Since 2022, I used Brendan for two home inspections. Both were complicated as I was making an offer on properties that needed some degree of repair. On both inspections, Brendan gave us not only a very detailed report but an extremely useful report, as it highlighted the key areas that we needed to pay attention to. I can't say enough about Brendan's professionalism, accessibility, flexibility and integrity. Brendan went above and beyond to represent my interests as a potential buyer and did not get swayed from his mission of providing a thorough inspection, despite sellers, tenants or realtors that may have tried to sway him. The results were the following: On the first inspection, I avoided buying what would have been a financially disastrous investment property. On the second inspection, recently in 2024, I was not even present. Brendan met the seller, their tenant and the realtor at the subject property. Brendan discovered a water issue that had not been previously disclosed. As always, he gave a detailed analysis of what might be causing the issue with comprehensive pictures and video. He recommended that I consult a contractor specializing in the issue, which I did. Brendan's insights and the contractor's quote enabled me to negotiate the purchase price down by $20,000 and I got into contract at a more desirable and suitable purchase price. I work for a lender and see thousands of real estate transactions, including hundreds in the NYC area. However, I know very little about home renovations. I have been so impressed with Brendan that I would highly recommend him as an inspector to any client, friend or family member. Brendan of Windsor Inspections was first class. He meticulously went over the apartment we were purchasing pointing out important findings, explaining the problems, the implications, their importance in laymen's terms and being sure they were understood. He had a personal yet professional demeanor and his broad expert knowledge concerning electrical, structural, plumbing, heating/cooling, appliances and overall construction was evident. The inspection was thorough and included related fire and emergency egress, even building infrastructure, practical living concerns, and forward looking potential problems. During the interaction he took his time to understand his client to be best able to explain his findings in a way to easily understand them. He even mentioned who professionally would be best able to handle correcting or mediating the adverse findings. The in-depth report, sent within 24 hours, outlined by categories of the findings, listing the item, the issue, and why it mattered in order of priority. The inspector in the photo came over and did the inspection for us, just for the pipe condition under the kitchen sink(we only requested for this one). He did such an amazing job inspecting the condition of pipes, explained the process of how it will be fixed, how it should be fixed and the estimated price for the fix as well. Not only he ended his job at there, he also asked us multiple times if there are any other places that we want to ask him for the inspection without extra charge. So we asked him about the condition of the water heater we have and he looked through the condition of the water heater thoroughly and told us every single details about the current condition, how old is it and whether we have to replace to the new one or not (which we had to replace it).
