I built this ADU as an investment property and to utilize the space on my own lot. It turned out beautifully. I was assigned Anna as the project manager for my project and Olga to obtain the permits and schedule the required inspections. Both of them were very easy to work with and handled everything for me in an organized manner. ADU specs include a large kitchen featuring a variety of full size appliances, lots of storage in the cabinets, and an island in the kitchen that will provide a lot of additional counter space. Stacked washer/dryer is located near the kitchen for easy access by tenants. The bedroom is good sized with ample storage in the closet. The unit is very bright and open. The exterior of the unit is very modern and sophisticated in color. It's understated and does not look like it has been over-accessorized. This will be used as an investment property and I'm very happy with how the unit turned out. Anna, Olga and the rest of the A+ team were great to work with and I have no complaints at all. read more

This is a very long review from me but I am very happy with how my ADU turned out. The space completed is even better than I had envisioned for the backyard ADU space. It's not huge, but has plenty of room to move. The full kitchen is complete with plenty of cabinet space and room for all full-size appliances. The additional space for a washer and dryer was also a wonderful addition. One of the main items I wanted to complete with the new space was to bring in plenty of natural light. The numerous windows complete the simple yet very functional new space. My team consisted of Alana who handled permits, Anna who was my project manager, and Nick who was my construction manager. They were all great to work with, always returned my calls and emails and answered any of my questions along the way. There are a million decisions when you are building something from scratch. It was so appreciated that there was someone to explain things to me and make decisions with me along the way to help make it less stressful. We completed our detached ADU with A+ Construction ADU Builders this year and I had a great experience. What I liked most about our process was how organized from the start. This started with the detailed proposal outlining all of the costs for all of the different elements of the detached ADU construction process. Throughout the construction of our 700 square foot building, I was able to track the spending on every individual item and there were no surprises at the end of the project. Our main designer Irene was excellent in tweaking the floor plan several times to meet our needs to have a suitable size of kitchen, bathroom, adequate storage and living area. After completion of the detached ADU I can honestly say that the way the living room, kitchen, bathroom, and storage all fit together is just right and I'm glad we went with her recommendations. The detached ADU was completed within six months of commencing the build. The setup of the utilities to the ADU and the inspections were all completed by A+ Construction which would have been a huge hassle if we were building a main house. Our project manager Nick did a great job in keeping us updated on progress and any other development through the entire process. Any issues or problems were resolved immediately by calling Nick and answering any questions. There were no long delays in returning calls to answer any questions or to resolve any problems. We lived in the main house of the property throughout the detached ADU's construction and the builders treated us with the upmost respect at all times. The builders kept a very clean work site throughout the building process. The detached ADU that we built is currently rented out and is doing well. My husband and I started planning to build an ADU for my mom after she retired. We wanted her to live near us, but have her own space with her own privacy and comfort. We interviewed a few construction companies and felt that A+ Construction PRO was the best choice for us. The project itself was a detached 1-bedroom ADU in our back yard. The process was so much easier than I expected. Rod presented the development process and details in a very realistic manner. He didn't make any false promises or try to sell us on lots of unnecessary upgrades. The design phase of the ADU took a little time to come to completion because my mom continued to modify the floor plan and the finish out of the kitchen as we moved through the design phase. The team was very patient with my mom and helped us to come up with a design that best served her needs of her space. I like that they paid close attention to the practicalities of the bathroom and the storage in the unit. I think designer Irene did a great job in this area. The crew was very professional. The site was always cleaned up after each workday. Communication with the office was good throughout most of the construction process. One minor thing that impacted the project was the typical delays that there are with inspections. But this was not a problem for us as we were always made aware of when each inspection was scheduled and any resulting delays. Sergeii and his team of professionals did an excellent job of making the process as painless as possible. We started in November and had a completed backyard cottage by mid spring. The team were very particular with the finer details of the house, including lots of insulation and placement of windows to maximize natural light. Sergeii and his construction team worked very hard on the project and left the property in great shape. We had a couple of minor change orders throughout the construction of the project, but this was expected with a fully custom project of this nature. I spent forever researching various builders of ADUs in the Sacramento area. It was a long and arduous process. Eventually, I settled on A+ Construction. My principal point of contact were Nick and Ann. Nick was very, very helpful. We decided on a detached unit. A+ handled all of the necessary county paperwork which was a big plus for me as I do not like dealing with that type of bureaucratic red tape. For a couple of weeks during the heavy rains, things slowed down somewhat due to inspections not being able to complete outside work. But, we were always advised of the situation. The A+ Construction guys on site were very respectful at all times and always cleaned up after a day of work. The end result is a very attractive unit in our Arden-Arcade property, with a nice kitchenette and shower-room. The quality is very good and does not appear to have been built on the cheap. So our ADU just finished. This little house got finished just in time, because after almost a year of indecision we finally decided to do it, and I'm glad we did. The display homes were nice to look at, but our little back yard Micro Home was a lot more work to finish than we initially anticipated. It's cute, isn't it? We went with A+ Construction & Remodeling. Even early on, the project felt to move slowly. After plans, then approved plans, and further revisions, the project just seemed to sit idle for extended periods of time. It was harder in the beginning, before construction actually started. But once it got going, it's easier to deal with because we can see that it's actually going to happen, that there's progress happening every week and Sergei, our construction manager, kept us in the loop throughout the project. There were a couple of bumps along the road, including a bit of unscheduled electrical work. It was not a perfect stay, but there were no major issues. Any problems we encountered were treated professionally without turning into arguments or finger pointing. Our new ADU is finally complete! My family hired A+ Construction to convert our garage into an ADU. Since we hardly ever used the garage and needed additional living space so much more than storage space, it was a no-brainer for us. The finished ADU is being used by my younger brother while he is in college, and it has turned out to be a real small home for him instead of just a small addition to our house. The folks at A+ were very forthcoming in their bid process and told us what to expect. As opposed to some of the other contractors that gave us a very general number that could change depending on when they got around to it, A+ spelled everything out for us and gave us a solid idea of what our garage conversion would cost. Our project manager Nick was pretty accessible before construction started and even more so once the work began. He was pretty prompt in returning my mom's calls. I also liked that the construction crew was consistently on site. I've heard of a lot of other contractors leaving a job to return days or even weeks later to complete more work. That didn't happen here. The finished ADU is very clean and modern. The mini-split is very functional. The insulation added to the garage is very noticeable on the hotter days and the completed ADU is very spacious and never feels closed in. Our new ADU was intended for family members to use when visiting but we've been surprising ourselves by using it for our own personal relaxation. Worked with A+ Construction PRO. One thing what people don't talk about enough is the sheer number of decisions you have to make in order to get our house completed. From flooring and fixtures to decisions about interior layout and even details as small as outlet placement, the number of decisions seemed to never end. At some point we were just tired of choosing. I was a bit worried when the framing went up but after discussing it with Nick it was just something that wasn't clearly rendered in the plans and ended up being correct. My brain doesn't very well translate from paper to reality so I appreciated Nick walking me through the reasoning behind it. There was a very minor glitch with the bathroom vanity install - it came in slightly different but that was corrected with a substitute product and took a couple of extra days to complete. Once finished it feels like a really comfortable space - quiet, bright but not too bright and doesn't feel separate from the house. The best thing is its versatility. We've used it for our family to stay there, we've used it as an office and sometimes just extra space. read more

Our detached 2 story ADU was built behind our Elk Grove home for rental purposes and as a potential future residence for family members. We used A+ Construction & Remodeling. We got quotes from a few different companies, but they were by far the most realistic about their construction timeline. Due to changing elements of the floor plan and design the planning phase was longer than expected. Construction really got underway here and after the initial slowdown, things have been moving along steadily. There have been a couple of breaks for inspection and one week where contractors didn't show up due to scheduling conflicts, but the progress has been good and smooth. I worked closely with Olga and Nick on this job. Olga took care of a lot of the permit and utility issues which is a huge relief as that kind of city paperwork is just about to drive me insane. We thought our ADU was going to be a fairly straightforward process but it didn't turn out that way. But through it all A+ Construction & Remodeling handled everything professionally and made sure everything got completed to our satisfaction even though the project was fraught with last minute changes and last minute repairs needed. I would highly recommend A+. They were finished just in time - really the hardest part was before all that, going through plan, revision, city comment and then more revision cycles. I even thought we were done with drawings once, before more corrections were found. Once construction started, it started to feel like real progress was taking place. It wasn't ever perfect, some weeks would drag on with nothing going on and then we'd wake up to find that someone had done a bunch of work for last days - especially the process when all of the framing, rough-in plumbing and electrical all happened simultaneously. I got a bit frustrated for a day or so when the windows delivery was delayed but once the new stock arrived the guys were straight back on track again. We also found a few minor hitches but the management were very efficient in rectifying them before we had to bring it up. Once it was finished, I really liked that it wasn't some flimsy, "temp" addition. It felt like a real small house. ADUs look easy but in reality are more complicated. Building an AFU that would eventually serve as a high-end guest house and an artist studio for me, I was able to practice some of my patience. I brought my spreadsheet to the builders, and most of them were annoyed or intimidated. However, A+ Construction was different. Abel, the salesman, was interested in my full list, and while I added a slide to my spreadsheets, he went deeper with me on my most in-depth details: joinery cabinetry, thermal breaks on frames, and STC ratings in studio walls. The most detailed contracts in the known universe are most likely greater than my contract, which was a collection of specs that addressed the building decision for grout, color, and even brand. Pre-construction consisted of an absurd number of ongoing hours of weekly meetings. I was involved in the selection of their deck fabric and the custom interiors, which had no tolerance for error. He had a background in error. I specified a certain tile for the shower niche, and Nikolai called me to the site once it was completed. He noted that some glaze had microscopic natural variations that made two tiles half a shade different in certain lighting. "It's within the manufacturer's tolerances," he said. "Just not ours. Would you like us to replace it?" I was shocked. The project came in on budget The finished ADU is a masterpiece of craft. Every miter is perfect, every surface is dead aligned, every system is dead silent and all are extremely efficient. For some the level of detail and scrutiny is excessive. We worked with A+ Construction ADU Builders on our detached ADU build and it was a generally positive experience. We met with about 3 different companies to review plans and see who we clicked with best, and our first meeting with Abel was for a site visit and measurements for our lot. He walked us through our options and explained what would realistically fit on the lot and addressed some zoning restrictions that we didn't even know were in place. He helped scale down our initial concept that was a bit too big for the lot. I had the pleasure of working with Mia during the design phase. We did 2 layouts - she was particularly helpful in terms of revising the kitchen layout and coming up innovative storage solutions. Her small tweaks here and there opened up the space in ways I wouldn't have even thought of, without adding on square footage. The Permits took a little time but Olga was on top of things and informed us as to what was going on. She took care of all the forms and contacted the city on our behalf. Nick took over managing the build once the plans went to construction. It wasn't a completely straight line, some weeks faster than others, but generally it kept going at a good pace. In the end it took about 6 months. After completing the last bit of building, the finished unit is around 750 sqft. It's laid out pretty well and has a lot of natural light, all of it being built correctly is also a relief. It wasn't a seamless process but it worked. Our situation was very difficult. I, along with my two siblings, inherited the family home in Rio Linda, while we live in LA, Chicago and Sydney. Before selling, we planned to build ADU to increase the value of the property. Coordinating this project, however, seemed almost impossible with tree different locations and time zones. A+ Construction customized family office approaches for us. One of the Client Service managers, Yair, was assigned to us as point of contact. Yair instituted a policy of designating one primary a decision maker (me), while sending communications to my siblings. He staggered the decision - making meetings across time zones to ensure balance. A+ Construction just completed an ADU in my backyard (February 2026). I researched and reached out to several builders and contractors and settled with A+ because they do ADUs as a main part of their business versus a company or contractor that does construction and could also do an ADU. I had an initial "brainstorming" meeting with Rod. He talked generally about the process, timelines, options. He was knowledgeable, friendly, and on time for our meetings. I started with a City of Sacramento pre-approved 1 bedroom, 1 bath plan (556 sq ft) that is supposed to get you expedited plan and permit approvals. But nobody I contacted had experience with building it. Even though A+ does ADUs, they had not done one yet either. Initial measurements were taken of my yard and after looking at how the ADU would fit, I decided to rotate it 90 degrees. But, then it would be too big because it would be too close to the required set-backs. I shortened the length and made it fit by taken one feet off the front and back walls, making it slightly less than 550 sq ft. Even though that modification made it into a full custom build for the City's purposes, the plan and permit approval process still went surprisingly fast and smooth. We met with Nik, who would be our project manager. We met Anna, who would be coordinating all the logistics. Nik introduced me to Carlos, the construction foreman. At EVERY step in the process Nik, Anna, and Carlos were there to answer questions, work through things, and provide options and explanations. Word of advice, always budget well over. There will be things that come up and that will cost you more. For us, that included me wanting to add exterior lighting, walkways around the unit, and the discovery that our sewer line was cracked and broken and that had to be fixed before we could tap into it for the ADU. Anna was so awesome. She set up a messaging thread on WhatsApp with the whole team. She forwarded copies of documents and always kept us informed of exactly what was going on throughout the build. Carlos and his multitude of workers were awesome. They were fast to try to beat rainy weather, and sometimes were here late into the night and even on weekends. Carlos asked questions to make sure things were the way I wanted and answered questions when I had them. And of course Nik was awesome. He came to check on the build regularly and answered texts promptly. He explained things and kept me updated on the City inspections and the permits. Communication is so important and everyone was always available. Messaging and phone calls were regular things happening throughout the process. I would not hesitate to recommend A+ for an ADU build and at the very least, you should be getting an estimate from them as a part of your own planning and building process. We hired A+ for an ADU project and our experience quickly turned into a nightmare before they even broke ground. We were specifically told solar would NOT be required for our ADU size, and that if we signed before tariffs took effect, material prices would not increase. After taking our deposit and multiple payments, they later claimed solar was suddenly required and attempted to pass the added costs onto us. After we pushed back and pointed out the misrepresentation, the company became extremely adversarial instead of acting like a contractor working for their client. They then started introducing change orders, additional fees, and attempted to replace the original agreement with a new contract containing major changes to homeowner rights, stricter payment terms, increased fees, and language designed to protect the contractor -- not the customer. At this point we've had to retain legal counsel and file a complaint with the Contractor's State Licensing Board I strongly recommend that anyone considering this company carefully review every document, verify every verbal promise in writing, and consult an attorney before signing anything. read more

I used A+ Construction to build our 2-story ADU in Citrus Heights. I did a lot of research online comparing contractors and also asked our neighbors that have built ADUs for their input. Honestly, our motivation to add a backyard ADU was primarily for extra square footage of living space. Our oldest child had just finished college and was returning to the Sacramento area to look for work. After 3 years away from home, it was starting to become apparent that our oldest was still our child and that it would be nice to have some extra square footage of living space for all of us. In time, we hoped that the ADU would generate enough rental income to offset part of the mortgage but that was not our initial motivation. This company did not have a "salesy" feel to it. We had already decided on a rough idea of what we wanted to build and did not need someone to try to sell us all of the upgrades. Many of the upgrades seemed to add a lot of cost for little return. Most of the communication of my contact was with Irene (ADU designer and architect) and project manager Andrew. Since our ADU is attached to the main house in the corner, good light comes in while not making the unit too large for the backyard. This was not the construction that I worried about it was the parking. We have a very narrow driveway and was actually the part that I worried the most about during the construction of the ADU. The construction of our recently completed ADU was undertaken by A+ Construction & Remodeling and completed this year after we had entertained the idea of this project for almost two years. The hardest part wasn't building the ADU itself, but rather the permits, revisions, and waiting for utilities, etc. to connect before you can break ground. This is apparently typical for ADU construction in California. We worked mostly with Victor prior to start up, and Alex after construction began. However, communication was always consistent throughout. There were some slower periods as a result of the inspection/scheduling process, but Victor and Alex were always on hand to answer our questions. We finally finished the last wall on Saturday and I am left to sit here and wonder where the past 7 months went. There really were only a couple items that had to be corrected during the framing process in addition to a few tweaks to the electrical layout. Nothing to stressful. Everyone was available to discuss issues as they came up and were honest about delays rather than pretending that everything was on track. Once construction started though, things became easier mentally because there was finally visible progress every week. Framing, roofing, stucco, windows... it slowly started looking like a real home instead of just an idea sitting on paper.I wanted something that matched the main property instead of one of those ultra modern backyard units that looks completely disconnected from the house. I'm really happy they kept the exterior simple and clean. The gray stucco, dark front door and small covered entry ended up fitting the property much better than I expected. There were still a few issues during construction. One inspection got delayed and there were some adjustments with drainage and grading after heavy rain, but nothing turned into a major disaster and the crew handled corrections without arguing about it.Now that everything is done, it honestly just feels like it belongs there. We talked to a few different companies and then decided to go with A+ ConstructionTalking to Rod at the beginning was really helpful. When we were designing the space, we worke closely with Iren to get everything just right. The construction process lasted around 6 months, which is a pretty standard timeframe for a project of this scope. We got quotes from a few builders before going with this one and their estimators were always vague about prices and details. Not so with this company. Very direct and to the point, with no "sales talk" which I appreciated. The building process lasted about 6 months from planning and breaking ground. It had some slow periods at times due to the wait for inspections which was frustrating at times. However the wait was not due to inactivity by Builder/Architect. The window install had a little hiccup with the trim not looking quite right, but once we brought it to their attention, it got corrected. Our ADU was built by A+ Construction Pro as a long-term rental investment. We chose to go with these contractors after speaking with several other contractors. Their proposal seemed the most realistic and detailed. They broke down the bid out well and provided a step by step explanation of how they would complete the project. We went through a few designs before we settled on the final configuration. Trying to maximise the useable floor space whilst at the same time avoiding an over crowded feeling took a few iterations. Their ideas regarding the positioning of the kitchen and the orientation / size of the windows was spot on. It took approximately 5 months to build our home from start to finish. Even though there were a few delays along the way (minor as they were) due to inspections and miscellaneous scheduling hiccups, Sergei kept us informed throughout the construction process. Everyone seemed professional and did a great job keeping the mess to a minimum. After completing the renovation, the unit is roughly 650 sqft with 1 bedroom + 1 bathroom. It feels just right and the finishes looks great. The unit was put up for rent not long after completion and had a tenant within a week or so. It was a good investment. We were on a hard deadline. Our first baby was due in 7 months, and my mother needed the ADU to be ready because she was coming to live with us. A+ Construction was the only builder who was able to make a deadline that was short enough to meet ours; every other builder quoted us around 9-12 months. They offered us a Rapid Delivery track, promising to finish in 6.5 months. Their construction 'secret' was parallel path construction with pre-ordered door and window frames. When the permit was in hand, we could actually see the time-lapse videos we felt like we were watching. They poured the foundation and in 4 days a crane came and in another 4 days, the shell was fully constructed and weather-tight. Nick, the project construction manager, lived on site. Other crews had overlapping schedules, and materials were always there. That's why there were no delays. Our only snag was the plumbing inspector was booked out. Their permit expediter had a replacement inspector on site in under 48 hours, meaning they finished in exactly 6 months. The speed was felt like a show. They didn't hustle,they eliminated wait times. Like anyone facing a firm deadline, the ability to deliver is a true superpower. Before our daughter arrived, they delivered us peace of mind, which was the best outcome possible. P.S. We had a single story detached ADU built in Citrus Heights as an investment rental property and overall we had a very structured process and a fairly predictable outcome. Our first interaction with Oleg was to do a site evaluation and he provided more details in terms of how much space we had and what the buildable size of a house would be relative to others who provided estimates. He explained the setbacks, location of utilities, how they would access the site and generally provided a more realistic approach to what we could build on the site than other contractors we contacted. Iren designed the home and after a few minor amendments to the floor plan they arrived at a layout that maximized the functional space without feeling cramped or under utilised. Iren also repositioned the kitchen and altered the position of windows which allows more natural light to enter. We had the plans handed over to Alana to get the permit for, which took a little longer than I anticipated however she kept me informed as to what was going on which was great. It was mostly city issues! We were fortunate to have Sergeii manage the construction of our new home. The overall timeline was approximately 4 months from start to finish. There were a few delays due mainly to the inspection and materials. The build quality appears to be good. When I was checking a few things it all looked good: straight framing, good quality finishes and all inspects passed. We rented out the unit shortly after it was completed and so far it's been performing as promised. Alright, here's the lowdown on our backyard ADU adventure. Honestly? Way less chaotic than I braced for. I mean, at first, we were sweating bullets permits, matching the thing to our main house, the whole timeline drama. You always hear horror stories, right? ADUs are typically constructed using a slab-on-grade or raised floor building techniques. However, in our ADU in Davis, we wanted a below-grade legal studio and a main floor that is above grade. Because of the extra complexity in below-grade construction waterproofing, earth retention structural engineering, egress, and ventilation, three other contractors either declined or quoted us 'go away' prices. A+ Construction had to put together a, from what I would consider, rather extensive team of a geotechnical engineer, a structural engineer who focused specifically on below-grade construction, and a waterproofing specialist. This team spent 2 months devising solutions to the feasibility of the laminated cast-in-place concrete bathtub structure, along with a drainage matte and waterproofing membrane that is warrantied. Construction for the team was a well organized performance. Each step was planned and reviewed. Waterproofing alone had five inspections before fill was back placed. Anna, the project manager, briefed us on technicalities every week, using 3D models to explain each construction phase. Everything went very well. The cost estimate was higher than we expected, but given the calculated risks, there would be no surprises. The finished space is amazing. The basement is dry, well lit by the light well, and very solid. This project demonstrates that A+ solves architectural and engineering puzzles. You can't make this up. While excavating the foundation for our ADU in Sacramento's old town, the backhoe encountered a layer of bricks and what appeared to be some old ceramics. The operator stopped working. The construction manager, Nick, got called. Within an hour, the site was secured and he had spoken to the city historical society. We had found what turned out to be a section of a 19th - century drainage ditch and some potentially important domestic artifacts. Work on the site was halted for 72 hours while a city archaeologist examined the area. The potential redesign and delay were anxiety-including. But this is where A+'s crisis management was spectacular. Nick organized a conference call with us, the archaeologist, and their engineer in less than 6 hours. The archaeologist said the artifacts could be documented, but not preserved, meaning they can take pictures and remove the artifacts. Last week, I received a rather unexpected email from A+ : Our records show your ADU was completed last March. As we approach the one year mark, seasonal settling may manifest as small drywall cracks or minor caulking separation. Before your one year warranty expires, we would like to schedule a complimentary proactive maintenance visit with our finish foreman to inspect and address any such items. I scheduled the visit for the maintenance even though there were no issues I thought. Ben, the foreman, took two hours to inspect the unit. He pointed out 3 tiny cracks on the corners of the doors and one small exterior caulk section that had shrunk. He said it would be no charge, and no fuss. Ben's team patched the cracks, recaulked, and touched up the paint. I think very few companies prioritize maintenance like this. Often, the last payment is just the last payment. Both my partner and I work for different law firms. As stressful as our jobs can be, the one thing we won't tolerate is chaos. When we decided to construct an ADU on our Elverta property, our concern wasn't cost, but rather the value of the experience. The updates were not emails, they were polished one-page PDFs. One included a graph of budget actuals, and one tracked adherence to the schedule. Expensive? Absolutely. However, considering the value of the 100+ hours I saved myself from not having to manage, chase, or stress, the value of the premium paid is easily justifiable.
