I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. Her husband is on deployment and so she and I drove to the unit after getting the keys from Bill in Georgetown. Upon entering the unit it was filthy. Hair and urine on both sinks and toilets. Stained bathtubs and toilets, thick dust on the ceiling fan blades, dust caked on the baseboards, walls smudged, cracked linoleum that was coming up, etc. My daughter called Bill and told him that she was disappointed in the condition of the unit and that obviously nothing had been done after the previous tenant moved out. Mr. Parr started yelling at my daughter and my daughter put him on speaker phone and I heard the whole thing. My daughter never raised her voice and the conversation ended with Mr. Parr yelling, "Just lock up and leave, I'll get you your money back and you can find another place to live!". This brought my daughter to tears and I told her it was for the best and she didn't really want to rent from someone like this. On the 2 hour drive home she called and canceled her deposit check, her first months rent check as well as the water and utilities. Once home she attempted to call him to ask about how to get the keys to him and he, of course, didn't answer. A couple of hours later he called and initially acted like nothing and told my daughter she had a signed lease to uphold! He denied telling her that she could find a new place to live (which I heard him say with my own two ears). And when she tried to talk to him calmly again about the condition of the place and how he treated her, his anger began to escalate (bad sign) and she couldn't get a word in. He was yelling and guess what???? He hung up on her AGAIN! STAY AWAY from any of his properties. We do not know how this will end, she could be out a couple thousand dollars and have her credit ruined thanks to this clown. We took photos of the condition of the place, so he has no leg to stand on to defend himself. If a person says "Just lock up and leave, I'll get you your money back and you can find another place to live!", doesn't that mean the lease is verbally terminated? Not according to Mr. Parr. If I could give zero stars I would.

A bush in the driveway was diseased and he waited so long to cut it down, the other bushed became diseased as well. His idea of getting rid of the bush was to cut it off and leave the stump there for a year. Once I had an issue with the kitchen sink not draining. He promptly called the plumber and sent me the bill.I've never paid for plumbing issues in a rental before for obvious reasons and yet this guy really wanted money for the problem with his property. Lastly, after I left the country for my second deployment to Iraq, he took advantage of the situation to gouge me for $240 for cleaning the place when I left it better than I got it. The house was immaculate when I left. If he doesn't relent and give me my security deposit, I'm going to have to take him to court. Is this really the kind of guy you want to rent from? I don't think so. I'm going to recommend him for the blacklist at Fort Hood and I'm going to get the SJA involved. Never rent from him and if he manages a property that you own, get rid of him. He will only bring you trouble.

They also charge a service fee for paying rent online - $2.49/month for giving them access to my bank account, $9.99 for using a debit card, and a whopping 2.99% for using a credit card (that's at least an extra $50 a month). I first started out as a renter. I thought it was quite odd that even with amazing credit and great…read morerenters history that we were required to pay two months of deposit +1st months rent upfront, but whatever we had the money. As we rented a home from them, there were many repairs that needed to be done including a faulty kitchen light but the repair was left because he didn't deem it necessary. So for the almost 2 years we lived on their property unfortunately my kitchen light worked only about half of the time. At one point in time, A Watermain broke in the middle of the night and when we contacted our landlord which was rock properties, we were disregarded, even though we had young children the landlord didn't bother checking up the next day on whether or not the issue got fixed or if the water was still leaking. I had to call him. Needless to say again another day passed and after arguing for over 24 hours that it was a sprinkling system that was broken, (we had no sprinklers) he sent a handyman to dig a hole, to investigate because we were not believed- The handyman told him that he could not fix it. So the very next day again this is on the third day of no water for my family and young children, he finally sent a professional who found the issue. Because they were going to charge a pretty penny to fix it he almost tried to make them go home and wait another day for the handyman to come back and fix it himself!!! Also, when we first moved in I told him and sent him pictures that the bathroom had a leak coming in through the roof. He disregarded me for months and months until about a year and a half in when he could no longer ignore the damage and then he paid me or was supposed to pay me anyway $50 to paint over it with mold killing paint. I definitely doubt that the owners of the home would approve of such a cheap repair on their investment home. Then, because he kept a promise not to raise the rent we decided to try and use him as a realtor. The very first home that I went to view he insisted that I should not waste his time with viewings if I didn't want to buy the house for sure. I was questioning how I would know that I wanted to buy the house without even seeing it! At any rate, once we decided to move we had the house empty for about half a month to make necessary repairs and what not. He decided to move in another tenant even before our lease was completely over not giving us enough time to finish all of the repairs necessary (literally, spot painting of one room, as we kept the house in mint condition)!!! He then kept all but $350 or so of our money after we had given him over $3000 to live in that home. Overall, we were charged for repairs that weren't ever made, because I have talked to the current residence. And he broke the law by moving another tenant in without our permission to break the lease first. I definitely would not recommend them for renting, or for buying. The owner of this company is awful unfortunately I am sorry to say. Be careful because he will take your money and leave you without options to recover it!

The fees assessed appeared excessive and disproportionate, and the property condition evaluation did not reflect a fair or reasonable distinction between normal wear and tear and actual tenant-caused damage. The overall assessment process lacked transparency and consistency. Additionally, tenants are required to use designated vendors for move-out cleaning (which quote me $500 stating price and no this is not an exaggeration), Carpet Cleaning Services, and even mandatory pest control (Originally quoted $250, then negotiated to $125), which presents a concern due to the notably high costs associated with those services. If you have pets on the property, your move out cost will be significantly higher as well. This requirement limits flexibility and places an unnecessary financial burden on tenants. Throughout the lease term, maintenance requests were not addressed in a timely manner or even addressed at all. Delays in repairs suggested a lack of responsiveness and attention to tenant needs. I am fully aware that I signed a contract but that does not mean that my experience is invalid and I refuse to have an owner of a property management company dismiss my opinions, something we are all entitled to by the way, purely because I am a tenant. I had to wait to receive the remaining balance of my security deposit before posting this review due to concerns of retaliation... something a tenant should never have to be concerned about. Based on these factors, I cannot recommend this company. Prospective tenants and property owners may wish to carefully evaluate these concerns before proceeding further with 360 Properties.
