $4600 in damages ($1800 "pet rent" + $1000 pet deposit + $600 deposit +$1200 extra damages). They are shady. They also stole our ladder out of the house and never put it back in the house. Unfortunately, there are no lawyers in the state of Idaho that will take a case against property managers, otherwise, I would have sued them. read more

This property management could not care less about the tenants living on the properties. We have had a mold issue for the past month and a half at least, that we have been calling and emailing them about. One of our rooms has been completely unusable due to mold growth and possible leaking pipes, we have had to constantly call and email them reminding them to fix it. Our apartment is not properly insulated but no matter what we do they don't care. When they finally got around to it they sent someone out who has no idea what they are talking about. DO NOT RENT FROM THIS COMPANY! We had been renting from Johson Property Management for over 6 years. This summer we bought a home. We gave our 30-day notice and began preparing for our move-out inspection while living in our new house. After all the deep cleaning was done, kids broke into the house and trashed it. We tried to contact the company to provide the police report number but couldn't.  Because they never respond. We cleaned the house again. They provided us with a list of tenant responsibilities. We followed the instructions very closely to get as much of our deposit back as possible. Andrew was the guy who was doing the inspection. He called me and told me that we did a good job and should get some of our deposit back. Three weeks later we got a letter from them stating not only did we not get our deposit back, but there were additional charges of $972. We asked for an itemized list of the charges but just got a general list of tenant repairs, parts, and labor $852 Non-normal wear and tear cleaning $255 Non-normal wear and tear painting $337 Bushes trimmed $85. Also, a water and sewer bill I have proof of paying for $141. Minus our deposit of $700 leaving us with a balance of $972. These people are crooks. Why can they not tell us where our money went? They are also cheap. The water heater was leaking. The repair guy told me that it needed to be replaced but the company would not pay for it. We also had the skylight blow off the roof. I notified them the day it happened. It took over a week to come out to even look at the problem. They did cover it in plastic. 2 months later it was finally fixed. In the 6 years we lived there our rent has almost doubled. They raised it almost $300 during the pandemic. To be honest we were in a tight spot back when we moved in and had to have a cosigner. I rented from JPM for almost 5 years. They always addressed problems quickly and fairly. Take good care of the public areas despite less than respectful neighbors. Some of the tenants they accept are questionable but at the same time rather entertaining. I broke a lease due to my company relocating me. They took over the original lease from a different property management company that had different terms. They were very pragmatic and handled the entire situation and negotiation with integrity. This company took over a rent lease from the owners of the property we were renting because the owner was not happy with our previous rental property management company. During the pandemic's peak, when most people could not afford rent and there was high inflation, the company raised our rent twice in 6 months, despite most wages in the valley remaining low. We had lived in the house for about 8 years and consistently paid rent, yet it did not matter because they were hell-bent on making money. Most businesses are there to make money, but some seem driven by money-making more than others that sometimes forget about their customers, throwing good business ethics out the window. The company managed to overcharge us for basic things. They kept our deposit and also charged us additionally- despite leaving the house clean when we left. They selectively took pictures to make us look like we did not clean the house when in fact, we did. Floors were swept and mopped, and carpets were vacuumed, baseboards cleaned, oven, stove, microwave, dishwasher, toilets, shower/bath, and vents cleaned, etc. It was not enough for them, and they took our entire deposit and wanted over $1,000 extra for deep cleaning and raking leaves. I am in the process of filing a lawsuit. If there is anyone on here that may be interested in a class action lawsuit, please reach out. The property i rented on Dalton ln I have lived here since 2007 and now JPM Or Johnson property Management has told me to move over a complaint I emailed them about the neighbors slamming the doors all hours of the day, even night 2am sometimes 3 am here is my emails. "Letting you know that excessive door slamming and other issues are my main concern of livable standards living next to 2917. I have been very patient with the people next door slamming their doors at all times of day and very late at night even at 2 am. This is causing disruptions in sleep and comfort of living here and would like to end my rental agreement. The noise dogs, screaming, arguing and trash in the yard from the tenants makes it hard to figure why i pay to rent here at this price. I will be setting up a security camera to get proof of what i have just said here. I have enjoyed being here. As it is no longer a Joy." Johnson Property Management wrote back "Morning Travis, your notice to vacate is effective for September 30 2021. Please review our website for information on how to maximize our deposit return. Thank you for your tenancy. JPMIdaho,LLC" I did not give a 30 day or anything of the sort, They are nothing but money hungry greedy people. Next they proceeded to tell me i didn't have the lease signed by them. here is the email after i told them they violated their own lease, Then they proceeded to tell me they never signed the lease making it void and on top of that they never signed the 2019 lease extension either. all the tenants here do not have a signed extension. this concerns me and many others, This shows proof they are not responsible for other tenants they place in properties you may have issues with. This means that they will tell you they are not responsible for the noise or issues that come from bad tenants. Idaho law shows that they are fully responsible for alerting tenants of violations in the leases they hold, This also means that JPM will try to skate by using what ever language to get past the laws that support renters. Be Aware that JPM is not going to help you. If anything they will exploit you as they are doing now to all 12 people living in Dalton ln. I was given a 30 day notice because i complained about noise and slamming of the door and a lease violation with proof of it in a video and snap shot of the neighbors with a large Dog, Dogs are not aloud on the property. They also told me they didn't or wont sign my lease extension and charged me extra as per their notice that said some things without their signature witch is not a legal binding contract to increase rent. The notice was not sent as per priority mail. They will do anything to get by with doing nothing. As for my issues with JPM I had the problem of maintenance requests being answered for my heating unit in November 2019 till January 12 2020. I was with out heat for 2 and 1/2 months. least to say i was not even compensated for the issue. The place was not livable with space heaters all over the place and the wreck they made of my home. I lived in apartments for nearly 4 years, they always showed up to fix things if needed right away, Overall a great experience renting from them. This year I had to suddenly move just short of my lease, yes there were some charges for breaking it, nothing astronomical, They got me checked out and the place was rented much quicker than I had thought. BEWARE! These people run this company without hearts, morals, or values. I called them because my daughters, who were home while my husband and I were at work, called me bawling and scared because someone was in our fenced backyard. I asked Matt if he knew who was back there to which his response was "yes, we DON'T have to notify you every time we are on your property." To which I responded I would really appreciate it if they did so we could warn our children and prevent a scare like this in the future. He told me they would not do this and my request was absolutely unreasonable. When my husband contacted him to discuss the issue further Matt proceeded to call my husband a "prick" and an "asshole" and told him to shut up. Matt then proceeded to send us our 30 day eviction notice stating that we were "too difficult and his worst tenants." Keep in mind this was all because I asked for some notice as to when people would be on our property in order to PROTECT OUR CHILDREN! Also, in terms of being "the worst tenants" we have never had a complaint in the year we lived at this property and have invested $1,000 of our own money landscaping the backyard with bark, barriers, and sod. Additionally, our rent is always paid and has even been paid 5 months in advance! If the improvements we have made to the property, paid rent, no complaints, and the request to keep our children safe equate to us being his worst tenants then he is out of his mind. I have NEVER been treated so poorly or spoken to with such disrespect over a very reasonable request. I had a showing yesterday with Don. Don was extremely friendly and super helpful and walked me through exactly what their process would be should I choose to rent from them. I called today to find out status on my application and had the exact opposite experience with Challis (that's the name he gave me but considering he was an ass, I can't say for sure if that was actually his name). He was rude, condescending, and completely disrespectful. He told me he processed the applications and because he didn't like my attitude, he would definitely deny mine. He refused to let me speak to Don and hung up on me multiple times. This would be zero stars if possible! I lived in my triplex 11 1/2 years. They were rude, they hung up on me when I had a question or maintenance request. When the property failed housing inspections, they wouldn't repair until the Housing Authority abated their rent. Yard care was included, but they said that only meant mowing the grass when I complained about weeds and tree limbs coming down. Bushes, trees, etc. were never cared for! The people who mowed the yard for several years warned me they were slum lords, I should have believed them! When I moved in Don Johnson said they tell the Housing Authority the place is newer than it really is because they do not have to deal with lead issues that way. He told me the owner was putting in sprinkler system and would be doing upgrades - lies! The final straw was when they started threatening me about not working with the Housing Authority any longer! I gave my notice when I got a new apartment. It ended up that I had to have an attorney to get more of my deposit back! They relented and I received a bit more of my deposit back. Where do I even begin with how despicable this property management company is? I lived in one of their properties for just over a year, during that time my roommate and I both developed severe chronic health problems that will likely effect us for the remainder of our lives. There was obviously a mold problem on the property and when we let them know, they "solved" the problem by bringing over a bottle of bleach and not conducting any further investigations. Do you like being able to contact your landlords in the event of an emergency, or having a property management company who you can work with? Well, this isn't it. We had a rental for a year and a half before being absorbed into JPM. We asked about a potential rate rase and how much it might be, so we can be prepared. Nothing. Then, two month before the lease was up, they were going to raise the rate over $400 from our previous contract. (The unit that was attached to ours had new appliances, attached backyard, while ours had appliances from the 1980s, a deattateched backyard, and they wanted us to pay more). We had pipes in the basement blow twice, on the second time it happened on the weekend we couldn't get a hold of anyone. After we moved into our house the saga didn't end. We were contacted by JPM regarding our security deposit. I will admit, we did miss a few things. However, what was stated in the receipt said more things had to be done, which we know we did, and only saw a fraction of the deposit back. Some of the items listed were already there from the previous tentative, and were put on us. No benefit of the doubt. I was contacted by JPM to see where they could send a check and we had a discussion about the items. We were sent certian pictures of things. But, like was stated above certian items they didn't send photos of was on the receipt on what they needed to do. It seemed their minds were made up before they contacted me and didn't intend to hear my argument. The JPM team didn't make an effort to inspect the unit after they acquired the property either. I know this rental market is nuts, but I would try to find another management company to go with. Awful. Just...so awful. I lived in an apartment managed by these guys for three years. The first year was alright. We had an issue where they claimed my rent hadn't been received, asked me to send them a check, and then cashed the original check they previously said was not received. I had put a stop payment on the first check so, when they cashed both, the first check bounced. They went on to blame me for it, refused to accept any other checks from me, and even tried to charge me for the bounced check, which we eventually cleared up. They never refunded me for the unneeded stop payment fee. Okay, fine, your payment department is incompetent but the property was in a nice location, people make mistakes, and I didn't want to move; I really should have. Oops. About two years later, I had an issue with the living room gas fireplace. It shared a common flue with the upstairs neighbors who had blocked it shut for some reason. I found this out the hard way when my girlfriend and I suffered a fun bout of carbon monoxide poisoning one cold winter night. JPM's solution? None at all! They just suggested I not use it ever again. When asked for compensation since part of the property I was renting no longer functioned and was not going to be fixed, they laughed at me and told me I would not be compensated. They actually laughed at me on the phone. Way to be professional, guys. Later that same month came the water heater. The water heater was spitting up large chunks of white and brown mineral gunk, so much so that our faucets kept clogging and taking a bath was disgusting. I checked into cleaning it and it had been so long since it had been flushed that the water heater flush valve was clogged. We cleaned it out, flushed it numerous times, and found it was still dumping massive chunks of gunk. JPM's response? Too bad. Apparently this is normal and the many decades I've had water heaters that didn't constantly clog the pipes was a fluke. They refused to fix and/or replace it, and suggested I remove the aerators on my faucets. I explained that it was big chunks in the pipes causing the blocks and Don Johnson, the owner, just told me he didn't know what to tell me: I was going to have to learn to live with it. I put in my notice shortly thereafter and never looked back. They, of course, docked my rent for various normal maintenance and painting related charges, even though there was no damage and regular wear and tear (including painting) is the landlord's responsibility. All in all, your typical scumbag slumlord. In a nutshell, avoid these guys. It's a property management group run by a bunch of incompetents at best, and crooks at worst. The best part? They had SO many negative reviews on their google places page they removed it. I love it! read more

My husband and I had a great experience with JPM. We were called back quickly when we wanted to see the townhouse and the man showing us the place was very helpful. The initial process was quick, easy, and helpful. We were in the place before we knew it and everyone was so helpful along the way. Nothing ever broke during our year-long stay, but whenever we needed something, they were quick to respond. The guys in the office were always so nice and we felt like they were trustworthy. This was great because in our last experience, we felt like our property management was trying to nickel and dime us, especially upon move-out. When we moved out of the JPM townhouse, we got most of our deposit back. We cleaned really well, so really the only thing listed on the receipt was standard carpet cleaning. If it weren't for us needing to move to Boise and being added onto a lease with another PM, we would stayed with Johnson. Highly recommend! read more

Had applied for a property which cost much less than my monthly income. Offerred first and last months rent plus deposit which equaled 1,900.00. Still denied due to not having enough revolving credit. Try not to have too much revolving credit due to trying to stay within budget. Thus why was trying to rent their duplex for $750 a month, wjich is still available. Instead of having a viable income, they decided to deny my application for mot having a local cosigner as everyone i know lives out of state! I have dealt with many realtor professionals. It is my opinion these guys are the rudest most unprofessional realtor and should not be in the business. When I called he never gave me his name nor the name of his company. When I asked him about the property that he had bannered from the interstate 184 he told me that he had no idea what I was talking about. When they first moved in there were rips in the vinyl flooring in the laundry room, the refrigerator was broken and would not make ice, there were no coverings on the ceiling lights in the bedrooms etc. etc.. My mom told the landlord about all of these things that needed to be fixed. All he did was give my mom a hard time and write her nasty emails. The floor never got fixed and the lights never got covers. He even tried to charge them for the ripped flooring and certain other things that were already damaged when they moved in. Luckily, she kept a record of all communications with this man. All of that aside, perhaps the worst thing about this Property Management is that they treated my mother and her girlfriend with complete disrespect, to the point of harassment. We definitely feel that they were discriminated against because of their sexual orientation. I could probably write a ten page report on all of their awful experiences with this company but I will stop here. If you want a fair, understanding, communicative property management DO NOT RENT FROM JPM!!! They should be taken to court and SHUT DOWN!!! read more

I rented from these guys and was given an eviction notice in December of 2013. I went to prison that month. After I got out in October of 2017, I checked my credit report and it said I owed Johnson Property Managment 2,975 on an apartment that only cost 675.00 a month. They practice fraud and are completely untrustworthy, do not rent from these guys they are not your friends. I tried to contact them they won't talk to me and now I can't even get this removed from my credit report because they fabricated the timelines of eviction and actual evection. read more

I tried to call to get a reference on former tenants from this management company and they wanted to charge $10 just for a tenant reference. Then their website says they don't have elaborate fee structures. Sounds pretty hypocritical to me! read more

So I've been renting from this company for almost 3 years now and all of a sudden when we have a concern they were so rude a disrespectful. I heard from their HVAC company around 9 a.m. in the morning. He had called and let me know he would be coming to look at the air conditioner within five to ten minutes. I let him know that I had errands to run and I would leave the door unlocked for him and to please lock up when he left. It was around 2pm when I had realized I still haven't been home nor had I heard from the HVAC guy. So I get in touch with the HVAC guy and he says oh man that air conditioner I totally forgot about that I'll go check it out now and hung up the phone on me. No explanation as to why he hadn't been over there, or what had happened, and he just straight hung up the phone on me, so rude and disrespectful. I called to let Johnson Property Management know the situation and the guy I spoke with did not care to hear what I had to say. He pretty much told me all HVAC companies are booked out 2 to 3 business days, which I understand. My concern was not how many days it was going to take. My concern was that I had left my house unlocked all day thanking the HVAC guy was going to be there shortly after being on the phone with him. The guy I spoke to at Johnson Property Management pretty much told me he didn't care about my concern, he didn't care what I had to say, and I should not call them complaining about when the HVAC person shows up or doesn't show up. Then he said would you like me to reschedule and send out a different company that will take 2 to 3 days instead? I literally seriously cannot believe the disrespect from this company and how he would not listen to anything I had to say. I'm a very reasonable and understanding person and I know that things take time, but when you say you're going to be to my house within 10 minutes to check out the air conditioning and I leave the door unlocked for you, you could do your utmost to be respectful if something comes up to let us know that you will not be there within that time frame that you thought you were going to be, so we could lock our house back up. If this is how this company is going to continue to act we will never rent from them again!!! I just cannot believe the disrespect from this company. I believe others should think about how they would feel if this was their house and their belongings that have been unlocked and unprotected all day. read more

Office people are terrible, they don't communicate with one another on maintenance issues and they are not prompt at all. We have been without AC for five days now and won't get any for another three because they didn't respond quickly enough. They hang up on you, are almost never in their offices, and make you feel like an inconvenience to them just for asking. I wouldn't recommend them at all. read more

We recently moved out of apartments in East Boise owned by Johnson Property Management. During our year and a half stay there there were multiple structure problems with the facility including appliance malfunction, rotted planks on our deck, multiple squirrel infestations into the attic, and very very poor quality onsite washer and dryer units. All of these problems were brought up to the company and were not fully addressed. When we moved out we cleaned the apartment and left it in better standing than when we had moved in. When we moved in there were obvious cob webs in corners, nails and holes in the walls, and trash and candy wrappers in the vents. We did not receive our full deposit back because of charges to fix appliances that they are responsibly for, and for cleaning time by their hired house cleaner who most definitely falsified their itemized bill which we have received. I would not recommend renting from this agency at all. They need to take better care of their facilities and better respect the people renting from them. read more
