I…read morehad a leak in my ceiling and called an HVAC company to come out as I thought it was the furnace but they diagnosed it as a clogged dryer vent (and not something they work upon). I messaged Innovative Air Flow about the issue and they replied within 10 minutes and they sent a two-man team out within hours. The vent was cleaned from the outside in and they were done within 35 minutes. The vent was clogged up with a LARGE amount of damp or wet lint. They did recommend that we replace the entire run of the vent as it had likely never been cleaned since our home was built in 2000. The estimate was $1500 for the replacement run. We'll have to wait to do that one, but I know who we'll be going with for our future need. There is only one caveat though: they only take cash or check. I wish I had know before, as my service was $140 and I only had 2 $100 bills and had to scrounge the entire house to find a $10. (Thankfully they were SUPER kind and adjusted the service rate!) However, crawlspaces can get moldy and wet from lack of care. If you ever encounter rodents, there is a good chance they came via the crawlspace. After all, we do hear noises at night at times, which is creepy. Jacob visited and gave a comprehensive review and estimate. We basically went for a full package of rodent control, cleaning, and installing a new vapor shield to keep it dry. The while job took maybe 2.5 days with a crew of 3 workers each day. Outstanding quality work. First phase was sealing up the homes around the house and crawlspace, and laying traps. The attic was inspected too. This was followed up with weekly followups to ensure no more rodents. This scope was subcontracted to Golden State Critter Control. Highly recommend working with Greg. The next two phases involve cleaning and eventually reinstallation of the vapor shield. Compared to what we had before, it was day and night! I also appreciated the crew alerting me to a leaky drain pipe. I later worked with a plumber to replace a cracked 3"D drain pipe that connected upstairs to downstairs. Looking for a quick solution, I made the mistake of hiring Crawl Space Clean without getting multiple bids. I spent over $14,000 on rodent-proofing and subfloor insulation replacement, only for the rodents to return. When I called them back, I was informed that my one-year warranty had already expired. They charged me extra just to patch entry holes they had missed during the initial job. During that same visit, they claimed I now needed a vapor barrier, quoting me an astronomical $16,000--though they offered a high-pressure "$500 discount" if I signed the contract that very day. Feeling suspicious, I finally did what I should have done at the start and called three other highly rated contractors for estimates. Every single one of them came back with quotes under $7,600 (less than half of Crawl Space Clean's price), and all of them included a 3-year rodent warranty. Furthermore, the contractor I ultimately hired to install the vapor barrier pointed out that the subfloor insulation previously installed by Crawl Space Clean had inadequate support and was already sagging. So after a few weeks of strategically opening and closing doors/vents in my house to "hack" my own HVAC airflow, I decided it was time to call a professional. I knew I made the right choice about 15 mins into Tylor visiting my propery. He spent time to get to know me, diagnose the issue, go under my house into my crawl space, and video document the two issues: 1. One of my ducts (the one leading to my bedroom) had broken off and cold air was pumping into my system. 2. THE FLUE WAS DISCONNECTED AND PUMPING CO2 DIRECTLY INTO MY CRAWLSPACE/HOUSE (which could have killed me and my finace in our sleep). He repaired both right away, and came back the next day to double check all the connections and finalize the work. A true professional. Everything including his invoice was fair, honest, and fast.
