Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. They took over from Bay Property Management…read moreless than 60 days before the end of my lease but refused to discuss renewal until their "official management start date" - 30 days before the end of a lease which requires NO LESS than 30 days notice of termination or renewal. They also charge a service fee for paying rent online - $2.49/month for giving them access to my bank account, $9.99 for using a debit card, and a whopping 2.99% for using a credit card (that's at least an extra $50 a month). For online payments. SUPER shady.

After finding 360 Properties, my view completely changed on what it felt like to own a rental property. From the moment they took over, everything became easier, simpler, and significantly less stressful. 360 Properties has always been incredibly transparent, their bookkeeping and communication are fantastic, and they have an excellent network of people they trust to work on the properties they manage. Most recently, that included Dakine and North Face Exterior, both of which did excellent work. What impressed me even more was getting to work with Nicole when it came time to sell the property. Initially, I decided to go elsewhere for a realtor and spent roughly a year to 15 months trying to sell without success. Eventually, I made the decision I probably should have made from the beginning and turned the sale over to Nicole. Within about a month, the house was under contract. The difference was remarkable. Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective.
