Unlike public storage, you don't have to buy their lock. The units are not climate controlled. I feel comfortable knowing my items are taken care of and the price is very affordable compared to others in the area. I previously had a storage unit with another company in Austin where someone tried breaking into the unit by driving through the wall resulting in damage to my stored property. The management knew it had occurred, but never contacted me about it and let me discover it on my own. I am glad I moved my stored items to Bastrop Guardian. As long as Michael is caring for the property I expect to use their service for a long time. My advice to new renters...take the time to read all of the information Michael gives you. It will provide all the answers you need and prevent any misunderstandings. Ive read the negative reviews and checked it out for myself. We moved from Missouri and needed self-storage until we decided where we wanted to settle in…read moreAustin. This location is super-South, but it worked out great for us for the price and space. It ended up that we moved three times during the five years we lived in Austin -- and we maintained our storage the entire time because we had different amounts of space at each of our residences. At one time we lived in north-central Austin (around Anderson Lane and Burnet Rd.) and still felt comfortable having storage in south Austin because of the atmosphere at BS&P. Plus there are multiple ways to get there if traffic is heavy in one particular area (for instance, major construction on Manchaca Rd. heading south). BS&P seems to take particular pride in the maintenance and appearance of their grounds. It was never trashy, the lighting is very good after dusk, and the buildings seem to be well maintained. I liked that there appears to be regular pest management, and again, it was always clean. Upon clearing out our units, we did not find any issues at all with small animals, and insects were at a minimum considering it was not climate controlled and we didn't use any additional pest control in the units. I also felt confident about the way the drives are slanted and the doorways a bit elevated that we didn't have to worry about water getting into the units. Our storage was in the older section, so I don't have experience with what's available in the expanded storage area. The staff and management were often quite friendly and were prompt to provide service. There is often an employee patrolling the grounds until close. That made me feel at ease when going by myself to storage after dark. I would have preferred that there be access to the property later than the close time, but I don't know what the industry standard is, and I'm sure they avoid a lot of headaches by setting a restricted access time.

Quite possibly the worst storage facility in Austin. Look at the photos and you will see. The…read moreowners of this place clearly do not care at all about their customers. They have a chain blocking the exit door so you cannot leave the facility in case of an emergency. There is a large gap under the gate that anybody could crawl underneath to get inside. The paint on the doors is old and faded. The concrete driveways are broken and rough. The chain-link fencing is falling down and broken, and there are easy ways to get inside the facility. There is trash and debris on the ground. They do ZERO landscaping- no green grass, no pretty flowers, no nothing, just dead grass and dirt. There is lots of debris around the perimeters where cars are parked. There are lots of trees hanging over the fence that touched the cars. You can even see in the photos a van was just broken into with glass still on the ground. The manager had no knowledge of it because he does not walk the lot like he should. The majority of these units are rented out, so where is the money going? I can tell you where the money is going, it is going into the pockets of some very greedy business owners. Luckily my unit wasn't damaged but I was shocked that nobody informed me of what happened. Showed up today to access my unit and noticed my lock had been cut off and replaced with a red lock that said see manager. Nobody is ever working at the office anymore so I called their listed number with no answer so I left a voicemail wondering what happened to my unit that is fully paid and why again I WAS NOT NOTIFIED about whatever is going on with my unit! It appears that it was broken into because there are many units near me that have the same red lock on them and evidence of cut pad locks on the ground. Spoke to a fellow renter in the complex and he said there have been people living in some of the units that have been trying to break into other units that he has had to run off before. There are cameras in the complex and supposed to have in-person security but he said it was so bad he installed his own cameras too. I've been trying to reach management for days and they will not answer or return my calls so I have no choice but to get a lawyer and press charges. STAY AWAY! UPDATE 4/21/20: Spoke to employee of management company that was hired by the owners last year and he told me that there were over 30 units broken into and they are going the video surveillance but the quality of the cameras the owners use is "subpar". Also found out that the on site security only comes by 4 times a night which consists of the security guard doing a quick drive through of the tiny facility (should take 1-2 mins) and then security leaves. Yet, their website says they have on-site security there "almost around the clock". A complete lie. Owners have known about the homeless staying in empty/broken units for years and have been warned about the subpar quality of their cameras for a long time but refuse to put any money into needed repairs or security issues.
